BerrySurveying .Com February 17, 2016 City of Rochester Zoning Board of Adjustment 31 Wakefield Street Rochester, NH 03867 Re: Site Plan Review Coyote Creek Outfitters, LLC 22 Farmington Road, Rochester, NH Mr. Chairman and Members of the Rochester Zoning Board of Adjustment: On behalf of David Thayer, Managing Member of Coyote Creek, LLC, Berry Surveying & Engineering submits to the Zoning Board of Adjustment an application for a Variance for the construction parking and paving in relationship to a new building and an addition on the existing building, as well as associated drainage, grading, and utilities. The addition is proposed to be constructed on the west side of the existing Coyote Creek building, which sits on Tax Map 216, Lot 2, and wl ll be approximately 1,350 square feet in area. The proposed building will be constructed on Tax Map 216, Lot 3, and will contain approximately 9,600 square feet. Under this proposal, a portion of the proposed building crosses the lot line w ith Lot 2, and for this reason, a lot line revision wi ll be required. A separate lot line revision plan will be submitted to the Planning Board for review and approval. Although the existing Coyote Creek Outfitters business is located In a building on Lot 2 and the proposed shooting range is going to be located on Lot 3, the business is going to operate as one entity regarding infrastructure and services. For example, the existing entrance from the highway is going to be modified and provide access to both buildings and the sewer service will be combined into one discharge at the existing sewer manhole. Parking for both the retail operation and the range will support each other. The applicant is requesting relief from the Granite Ridge District pavement setbacks because in order to operate as an entity, pavement must cross the property line and planting strips cannot be maintained. A landscaping plan is included to demonstrate the planting proposed, the rain garden plantings and limits of tree clearing. A Site Plan Review Application has been submitted to the Planning Board for their consideration.
