Szczecin is the academic and research centre of

The Central European Transport Corridor
CETC-ROUTE65
Szczecin is a key part of the Central European
Transport Corridor CETC­‌‑ROUTE65 which connects Scandinavia, Central Europe and Southern Europe – down to the Adriatic Sea. The
CETC corridor covers an area of approximately
230,000 km2. It includes some important economic centres, and transport junctions and
routes connecting Europe to the Middle East
and Central Asia countries.
The Central European Transport Corridor
involves all modes of transport, combining
land, rail, inland and sea transport. The agreement for establishing the Corridor was concluded in 2004 in Szczecin. One of the goals of
the CETC Initiative is to promote and develop
inter­‌‑modal transport links and stimulate
efforts to move freight from roads to multi­
‌‑modal sea­‌‑land links which are beneficial for
the environment and for the people.

Air connections
yy Szczecin­‌‑Goleniów Airport (SZZ) is
a 45­‌‑minute drive from Szczecin. It has regular international connections to Norway,

1.5-hour drive from Szczecin: Berlin Tegel
(TXL) and Berlin Schönefeld (SXF) which
soon will be replaced with the biggest airport in Europe – Berlin Brandenburg Airport (BER).

yy The implementation of Europe’s first Integrated Traffic Management System in 2012 that informs
drivers about the time of arrival in the city centre and possible diversions. The introduction of
the system improved traffic flow by about 30%.

yy Constructing the Szczecin Fast Tram in 2013­‌‑2015 to improve transport and connect the left and
the right parts of Szczecin.

Rail connections
There are some direct railway connections
to Germany, the Netherlands and the Czech
Republic, among others. The most important
railway lines run from the cargo terminal of the
Świnoujście Port to Berlin, Vienna and Sofia,
and on the route Hamburg – Berlin – West
Pomerania – Gdańsk – Kaliningrad – St. Petersburg.
Water junctions
There is a seagoing Szczecin-Świnoujście Port
in Szczecin. Together with Świnoujście, it forms
one of the biggest universal port complexes in
the Baltic Sea region.

Canal with Berlin and river ports of the
Western Europe.
yy The most important sea transit port for the
Czech Republic and Slovakia.
yy Location on the shortest sea route connecting Scandinavia to Central and Southern Europe, and the sea route which connects Finland, Russia and Baltic countries

Szczecin and Świnoujście Port
yy The port of Szczecin is 68 km from the sea.
Walking on the shipping route from the
roadstead in Świnoujście to Szczecin takes
about 4 hours. The port can accept vessels
with a draft of up to 9.15 m and a length
of 215 m. It is a universal port. There are
plans to deepen the shipping route from
Świnoujście to Szczecin to 12.5 m in the
future.
yy The port of Świnoujście can accept vessels
with a draft of up to 13.2 m and a length
of 270 m. This is the biggest terminal in
Poland which serves dry bulk cargo, and
a ferry terminal equipped in five bays to
operate passenger and car ferries.

Currently, there is an investment being implemented involving the construction of a liquefied natural gas terminal (LNG port) in
Świnoujście with an annual transshipment
capacity of 5 billion m3. The construction
of the LNG terminal and an external port in
Świnoujście will allow the acceptance of natural gas from any place in the world, directly
enhancing Polish energy security.

Road connections
The city has an excellent connection with the
motorway system of Western Europe through
the A6, and with the new express roads and
motorways in Poland through the S3 express
road.

WAREHOUSE SPACE

In recent years, there has been an increase in
warehouse space in Szczecin and its surrounding area. Thanks to the strategic location of
the city, its transport infrastructure, Polish
accession to the European Union and the
opening of the Polish market to the countries
of Western Europe, the demand for warehousing services has risen. According to the CBRE
report, it is estimated that the demand for
warehouse space in the Szczecin region will
continue to grow.
Compared to other Polish cities, the cost of
local rent is lower and varies between 2.50
and 2.90 €/m2.

climate and the good condition of the logistical infrastructure, which allows the fast
development and diffusion of investment undertakings.
Szczecin also has the ideal conditions for the development of logistics companies,
as it is a multi-modal logistics hub. The city’s main advantage is its attractive location close to the border, which makes it a perfect place for network investments.
Apart from the road, rail and inland connections, and access to the sea, the investment attractiveness is further enhanced by the immediate vicinity of the SzczecinGoleniów Airport. It is a key element in the economic development, forming the
so-called Oder Transport Corridor. Beneficial infrastructural conditions facilitate
communication between entrepreneurships and their partners and clients, ensuring
the reliability, promptness and security of supply. A dynamic increase in the amount
of warehouse space can be observed, which raises the city’s logistical competence
and improves the quality of logistical services. Moreover, the city still has attractive
investment areas and a wide range of personnel with knowledge and experience
in handling cargo, the means of transport and warehousing facilities, as well as the
coordination of logistical processes, affording endless possibilities to undertake and

INVESTMENTS
Szczecin is a city which creates favourable investment conditions and a good entrepreneurial climate. The constant
progress and improvement in the quality of life in the city has encouraged many concerns to choose Szczecin as their
location for investments.
The Prologis Park Szczecin distribution centre has been functioning since 2008. We have
decided to locate this investment in the Goleniów Industrial Park mainly because of its
strategic location. Szczecin is not only the closest seagoing port on the Baltic Sea (from
the Atlantic Ocean), guaranteeing access to a navigable river allowing inland connection with the waterways system of all Western Europe, but also through the E28 road
which joins the A6 motorway on the German side of the border, and it joins directly the
network of European motorways. Until recently the region was primarily associated with
the shipbuilding industry and agriculture – now it develops various economic sectors,
especially those connected with advanced technologies. We have also defined huge the
transshipment potential of the port – the Szczecin – Police – Świnoujście port complex
is the biggest sea port complex in Poland. All these arguments show the potential of
investments in this region and have convinced us that it is the right place for building a
modern distribution facility.
In the area of Szczecin, an increase of economic activity resulting from the proximity of
the German border and Scandinavia is observable. For this reason, it becomes necessary to develop a forwarding agency in Szczecin which will handle the shipments coming from the West Pomeranian Region. Many companies, not only from Poland but also
from Western Europe opens its branches here to produce goods and provide storage
