Enthusiastic shoppers numbering around 200, waited for nearly an hour in a line that wrapped half the length of the shopping center so they could be the first to shop at the new Publix. The newly built 45,600 sf store at 1091 Tamiami Trail N in Nokomis, anchors the Nokomis Village Shopping Center and was a part of the center’s redevelopment by The Sembler Company. The original store closed March 30 and was torn down and completely rebuilt. Publix relocated many of its associates to neighboring locations and brought them back when the new store opened. “Nokomis customers deserved a beautiful new Publix,” according to Publix spokeswoman Shannon Patten, “…and our customers will see many familiar faces when they shop at the new store.” Continued page 2 SEMBLER AND FORGE PURCHASE TAMPA SHOPPING CENTER The Sembler Company and Forge Capital Partners as Forge Real Estate Partners III (FREP) investment fund, purchased the Dale Mabry Shopping Center located at 2525 N. Dale Mabry Highway in Tampa, Florida. Forge Capital Partners headquartered in Tampa, FL, is a diversified, commercial real estate investment and investment management company. The 56,097 sf neighborhood shopping center is anchored by a 46,147 sf Sweetbay grocery store and is currently 100% leased. The Sembler Company will provide property management and leasing services for the shopping center. FREP is a community development entity whose intent is to provide returns to investors seeking socially responsible Continued page 2 OFFICES - ST. Other tenants include Anthony’s Ladies Apparel, Ophelia’s Pasta Restaurant and Saltwater Cafe. Sembler took over third party management of the 30 year-old center in 2009 and negotiated a deal to tear down the existing Publix during redevelopment of the entire center. In 2011, Sembler purchased the center and began redevelopment plans. “From the moment we took over the management of Nokomis, we could see the potential for its redevelopment,” said Steve Althoff, Senior Vice President of Leasing and Property Management. “It’s a high-traffic store but it just needed a facelift – such is the life cycle of retail.” The new store includes a Pharmacy and Liquor Store and serves the communities of southern Sarasota County, Nokomis and Venice Beach. SEMBLER AND FORGE PURCHASE TAMPA SHOPPING CENTER Continued investment opportunities while promoting economic revitalization, business development, and job creation in or near low and/or moderate-income communities. Initial investors include public financial institutions that will receive credit under the Community Reinvestment Act for such investments. They are focused on the acquisition, development and redevelopment of commercial retail real estate projects primarily in the Southeastern United States and Puerto Rico. This is FREP’s first acquisition, and the joint venture is actively seeking additional acquisitions of grocery-anchored shopping centers throughout the Southeast. “The primary purpose of the fund is to invest in grocery anchored centers and this is a great first asset to start with. We have an active pipeline and continue to look for opportunities throughout the southeast, Texas and Puerto Rico,” according to Sembler CEO Ron Wheeler. Sembler VP Named Up & Comer by the Tampa Bay Business Journal Josh Beyer, VP of Development, was recently recognized at an awards presentation where he was named an Up & Comer for 2013 by the Tampa Bay Business Journal. negotiations with land sellers, management of service providers and contractors, site plan concepts, pro-forma development, entitlement procurement and anchor tenant relationships. To date he has worked on the development of more than 1 million sf of shopping center projects totaling more than $200 million in project costs. Josh heads up the Florida & Gulf Coast Development Department team and is responsible for shopping center projects in Florida, Alabama, Mississippi, and Louisiana. He has more than 18 years experience in real estate development and specializes in strategizing and directing complex projects. “Josh possesses the rare combination of great relationship skills, along with understanding the economics of a complicated deal and the ability to carry it out on time and on budget,” according to Ron Wheeler, CEO. In his duties at Sembler, Josh identifies new shopping center development opportunities and manages project managers, construction managers and support staff. He is involved in all aspects of the development process including contract When he joined Sembler in 2002, Josh worked with the Build-to-Suit team developing more than 40 projects throughout the Southeast. Prior to joining The Sembler Company, Josh was Project Manager at EMK Consultants of Florida. Marlene McCord–A Cinderella Story Before joining The Sembler Company in 1985, Marlene McCord was president of a title company and prior to that managed a residential construction company. She was looking for new challenges, but wanted to join a company where she could stay long term and from which she could retire. That was the start of a long and memorable career. A skilled problem-solver Monday, October 7, 1985, was a pivotal moment for The Sembler Company. It was on that day when a young woman interviewed for a position with Mel Sembler. He was in need of “a problem solver” who could efficiently balance the demands of an executive who was the driving force in a company at the forefront of the shopping center industry while also facing the challenges of maintaining the hectic schedule of a man in demand not only in business endeavors, but in industry, political, and philanthropic arenas as well. This would require organizational skills, efficiency and the ability to keep up with the fast pace of a highly energetic boss. It was a perfect fit and an impactful moment for both Ms. McCord and the Semblers. To say that Marlene would help shape Sembler and play a vital role in the success of both the man behind the company and his amazing career would be an understatement. Marlene’s influences are everywhere. Her creativity and ingenuity and her ability to anticipate challenges before they arise has proven a tremendous asset in her myriad responsibilities. In her early days at Sembler, Marlene began as office manager and personal assistant to Mr. Sembler. She worked tirelessly alongside Mr. Sembler as he expanded The Sembler Company, traveled the world representing the shopping center industry, and engaged in his national political activities. She took responsibility for the design and architecture of the Sembler building in St. Petersburg that remains the company headquarters to this day. She guided the creation of an award-winning, iconic building whose design is unique, beautiful and timeless. Colonel McCord During his illustrious career, Mr. Sembler was appointed by the President of the United States as a United States Ambassador – not once, but twice. Marlene’s hard work and dedication earned her the role of Attaché to Ambassador Sembler in Australia and then again in Italy. She lived in each of those countries for three and one-half years. In the Foreign Service, where ranks are similar to the military, as Attaché (Chief of Staff in civilian terms) her rank was equivalent to that of a Colonel. Marlene’s journey over the last 28 years has taken her to 31 foreign countries. She has dined in the White House with George and Laura Bush and ridden on Air Force One as well as mingled with world leaders and political figures including President George H.W. Bush; President Ronald Reagan; President Bill Clinton; Vice President Dan Quayle; Vice President Dick Cheney; Prime Minister of Australia Bob Hawke & his successor, Paul Keating; Prime Minister of Italy Silvio Berlusconi; and the Prime Minister of the United Kingdom, Tony Blair. She has also met Neil Diamond, Catherine Zeta Jones, Kelsey Grammer, Tom Cruise, Russell Crowe, Andrea Bocelli and Warner Brothers movie producer Jerry Weintraub. Person of the Year Marlene’s hard work has always been cherished by the Semblers and in 2004 her dedication, resourcefulness, astute problem-solving abilities, and strong character were further recognized when she was named “Person of The Year” from among 800 U.S. Embassy staffers in Italy. She also was instrumental in the recently-acquired U.S. Embassy Rome annex building/palace being named the “Mel Sembler Building,” an appropriate legacy for both Ambassador and Mrs. Sembler and their dedicated Attaché. The Sembler Company recently opened a 6,119 sf WaWa at Bloomingdale & SR 301, in Riverview, Florida. The project, Sembler’s first for the convenience store chain, continues the company’s rapid expansion in the Tampa market. Sembler currently has another WaWa’s under construction on Ulmerton Road and Walsingham in Largo, FL which is expected to open in second quarter 2014 and has several more slated to open in 2014. “Sembler is proud to be selected as one of the Developers helping Wawa as they expand in the Florida Market.
