Short introduction of the investment possibilities and opportunities in the city of Murska Sobota.
Murska Sobota
In the heart of North East Slovenia, on a wide plain covered with colourful, cultivated fields, flowerrich meadows and lazy watercourses, is the town of Murska Sobota. It is surrounded by the hills of
the Goričko Nature Park and thermal spas, strewn with forests, orchards and vineyards and traversed
by the idyllic river Mura. Murska Sobota is the regional centre where rich tradition and colourful
history meet modern town life and a lively cultural scene. A beautiful landscape provides both a
healthy environment and a great place to live.
Murska Sobota is the centre of the northernmost Slovenian municipality with the population of
twenty thousand people, linking the town of Murska Sobota with its neighbouring villages (Bakovci,
Černelavci, Krog, Kupšinci, Markišavci, Nemčavci, Polana, Pušča, Rakičan, Stahovci, Veščica). As a
town it was first mentioned in 1366. From the Middle Ages on it had been the centre of various
administrative and judicial functions. Its status of the centre of Pomurje, of the region which links the
Slovenian Pannonian space on both banks of the Mura River, i.e. the historical region of Prekmurje
on the left bank and the historical region of Styria and Prlekija on the right bank, has now days been
confirmed by courts, health care facilities, schools, cultural institutions, businesses, banks and
shopping malls.

Location
Murska Sobota is situated in the central part of the Prekmurje flatland, along the Ledava River. Due
to its abundance of water and easy access the town has always been very suitable for colonization.
The first road, running from Leibnitz, Austria, past Murska Sobota and towards Dolga vas, originates
from ancient Roman times. The medieval progress of town has been marked by the roads linking
German countries with Hungary. Nowadays the town is located on the important motorway route
Lisbon–Kiew. The town's first railway link was established in 1907 with Budapest, followed by a link
with Ljubljana in 1924. There are five European capital cities which are more or less equally distant
from Murska Sobota (Ljubljana, Slovenia; Vienna, Austria; Bratislava, Slovak Republik; Budapest,
Hungary; Zagreb, Croatia).

Slovenians are the majority ethnic group in the town of Murska Sobota. In the late 19th Century
there were strong Hungarian, Jewish and German ethnic communities in town and they were
instrumental in creating the cultural image of the developing town. The Roma ethnic community,
living predominantly in the neighbouring village of Pušča, the largest Roma settlement in Slovenia,
also represents an important share of the population of the area and Murska Sobota is the seat of
their organisation, the Roma Union of Slovenia. The town has always welcomed immigrants in that

Economy
In the time period of its last counts the town of Murska Sobota was a developing country town with
tradesmen and merchants coming to stay. In the late 18th Century a guild of button-makers was
organised in town; there were also two guilds of shoemakers and tailors which were active in the
entire territory, including Upper Lendava. From 1884 on there has been a printing house in town, the
tradition of which has been preserved up to the present time. A tradesman's slaughterhouse evolved
in 1922 into a meat-packing plant which eventually got to be the largest of its kind in the entire
country, with extensive export. Agricultural background has promoted the development of foodprocessing industry and agricultural cooperatives, e.g. Pomurske mlekarne, Mlinopek and the group
Panvita which has recently integrated quite a few of these systems. The year 1925 marks the
beginning of clothing industry in Murska Sobota; after 2nd World War two independent dressmaking
workshops were joined into the clothing factory Mura with a recognised trade-mark, which has
grown into the largest clothing factory in Central Europe; it clothes many a statesman and sportsman
who represent the country at various international competitions and championships. Building
industry is another important industry in town, with SGP Pomgrad taking the lead. As early as 1856
the first larger trading company was established in town in that today it is surrounded by shopping
malls on its edges. At the eastern access road to town the Northern Trading and Industrial Zone
(SOIC) has developed.
The Pomurje region achieved great results at the ‘European Cities and Regions of the Future
2012/2013’ ranking organized by FDI Magazine and FDI Intelligence.
Over the last ten years, the economy of Pomurje has experienced many changes on its path of
transforming itself from the once traditional to modern branches by using state-of-the-art
technologies, developing and leveraging the advantages of energy obtained from renewable sources
in an effort to preserve the environment, and producing premium quality products that generate
high added value on a global scale (PGZ, 2012).

In 2011, the companies located in Pomurje managed to significantly improve their business results.
They generated a total net profit and recorded a positive sub-balance sheet in other revenues and
expenditures. The companies were managing a large volume of assets and realized an increased
number of business operations. Also, Pomurje recorded growth in terms of revenue and net added
value, exceeding the Slovenian average by 3.6 percentage points and by 4.3 percentage points
respectively. The improved business performance of the region was mostly a results of operations
carried out in companies from the processing industry. But while large companies are the largest
contributors to the improved economic performance, small companies are the ones that generally
operate with the most stable results. In terms of efficiency, the region’s leaders are companies
operating in services (PGZ, 2012). The positive trend of export orientated Pomurje Economy
continued in 2012.
The wide spectrum of Pomurje Economy is reflected in region's own innovation and development,
HR background in respective industries, cooperation in development, global presence, technological
progress as well as information and communication technologies, all integrated in trends of
development and economy on a European and global scale. Over decades, companies managed to
survive as well as upgrade and (re)organise themselves for future challenges either due to their longstanding tradition and knowledge or their own bases of raw materials used in the production and
processing or in advanced construction (PGZ, 2012)
Sustainable production and processing as well as the utilisation of energy and geothermal sources
represent potentials for the future, which companies use in harmony with nature and its advantages,
while their services and products bring a relatively high added value both on the local and global
markets. The Pomurje milieu and its natural advantages offer the most favourable conditions for
natural development and progress. For a good fifty years, the diverse landscape and unique locale
have been shaping the Pomurje environment through thermo-mineral, wellness and spa tourism. The
tradition of exploiting the precious and refreshing mineral water reaches more than 150 years back
in history (PGZ, 2012).

Housing
In the first quarter of 2013, dwelling prices in Slovenia were on average 0.7% higher than in the
fourth quarter of 2012. However, the prices of different types of dwellings moved very differently.
At the moment new dwellings are more expensive. Compared to the previous quarter, in the first
quarter of 2013 the prices of newly built dwellings went up on average by 3.8%. However, the prices
of newly built flats moved differently than the prices of newly built family houses - newly built family
houses were 7.3% cheaper; in the previous quarter they were 6.0% more expensive. The rather large
volatility in price indices of newly built family houses thus continues. Despite the volatility, there is a
clear downward trend in the prices of newly built family houses. In the first quarter of 2013 the
lowest value since 2008, when the Statistical Office started to monitor these prices, was recorded.
After they fell by 8.4% in the last quarter of 2012, the prices of newly built flats increased again in the
first quarter of 2013, by 7.5%. Newly built flats thus regained a significant part of the value they had
before the decline in the last quarter of 2012. The return of the prices of newly built flats to a higher
level was expected, but the actual rise was surprising. The impact of the discount purchase of many
newly built flats, which was implemented by the Housing Fund of the Republic of Slovenia in the last
quarter of 2012 and which probably had an impact on lower prices, obviously did not transfer to the
market in the first quarter of 2013.
Prices of existing flats and family houses are slightly down compared to the previous quarter, in the
first quarter of 2013 the prices of existing dwellings in Slovenia decreased on average by 0.7%. The
prices of existing family houses decreased for the third consecutive quarter, this time by 4.8%. They
have thus reached the lowest value since peak prices in 2007 and are now at the level of the last
quarter of 2006.
The number of transactions of existing dwellings was slightly lower than the quarterly average of
2012. Also the total number of transactions of new and existing dwellings declined again in the first
quarter of 2013 and it was the lowest after the most crisis-stricken first half of 2009.

Current project to invest in
Geothermal sources
Growing energy demand, restricted reserves of fossil fuels and efforts to reduce greenhouse gases
emissions, thus contributing to the mitigation of climate change effects made clear that within 20-30
years a significantly growing proportion of energy has to come from renewables. The integrated
climate and energy policy of the EU _COM (2006)848_ aims to reduce energy consumption and
greenhouse gases emissions by 20 % and increase the proportion of renewable by 20 % by 2020. This
ambitious goal is manifested in the 2009/28/EC Directive on the promotion of the use of energy from
renewable sources, on the basis of which each country prepared its national renewable energy action
plan where they defined the target numbers. In these strategies both Slovenia and Hungary aim at 33.5 times increase of geothermal heat production from 2010 to 2020, whichis mostly based on the
promising geothermal potential of the Pannonian basin (Nádor and others, 2012).
Acquisition of geothermal energy from deep geothermal sources is the most complex method of
exploitation of any renewable energy sources because it requires highly phasic, multi-disciplinary
approach across a wide spectrum of professions, such as technical, economic, juridical and
environmental. The most important elements and their interdependence, interlacing, which
influence to the project for the exploitation of geothermal resources and it can be successful, it
would therefore be technically feasible, economical, legal, as well as to satisfy strict environmental
standards(Vratarič, 2011).
Currently there is one project in progress - Tourist Centre Fazanerija (TCF) – energy part.
The aim of the project:
 Revitalizing of Existing SOB1 well and the heating system;
 Construction of reinjection well SOB4, which will solve the problem of waste geothermal
water run-off into the stream Ledava and contribute to the preservation of the Pannonian
thermal pool;
 The improvement of the natural habitat of the stream Ledava;
 Construction of a new exploration well SOB3 to investigate an area of up to 1500 m, and give
an answer for further development opportunities of the Fazanerija area in terms of
geothermal energy;
 Construction of a visitor center, which will offer visitors an insight into the functioning of the
TCF energy system and note measurements and research, which will be held at SOB3 well;
 Development of green and sustainable tourism products the City of M. Sobota;
 Contributing to the reduction of greenhouse gases;
 Contribute to a healthier environment and quality of life for residents and travelers.
 Promoting active leisure whatever the time of year;
 Encourage the integration of regional tourism products and to strengthen cooperation with
local tourist operators.
TCF energy system will be connected on comprehensive district heating in the city of Murska SobotaComprehensive district heating will not just be heated with geothermal energy, but with other
energy sources as well. Cogeneration is planned as well - cogeneration of electricity and heat from
the geothermal energy and other sources as biomass, gas and solar. Two exploration methods for
SOB3 well are in discussion - technique of hydraulic fracture or so called Hot-Dry-Rock system of
exploitation or hot water exploitation as in the case of SOB1 well.
