great location just a few minutes from the Streatham Campus. The Artful Dodger House was built
in 2012 and offers five 6 bedrooms flats and one 5 bedroom ground floor unit with disabled
facilities. Each room is en suite with its own ‘shower room’ pod and each flat has a shared
lounge/kitchen, fitted with numerous appliances including dishwashers and washer/dryers. The
rooms are fully furnished to a high standard with double beds, wardrobes, chest of drawers, desk
and chair, bookshelf and mirror. Each room also has its own television point and TV licences are
included in the rent. The two ground floor flats have private courtyards and all have access to a
secure gated sun terrace with a bicycle store.
We feel that the property offers exceptionally comfortable accommodation and recommend early
viewing to avoid disappointment.

Artful Dodger House is in a particularly convenient
location for student letting, being a brief stroll from
the University’s main Streatham campus. The City
centre and all it offers is within easy walking
distance and the property is directly opposite the
mainline St David’s railway station. A regular bus
service from the City centre stops near the building
and there is good local shopping across the road for
all daily items.
The shared lounge/kitchens will be professionally
cleaned every month (not the individual rooms),
although tenants are still required to keep this area
clean and tidy.
The apartments are offered on minimum 44 week
agreements (but longer is available) from 1st
September 2015). The rent is payable by standing
order on a monthly basis in advance for UK students
with parental guarantees.
Overseas applicants or those without parental
guarantees will be required to pay in two
instalments in September 2015 and January 2016.
Flat 2 has the advantage of every room being en suite
with its own ‘shower room pod’. All rooms are
furnished with 4’ beds, wardrobes, desks and a chest
of drawers. The shared lounge/kitchen has a 40’ flat
screen TV, leather sofas and the extensively fitted
kitchen has all of the usual appliances, including a
dishwasher and separate washing machine and dryer.
The rooms are of slightly differing sizes so rents range
from £115 to £125 per week (see plan opposite for the
room rates).
Damage Deposit
A damage deposit of £450 per tenant is required.
The deposit will be held in a government backed
protection scheme and details will be provided.
The application and processing fees are £75 plus
VAT (£90) per student. There are no other fees
payable at any point.

All Inclusive Rents
The rent includes water, electricity and gas. Our
client also provides free broadband and a free
television licence.
