TAMBABA LONDON LTD Tambaba Country Club Resort contains a commercial area equal to 193,335 m2. The commercial area is broken down into six zones, each zone is to be developed to attract purchasers from all backgrounds. OWNERSHIP ENTRY LEVELS Tambaba London Ltd invites individuals to invest by way of purchasing shares in a UK LTD company that will hold, as its sole asset, the land known as ‘London’ within Tambaba Country Club Resort Brazil. Investment will be direct or through a self-invested personal pension (SIPP). This provides the security of an asset based investment without the responsibility of purchasing, managing and owning the property outside of the UK. The share price is set at £10 per share with a minimum purchase of 500 shares and a maximum of 25,000 shares per investor. This creates a minimum purchase entry level of £5,000 with a maximum limit of investor entry at £250,000 per investor. ACCOUNTING AND LEGAL STRUCTURE Tambaba London Limited has been created to be compliant with UK regulations for both legal and financial structure. Lyness Accountancy Practice, are the independent chartered accountants responsible for the financial audit and annual accounts for Tambaba London Limited. Legal structure is via Prime Business Limited, a specialist in company structures and pension investment arrangements, to ensure the legal compliance in the make-up of the investment offering. RETURNS An independent valuation report indicated 300% capital growth upon completion of the resort Infrastructure. However we anticipate a minimum growth level of 20% per annum in line with market growth conditions. TERM AND EXIT Tambaba London Ltd is created to be a 3 – 5 year investment with Tambaba Country Club Resort due to open by December 2013. This allows the commercial asset and your shares to be sold in their entirety after this date in order to realise and maximise your returns.
