Whilst managing your own rental property may sound like an easy way to save a few dollars, it often costs more in time and money in the long term. It certainly pays to employ professional property managers. Renting Your Property Every week a rental property is untenanted, the owner loses money. Stocker Preston prides itself on its ability to let properties expediently and efficiently. This is achieved by giving appropriate advice on the cleaning, tidying or repairs that will make the property more attractive to tenants. The property management team will also provide honest and accurate feedback from prospective tenants in regards to the rental value being asked by the owner(s). This gives the owner an accurate reflection of what the rental value should be against the current market. While even the most reliable tenant can occasionally experience financial difficulties, it is the job of the property manager to ensure that rent is collected on time. Stocker Preston has a policy to immediately follow up on any non payment. Tenant Selection Stocker Preston has in place a meticulous tenant selection process to thoroughly check the backgrounds of prospective tenants. Stocker Preston is a member of REIWA Tenancy Database which is an Australia wide service whereby tenants can be checked for previous references, and for any instances of malicious damage or absconding owing rent. Current and previous rental histories are verified together with employment status and character references. The Stocker Preston tenant vetting has been developed over many years to ensure property owners receive the best possible chance of a trouble–free tenancy. Once a tenant has been selected, an initial Property Condition Report is completed and signed by the tenant and the allocated property manager. The report identifies all chatels, fixtures and fittings in the property and describes their condition, making it impossible for tenants to avoid responsibility for any damage caused during their tenancy. A bond is secured, equivalent to four weeks rent, which is held in a Trust Account for the duration of the tenancy. The bond is only returned when the Stocker Preston property manager is assured the property has been left in a satisfactory condition. “Good tenants represent quality cash flow and are a valuable asset” Legal Responsibilities Stocker Preston’s ability to give accurate advice on rental values is based on its broad knowledge of South West properties. Collection of Rent The Residential Tenancies Act (1987) outlines the legal obligations of both owners and tenants. Owners who are unfamiliar with all the provisions of the Act could find themselves involved in expensive litigation or even have a property that is unlettable until the issue is resolved. When professional property managers are appointed, rent payments are regularly deposited directly into your bank account. Stocker Preston’s highly qualified property managers are fully conversant with all aspects of the Act, ensuring there are no legal complications during the tenancy.
