A letter to our friends, Have you ever reflected upon how much you’ve accomplished in the past 20 years? As we celebrate our 20th anniversary as a company, we’re so immensely proud of the contributions we’ve made to people’s lives and how much we’ve helped to shape the urban landscape of the city where we live. At Aspen Ridge we have an army of industry professionals to thank for helping us to achieve our goals. This includes all of the exceptional architects, designers, project managers, tradespeople, subcontractors, manufacturers and suppliers, along with our own employees, aspencare team members, and everyone else who shares our commitment to ensuring uncompromising excellence in craftsmanship, quality and care. Most importantly, we’ve made a difference for our customers by offering them the lifestyle they want in some of the best locations in the GTA. With the right vision and planning, we’ve proven how much can be accomplished in 20 years. Of course, we’re already looking ahead at what’s next for Aspen Ridge. We hope you’ll join in our spirit of celebration on this, our 20th Anniversary. THE ASPEN RIDGE TEAM ASPEN The Celebration Issue 3 Reflections from the RIDGE What is the Aspen Ridge difference? What are your top three “Tony’s Tips” for homeowners this winter? What’s happening at 77 Charles? SANDRO CAMPOLI TONY ARONE DARIUS RYBAK IT STARTS WITH OUR PEOPLE When you develop a team over time, you look for like-minded people who are in sync with your goals. To deliver on our commitment to quality and customer service, we make sure that all of our suppliers, contractors and staff are on the same page. 1. MONITOR HUMIDITY LEVELS IN YOUR HOME Maintaining proper humidity levels are essential in your home – both for the performance of your home and the health of its occupants. Humidity levels should range between 40% to 55%. I recommend homeowners purchase a hygrometer, a simple, inexpensive tool that measures humidity levels. You can move it around your house to monitor levels in different rooms and on different floors as they will fluctuate day to day. WE BUILT A CURTAIN WALL 77 Charles is one of only a few buildings in the city that are using the curtain wall system. With a curtain wall, you hang the window glass off the edge of the concrete and it becomes a structural element. Because of its design and structure, it allows you to have much bigger vision glass within each residence. What we have at 77 Charles are windows spanning seven feet vertically and five feet horizontally for each glass sheet with no horizontal mullions so you have an unobstructed view out of your unit. The effect is spectacular. Vice President of Operations / Lowrise WE LEAD THE INDUSTRY WITH FIRSTS We always look to come up with a spec that’s better than the standard. For example, we were the first to do deep soakers in a tract build and then a lot of the industry followed suit. Nonchipping porcelain sinks instead of steel enamel is another. What is standard in an Aspen home is usually an upgrade with most builders. A good example is that instead of trying to get the cheapest product, we negotiate deals with major plumbing fixture manufacturers so we can offer our customers the most expensive fixtures for the best price. WE ARE FLEXIBLE We were probably the first builder to allow customization on a tract-built house. We provide a lot of flexibility so you really get the feeling of a custom home. We finish a lot of basements that other builders shy away from. We’ll also offer walk-ups when the grade doesn’t permit it, which is huge in today’s marketplace. 4 The Celebration Issue Customer Service Manager 2. CLEAR SNOW OFF THE ROOF TO PREVENT ICE DAMMING Ice damming occurs when snow on the roof melts and freezes over creating ice. When the snow on top of the ice melts, the ice dam prevents it from draining away properly so the water can back up under the shingles and leak into the eaves. To avoid this, be sure to clear the snow and ice off the roof. We don’t encourage you get up on your roof. Instead, we suggest you hire a professional roofing contractor. 3. GET IN THE GUTTER…AND CLEAN IT OUT Homeowners need to make sure they clean out their eavestroughs, especially if they procrastinated in the fall. As spring approaches and we get all the rain and spring meltdown, you can get a lot of water damage if your gutters are blocked. Clean them out yourself or hire a professional to make sure you have good water drainage before April’s showers. Vice President of Operations / Highrise NO TWO SUITES ARE THE SAME We wanted to offer our buyers at 77 Charles some unique options beyond just a few extra finishes to choose from. So we let them make design decisions about where to put walls, appliances and light fixtures. It’s a level of customization that’s rare in the condo market. As a result, every single unit in the building is dramatically different. Buyers were able to move walls and change the number or size of the rooms in their units. For instance, a unit that started out with a large laundry room changed significantly after one resident moved some partitions around and turned it into a den — it worked so well that several others followed suit. Inspire. Desire. Aspire. At Aspen Ridge we understand the value of a space. Every room in your house is a physical memory bank – a collection of past, present and future displayed in the pictures that line your fireplace or in the conversations had with friends at the kitchen island. Your home is an extension of you: your style, your taste, your character and your dreams. That’s why at Aspen Ridge our building philosophy is tailored to meet your individual aspirations. Design your dream kitchen in one of our King Oaks luxury estates or enjoy the view from your Studio 2 balcony as you watch a city hustle and bustle before your eyes. That’s the great thing about memories they are yours to create. At Aspen Ridge, we give you a place to create them. MOVE UP. ASPEN The Celebration Issue 5 ASPEN RIDGE Considerations 02 01 We listen to you. Soak it all in. Deep soaker tubs that are deeper than industry standard bring spa-inspired living into every Aspen Ridge home. 03 New community. New floor plans. 20 06 6 We develop new floor plans for every new community we build. So the layout of your home will always reflect the freshest designs and most modern styles. 04 05 Framing components. Glue and screw flooring. Our framing components are built in a climate-controlled environment with precision equipment that provides excellent fit and protection from the elements. We use glue and screw technology in every home we build. So you can say goodbye to unwanted creaks and squeaks as your floorboards will be solid and silent. REASONS TO MOVE UP with Aspen Ridge 07 We prefer porcelain. 30-day review. Enamel sinks chip. That’s why we only install porcelain sinks. Incredibly durable and chipresistant, porcelain sinks have a timeless look that will always be in style. Construction may be over, but our commitment to you is not. After you’ve been able to enjoy your new home for approximately 30 days, our aspencare team returns to address any questions you may have. 08 09 Strong visibility. 2x6 perimeter walls. All Aspen Ridge construction and service staff wear a uniform so that they are easy to identify. The smiles they wear, however, are entirely their own. Most companies use 2x4 perimeter walls with Styrofoam when building, Aspen Ridge uses 2x6. The difference? A more solid, stable structure. The Celebration Issue Our aspencare team understands that every house we build will be the foundation for the home you create inside. That’s why we listen to your wants, needs and requirements whether via email, over the phone, or during one of our helpful visits! 10 Being close to school is cool. Aspen Ridge gets an A+ for building in master-planned communities that ensure schools are part of the neighbourhood. 11 Feel free to dream. Step into our 8,000 sq. ft. Design Studio and unleash your imagination. Our design team will help you choose from the latest décor, features and finishes to turn your design fantasies into reality. 14 12 Quality that lasts. Nothing but the best. Your satisfaction is at the heart of every Aspen Ridge home. Our unwavering commitment to excellence in the design, construction and value of your home ensures that we build communities of dreams that last a lifetime. At Aspen Ridge, we align ourselves with only the very best in the industry – the top architects, interior designers, landscape architects, craftsman, tradespeople and aspencare staff. We work with the best to always give you our best. 13 Close to all major amenities. Going grocery shopping, running errands and visiting the dentist doesn’t have to be a chore. Our communities ensure that life’s amenities are right where you need them. 15 Greenovation. Aspen Ridge prides itself on developing communities that incorporate green initiatives, from the planning stage to the finished home. 16 17 Pre-drywall walkthrough. You come in before the drywall goes up. When framing is complete, one of our aspencare representatives will walk you through your new home to ensure all mechanical and electrical outlets are where you want them. 18 All in the family. Aspen Ridge is a family-owned company that comes from a long line of distinguished builders and developers dedicated to excellence, craftsmanship, quality and care. Today, we operate one of Canada’s largest construction conglomerates. 19 Impressive resale value. Your home isn’t just where you live – it’s also a significant investment. We design and build homes that help you get the most out of your investment when you sell. But we’ll warn you now - once you own an Aspen Ridge home, you’ll be reluctant to ever move out. We win awards. We’ve been honoured with a number of prestigious industry awards such as Ontario Home Builder Awards, Canadian Home Builder Awards, BILD Awards, and more. 20 Location, location, location. Aspen Ridge builds homes where you want to be. Be it a perfectly situated condo in the heart of downtown Toronto or a country estate nestled amongst rolling hills and woodlands. ASPEN The Celebration Issue 7 ASPEN RIDGE Testimonials “A home will go up for sale and it will be gone the next day.” Why we love our Aspen home — Interview with Stonehaven homeowners Michael Krstajic & family Far North Circle is where we all would want to live. This discrete pocket of grand homes with extra-deep lots is tucked away in Stonehaven, the first estate-type community built by Aspen Ridge almost 15 years ago in Newmarket. Over the years, the homes have aged beautifully, and today the street boasts one exquisitely landscaped home after another. layout. It had a fantastic sunken family room and a great room with cathedral ceilings, which I believe was a first at the time. What I really liked about the layout is you can be in your kitchen, breakfast nook or family room and look out at a beautiful backyard.” Michael Krstajic and his family are among the lucky few that call Far North Circle home. A Vice President of Major Accounts at Rogers Cable, Michael and his family moved into their Aspen Ridge home eleven years ago. The decision to buy with Aspen Ridge was a simple one for Michael. With most things in life, satisfaction is never a guarantee. In the case of Aspen Ridge’s aspencare, customer satisfaction is as fundamental as laying your home’s foundation. The Krstajic’s couldn’t agree more. “We were absolutely, over-the-top satisfied. We made some changes and the builder was absolutely accommodating, so for us it was a fantastic experience.” Progressive designs for modern living “I did a bit of research and there were a number of builders we were looking at. At the time, Aspen Ridge was new, but my research showed me they had the right designs. And because they were new, they had progressive designs relative to some of the other builders.” Progressive design is what led Michael and his family to Stonehaven. “It just was a terrific This experience was heightened by Aspen Ridge’s exceptional attention to detail and their company philosophy that embodies craftsmanship, quality and care. “From the time of purchase to the picking of your tiles and colours at the Décor Centre to an exceptional PDI process, they have perfected selling a home and delivering the product to the homeowner the way it should be delivered.” 8 The Celebration Issue A history rooted with Aspen Ridge The Krstajic’s homeowner history dates back even farther with Aspen Ridge, as they had previously lived in one of the builder’s first lowrise communities. “Our first Aspen Ridge home was also in Newmarket in a subdivision called Foxtail Ridge. It was one of Aspen’s first subdivisions. So we bought a home there and then six years later we moved to Stonehaven. In both cases we were extremely satisfied.” However this time around, they’re staying put. “We’ve raised our daughters from a very young age in this home. We put a pool and cabana in the backyard, landscaped it and made it very comfortable. It’s a fairly large backyard – we lucked out as we got a really big lot, and you don’t usually get big lots like this anymore. It’s an irregular pie shape that’s 60 feet across in the front and runs about 200 feet back, widening out to 100 feet across. So we do a lot of entertaining during the summer months and have tons of fond, fond memories of barbeques in our backyard.” Happy homeowners recommend Aspen Ridge For the past twenty years, Aspen Ridge has been building superior quality homes that are a proud reflection of their owners. The focus has always been on establishing communities in the most desirable areas with the best lots, most innovative designs, the finest features and finishes, and more recently, incorporating green initiatives. It’s for these reasons and more that Michael doesn’t hesitate to recommend Aspen Ridge to family and friends. However, don’t be too disappointed if you can’t make the move to Far North Circle. “A home will go up for sale and it will be gone the next day, it’s unbelievable. In the Newmarket area everybody wants to live on Far North Circle, it’s such a desirable street.” Almost 12 years later, the Krstajics not only have a home they love in an ideal location, they have a residence that has more than doubled in value since they originally bought it. Over the company’s 20-year history, an exceptional level of customer satisfaction and impressive gains in home equity is what Aspen Ridge owners have come to expect. “We were absolutely, over-the-top satisfied.” Michael Krstajic, homeowner 1 VALUABLE LESSONS: Five ways to add value to your home. Michael Krstajic and his family have enjoyed countless summers in their beautiful backyard. A yard they invested in by putting in a pool and cabana and planting beautiful greenery and landscaping. Not only did the family add value to their lifestyle but also value to their home. Your home is your greatest investment, so continuing to make improvements throughout the years turns that great investment into a sound one. 2 4 Revive the kitchen. Paint, paint, paint. Weymouth, Director of Design at Hellmuth, Obata Kassabaum, Inc. (HOK), 77 Charles features a timeless design that melds city and culture. HOK ranks among the world’s leading design firms and Weymouth has a history of creating beautiful buildings including his work as Chief Design Architect for I. M. Pei’s Grand Louvre Museum in Paris. Weymouth understands how to design a building with the purity of form that plays on the brilliance of light and glass. The distinctive, 16-storey building features the glass curtain wall cladding system, which is characterized by a stunning continuous exterior wall of glass. In addition to its striking aesthetic, this system enables a more energyefficient building envelope, larger light-filled suites, more flexibility in suite alterations and incredible views. Very simply, 77 Charles is a statement in quiet opulence spoken in the language of subtle sophistication that only a precious few will call home. “Just as glass and light is at the core of the design for the Louvre Museum, I continue this inspiration in my design of the building that will become 77 Charles.” Yann R. ASPEN The Celebration Issue 19 HOME IS WHERE THE ART IS Artistic living now has a bigger canvas at the corner of Richmond and Duncan. The 41-storey Studio 2 joins its slightly smaller sister building Studio on Richmond in the epicenter of Toronto’s entertainment district. Designed by Quadrangle Architects, the side-by-side towers feature a striking array of stacked cubes atop a nine-storey podium. “Studio 2 has always been the proverbial older sister to Studio. A little darker, a bit hotter, and a bit more subtle, but just as sophisticated – perhaps a tad more.” Mike Niven Inspired by a groundbreaking partnership with Canada’s University of Imagination, Studio 2 will be home to OCAD U Art Gallery, which will showcase the work of students and alumni, along with works from travelling exhibits. The lobby of Studio 2 will delight with different forms of contemporary art in a modern setting, highlighted by design elements that are themselves elaborate works of art. When you’re feeling social, Studio 2 sets the scene with a media lounge, party room, billiards room and dining room. Step up to the terrace to mingle under the moonlight, unwind in the yoga lounge, curl up with a book in the winter lounge, or exercise in the cardio or weight room. Suites at Studio 2 range in size from 625 to 1,294 square feet with one-bedroom plus den, two-bedroom, two-bedroom plus den and three-bedroom layouts, along with 25 townhomes to choose from. The designer kitchens invite entertaining and gourmet dining with Miele appliances, Europeanstyle cabinets and custom-designed sinks. 20 The Celebration Issue TIFF Bell Lightbox Theatre: A MAJOR ATTRACTION The first phase of Studio still has a number of attractive suites available, ranging from 550 square feet to 1,400 square-foot “Sky Suites”. If you want to turn yourself and your life into a work of art, Studio condos are your canvas. Studio 2 Grand Opening – February 2012 February 2012 will be an exciting month for the Studio community. Studio 2 will have its Grand Opening and the original Studio tower will begin construction. Studio’s ARPIO awardwinning Presentation Centre and model suite are well worth a visit. More gallery than sales office with OCAD U art front and centre, there are no renderings or floor plans on the walls. Instead buyers peruse key details of the two Studio towers while seated at a large communal table with embedded touch screens. “We were very impressed by the presentation centre and model suite. In the model kitchen, the cabinets and appliances reminded me of the post-modern Memphis design of the 1980s, and the entire suite is reminiscent of the Italian Design Consortium’s contemporary sensibility.” Joan Burgess, Studio purchaser Presentation Gallery & Model Suite: Duncan St., south of Richmond St. W. TIFF Bell Lightbox is Toronto’s newest cultural icon – only minutes away from Studio 2. Conceived in partnership with the Toronto International Film Festival Group, TIFF Bell Lightbox provides a permanent home for film lovers to celebrate cinema from around the world and acts as an incubator for emerging filmmakers. The magnificent complex houses five theatres, three exhibition galleries for rotating exhibits, and Oliver & Bonacini’s hip restaurant Luma. For us, OCAD University was right beside us and so we chose to expand on that into the total design for our Studio condo building.” when Mr. Klein learned of OCAD U purchasing a building at Duncan and Richmond. Since then, a reciprocity between the two has developed, with Studio even taking its inspiration from OCAD U’s logo – its primary colours will pop up on the ground floor and again at the top of the building, which will look like a lopsided tower of impossibly stacked glass boxes. And then there’s Cornell. This is where the master plan starts with people, not roads … and with what today’s families need long before we design the first home. Cornell is heritage-inspired living in a place famous for its block par ties, Canada Day celebrations and a sense of community built on neighbours becoming friends. It’s where you can leave the car at home and a short walk to the store takes a little longer because of the number of times you stop to chat along the way. Familyfriendly parks and schools are all nearby, and a vibrant town square brings the community together in an easy-to-access location. Our planners call the community design “new urbanism.” We simply call it wonderful. With a new release of semi-detached and singles available, Markham’s most popular address could be yours!
