This guide contains valuable information about all aspects of Sun City Hilton Head: how to register your vehicles, make a tee time, get involved in a new hobby or continue the sports and activities you’ve enjoyed for years, order utilities and much more. If you don’t find the answers you need, there is contact information throughout these pages that will lead you to Community Association staff members who are eager to help you. Community Highlights Community Governance Sun City Hilton Head is governed by a five-member Board of Directors, comprised of two residents and three members from the developer, PulteGroup. FirstService Residential runs the day-to-day operations of the community. The Board receives assistance from a number of Board Appointed Committees. I. BOARD OF DIRECTORS The Board of Directors sets the policy and strategic direction for the community. The community elects resident Board members, who serve as volunteers, every year. Board members can be reached by emailing [email protected]. Individual contact information is listed in SunSations Magazine. The Board of Directors meets once every four months for its quarterly business meeting and usually once a month for a workshop. Board meetings are open to all residents. Check SunSations Magazine and eNews Weekly for meeting dates and times. 2014 Board of Directors Allison Tucker, president Ms. Tucker was appointed president of the Board of Directors in 2010, after serving on the Board for a year. She’s been with Coastal Carolinas Division of PulteGroup since 2005 as the Land Planning and Entitlement Project Manager. Frank Szczurek, vice president Mr. Szczurek was elected to the Board in May 2012. Prior to his election, he served on the Modifications and Finance Committees, Leadership Development Committee sub-committee on Committee and Service Day, and the Security Evaluation Task Force. Todd Doupona, treasurer Mr. Doupona joined the Board of Directors in 2010. He joined PulteGroup in 2005 and is currently the Land Development Project Manager for the Coastal Carolinas Division. Harry Vollkommer, secretary Mr. Vollkommer was elected to the Board in 2013 for the 2014 term. Prior to serving on the Board, he was a Neighborhood Representative and Vice Chair of the Neighborhood Represenative Council. Sarah Kirkland, director at large Ms. Kirkland joined the Board of Directors in 2012. She is an Accounting Manager for PulteGroup. Community Highlights Community Governance ... 6 II. FIRSTSERVICE RESIDENTIAL FirstService Residential was hired by the Board of Directors in 2009 to manage the day-to-day operations of the Community Association. The company specializes in Lifestyle and Active Adult Communities. In Sun City Hilton Head, full-time and part-time associates (some of them are residents) work on the golf courses, in the fitness centers, Facilities, Resident and Lifestyle Services, and the Safety and Standards, Communication and Technology, Accounting and Common Area Maintenance departments. The Community Association outsources common area landscaping to The Greenery and security services to Securitas. III. BOARD APPOINTED COMMITTEES Board Appointed Committees are all-resident volunteer groups who advise and provide recommendations to the Board of Directors on dedicated topics. The residents appointed to these groups also have a background or great interest in the areas in which they are serving. All meeting times, dates and locations can be found in SunSations Magazine (in the Board Appointed Committee News section and the Happenings calendar) and on www.SunCityHiltonHead.org. The Board appoints residents to open positions on these committees each year. Interested residents can apply to be on a committee online. More information and news about each committee can be found in the Board Appointed Committee News section of SunSations. Most committee meetings are open to the public unless it is an executive session. A bar code and decal must be placed on your automobile to access the community through any community gate. You can register your vehicles at Resident Services in Palmetto Commons from 8 a.m.-4:30 p.m. Monday through Friday and 9 a.m.-12:30 p.m. the first Saturday of the month. Registrations will not be performed during inclement weather. You must bring: • Vehicle registration or proof of ownership with VIN; • Proof of insurance; • Valid driver’s license; • If you are registering your golf cart, you must also bring your proof of ownership and liability insurance. If you have trouble accessing gates even though you have a valid bar code, you can report it by emailing the details with your member ID (activity card number) to [email protected], or online by logging into www.SunCityHiltonHead.org and clicking on “Tools” then “Vehicles.” You can also request to remove a vehicle from this page. If you do not have a computer or Internet access at home, visit Palmetto Commons and ask for assistance using the computer kiosk. Gate names and locations: • Main Gate (main entrance on the south side of Hwy. 278) • Lake Somerset Gate (on Route 170 South and Del Webb Blvd.) • Sgt. William Jasper Gate (on William Pope Blvd.) • Riverbend Gate (on Route 170 main entrance to the Riverbend neighborhood) • Tidewatch Drive Gate (on Route 170 North, across from Riverbend entrance) • Argent Lakes Main Gate (main entrance to Sun City North off Hwy. 278) • Kingfisher Gate (near the Wendy’s on Grace Palmer Drive, at the intersection of Kingfisher Drive and Grace Palmer Drive) • Back Gate (near Bull Hill, southern-most entrance to Sun City, on Route 170 South and Sun City Boulevard) A friendly reminder about South Carolina Law: After you become a permanent resident in South Carolina, you have 45 days to register your vehicle and 90 days to change your driver’s license. See the Government and Utilities section for more information, location, phone number and hours of the South Carolina Department of Motor Vehicles (DMV). You must also register your golf cart with the DMV. Community Highlights Registering Your Vehicle ... 8 Parking and Traffic Rules Even though Sun City Hilton Head is a gated community, South Carolina traffic laws, including seatbelt laws and speed limits, still apply. Qualified security personnel monitor traffic and ticket violators. You could be fined for breaking community traffic rules. Your car must be parked in your driveway, garage or parking pad when not in use. Golf carts should always park in designated golf cart parking spots. If none are available, golf carts may park in designated motor vehicle parking spaces. Park to one side of the space to allow for tandem golf cart parking (see image at right). Do not park your car in spaces designated for golf carts. Only vehicles and golf carts with valid handicap parking identification displayed are allowed to park in designated handicap parking spaces. Parking is prohibited on streets where the speed limit is 35 mph. Vehicles may not be parked between 2 a.m. and sunrise on residential roads or streets adjacent to Community Association facilities, including the parking area adjacent to Lake Somerset. Unless you have an assigned storage space in the RV/Boat yard, your oversize vehicles (including all boats, RV’s, trailers and other vehicles that cannot fit in the resident’s garage) may be parked at the lower parking lot at the Okatie Creek Golf Club across from Ansley Place, space permitting, for up to 72 hours. You must get the appropriate parking pass at the Main Gate. Golf Cart Rules Golf cart drivers are subject to the same rules as motor vehicle drivers in Sun City. You must have a valid driver’s license to operate a golf cart. See the Community Rules for more information. Outside the Gates: South Carolina Golf Cart Law • Golf cart drivers can travel 4 miles from Sun City’s gates. • Golf carts are prohibited from being driven on highways that have posted speed limits of more than 35 mph. • Golf carts must have a state permit, which must be renewed every five years or when the permit holder’s address changes. There are many features on the “Tools” page that residents can use. See page 20 of this guide for more information about the website. A listing is available on www.SunCityHiltonHead.org, the Resident Directory, SunSations Magazine or in this guide. IN PERSON Contact your Neighborhood Representative or Alternate Representative with your question or to report a problem. He or she will be able to get you the resources you need or get you in touch with Association personnel. You can also visit or contact Resident Services in Palmetto Commons. Community Association staff will direct you to the appropriate resources. Community Highlights Communicating with the Community Association ... 10 Guest Rules Of course you’ll want your children, grandchildren and friends to visit you at your new home. However, there are some rules that apply to guests. A guest is a person who visits or stays overnight in Sun City. Guests can stay for up to 30 days in a consecutive six-month period. Children under the age of 19 may not be residents but can stay here as guests for up to 90 days in a calendar year. You are responsible for the conduct of all of your guests. Vehicle Gate Passes for Guests: You must call in a guest pass so your guests can enter the community. These passes may be obtained by calling the Main Gate (705-4035), Argent Lakes Main Gate (705-4688) or the Riverbend Gate (379-5528). Please provide your name, activity card number, the name of your guest and how long he or she will be staying. Vehicle guest passes are valid for up to 30 days. Guest IDs Guests must have a guest ID card to use many of the amenities here. Guests 16 years old and older can use the community facilities without adult supervision, but those 15 years old or younger must have an adult with them at all times. Guest ID cards are valid for two weeks (14 days) and can be renewed, if needed. You must obtain and renew your guest’s ID card in person at one of the facilities below: • Resident Services in Palmetto Commons • Hidden Cypress or Lakehouse Fitness Centers • Logo Building There is no charge for guest ID cards. However, there are guest fees for some amenities, such as the golf courses, tennis courts and fitness classes. The fitness and tennis facilities use a guest coupon system; see the fitness centers for more information. Guest fees for tennis and fitness facilities are waived for the Easter, Memorial Day, Fourth of July, Labor Day, Thanksgiving and Christmas holidays. The actual time frames for such waivers will be announced prior to the holiday. Guests are allowed to use the pools, but must have a guest ID with them. Guests 16-19 years old can use the pool but cannot supervise children. Those aged 4 through 15 may use the pools during children’s hours only with adult supervision. Lifestyle Amenities Outdoor Facilities I. GOLF COURSES Sun City Hilton Head golf courses are three of the best maintained courses in the Lowcountry. You can make a reservation at Okatie Creek, Hidden Cypress and Argent Lakes by using the Chelsea System (www.schhreservations.com) or by calling 705-6234. Same-day reservations are made by calling the pro shop of the course on which you wish to play. Golf memberships that offer substantial savings for the frequent golfer are available for residents; see the pro shops and Palmetto Commons for details. Many tournaments and tours are hosted during the year; check eNews Weekly for updates. There are also five golf-related Chartered Golf Clubs that hold tournaments, socials and other events. See the Chartered Club section of SunSations for more information. A Golfer’s Handbook is available at the pro shops. Argent Lakes Executive Golf Course 645-0507 7 a.m.–6 p.m. Sun City Hilton Head is home to the only executive golf course in the Lowcountry. The Argent Lakes Golf Course features the fun and length of an executive course maintained in the style of a championship course. Hidden Cypress Golf Course—Sun City’s Crown Jewel 705-4999 7 a.m.–6 p.m. At the Hidden Cypress Golf Course, golfers enjoy 6,946 yards of a unique golf challenge while appreciating the natural beauty of the Lowcountry. Since opening in 2000, its undulating greens and menacing collection areas have forced players to use their short-game imagination and foresight to negotiate their way around this challenging course. Okatie Creek Golf Course—Casual Fun 705-4653 7 a.m.–6 p.m. Golfers of all ages and skill levels enjoy Sun City’s first course and its lush surroundings. Five sets of tees along with some of the best greens in the Lowcountry allow all players to enjoy their round and choose an “attack or relax” style of play. II. NEW RIVER SPORTS PARK The New River Sports Park is located at the intersection of Sun City Boulevard and Red Dam Road. The area hosts several recreational facilities including the softball field, volleyball court, horseshoe court and Pickleball courts. See the Chartered Club and Resident Community Group directory for contact information about joining these clubs. SCHH Lifestyle Amenities Outdoor Facilities ... 13 Softball Field: Residents may use the field on a first-come first-serve basis as long as the Softball Club is not using the field. See the Chartered Club section of SunSations for information about the Sun City Softball Club. Pickleball Courts: There are four unlit courts here. Reservations are made online at www.SunCityHiltonHead.org or www.schhreservations.com or by calling the Logo Building at 705-4034. Equipment is available at the Logo Building. Additionally, eight lighted Pickleball courts are located adjacent to the Lakehouse. See the Chartered Club section of SunSations for information about the Sun City Pickleball Club. Volleyball Court: See the Chartered Club section of SunSations for information about the Volleyball Club and practice times. Horseshoes: See the Chartered Club section of SunSations for information about the Sun City Horseshoe Club. Additional facilities are located at Lake Somerset. III. TOWN SQUARE Located on Del Webb Boulevard and Sun City Boulevard, Town Square is also home to Pinckney Hall, Yemassee Crafts Center, Magnolia Hall and the Purrysburg Fitness Center; see the Indoor Amenities section for more information. Croquet Courts: Residents can make a reservation by calling the Logo Building in advance or on a first-come first-serve basis. “Swipe in” your activity card at the Logo Building prior to playing. Loaner equipment is available at the Logo Building’s monitor station. See the Chartered Club section of SunSations for information about the Sun City Croquet Club. Putting Green: Check in at the Logo Building prior to using the Putting Green. Equipment is also available at the Logo Building’s monitor station. Tennis Courts: Reservations are made through the Chelsea Reservation System online at www.SunCityHiltonHead.org or www.schhreservations.com, or by calling 705-6234. Refer to the “Sun City Tennis Facilities: Guidelines and Reservation Procedures” booklet for more tennis information. Additionally, there are two courts located adjacent to the Lakehouse. See the Chartered Club section of SunSations for information about the Sun City Tennis Association. Bocce Courts: Reservations for the Bocce courts are made by calling the Logo Building in advance, or on a first-come first-serve basis. Loaner equipment is available in the Logo Building. The Pavilion: A covered area with picnic tables, which can be enclosed for cool weather events, is used for many community functions. Used on a first-come first-serve basis. Call Lifestyle Services to reserve it for a function or for more information. SCHH Lifestyle Amenities Outdoor Facilities ... 14 Children’s Playground: Located behind the Purrysburg Fitness Center. The playground should only be used during daylight hours, and children should always be watched by an adult. IV. NATURE AND WALKING TRAILS The Nature Trail is located between Colonel Thomas Heyward Road and Sun City Boulevard. Parking near the Colonel Thomas Heyward Road entrance will accommodate cars, golf carts and bicycles; while the Sun City Boulevard entrance will accommodate parking for bicycles only. Bicycles, rollerblades, food, glass containers, smoking, golf carts and pets are all prohibited on the Nature Trail. Jogging and running is also prohibited. There are walking trails at Town Square and Lake Somerset. Bicycling, skating, rollerblading and pets are not allowed on these trails. POOLS Sun City Hilton Head has four outdoor pools for residents and their guests to enjoy. The outdoor pools, with the exception of the Lakehouse Outdoor Pool, are heated. Indoor Pools are located in the Purrysburg Fitness Center and Lakehouse Fitness Center. See the Indoor Amenities section for more information. OTHER OUTDOOR AMENITIES The Lakehouse: The newest Sun City facility opened in 2012 and features more tennis and lighted Pickleball courts, outdoor pool and spa, and a fire pit. Okatie Farms: There are community gardens on Sun City Boulevard. See the Chartered Club section of SunSations for information about the Okatie Farmers Club. Lake Somerset: A 19-acre lake located off of Del Webb Boulevard. It is open to all residents for picnicking and fishing. There is also a walking trail, Hummingbird and Butterfly Garden and horseshoe pits. Electric-powered and remote controlled sailboats and boats are permitted. See the Registered Community Group section of SunSations for information about the South Carolina Lowcountry Model Yacht Association. Swimming, wading, boats and/or rafts are not permitted in Lake Somerset or any other lagoon in Sun City. Dog Park: There is a fenced in area on Red Dam Road for an off-leash dog park. Dog owners must supervise their pets at all times. See the Community Rules for specific Dog Park Rules. See the Chartered Club section of SunSations for information about the Sun City Dog Lover’s Club. Mulching Center: Residents can use the Mulching Center, located on Red Dam Road next to the Golf Maintenance Yard, to dispose their yard debris and green waste. The center is open from 7 a.m.–7 p.m. every day. Access to the center is monitored by security cameras, and residents must use their activity cards to gain entrance. RV/Boat Parking Lot: Residents with boats, boat trailers, RVs and tow dollies are allowed to use the Boat/RV Storage Yard, located on Route 170, near the Okatie Maintenance Facility. See the Community Rules for specific RV/Boat lot rules. There are six RV campsites in the RV lot. These sites are full hook-up with 50amp and 30amp electric service, water and sewer. The campsites are for residents’ families and guests, as well as for potential sales customers. This facility is not a public campground. Fees do apply. To store a boat or RV or to reserve a campsite, please call 705-3433 and follow the prompts. See the Chartered Club section of SunSations for information about the Sun City RV/Boat Club. Riverbend Dock: The Riverbend dock is located in the Riverbend neighborhood, behind the Riverbend Lodge. Fishing and crabbing is permitted, but a saltwater recreational fishing license is required, in accordance with South Carolina law. Dock hours are posted. See the Chartered Club section of SunSations for information about Sun City’s Fishing and Hunting Club. Fishing in Lagoons: Fishing is permitted in all lagoons except in those adjoining private properties and on the golf course side of the lagoon. Some of the lagoons are stocked by the Community Association. Fish may not be moved from one lagoon to another. Residents do not need a fishing license to fish in the lagoons. SCHH Lifestyle Amenities Outdoor Facilities ... 16 Indoor Facilities I. MEETING SPACES AND SPECIAL USE FACILITIES Meeting rooms are available for meetings and social events. Pinckney Hall: Located in Town Square, this multi-purpose building is designed to serve the social and entertainment needs of residents. Besides meeting space, Pinckney Hall houses a ballroom, offices for Lifestyle Services, a Broadcast Studio, the Sun City Book Exchange and the Wall Street reading room. Hidden Cypress: Located on Hidden Cypress Lane, this facility includes meeting rooms, Jameson’s Charhouse, the Hidden Cypress Golf Shop and a fitness center. An outdoor pool and spa are adjacent to this building. Riverbend Lodge: Located on Tidewatch Drive in the Riverbend neighborhood, the Riverbend Lodge houses two meeting rooms and event space. The Riverbend Pool and spa is attached to the facility. Behind the lodge, a tree shaded lawn area with a grill leads to the community dock. The Lakehouse: Located on Sun City and Sgt. William Jasper boulevards. This state-of-the-art facility opened in May 2012 and features meeting spaces, a ballroom, fitness center, and indoor pool and spa, and outdoor tennis and Pickleball courts. Palmetto Commons: Located across the street from Town Square on Sun City Lane, Palmetto Commons houses most of the Community Association offices, including Resident Services, which prints activity cards, hands out guest ID cards, registers new residents and renters, and offers a coin-operated copy machine, fax services, a lost & found, a computer kiosk, a forms kiosk and an information desk for resident questions. Magnolia Hall: Located in Town Square, Magnolia Hall is a 550-seat, state-of-the-art auditorium and entertainment venue, which can be divided into two smaller meeting spaces. Movies, theater and dance productions, concerts and large meetings are all held here. Meeting and rehearsal space is also available. FITNESS CENTERS AND INDOOR POOLS Sun City Hilton Head has three fitness centers: Fitness Center and Indoor Pool Hours Purrysburg Fitness Center, located in Town Square; 6 a.m.–8 p.m. Monday through Friday 7 a.m.–7 p.m. Saturday Hidden Cypress Fitness Center, located in the Hidden 8 a.m.–6 p.m. Sunday Cypress building; and the Lakehouse Fitness Center, located in the Lakehouse. All fitness centers offer weight machines, cardiovascular equipment, exercise classes and personalized exercise programs offered by certified personal trainers. Purrysburg Indoor Pool: Located in the Purrysburg Fitness Center, this pool hosts the majority of water exercise classes in the community. Lakehouse Indoor Pool: Located at the Lakehouse. Logo Building: Located in Town Square, residents can check in here to use tennis, Bocce and croquet courts, or obtain guest cards and/or coupons, and loaner equipment. The Logo Building is open 7:15 a.m.–5 p.m. Monday through Saturday; and 7:45 a.m.–5 p.m. Sunday. IV. RESTAURANTS The Clubhouse at Okatie Creek 705-4005 Located at the golf course. YEMASSEE CRAFTS CENTER Located in Town Square, the Yemassee Crafts Center provides meeting rooms and specialized space for a wide range of clubs and groups including art studios, sewing, photography, computer, cards and games, billiards and table tennis rooms. Click “YES” or “NO” box to the right of each number under “List In The SCHH Resident Directory.” • Select the checkboxes under “Receive SCHHCA Emergency Alerts” to receive emergency information from the Community Association. • Once all your information has been updated and you have decided which numbers to be added to the SCHHCA Directory and SCHHCA Emergency Alerts, click “Update Information.” REGISTERING FOR EMERGENCY ALERT SYSTEM If there is an emergency situation, such as a hurricane evacuation or other disaster threatening the area, the Sun City Hilton Head Community Association will send out a mass phone call to all residents who are signed up for the resident emergency alert system. Accessing Information in SCHH Community Website and Electronic Communications ... 21 Electronic Newsletters Sun City Hilton Head publishes electronic newsletters weekly so residents can keep up with what is happening in the community. All residents must opt-in to get these electronic newsletters. eNews Weekly is sent on Thursdays and contains in-depth information about news, meetings, events, reminders and other need-to-know information from the Community Association and other community-wide events. eNews is also posted under the “Top News” section of the website, www.SunCityHiltonHead.org. The Week Ahead is sent every Monday and includes an overview of the upcoming week’s events and news. More newsletters tailored to residents’ specific interests will be coming in 2014. When necessary, the Community Association will send a News Flash to notify residents of amenity closures or other immediate information that needs to be communicated. Most articles are written by volunteer residents, known as the SunSations Team, who also proofread, photograph and plan upcoming issues. Other columns are written by directors in the Community Association to update residents on community news. Volunteer residents from each neighborhood deliver the magazine to every household each month. Each issue of SunSations includes feature articles, columns from staff and a Board member, volunteer-written columns, Sun City Happenings calendar, Sun City TV schedule, group exercise class schedule, and schedules, events and contact information for each Board Appointed Committee, neighborhood, chartered club and registered community group. The Sun City Marketplace is also delivered with each issue. This supplement provides residents with opportunities to save on purchases and services from local businesses. At times, special publications are also delivered along with SunSations. These supplements include: an annual Fee Schedule, a Hurricane Preparedness Guide, an Election Supplement, Satisfaction Survey and others as needed. SunSations is also available on www.SunCityHiltonHead.org. Subscriptions are available to residents who are away from their homes for three months or more. The Community Association, along with our printing partners Sun Printing, are using 11,625 pounds of recycled paper to print our magazines each month (that’s 139,500 pounds every year). The paper is produced through a partnership between the Community Association and Morris Publishing Group, the owners of Savannah Morning News and Bluffton Today. The publication has a mix of news and feature stories about Sun City along with Lowcountry, South Carolina and national news. The paper is delivered to all occupied homes on Wednesday mornings, and all unclaimed papers are picked up on Wednesday afternoon. Subscribers to the Savannah Morning News receive The Sun Today in their Wednesday edition of that paper. If you do not receive The Sun Today or if you want to suspend delivery, call the customer service number at (843) 805-0808. Extra copies of The Sun Today are available at Palmetto Commons, which is open from 8 a.m.-5 p.m. Monday through Friday, and 9 a.m.-1 p.m. the first Saturday of the month. Accessing Information in SCHH The Sun Today ... 25 Resident Directory When you registered with Resident Services at Palmetto Commons, you should have received a Resident Directory, a Sun City phone book that lists residents’ contact information. A new directory is distributed to residents’ homes each spring, and listings are also available on www.SunCityHiltonHead.org. The directory is for personal use by Sun City residents. It may not be used to solicit residents for any business or cause. The front pages of the Resident Directory contain more in-depth Sun City-specific information including: • Emergency phone numbers; • Community Association offices and amenity hours; • Del Webb customer service contact information; • Utilities contact information; • Gate Pass procedures; • Local elected government officials; • Sun City Hilton Head Community Association rules; • Magnolia Hall seating diagram; • Sun City Hilton Head maps. UPDATING YOUR LISTING FOR THE RESIDENT DIRECTORY AND ONLINE DIRECTORY • Login to www.SunCityHiltonHead.org, click on the “Tools” link followed by the “Personal Profile” icon. • There are two ways to become listed in the printed and online resident directories. The easiest way is to enter the listing yourself. To do so, click on the “List Yourself in the Resident Directory” link, fill out the forms and complete the following steps. Or, you may click “Simple Submission Form” to have the Communications and Technology Department add your submission. Note: By selecting the Simple Submission Form, just fill in your information and click the button “Submit Information for the Resident Directory.” The following steps may be skipped. • If you choose the “List Yourself ” feature, review your information as it will appear in the online and printed directories under the Resident Directory Preview. • If you wish to add someone from your household, click the member name from the list available at the right followed by the “refresh” button. The change will then become reflected within the preview. • Once your listing is complete, click the button “Submit Information for the Resident Directory.” Note: Changes can also be made by closing the preview, updating your information within your profile and then previewing the listing again. Volunteering & Getting Involved Volunteering & Getting Involved Volunteerism is the lifeblood of Sun City Hilton Head, and there are hundreds of opportunities inside our gates. There is a volunteer awards ceremony each spring to honor those who give back. I. INSIDE SUN CITY There are many ways to volunteer inside the gates, whether you want to participate in the performing arts, lead clubs or help your neighbors. All Chartered Clubs and Registered Community Groups are run by volunteers and governed by the Community Association. The Neighborhood Representative Council is comprised of Neighborhood and Alternate Representatives. This group meets once a month to discuss issues that affect residents. FAQs How to Access Association Services ... 52 Assessment Information Homeowners pay an annual assessment fee per lot that underwrites the operations of the community. A portion of that assessment goes into the Community Association’s reserve fund to pay for large projects and long-term maintenance. Twelve neighborhoods made up of villas and cottages pay an additional assessment. If you are in a managed neighborhood, your supplement declarations will outline what is included in the additional assessment. Annual fees are established each fall during the budgeting process and approved by the Board of Directors at the Annual Meeting of the membership each November. More information and details about assessments are in the Fee Schedule, which is delivered each year with the December or January SunSations.
