Canoa Reserve Overview
 Canoa Reserve is a 480 acre proposed Active Adult Community within the established Canoa Ranch Master
Plan. The community will have a senior living facility onsite and immediate access to Canoa Ranch’s
existing amenities, including an 18 hole golf course & club, resort hotel, and the Green Valley Recreation
Facility (Canoa West Center) which is located less than 1 mile away.
 The Property is conveniently situated to the Green Valley Hospital. A 50-bed acute care hospital.
 The Property is fully entitled with approvals authorizing 1,301 homes on 480 acres in Green Valley.
 Green Valley is Tucson’s premier active adult retirement area with over 25,000 residents, 8 golf courses and
14 Green Valley Recreation Facilities within 10 miles of the project.
 Canoa Reserve will have a 10 acre Assisted Living Facility, which will commence along with the
development of the first residential phase.

Canoa Reserve Block 5 East
Since inception, the Canoa Ranch Master Plan has delivered
over 800 finished homes and another 400 developed and
partially developed lots (excluding Canoa Reserve). Canoa
Reserve is a subdivision within Canoa Ranch. Pima County
approved the tentative plat in 2009 for 1,301 home sites.
Phase 1 in Canoa Reserve Block 5 contains sub-phases 1A,
1B, and 1C for a total of 211 paper lots. These sub-phases
can be purchased separately or together in bulk.

The site’s topography is comprised of ridges and arroyos. Canoa Reserve’s site plan calls for most of the home
sites to be positioned to capture expansive mountain and valley views. The initial phase of Canoa Reserve has been
intentionally designed to capture the feel of ridge top living.
The builders at Canoa Reserve will experience significant financial advantages given that the amenities for the
entire Canoa Ranch project are already in place and do not have to be duplicated for the new home owners.
Residents will enjoy nearly $20 million of existing recreation facilities across Green Valley. Fourteen of the
facilities are completed to date, each with a pool, gym, tennis courts, pickle ball courts, and numerous other
recreational improvements.
While amenities are rich, residents will have a low cost of access; currently, the monthly base HOA fee is $25 and
the Green Valley Recreation Facility fee is $35 for a combined monthly rate of $60 per home, which is
significantly less than competitive projects in Green Valley and Tucson.
Canoa Reserve will be serviced by existing utility and water providers:
 Water is assured and will be provided by Community Water District of Green Valley.
 Electric will be provided by Tucson Electric Power.
 Gas will be provided by South West Gas.

History of Canoa Ranch
In 1995, Fairfield acquired the 6,600-acre Canoa Ranch site from Pennzoil as a means to continue Green Valley’s
residential and commercial growth. Fairfield worked closely with the existing community and local and state
governmental agencies to obtain the zoning and approvals for the mixed-use Master Plan community which would
include a golf course, hotel, recreation facility, as well as retail and commercial amenities.
After nearly 20 years of planning and development, Fairfield now owns and operates the Wyndham Canoa Ranch
Resort, Canoa Ranch Golf Club and the Village Center in Canoa Ranch. With its continued commitment to provide
Canoa Ranch residents with the highest quality amenities, Fairfield donated 5 acres of land at the hub of Canoa
Ranch for the development of the Green Valley Recreation Facility. Fully constructed and complete, residents now
enjoy an indoor swimming pool, state of the art gym, basketball court, and 4 pickle ball courts, all located less than
a mile of Canoa Reserve.
In 2009, Fairfield saw through the completion of the Canoa Ranch interchange on I-19 and frontage road,
providing unparalleled visibility and access to the Canoa Ranch Master Plan.
In 2012, Fairfield sold over 20 acres of land to a hospital developer approximately 2 miles north of the Canoa
Ranch interchange on the east side of I-19. Construction of the hospital commenced in 2014 with completion
expected in early 2015.
The initial phase will be able to accommodate both an assisted living center development opportunity as well as for
sale residential home-sites.

Green Valley was first developed in the early 1960’s, but it was not
until the mid-1980 when the community grew to a population of
approximately 8,000 and household units of 4,375. The area has
consistently attracted new residents because of its moderate climate
and abundance of amenities. Every year, from January through
April, hundreds of visitors descend upon Green Valley from all
over the U.S. and Canada to escape the crowds and the cold climate
to enjoy the scenic Santa Cruz River Valley, encompassing the
Santa Rita Mountains and Madera Canyon.
Since 2010, the population has remained stable due to the recession, however, as conditions improve in the housing
markets across the country, the increased home values will facilitate target buyers’ ability to sell their primary
homes and buy into communities like Canoa Reserve. While Green Valley competes with other similar destinations
such as Phoenix, Scottsdale, and the California desert communities, Green Valley offers high quality homes and an
abundance of amenities at a competitive price point for active adults and retirees. Green Valley has been voted
among the top retirement communities by both “Where to Retire” and “New Choices for Retirement” magazines
numerous times. At 2,900 feet in elevation, Green Valley enjoys some of the finest year round weather in Arizona
with average annual temperatures of around 85 degrees in the day and 50 degrees at night. The amenities that
come with the Green Valley lifestyle abound including: hiking, biking, bird watching, shopping, and watching the
stars in one of the country’s best astronomy centers to name just a few.

The Canoa Ranch development will include nearly 2,500 homes when fully built out. Fairfield Homes began
delivering homes in Canoa Ranch in 2000 and approximately 800 homes have been delivered by Fairfield and
Meritage to date. In 2010, Meritage closed down their marketing efforts and ceased development of their remaining
paper lot inventory. As of this publication their lots remain off market.
Canoa Reserve’s 1,301 home sites, on 480 acres, will allow builders to continue the Canoa Ranch development
fitting of the style and needs reflective of today’s active adults. Canoa Reserve offers access to the existing golf
course and recreation facilities without any additional infrastructure costs.
Green Valley has historically sustained over 400 new home sales a year under normal market conditions. In the
1990’s and early 2000’s, the Green Valley submarket generated 400 to 450 home sales annually, nearly half sold
by Fairfield, and the other half sold by Dorn and Quail Creek. While the Green Valley market is still recovering,
Fairfield continues to remain competitive by adding amenities throughout this recession, the most important being
the recent addition of the community hospital east of Canoa Ranch (projected completion in 2014).
For all the amenities that the residents at Canoa Reserve will have access to, they will pay approximately
half of what other competitive master planned communities charge; the base HOA fees at Del Webb’s
Rancho Del Lago in Tucson and Robson’s Quail Creek in northeast Green Valley are approximately $125$160 per month, compared to only $60 per month at Canoa Reserve.

The Wyndham Canoa Ranch Resort is at the heart of
Canoa Ranch Village Center overlooking the lake at the
9th hole of the Canoa Ranch Golf Course and across the
street from the Grill on the Green restaurant at the Club
House. Future residents at Canoa Reserve will have all
the benefits of a fully staffed resort and hotel located less
than a mile of their new homes.
The Wyndham Canoa Ranch Resort is a full service operating hotel/condominium, which leases through a revenue
sharing arrangement with the owners of the condominium units.
The resort is open to the public and has become a popular destination for golf vacations, family reunions and
weddings. It includes 51 privately owned condominiums. Each unit has a hotel suite and a lock out standard hotel
room, providing for size and rental variations. The resort also features swimming pool and hot tub amenity
features.
The Wyndham Resort also features The Quality of Life Medical & Research Center (QLMC), which opened in
September of 2013. QLMC was founded in the late 1990s in Tucson, Arizona as a single-facility medical practice.
