What we found was that over the years in an honest attempt to save the association money, some of the work on the electrical panels was done by unlicensed workers and is not up to Florida code. True, it works but should there be an incident we run the risk of our insurance provider declining a claim that might occur due to faulty and un-permitted workmanship. MINUTES Minutes of Meeting: April 16th, 2015 Meeting called to order at 7:30 PM Roll Call: Fred Gutowski, Ruth Vivenzio, Joe Galvin, Sylvia Russo, Anthony Murphy, Harvey Jaffe, Don Campbell-Association Manager were present. Cookie Goodman’s position is still vacant. Agenda 1. Reading of the March 19th, 2015 meeting minutes 2. Treasurer’s Report 3. Manager’s Report 4. President’s Report Meeting Minutes 1.Joe Galvin, Secretary, read the meeting minutes from March 19th, 2015. Fred Gutowski motioned that the minutes be accepted as read. Tony Murphy seconded and unanimously approved. 2. Ruth Vivenzio, Treasurer, read the treasurer’s report. Fred Gutowski motioned that the report be accepted as read. Seconded by Harvey Jaffe and unanimously approved. 3. Don Campbell, Association Manager, read the Manager’s Message. His message touched upon the beautification of the common grounds and the individual atriums. The message is attached in the “Minutes Records Book” for review. Final notices on atrium violations are to be issued. 4. Fred Gutowski gave the President’s report. He mentioned that the board is looking into the reduction of the board members from 7 to 5. This is because we are still having a problem getting enough volunteers for the board. Electrical issues were discovered in several of the laundry rooms. New breaker boxes will need to be installed. The cost will be approximately $400 per laundry room. Painting/refinishing of the pool. After receiving several bids the board discovered that the money that was put into the reserves was not sufficient. We currently have $15,000 but require approximately $25,000. This issue is under review. Open discussion with the unit owners concerning cleaning of the laundry rooms. Keeping the laundry rooms clean is the responsibility of the unit owners. Open discussion - Barbeque Grills replacement cost are estimated to cost approximately $1700 each (commercial grade). Signs on the operation of the grills are to be posted. Open discussion - Neighbor to neighbor related issues were discussed. 5. A motion was made by Ruth Vivenzio and seconded by Tony Murphy to adjourn the meeting. It was unanimously approved.
