SES Spar European Shopping Centers unites all the shopping center activities of the SPAR Austria Group in a
single company. SES is a young enterprise, but is backed by many years of experience. Accordingly, our malls offer
a unique shopping feeling and are the leading address in their respective regions, as confirmed by both numerous
national and international awards and daily feedback from our visitors.
People, consisting of visitors, consumers and our shop partners, form the focus of our thinking and actions and it is
for them that we develop and operate our shopping centers. We are driven in these endeavors by our retail origins.
We are inspired by the spirit of retailing and it is this that differentiates us from the rest. Such sensitivity
imbues us with retailing flair and intuition regarding the people who shop and work in our shopping malls.
Moreover, in this concert of success, all of our employees play their parts with bravura.
A shopping center planned on a holistic and sustainable basis possesses outstanding ambient quality and
atmosphere, which support the achievement of social, ecological and economic sustainability in the best possible
manner. It creates a public amenity that possesses both ambient and atmospheric quality, attracts its customers,

SES Spar European Shopping Centers is the largest developer, builder and operator of shopping malls in Austria.
At present, the company manages a total of 28 shopping centers in five CEE nations and is one of Europe’s top
development enterprises. Indeed, SES is the leading shopping center operator in both the Austrian and Slovenian
markets.
SES history
SES was founded in 2007 as an independent group company within SPAR Austria Group. As a result, all the group’s
prior shopping center activities were combined in a single firm with the aim of concentrating its successful real
estate undertakings in the shopping center business area and pushing them forward from a strategic perspective.
SPAR Austria Group is one of the most successful Central European retail groups.
SES philosophy
SES has the objective of attaining the sustained development and efficient operation of shopping centers with
people as its constant focus of attention. The cornerstone for SES and its holistic philosophy was formed by SPAR’s
long-term experience and unique range of expertise as a shopping center retailer, developer, builder, investor
and operator. Many SES Shopping Centers have evolved from traditional hypermarket sites and as a promoter of

THE SES COMPETENCIES.
As a shopping center and retail property group, SES Spar European Shopping Centers has the task of developing,
building, leasing, managing and placing first class retail real estate. SES offers services on a one-stop-shopping
basis and also provides third parties with this expertise.
Development
SES is an expert in the successful development of retailing locations with different formats. When creating concepts for completely new facilities, SES prepares individual solutions that correspond with local conditions and
have a special focus on town and city center development. Every project is approached from a holistic standpoint
and we also see optimum traffic planning as part of our assignments.
Construction Management
In concert with leading, international architects and experts from the fields of engineering, business, sociology
and dramatics, SES project teams design, plan and build the most innovative solution possible for each respective
location. A special architectural focus is placed on energy-saving and optimum realization from an environmental
perspective.
Leasing
When leasing shopping space, SES uses the know-how derived from more than 40 years of shopping center history
for its partners on a daily basis. SES is represented with its own retailing concepts in the shopping centers and
therefore has an identical interest in their success. Know-how regarding the correct branch mix is a major factor in
determining whether or not a shopping center makes the grade. SES’ leasing managers possess a comprehensive
knowledge of regional markets and are fully informed about current retail trends.
Center and Facility Management
In addition to its architecture and excellent branch mix, a successful shopping center stands out primarily due to a
management that operates with a quality and cost orientation, understands the needs of customers and tenants
and acts accordingly. In other words, customers are offered far more than just a place to go shopping. The SES
center management teams achieve all this in masterly fashion and thus ensure that the malls become innovative
meeting points.
Asset Management
The performance of every SES Shopping Center is subjected to constant monitoring. SES Asset Management
focuses on the constant further development of its portfolio and hence sustained increases in value.

As a first mover, we employ fresh and inventive ideas to generate added value for both customers and shop
partners. For example, with the “Zehner”, a voucher for SES shopping centers in Austria, as well as the
successful “Desetak” SES shopping currency in Slovenia, which could both be exchanged on an inter-center
basis within their countries. Therefore, whether on a large scale or in details, our innovativeness commences
in the parking areas and extends to the operation of the shopping centers. We are well aware of our
responsibilities with regard to the design of public spaces.

Our involvement in center management extends way beyond the general norm. Moreover, as far as

SES Shopping Centers do. Programs are created that relate to the location, are typical of the region and, in
connection with the architecture, underline the individual personality of each and every center. This applies to
events aimed at raising visitor levels or supplementary offers to the standard shop mix such as weekly or farmers’
markets. As a result, spectators become visitors and customers turn into friends.

We are not satisfied to merely beautify our shopping malls with art. In fact, in our projects art assumes its truest

­premises, our style of advertising, or cultural events. Not to mention the first theater and concert hall with a full
program of performances to be built in a shopping center.
