AT DUVAL PARK NOW OPEN!
T
he recent Grand Opening of the Model
Homes at Duval Park was met with
enthusiasm from community leaders, Pinellas
County officials, and residents interested in
learning more about Sembler’s first residential
development.
Pinellas County Commissioners Bob Stewart,
Karen Seel and Ken Welch were among the
estimated 200 guests who weathered intermittent
rain in order to preview the new Key West style
homes.
The 9.78 acre project is conveniently located
just south of 54th Avenue at 45th Street in
the Lealman community of St. Petersburg.
It is close to I-275, 20 minutes from the
beaches as well as Tampa and 10 minutes
from downtown St. Petersburg. The project will
be constructed in several phases and will
include single family homes and townhomes
starting at $189,000. Upon completion, Duval
Park will offer a pedestrian-friendly gated
community with sidewalks leading to parks,
playgrounds, a community pool and clubhouse.
A pastel palette with white accents, front porches
and balconies, coupled with maintenance-free
living, convey the laid back lifestyle synonymous
with Key West.

Winter Garden Village Event
Draws Thousands
W
inter Garden Village recently hosted their first annual Best Fest–The
Taste of West Orange.
The event is the largest fundraiser of the year for the
West Orange Chamber of Commerce and is in its 6th year
of production.
The three-hour event drew an estimated crowd of
more than 3,000 and provided businesses an opportunity
to showcase their merchandise and services and
restaurants an opportunity to give taste samples of
featured menu items. The acoustic styling of duo Six and Four provided a soft
musical backdrop to the event.
More than 80 vendors participated including Winter Garden tenants:
Bonefish Grill, Mimi's Café, UNO Chicago Grill, Macaroni Grill and Planet
Smoothie.

Property Manager Edie Solomon worked closely
with the West Orange Chamber to bring the event
to the center and continue to work diligently to help
promote tenant sales with other planned center
activities.

C
onstruction activity at TOWN / Brookhaven
on Peachtree Road is proceeding rapidly. The
enclosed parking structure is nearing completion
and framing of the luxury residential units
developed by Trammell Crow and Lincoln Property
is well underway.
Lincoln Property’s 372-unit luxury mid-rise community will consist of a single, six-story Epi-core
building, “wrapped around” a pre-cast concrete
parking deck. Approximately 50% of the units
will feature so-called ‘soft-loft’ finishes, while the
remainder will appeal to more traditional tastes.
Community amenities will include a resort-style
pool, an outdoor kitchen/grilling area, a resident
clubroom with Internet café and billiards table,
a state-of-the-art fitness center, and a rooftop
amenity area featuring a tennis court and bocce
ball court. All this, coupled with their superb location, will make these residences the choice for
sophisticated living.
The Columns Group, Inc. and Monte Hewett
Homes are building luxury town homes with
architectural themes inspired by – and designed
to complement – the architecture of nearby
Oglethorpe University. This development will be
known as Savoy at TOWN/Brookhaven and is part
of the overall TOWN/Brookhaven development.
The project’s entrance is located off of Hermance
Drive and the finished homes should be ready for
move-in by Spring 2009.
Leasing activity at TOWN/Brookhaven is going
strong. Leasing representative Lindsay Douglas
has a number of local boutiques and Atlanta area
restaurants ready to move into this spectacular
mixed-use development. Tenants will be
announced shortly.

The Prado Nears Completion

S
ince our last update on The Prado earlier this
year, much progress has been made on the
center’s redevelopment. For instance the fourlevel enclosed parking deck has been completed
and the interim valet parking program has ended.
Throughout the summer new landscaping and
upgraded lighting as well as new sidewalks have
been installed.
Existing tenants are pleased to see that the
façade of their building is being upgraded and
that a new roof with architectural shingles has
been added – a fresh new makeover to blend well
with the newly built components of the shopping
center. Speaking of new tenants, Target is near
completion and gearing up for its October grand
opening, and Publix is set to open in early 2009.
Finally the new Prado Website was launched —
www.ShopPrado.com which features a list of all
confirmed tenants as well as special offers.

T
he Sembler Company has long been
recognized for its longevity and staying
power in the industry in addition to its talented,
creative, and experienced team of professionals.
In 2008, Sembler is recognizing several associates who are celebrating milestone service anniversaries. Their longevity is heralded as one of
the driving factors in Sembler’s success.
GREG SEMBLER, CEO; 25 years
Greg grew up in the shopping center business
and at an early age accompanied his father on
site visits, tenant meetings and lease negotiations.
In 1983 he officially joined The Sembler team.
His early duties included spending six months
converting our manual accounting system over
to the computer. He next turned his focus toward
learning the entrepreneurial side of the
business and started by assuming
leasing duties for several shopping
center projects. Upon successful
leasing of those projects he became a
Project Manager followed by a
brief stint as an outlet center
developer. While scouting for a
potential outlet center site in 1993,
he discovered the possibilities of
Puerto Rico and realized how
underserved retail was on the island.
As a result, he opened the Puerto Rico
division in 1996.
Fast forward 25 years and Greg
sits at the helm of The Sembler
Company and will no doubt steer it to
many successes in the future.

JEFF FUQUA, PRESIDENT; 20 years
Jeff joined The Sembler Company in 1988
as a Leasing Agent. For two years he traveled
to Ft. Lauderdale on weekends to attend NOVA
University and earned an MBA in Real Estate
Development and Real Estate Finance.
In 1992, he moved to Atlanta and took
over the company’s regional office as Senior Vice
development,

Carolina areas. In 1997 he was promoted to
President of the development division and
appointed to the Board of Directors and
today he serves as President of The Sembler
Company.
Jeff is recognized as an innovative and
creative developer who is behind many of
Sembler’s award-winning projects such as
Perimeter Place and Edgewood Retail Center.

Company has been named Top Retail
Developer in Atlanta for seven years in a row!

Recently, V.P. of Marketing Dawn Ladd rallied a group
to volunteer for Wildlife Haven Rehab, a local non-profit
wildlife rescue group. A group of eight Sembler associates
joined Dawn’s husband Eddie and his son Jordon to build twin
eight-foot aviaries that will be used to house recovering birds
and orphaned mammals.
The Sembler group was led by Development
Manager Dave Davis, who drafted the plans
for the aviaries and also volunteered for several
additional days to help continue their progress.

challenges due to the current economic
climate, the Sembler Property Management

According to Dave Zook, V.P. Property

areas of potential savings we can help them
continue their growth progress and profit
levels.”
Some examples of center cost savings
include:
• Renegotiation of cleaning contracts
resulted in a cost reduction of $24,000
with no change in service
• Re-design of a center’s parking lot
wiring system which resulted in an
electric savings of $1,500 per month
• Ongoing tax appeal program has
lowered taxable values by over $1 million
with more savings expected
