When you develop a team over time, you look
for like-minded people who are in sync with your

our suppliers, contractors and staff are on the

1. MONITOR HUMIDITY LEVELS IN YOUR HOME
Maintaining proper humidity levels are essential
in your home – both for the performance of
your home and the health of its occupants.
Humidity levels should range between 40%
to 55%. I recommend homeowners purchase
a hygrometer, a simple, inexpensive tool that
measures humidity levels. You can move it
around your house to monitor levels in different
rooms and on different floors as they will
fluctuate day to day.
WE BUILT A CURTAIN WALL
77 Charles is one of only a few buildings in
the city that are using the curtain wall system.
With a curtain wall, you hang the window glass
off the edge of the concrete and it becomes a
structural element. Because of its design and
structure, it allows you to have much bigger
vision glass within each residence. What we
have at 77 Charles are windows spanning seven
feet vertically and five feet horizontally for each
glass sheet with no horizontal mullions so you
have an unobstructed view out of your unit. The
effect is spectacular.

WE LEAD THE INDUSTRY WITH FIRSTS
We always look to come up with a spec that’s
better than the standard. For example, we were
the first to do deep soakers in a tract build and
then a lot of the industry followed suit. Nonchipping porcelain sinks instead of steel enamel
is another. What is standard in an Aspen home
is usually an upgrade with most builders.
A good example is that instead of trying to get
the cheapest product, we negotiate deals with
major plumbing fixture manufacturers so we can
offer our customers the most expensive fixtures
for the best price.
WE ARE FLEXIBLE
We were probably the first builder to allow
customization on a tract-built house. We provide
a lot of flexibility so you really get the feeling of
a custom home. We finish a lot of basements
that other builders shy away from. We’ll also
offer walk-ups when the grade doesn’t permit
it, which is huge in today’s marketplace.

2. CLEAR SNOW OFF THE ROOF TO PREVENT
ICE DAMMING
Ice damming occurs when snow on the roof
melts and freezes over creating ice. When
the snow on top of the ice melts, the ice dam
prevents it from draining away properly so the
water can back up under the shingles and leak
into the eaves. To avoid this, be sure to clear the
snow and ice off the roof. We don’t encourage
you get up on your roof. Instead, we suggest you
hire a professional roofing contractor.
3. GET IN THE GUTTER…AND CLEAN IT OUT
Homeowners need to make sure they clean
out their eavestroughs, especially if they
procrastinated in the fall. As spring approaches
and we get all the rain and spring meltdown,
you can get a lot of water damage if your gutters
are blocked. Clean them out yourself or hire a
professional to make sure you have good water
drainage before April’s showers.

NO TWO SUITES ARE THE SAME
We wanted to offer our buyers at 77 Charles some
unique options beyond just a few extra finishes
to choose from. So we let them make design
decisions about where to put walls, appliances
and light fixtures. It’s a level of customization
that’s rare in the condo market. As a result,
every single unit in the building is dramatically
different. Buyers were able to move walls and
change the number or size of the rooms in their
units. For instance, a unit that started out with
a large laundry room changed significantly after
one resident moved some partitions around and
turned it into a den — it worked so well that
several others followed suit.

Ridge almost 15 years ago in Newmarket. Over
the years, the homes have aged beautifully,
and today the street boasts one exquisitely

The Krstajic’s homeowner history dates back
even farther with Aspen Ridge, as they had
previously lived in one of the builder’s first
lowrise communities.
“Our first Aspen Ridge home was also in
Newmarket in a subdivision called Foxtail
Ridge. It was one of Aspen’s first subdivisions.
So we bought a home there and then six years
later we moved to Stonehaven. In both cases
we were extremely satisfied.”
However this time around, they’re staying put.
“We’ve raised our daughters from a very young
age in this home. We put a pool and cabana in
the backyard, landscaped it and made it very
comfortable. It’s a fairly large backyard – we
lucked out as we got a really big lot, and you
don’t usually get big lots like this anymore. It’s
an irregular pie shape that’s 60 feet across in
the front and runs about 200 feet back,
widening out to 100 feet across. So we do a lot
of entertaining during the summer months and
have tons of fond, fond memories of barbeques
in our backyard.”

Artistic living now has a bigger canvas at
the corner of Richmond and Duncan. The
41-storey Studio 2 joins its slightly smaller
sister building Studio on Richmond in the
epicenter of Toronto’s entertainment district.
Designed by Quadrangle Architects, the
side-by-side towers feature a striking array of
stacked cubes atop a nine-storey podium.

Inspired by a groundbreaking partnership with
Canada’s University of Imagination, Studio 2
will be home to OCAD U Art Gallery, which will
showcase the work of students and alumni,
along with works from travelling exhibits. The
lobby of Studio 2 will delight with different

setting, highlighted by design elements that
are themselves elaborate works of art.

TIFF Bell Lightbox is Toronto’s newest cultural

International Film Festival Group, TIFF Bell

insight into the significance of the condo
development and the public art connection.
“Our firm views architecture in terms of
‘conceptualism,’ which means that you
don’t develop a property in a vacuum,
you look around and see exactly where
you are and what other buildings you
are designing beside,” Mr. Klein says.
“Any time you build something, you are
contributing to that community or not
contributing. For us, OCAD University
was right beside us and so we chose
to expand on that into the total design
for our Studio condo building.”

a building at Duncan and Richmond. Since
then, a reciprocity between the two has
developed, with Studio even taking its
inspiration from OCAD U’s logo – its primary
colours will pop up on the ground floor and
again at the top of the building, which will look
like a lopsided tower of impossibly stacked
glass boxes.
