Chicago, IL - Casual diners are
most likely to order foods they are
familiar with even when faced with
choices they perceive to be healthier, according to the results of a
recent survey by Chicago-based
Culinary Visions® Panel.
Over two hundred consumers
were asked to rate the healthfulness of four invisibly healthy
entrée menu concepts, and then
rate the likeliness that they would
order each concept.
The choices were based on real
recipes for healthy menu items that
could be easily prepared by casual dining establishments. The entrée choices
included familiar proteins as well as less
mainstream meats such as rabbit and
lamb. The entrée choices also included a
variety of cooking methods – some
widely popular such as grilled, others
emerging and considered on trend by
independent restaurateurs like braised.
All menu concepts were highly perceived by both men and women to be
healthy, yet the overwhelming choice by
both sexes was the dish with familiar
meat and vegetables – steak with salsa
verde and roasted squash. Almost half of
those surveyed said they would order
the steak entrée.
Only 16% said they would order the
rabbit ragu entrée. Braised baby lamb
shank came in second behind the steak
entrée with 20% saying they would
order it, and the seafood stew rounded
out the top three with 19% saying they
would likely or very likely order the dish.
“When they are dining out in casual
restaurants, American adults like
steak,” said Sharon Olson, Executive
Director. “We saw the likelihood of
ordering the steak entrée significantly
higher than the other menu concepts
and women were more likely to order it
than the men.”
The Culinary Visions Panel also
asked casual restaurant diners about
their preferences in the menu offerings at their favorite restaurant.
Forty-six percent said they would
not add any new entrées to their
favorite restaurant’s
menus. Interestingly,
of those respondents
who did offer menu
additions, 13% suggested steak and 13%
also suggested seafood
dishes. To accompany steak entrées,
diners mentioned potatoes, broccoli
and asparagus, while suggesting
potatoes and squash to go with
seafood menu items.
Twelve percent of respondents said
they would add chicken dishes to the
menus at their favorite restaurants.
Besides suggesting the standard roasted, fried and grilled chicken, diners also
mentioned chicken Marsala, chicken
Parmesan, baked chicken and even
Cornish hens. Accompaniments for
chicken included grilled vegetables,
string beans, various potato dishes, rice
dishes, couscous and bread stuffing.
Below are menu concepts developed by Culinary Visions for the survey:

Appell Pie
Your eyes on the street
SEPTEMBER 2012
Howard Appell
FLORIDA
I was having a conversation with a
salesperson of a service to restaurants and he said that I should write
my column about how restaurant
owners are missing the boat when it
comes to salesmen. He stated that
salespeople are disrespected, ignored
and all around not treated very well
by owners.
After spending most of my adult life
in the restaurant industry as a manufacturer, dealer, mfg. rep and now publishing I would have to agree with his
assessment of the way salespeople are
treated. Let’s look at why a salesperson,
even if you don’t buy from him or her,
should be treated with respect.
The salesperson is on the “street”
all day and they see things you would
never have the time to see because
you are running your own business,
which requires 24/7 attention.
Salespeople have a wealth of information about the industry and in most
cases are not shy about sharing the
information if they feel it will get them
more face time with you.
When I was a foodservice equipment
dealer I had lunch every week in our
showroom with a sales rep that I was not
buying from but we established a relationship and I found out lots of news
about my competition. Another sales
rep was responsible for my company
doing a great deal of business with his
company simply by giving us leads and
information that we turned into sales.
When a sales person visits you they
generally have valuable information
that they feel you should know about to
run your business more efficiently. Yes,
they are trying to make a sale, that’s
their job just like yours is to sell your
food items, but they can help you too.
Remember that the sales person is
visiting the restaurants down the street
from your location and has informa-

tion about new competition, new food
trends, new decor, new advances in
equipment and design features. They
are your eyes on the street. They know
who is busy and why they are doing
well. They also know in advance if your
neighbor is having trouble with his
staff, other suppliers and paying his
bills. It comes with the territory.
Why would you treat a valuable
asset to your business with distain?
You really should know about all the
products offered in the marketplace to
help you make the right decisions.
◆
Why would
you treat a valuable
asset to your business
with distain?
When I was in college one of my professors gave us the assignment to come
up with a solution to a problem. He
broke us up into groups and impressed
upon us that we should make suggestions to the group regardless of how silly
it sounded. The purpose was to listen
and use the smallest tidbit of information to come up with the solution.
When a salesperson says they can
save you money, they believe in their
products or services and want to help
you. Listen to their ideas as silly as you
may think they are and I guarantee you
will learn something new that may lead
to a great idea to grow your bottom line.
Treat the sales person as a valuable part
of your team and you will benefit in
many ways.

For Schmidt Design Studio, an interior design firm specializing in restaurants and bars, the challenge of creating the look and feel for Cask & Larder, a
new restaurant in Winter Park, was putting the owners'
unique imprint on a landmark space. "The old place was
a longtime tavern and was very dark," said Anna Schmidt,
CEO and principal interior designer of Schmidt Design
Studio. "We lightened the interior with a crisper, brighter
palette and surprising design elements. Patrons will go in
and say this isn't even the same place!" Cask & Larder, a
restaurant and craft brewery owned by husband and wife
team James and Julie Petrakis, is set to open in September
2012 at Orange and Fairbanks avenues, in Winter Park.

The Best Filtration Matters in your Operation
The benefits water treatment delivers to a foodservice operation affect the
success of your business every single day. It keeps your equipment running
smoothly and maximizes its efficiency. Water treatment improves the taste
of the foods and drinks you serve, and delivers consistent results every time.
Water treatment provides operators with the peace of mind that their water
is the best it can be. But when it comes to the important task of maintaining
and servicing filters and their replacement cartridges, operators unfortunately
have little time to think about it.

Menu Labeling Background
“The Patient Protection and
Affordable Care Act, signed into law in,
2010, includes a provision that creates a
national, uniform nutrition-disclosure
standard for foodservice establishments.
The law requires chain restaurants,
“similar retail food establishments”
(SRFEs), and vending machine operators with 20 or more locations to provide
nutritional information for all menu or
food items. Establishments with 20 or
more locations must post calories on
menus, menu boards and drive-thru
Bird Duncan
boards. Restaurants must also provide
additional nutrition information in writing upon request (i.e., a brochure).
Additional nutrition information
required includes: total calories, calories
from fat, total fat, saturated fat, cholesterol, trans fat, sodium, total carbohydrates, sugars, dietary fiber and protein.
The menu labeling laws were put
into place with a goal to reduce obesity rates. While menu labeling is a positive way to impact a restaurant's or
SRFE's local community, there are
other major benefits.
New Customers
With the dawn of the information
age, consumers are demanding more
information about products they
use. 78% of Americans would like to
have nutrition information available
for menu items.8 While there is a
high demand, research indicates that
the majority of these individuals do
not actually use or consider the
information provided to them.9 By
providing menu labeling and additional nutrition information, restaurants and SRFEs can satisfy consumer demand without the risk of
alarming customers.
Providing nutrition information may
also attract new customers. Because
menu labeling has not been widely
implemented into restaurants and
SRFEs, consumers are looking for establishments who provide accurate nutrition information.
Customer Loyalty
Customers who do use menu nutrition information are likely to be using
the information for a specific reason,
such as weight loss, specialized diet or to
identify food allergens. By providing
nutrition information to those who
need it, restaurants and SRFEs can gain
customer loyalty. Consumers also
appreciate companies who provide full
disclosure in regards to their product or
menu items.

Increased Menu Profit Margin
Customers expect to pay the same
amount for healthy items as unhealthy items. By decreasing the portion size, restaurants and SRFEs can
increase profit margin on healthy
menu items and reduce overall calories. Also, substituting fried side
items for low-fat options such as seasonal steamed vegetables can keep
profit margins high. This may require
recipe reformulation.
Customer Questions
Restaurants and SRFEs are seeing
an increase in questions from customers regarding nutrition and allergens. By providing this information

While obesity may have been the
main argument for implementing menu
labeling into chain restaurants, there are
other benefits that restaurants can reap
from incorporating menu labeling. The
first step to menu labeling is understanding the requirements, how to
implement, and other benefits. The following is an excerpt from the white
paper “Menu Labeling Regulations:

Schaumburg Specialties recently

Anodized SHOPCraft Racks. With six

The anodization process seals the

anodizing is the application of a dye

TODAY’S RESTAURANT
FLORIDA
Miami, FL - Chef Adrianne Calvo
is celebrating the 5th year anniversary
of her namesake restaurant, Chef
Adrianne’s vineyard restaurant and
wine bar.
For her 28 years she has had a striking career where she has been able to
blow away critics and judges winning
accolades like the Iron fork, being the
spokesperson for Panda Kitchen and
Bath, weekly spots on Univision, Clear
Channel radio, and NBC 6, Food
Network’s Chopped and her own show
in the works. Some may ask how all
these things have been accomplished
for someone so young, but once you
have tasted one of Chef Adrianne’s
dishes, you quickly learn that her passion is delivering “Maximum Flavor”
to her guests.
Filled with the love for food at a
young age, Adrianne focused her
efforts on her one true aspiration,
cooking. At age 28, Adrianne has
enjoyed her remarkable journey in
becoming a nationally acclaimed chef.
Coining the catch phrase, “Maximum
Flavor”, Adrianne has managed to
exceed to the “maximum” degree.
From graduating top of her class at
Johnson & Wales University, to now
owning and operating her own restaurant. Adrianne has influenced the culinary community as well as the way
people experience fine dining. Most
recently, Chef Adrianne Calvo’s restaurant and wine bar was featured in the
Miami New Times’ Best of Miami, and
Urbanspoon’s Miami “Top Rated
Restaurants” and “Most Popular”.
Chef Adrianne, a modern day gastronomic genius, has coined the catch
phrase “Maximum Flavor” and has
made it synonymous with her presence at high profile events like Dali
Miami, Artopia, Food Network’s South
Beach Food and Wine Festival,
International Fashion Week, Art Basel,
MOCA, and many more.
One of her favorite things to do is
return to basics – deconstruct it, and
put her own spin on it based on her
own inspirations. Intensive research
and creativity go hand in hand for the
trendsetting chef, as she focuses daily
on introducing new dishes by seasonal
availability of local produce from local
farmers markets. One example is the
all new Thai Dragon Fruit with grilled
Wild Shrimp and Toasted Peanuts; this
will be available until August or until
the crops of local Dragon Fruit run out.

hygiene standards, food poisoning and
allergic reactions can happen, and lawsuits often result. For restaurants offering “gluten-free” or “allergen-free” menu
items, the risk is even greater. This insurance covers restaurants for injuries or
damages caused by the food products
they sell.
◆
Specialty coverage
to address both
common and unique
needs of restaurants
are needed.
◆ Liquor Liability - Depending on
specific state laws, restaurants that serve
alcohol could be on the line for bodily
injury or property damage resulting
from furnishing a customer with alcohol, even if damage arises outside the
establishment. Liquor liability covers
the high costs associated with lawsuits
arising from such cases, including those
in which the restaurant inadvertently
serves underage persons.
◆ General Liability (Premises and
Operations) - From front of house to the
kitchen and deliveries in the back,
restaurants are hotbeds of activity. The
combination of high traffic, dim lighting and crowded walkways make slips
and falls commonplace, while there is
also an increased risk of less common
disasters such as fire. General liability
insurance protects food service operations against such bodily injury claims
as well as claims related to others’
damaged property. Business Owner’s
Policies, which include general liability,
may also cover equipment breakdown,
such as freezer or refrigerator failure,
food lost to spoilage, and loss or damage to covered property caused by
backed-up drains or sewers.
◆ Business Interruption - Many
restaurants and businesses have protection against property losses resulting
from fire or other damage, but the
income that is lost during the period of
downtime can be even more substantial
than the damage. Business interruption
protection ensures that this interruption
does not materially affect the owner’s
way of life.
◆ Workers’ Compensation - Food
service is a business with many ways for
employees to get hurt on the job, from
burns to knife cuts, strained backs, and
even injury from robbery. Workers’
comp covers employees’ medical
expenses and part of their lost wages if
they are hurt on the job or suffer a workrelated illness. If a restaurant or catering
business has employees, state laws may
require the business to purchase workers’ compensation insurance.

levels of sensitivity could have a
severe reaction, raising the potential
for lawsuits.
Thankfully, food service businesses
— including restaurants, catering businesses, and other food service providers
— can protect themselves against the
high cost of lawsuits by purchasing a
type of insurance known as “product liability and completed operations” coverage, which is available from insureon as
part of a special insurance package
designed for food service businesses.
This insurance not only covers lawsuits
related to gluten reactions, but also
those related to other food allergies,
food poisoning, or other injuries or
damages caused by the products a
restaurant or caterer sells.
“As with most insurance claims,
one small misstep can cost an owner
the restaurant that took a lifetime to
build,” said Ted Devine, chief executive officer of insureon. “Insurance is
not a luxury — even for the smallest of
restaurants. The new specialty insurance for restaurants will start restaurateurs out on the right foot to protecting their livelihood.”
Specialty coverage to address both
common and unique needs of restaurants are needed. It protects restaurant
owners from their most urgent insurance needs, such as:

Insurance, a growing trend toward
“gluten-free” menu items at America’s
restaurants and catered events is
increasing the demand for a special kind
of insurance designed to protect foodservice businesses against lawsuits arising from bad reactions to food products.
The “gluten-free” trend is helping
many establishments appeal to millions
of Americans who are seeking glutenfree options for a variety of reasons,
including gluten sensitivities (claimed
by up to 10 percent of Americans,
according to the National Institutes of
Health) and celiac disease (diagnosed in
about 1 percent of the U.S. population,
or 3 million people). While offering
more options for these customers
makes for good public relations, it also
opens the door to a new level of potential liability.
While any restaurant could face a
lawsuit arising from alleged food poisoning or food allergies, those promising “gluten-free” menu items are at
even greater risk of a lawsuit if a customer should choose these options
and still have a reaction. Because
there are currently no standards that
define exactly what constitutes
“gluten-free,” some restaurants may
be promoting a “gluten-free” product
that is prepared in the same area as
foods containing gluten, raising the
potential for cross-contamination.
While many people with sensitivities
may not have reactions to small
amounts of gluten, others with higher

Secrets to successful site selection for restaurant tenants
A good business in a poor location will become a poor business!
By Dale Willerton
FLORIDA
The Lease Coach
The number one reason for business
failure or poor performance is due to a
poor location. A poor location ultimately results from poor site selection. How
else can you explain that identical
restaurants from the same chain or franchise system will vary as much as 200%
in sales volumes? Of course, you will
need to factor in restaurant size, marketing budgets, management and so on;
however, these are all secondary to the
importance of location, in my opinion.
Essentially, there are three types of
restaurant models: profitable, breakeven and go-broke. A truly profitable
restaurant location will make money
and the business will appreciate in
value. A break-even location will pay the
owner a small salary and pay the rent
but not much more. The go-broke location that comes to my mind was a local
restaurant. This unfortunate tenant
remained opened for only three
months. Despite my warnings that this
was a go-broke location, the business
owners poured in $80,000 into their
restaurant setup and couldn’t pay their
rent by the second month of operation.
Don’t let this happen to you.
If you thought that site selection for
your restaurant was all about location –
location – location, you’re right … intellectually. However, when restaurant tenants are involved in the site selection
process, good old common sense often
goes out the window. Consider for a
moment that site selection is part science, part art, part research, part luck
and part timing.
In my book, Negotiate Your
Restaurant Lease or Renewal, I have
dedicated an entire chapter to site selection. Here are just a few of the most relevant factors for you to remember with
regard to effective site selection:
Location Within The Location: If
you are locating your restaurant within
an enclosed shopping centre or plaza,
ensure that your business is situated in
a prime location. The end of a quiet
corridor or on the second floor may not
be profitable.
Traffic Flow: When conducting
site selection for your restaurant,
consider both drive-by and pedestrian walk-by traffic.

Access: Can your restaurant be easily accessed? Customers driving by may
be nervous to turn left across a busy
roadway into your parking lot and will
go elsewhere.
Visibility: Is your restaurant conspicuous to passers-by? Look at sight lines
carefully. Are there any trees or other
buildings which will make viewing your
restaurant more difficult?
Parking: When negotiating for
parking, first establish the availability
and preferred locations. It’s harder to
negotiate for parking spots after they
have all been taken rather than when
there is a surplus of parking. Trust me,

parking is worth negotiating on – so
that you, your staff and your customers
have a place to park. Also, if you need
more stalls than are assigned to your
space, negotiate for them now.
Signage: Don’t forget to negotiate
your signage requirements. Most tenants neglect to do this and simply take
whatever the landlord offers. There are
two things to ask for in terms of signage:
a less expensive monthly charge or a
certain amount of free signage. Many
restaurant tenants pay rent for signage,
but forget to negotiate it entirely. If your
restaurant uses pull-away street signs or
sandwich boards, negotiate hard for this
now as most landlords have policies in
place regarding all signage criteria.
Anchor Tenants: These are the
largest major tenants of a property
Often, these will be department stores
and grocery chains for retail properties.
Confirm the stability of these anchor
tenants. Do they plan to renew their
lease? I well remember when neighbouring tenants at a local shopping
plaza near my home were caught completely unaware when Safeway, as the
anchor tenant, moved out. Safeway continued to pay the rent on vacated commercial space, thereby restricting any
direct competitor to move in. This
resulted in less traffic being drawn to the
property for other tenants.
Agent: Friend or Foe? Don’t assume
that a real estate agent working for a
landlord-paid commission will help you
find the best restaurant site.
Commission splitting among agents can
make your tenancy less valuable.
