Supervisory Committee News to Share by Judy Lowe, President
The weekend for the 2014 Condo Pilar Homeowners Meeting at Pilar was “kicked off” with
a beach party to watch the Feb. 14 Valentine’s
Day Sunset…Thanks to the Harrison’s (Carol
and Chris) and the Harris’ (Carol & Doug) and
others for organizing the fun event.
 Bright and early Saturday morning, the
Pilar owners came together to participate
in a very lively and productive “Owner’s
Meeting”. Highlights of the meeting include:
 Many “thanks” were given to the 2014
Election Voting Committee, which included: Alpha Russell, Barbara Meese, Bob
Hickam, along with David and Josefina
from the Pilar office, and of course, our
Martin Gaxiola who had met for two days
prior to prepare for the meeting, the voting and the election. THANKS!!
 The minutes of the Feb. 9, 2013 Homeowner’s meeting (which were distributed
prior to this meeting) were approved with
one amendment.
 Administrator’s (Martin’s) Report- including the many improvements at Pilar in
2013. (See Martin’s Update in this Newsletter).
 The extension of Martin Gaxiola’s Administrator position for another year.
 Pam DeTurk’s Mar de Cortez Restaurant
Update gave an overview of the challenges the Restaurant experienced in June,
and the fact that the restaurant has been
closed since June.
 The 2013 completed and the 2014 projected Facility Maintenance/ Improvements/
Capital Projects Report was given by
Glenn Hoynoski.
 The Condo Pilar Fiscal Review, given by




Dick Replogle, Treasurer, Martin, and Sally
Aragon shows Condo Pilar is in a good Financial condition. A motion accepted the
2013 Financial Financials. The 2014 Budget
was presented, discussed, and accepted as
recommended by the 2013 Supervisory Committee.
The Election for the 2014 Supervisory Committee was held.
Jesus Enriquez Burgos, gave an update on
the Delinquent Foreclosures working their
way through the Guaymas court system. The
hope is that these units will be available for
sale soon.
Martin addressed the challenges for some
owners with pending timeshare trusts with
Santander/Serfin. These issues continue to
be addressed by Martin and Jesus.
The Seller’s Forum allowed any/all Owners
wishing to offer comments regarding Condo
Pilar. Many suggestions were offered, with
the new Supervisory Committee taking note.
As soon as the Homeowner’s Meeting
adjourned the newly elected 2014 Supervisory
Board met to elect the officers. Judy Lowe, President; Cam Anderson, Vice President; Pam DeTurk, Secretary; Dick Replogle, Treasurer; Skip
Andree; Jesus Enriquez Burgos; Ron Cormier;
John Miner; Marshall Williamson. WELCOME to
the 2014 Supervisory Board. Thanks to the 2013
Supervisory Board for all the 2013 Accomplishments.
The 2014 Supervisory Board is already
busy planning the Strategies for 2014, and looking
forward to a very productive year in serving the
Condo Pilar Owners in enhancing Condo Pilar as
our Beach Paradise.

Manager’s Corner
Hello dear owners...We just had our 2014 General
Assembly meeting. I enjoyed seeing a lot of you;
thanks so much to the out-going Board members and
welcome to the new ones.
We have a long list of Capital improvements
planned for this year, all with the thoughts of maintaining our beautiful Pilar in the best possible shape.
For example, we started with the 5th water storage
tank, the road from Delfin to the Pilar entrance will be
patched and sealed, then we will continue with roof
repairs, and construction of sidewalks around the
complex. We will start the repair of the third electrical transformer, which will include moving the office
and pump power locations, which will qualify for a
lower electricity rate. The walkways that give access
to doors 209-211 will be built in steel and concrete;
electrical improvements and renovation of one tower
will be completed, including checking all underground
wires; a new wall will be built behind the entrance
sign, improving the first impression of Pilar; and we will
install lights on the stairs to the beach for safety. We also plan to allocate funds for future repairs to the tennis
court and purchase a new van for employee transportation.
There will be stricter enforcement of the occupancy rules with the trained guards; the penalty fees are
increased to $35 per person, per day, plus after a first
warning, the owner will also be assessed a $10 per person, per day, penalty. Guests between the months of
May thru October will have a $2 per day summer use
charge. And finally, the foreclosure process is almost
complete with the court system and we will have 5
timeshare condos available for bidding in the coming
months. Details will be provided in the future, but you
can contact me or the Board for other details.

Hola estimados dueños, recién tuvimos nuestra Asamblea General del 2014, disfrutamos ver a muchos de
ustedes, muchas gracias a los miembros de la Directiva saliente y sean bienvenidos los nuevos integrantes.
Tenemos una larga lista de mejoras en instalaciones planeadas para este año, todas pensadas en mantener
nuestro hermoso Pilar en las mejores condiciones posibles. Por ejemplo, empezamos con el quinto tanque de
almacenamiento de agua, la carretera desde Delfín hasta la entrada de Pilar será reparada y sellada, continuaremos con la reparación de techos y la construcción de banquetas alrededor del complejo, empezaremos
con la reparación del tercer transformador, que incluirá mover la electricidad de nuestras oficinas y bombas
para calificar a una tarifa eléctrica mas barata. El andador de madera que da acceso del 209 al 211 será
construido en acero y cemento, un cuarto eléctrico será reparado, revisando los cables que llegan subterráneamente, una nueva pared detrás del letrero de la entrada será construida para dar una mejor primera impresión de Pilar, como una medida de seguridad, instalaremos luces en las escaleras que bajan a la playa.
También serán reservados fondos para futuras reparaciones a la cancha de tenis y para comprar un nuevo
vehículo para el transporte del personal.
Seremos mas estrictos en la aplicación de la regla de sobre ocupación con guardias mejor entrenados; las
multas se incrementaron a $35 dólares por persona por día para huéspedes, además después de la primera
advertencia, los dueños del condominio también serán multados con $10 dólares por persona, por día. Los
huéspedes invitados durante los meses de Mayo a Octubre, tendrán una cuota de verano de $2 dólares por
día. Y finalmente, el proceso de juicio para condominios morosos esta por concluir para alguno de ellos por
lo que tendremos cinco unidades disponibles para subasta en los próximos meses. La información será proporcionada pronto, pero se pueden ponerse en contacto con la Directiva o conmigo para mas detalles.

BIRD OF THE SEASON
(Note: This is the seventh in a
series of descriptions of typical
shorebirds that inhabit the government protected sanctuary of
Estero del Soldado behind Condominios Pilar.)
When is a “White”
Ibis not white? Hint: check
out the 2nd picture which
shows a juvenile White Ibis
mixed in with a group of
White Pelicans feeding in the
estuary. This medium sized
shorebird is easily identified
by the bright orange, downward curving bill and long
legs. They are often mixed in
with our favorite Spoonbills,
and if you should see one
flying you may see the black
wing tips that are only visible
when flying.
White Ibis
although shallow coastal
marshes, wetlands, and
mangrove swamps like the
Estero del Soldado are preferred. Similar to the Spoonbill behavior, that long, tactile bill is used to probe into
the sand to locate and capture the various kinds of
crustaceans that are to be
found. The tactile nature of
the Ibis' probing means that
it catches prey too slow to
evade once located by the
bill. When available, it will
also consume small insects
and fishes.
How does it spend the
day? A field study late in the
Florida nesting season revealed that an average day
consists of: ten hours looking for food, one hour of flyThe White Ibis is

the time roosting is spent
preening, biting and working
their feathers with their long
bills, as well as rubbing their
oil glands on back plumage.
The White Ibis is
predominantly monogamous
and both parents provide
parental care to their offspring. However, after the
mating is done with the principal partner, the male often
flies off for “extra-marital”
affairs with other available
females, thereby improving
its reproductive success.

Restaurant at Pilar Update
The Supervisory Committee is currently working with representatives
of the Mar de Cortez Restaurant board to develop a Memo of Understanding
to facilitate a smoother sharing of responsibilities and expenses of both facilities. Items such as space used, utilities, trash disposal and parking access are
being considered. When an organized proposal is complete it will be presented to the Executive Committee for consideration.
The good news is the Mar de Cortez Restaurant will be reopening on Friday, March 7th, under new management. It will open
its doors at 11:00 a.m., serving lunch. Important to their success, however, is
the patronage of Pilar owners and guests. Please help by making it a priority
== at the restaurant at least once during your

stay…and certainly more if you are staying for multiple weeks or months. Invite your friends from Delfin and elsewhere to enjoy the fine ambiance and
food without spending a peso or a minute on the time to drive to San Carlos or
Guaymas for dinner.
So many people want a facility on Pilar grounds that allows owners
and guests to walk out their door and enjoy a wonderful meal with friends.
Help make this restaurant a success! It will be open 7 days a week, 11:00 a.m.
to 10 p.m. Perfect for lunch or dinner!

It is with great sadness to
report the passing of two long
time owners at Pilar. David
Kendall, full time owner of
#235 passed away late last
year. And on February 27th,
John Bareis, a March and
April mainstay at Pilar, passed
away while traveling to his
beloved Pilar.
We send
condolences to their families
and they will be missed by
many.
SELLING YOUR CONDO?
If you have sold or are selling, copies of
all documents submitted to the notario
and to the bank must be sent to the
Pilar office (either Tucson or Mexico) in
order to register the change of ownership. The seller will continue to be the
responsible party for all charges until
the documents are provided and proof
of submission for transfer. For more

FIRE INSIDE PILAR CONDO
In January there was a significant fire inside a Pilar condo that
started on a stovetop. The kitchen cabinets and adjacent contents were damaged, but fortunately the homeowner escaped
and was not injured. The new gas valve installations, both inside individual condos and building shutoffs outside the buildings, now provide an increased level of safety in the event of a
fire. We recommend that you install a smoke alarm in your
condo as well as having a fire extinguisher on hand. Remember to check them periodically to make sure they are in working condition. Please be mindful of any other safety concerns
around the property. If there is a specific issue you believe
should be addressed promptly, please notify the office.
