COMPANY PROFILE / PRODUCT INTRODUCTION History Globeco International was established in 1997 in Apeldoorn, The Netherlands, by Jan Verhoef (our Managing Director). He has been active in international trade since 1965, and has specialised in affordable, quick-building systems from 1974. All the know-how and experience over more than 30 years, in this specific field, has been incorporated into Globeco. Together with Canadian partners, Jan Verhoef established Globeco Canada Inc., in Canada, in 1995, a production facility for building elements for certain regions of the American continent. During 2006 a large ECOTECH production facility was established in Turkey, being fully operative from 2007. Setting up production facilities in other regions of the world are planned for the near future, including one in Côte d’Ivoire, by Globeco (West) Africa, as a central location for the African markets. Activities / Operation All world-wide marketing activities are executed from The Netherlands, while the production takes place in the Canadian and Turkish factories. Sales are effected in many countries in Africa, Asia, North-, Central- and South America via own regional offices and / or local representatives. Products / Technology Pre-engineered building components are used for Globeco's own ECOTECH building system and for any other type of construction method. The range of building components consists of unique, structural insulated building elements (sandwich wall-, ceiling-, roof- & floor panels) for housing and other buildings We use the most advanced production methods, which guarantee a very precise manufacture of the components. The ECOTECH building system offers a very easy assembly of buildings, quick and reliable construction and durability, comparable to or better than, quality traditional constructions. Clientele The ECOTECH building components and complete buildings are supplied to contractors for the social (affordable) housing market, for government (housing) projects (new and renovation sectors) and to/via international aid organisations, as emergency housing for victims of natural disasters (earthquakes, floods, hurricanes etc.). Trade Mark / Quality The building system and its components are produced and marketed under our registered/protected ECOTECH Building Systems trademark. Excellent quality, combined with an affordable price level, has built a strong brand image. DESCRIPTION OF ECOTECH SANDWICH BUILDING ELEMENTS ECOTECH Building Systems, our registered trademark, has as a basis a unique structural insulated sandwich building element, produced using specially developed and advanced production methods. A sandwich building element is composed of two high quality fibre-reinforced cement panels with a timber or galvanized steel frame in between. They are simultaneously glued and filled, by a high pressure injection of top quality (CFC free!) polyurethane foam, giving the element extreme strength and stability. The elements vary in thickness from 50 to 200mm (standard 100mm), and have embedded: • vertical studs c.t.c. 600mm or c.t.c. 300mm, and horizontal beams at factory pre-cut openings, for windows, doors and other to built-in items; • a vertically positioned PVC pipe every 1.200mm, for easy and safe electrical wiring. They are made in various widths in multiples of 300mm, and heights from 2.400 to 3.000 mm. Options/alternatives: • OSB (oriented strand board), or fibre-reinforced dry walling, or plywood instead of fibre-cement panels, for the interior/exterior panels. Walls ECOTECH system walls are composed of 100mm thick standard elements. At all four short sides the elements have a groove for assembly (interlocking) purpose. Special metal profiles (footers) are anchored onto the floor to install the elements. The elements are connected side-by-side, using heavy steel profiles, fitting into the grooves. At the corners the same steel profiles are applied. On top, inside the elements' grooves, steel connecting profiles are used. The exterior walls can be finished with a spray-on, special, high quality weatherproof fibre-based coating, providing an extremely tough and very durable finish, which needs minimal maintenance, or with any other basic exterior coating / paint. Inside, the walls can be sprayed with high quality interior types of coatings, whereas for all so-called "wet spaces" (toilets, bathrooms, kitchen, stores) the exterior quality coating can be used, or the walls can be tiled with ceramic tiles. Many other finishes are possible! Ceilings / Roofs / Floors ECOTECH system building elements are also used for ceilings, roofs and floors, and are installed in the same manner as the walls, but in various (standard) dimensions and with somewhat different / additional assembly accessories. There are roof elements for flat and for pitched roofs. GENERAL DESCRIPTION & CONSTRUCTION DETAILS OF THE PRE-ENGINEERED ECOTECH COMPONENTS BUILDING SYSTEM GENERAL Building elements / Insulation (R) values ECOTECH structural insulated building elements are available in the following thicknesses and Rvalues: Thickness R-value 50mm 1,5 75mm 2,5 100mm 3,5 SPECIFIC 125mm 4,5 150mm 5,5 200mm 7,0 DETAILS Foundation / floor An ECOTECH building can be constructed on a simple steel wire mesh and/or bar reinforced concrete slab. E.g. for a one- or two storey home, with a wall thickness of 100 to 150 mm, a 200 to 300mm wide foundation border of 300 to 600mm depth, can be used. Exact floor/foundation dimensions are dependent on prevailing site and soil conditions. An insulated prefab floor, for permanent or temporary (movable) ECOTECH buildings, can be composed of ECOTECH structural insulated building elements, combined with special metal or wooden supporting profiles / beams. Walls All outer- and partition walls are constructed with our ECOTECH structural insulated building elements, utilizing our standard thickness panels, ranging from 50 to 200mm. A detailed description of our ECOTECH sandwich building elements, regarding installation and finishing, can be found in our ‘2. DESCRIPTION OF ECOTECH SANDWICH BUILDING ELEMENTS (ref. TD(EcoSys) 00.010.01 – February 2010). The vertical connecting profiles in between the wall building elements, anchored into the floor and connected at the top to the roof structure, give enormous structural strength to the building. This makes the building ‘earthquake safe’, which is becoming a standard safety requirement in many countries nowadays. -4- TD(EcoSys)00.010.01, February 2010 www.globecotech.com Roofs . Pitched roof: Standard 20° roof slope; other slopes possible. A structure of rafters and purlins, including ready-made, insulated roof elements for easy and fast installation, and on which our heavy duty, all weather-resistant fibrecement (Non-asbestos!) corrugated roofing sheets, are installed. The roof sheets are available in various colours, are very durable and have a minimum life-time of 25 years. . Flat roof: Applying the ECOTECH sandwich structural insulated building elements, combined with a steel profile or wooden sub-structure, provide a quick and reliable installation. A special, heavy duty PVC roofing foil is supplied as an easy and quick roof finish, giving it a reliable, all-weather resistant waterproofing with a long maintenance-free lifetime. For larger buildings / roof surfaces, a roofing system consisting of a steel structure with specially formed steel sheeting, on to which a layer of light-weight concrete is poured. This type of roof execution is finished with the PVC roofing foil mentioned above. Ceilings For pitched-roof buildings, a double volume ceiling is created by the bottom of the substructure of the roof. Alternatively, a suspended type of ceiling, of e.g. 50mm thick ECOTECH structural insulated building elements, can be used. These are finished with the same type of interior coating used on the interior wall elements. For flat-roof buildings, the lower side of the roof serves as a ceiling, and is also finished with the same type of interior coating. Partition (1st, …..) floor For standard, small(er) buildings, ECOTECH structural insulated building elements can be applied, eventually combined with, or on, a steel or wooden substructure. For large(r) buildings, partition floors to be composed of special formed steel sheeting, on to which a layer of light-weight concrete is poured. Windows Standard, high quality anodised aluminium (single pane) sliding windows, with heavy-duty handles and locks, with a reliable and quick “click-in” installation system, are standard supply. Other types of windows, e.g. in vinyl or wood and / or with double panes can be offered on request. Dimensions: 900x2.100mm. Option: Aluminium door. Interior doors: The interior doors have a sandwich construction, wood veneer or white (hard) lacquer finish, with steel frames and heavy-duty handles, locks and keys. Door dimensions: 830 x 2.115mm (other dimensions on request). Plumbing (sanitary) Hard PVC piping is supplied for the sewer-, water-supply and water-distribution systems. Quality sanitary installations are supplied in standard white. Complete toilet combinations (ceramic toilet and hard PVC flush tank), ceramic hand wash basin and laundry basin, and shower basin in white enamelled steel; all with hard-chrome taps and accessories. Bath tubs can be offered on request. Electric installation The PVC conduits, as standard, are built into the ECOTECH wall elements, and enable a quick and safe wiring. Installation boxes for power-outlets and switches are easily installed into the wall elements at all required locations. Flexible PVC piping is used to connect the main-switch / circuit-breaker-board with the central connection(s) in/on the ceiling of each room; the conduits in the wall elements are connected to the ceiling boxes with flexible PVC piping. Power-outlets, switches and light fixtures are easily installed after all boxes and wiring is in place. Special sets of electrical installation drawings and schemes are prepared for each type of building. Miscellaneous All materials and accessories available as options. . Ventilation Natural ventilation, via built-in grids in the window frames . Lighting-fixtures Standard or special lighting fixtures can be offered for all rooms. . Closets Standard or specific can be offered on request. . Kitchen-cabinets Standard (1.200mm wide) lower-cabinet with stainless steel sink with one bowl is always included in each home package. Other types and/or other dimensions can be offered on request. . At the start of each project, Globeco provides a specialised Project Manager/Construction Supervisor, for a certain period of time (depending on the size of the project).
