Unfortunately, there’s a lot of bad information about saving energy and “going green” out there. You can sidestep the most expensive mistakes by learning the truth about these 10 energy-efficiency myths: 1 – Window replacement is a great way to save energy. Window replacement may be a great way to reduce chilling drafts and outdoor noise, but even at today’s energy prices, the payback is far too long. 2 – Your boiler is on its last legs and must be replaced ASAP. Many people assume a boiler is ready for the scrap heap once it reaches a certain age. But as long as the boiler itself is not requiring lots of repairs, replacement is unnecessary. For buildings with steam heat, a new boiler is not going to be much more efficient than the old one. In buildings with forced hot water heat, there could be a big efficiency improvement – but the payback period will still be pretty long. 3 – Gas is more efficient – no, oil is more efficient – no, gas… Broadly speaking, for steam systems, oil has the potential to be more efficient than gas. For forced hot water systems, oil still has the theoretical edge unless you install a condensing gas boiler. Problem is, most retrofits can’t take advantage of this high efficiency. 4 – An energy management system (EMS) will save big money It might. But so will adjusting your existing control system, which will cost a heck of a lot less. And an EMS, no matter what anyone tells you, will not solve the heat imbalance in your building. June 2011 The Bulletin 8 – You’ve gotta do this – it’s Code! Whenever you hear this, ask for written documentation. Nine times out of ten the issue will magically disappear. 9 – Geothermal systems provide free energy. It’s true that the heat energy in the ground is “free”, in the sense that solar radiation is free, but it’s not free to move it into your building. There are still pumps and compressors involved, and they require something that is very much not free, known as electricity. 10 – Solar, wind and green roofs will save big money. Solar systems take decades to pay back, wind is impractical for most buildings, and green roofs save very little energy. With various tax credits a solar system can now be made to make economic sense, but you need an awful lot of collector area to make even a small dent in your energy needs. Do the conventional stuff first, and with the money you save, install a solar system in a few years. Tom Sahagian is the Director of the Energy Division at Power Concepts, L.L.C. To see the full article on which this excerpt was based, please go to http:// www.powerconenergy.com/news.html and click on “Publications”. To ask Mr. Sahagian a question, email him at [email protected]. 5 – Night setback does not work. Night setback does work -- it’s been proven time and again. What counts is the average temperature of the building – the lower it is, the less energy it consumes. Night setback lowers the average temperature of the building, therefore… 6 – More steam pressure is better. Nope – less steam pressure is better. It reduces leaks, off-cycle losses, short cycling and several other losses. Most residential steam systems were designed to run on ounces of pressure. 7 – Parts are no longer available – you’d better get a new model. I’ve heard this line from contractors and then found parts sources on the Web in two minutes. 12 13 The Bulletin NYBMA The Bulletin June 2011 ---Ê,"-°]Ê ° Associate Member !SSOCIATE-EMBER 7>ÌiÀ />à ӣӮÊÓÈÇÓÈnn • SANITARY MAINTENANCE SUPPLIES • CLEANING CHEMICALS • FLOOR & CARPET CLEANING EQUIPMENT • HARDWARE • PLUMBING • ELECTRICAL SUPPLIES • GREEN CLEANING SUPPLIES • JANITORIAL SUPPLIES • PAPER PRODUCTS • PAPER TOWELS • PLASTIC BAGS • MARBLE MAINTENANCE SUPPLIES & EQUIPMENT • TWO WAY COMMUNICATIONS JERRY BLUMBERG Past President Michael Leahy with Grand Ball Treasurer Gary Farrell 14 Associate Member 59-16 BROADWAY • WOODSIDE, NY 11377 877-KEWFOREST • 718-205-5300 Fax: 718-205-3459 • kewforest.com 15 The Bulletin NYBMA The Bulletin June 2011 4HE"ULLETIN *1 Ê Ê/ ÊÊÊÊIÊÊÊÊ**Ê Ê, Ê Ê-* -/- N.Y.B.M.A. INSURANCE CORNER *°"°Ê"8ÊnÎänÊ°° °]Ê °9°Ê£££ä£ Ó{Ê"1,Ê, 9Ê-,6 Associate Member ,"Ê-*/ Ê/,1 0(/.% &!8 If you have not updated your insurance information please pick up a form from Insurance Committee Chairman, German Negron. BUILDING MANAGERS! When you bought an Industrial Combustion burner, you insisted on getting the best burner on the market - and you did. To keep your IC burner operating like new and at peak performance you should insist on genuine Industrial Combustion Parts. While there are “non-genuine” or imitation aftermarket parts on the market intended to service your IC burner, how can you be certain these impostors provide the best operation and maintain the highest integrity of burner and boiler systems? The answer to that question is...you cannot be certain. Most assuredly, these imitations components have not been built to the same timetested and precise OEM specifications of factory authorized and genuine Industrial Combustion components. Imitation parts can actually cause a loss of burner performance, lower combustion efficiencies, decreased burner and boiler reliability and up-times, and can ultimately increase overall fuel consumption. Wymbs Inc / HEV-E-Oil Burner Distributors is the only authorized distributor of Industrial Combustion burners and parts in New York City. If your service company is not buying parts from Wymbs Inc., then they are probably not supplying you with authorized, genuine Industrial Combustion Parts. To assure you and your residents maximum up-time and burner boiler availability, we would like to help boards and building managers verify they are receiving genuine Industrial Combustion Parts when their burners are being serviced. Please call Wymbs Inc. at (718) 295-3500. We will be happy to explain the various ways you can ensure you are receiving genuine Industrial Combustion Parts.
