LOCATION: This fine small ranch is located on little-traveled private easement road
“Gipson Road,” about one mile off pavement, on the south banks of the Pedernales
River NW of Johnson City (services, supplies, restaurants, schools). The area is
comprised of similar sized and larger parcels, with no small tract subdivisions in the
immediate area, offering seclusion yet easy access to US Hwy. 290.
The location is about 50 miles west of Austin (international airport, major healthcare,
universities, box stores), 25 miles east of Fredericksburg (hospital, wine mecca, top
cuisine, high end retail, jet airport) and 60 miles north of San Antonio, the nation’s 7 th
largest city. The site is central to all things Texas Hill Country, yet no municipalities are

WATER: The clear-flowing Pedernales River forms the northern boundary of the
ranch for almost 700’. The rock-bottom frontage consists of riffles, shallow holes and
minor falls, and is extra kid-safe while still offering floating, wading and fly fishing. A
scenic limestone bluff serves as the backdrop on the opposite shore.
River access on this parcel is excellent. One can drive close to the water, and
access along the entire frontage is easily accessed on foot, unlike much of the river in
this area that is blocked off by impassable cliffs and bluffs. Also, there are potential
homesites on site within earshot/view of the water, out of the flood plain, easily driven
to by car.
A 10 gpm water well with electric submersible pump is located at the cabin, and annual
rainfall at this location is 33.99 inches. For further information on area groundwater,

LAND: The site is somewhat long (almost 1 mile) and narrow (200+ yards), but don’t
let the maps deceive you. Once on site, one can never see from fence to fence due to
trees and brush, and the long drive to the river shows off diversity not often found on
parcels in this size range. It falls from level oak savannah at 1,390’ to limestone
outcrop “breaks” down to the cedar-forested river plain at 1,157’, with excellent views
had about halfway to the river, of the surrounding Hill Country.
Tree cover is uniform, with much cedar removed, and many healthy oaks, elm and
shrubs provide excellent cover for wildlife, and the length allows for more hunters
than usual on tracts this size. Whitetail and turkey populations are outstanding, with
axis deer known to inhabit the area as well.

Soils are mostly rocky, but not exclusively, and there appears to be areas that may be
suitable for horses. Animal stocking rates in this area are usually about 1 per 25
acres, and native tall grasses and turfs are present in average condition on this site.
IMPROVEMENTS: A clean, small cabin of 1BR/1BA is at the entrance to the property,
and is served by a water well with an electric submersible pump. The property is
fenced on 3 sides, and a good all weather road winds all the way to the river.
Hunting blinds and feeders convey, as do basic furnishings in the cabin, at Seller’s sole
discretion.
SUMMARY: Parcels of this size, in this area, on the Pedernales River, are highly-prized
by those seeking privacy, hunting opportunities and water recreation, in an affordable
financial package and manageable size. PR 94 represents an excellent opportunity in

FINANCIAL/TITLE: Listing price is $1,500,000, and Sellers will provide basic title
insurance and survey. Mineral interest is negotiable, and title appears to be clean other
than an access easement on the south boundary to neighbors to the west. The
property lies in the Johnson City ISD, and 2014 ag-exempt taxes were $114.32. A
grazing lease is presently in place with a neighbor which can be terminated upon a sale
if desired.

B
efore working with a real estate broker, you should
know that the duties of a broker depend on whom
the broker represents. If you are a prospective
seller or landlord (owner) or a prospective buyer or
tenant (buyer), you should know that the broker who lists
the property for sale or lease is the owner’s agent. A
broker who acts as a subagent represents the owner in
cooperation with the listing broker. A broker who acts as
a buyer’s agent represents the buyer. A broker may act as
an intermediary between the parties if the parties
consent in writing. A broker can assist you in locating a
property, preparing a contract or lease, or obtaining
financing without representing you. A broker is obligated
by law to treat you honestly.
IF THE BROKER REPRESENTS THE OWNER:
The broker becomes the owner’s agent by entering into an
agreement with the owner, usually through a written listing agreement, or by agreeing to act as a subagent by
accepting an offer of subagency from the listing broker. A
subagent may work in a different real estate office. A
listing broker or subagent can assist the buyer but does
not represent the buyer and must place the interests of
the owner first. The buyer should not tell the owner’s
agent anything the buyer would not want the owner to
know because an owner’s agent must disclose to the
owner any material information known to the agent.
IF THE BROKER REPRESENTS THE BUYER:
The broker becomes the buyer’s agent by entering into an
agreement to represent the buyer, usually through a
written buyer representation agreement. A buyer’s agent
can assist the owner but does not represent the owner
and must place the interests of the buyer first. The owner
should not tell a buyer’s agent anything the owner would
not want the buyer to know because a buyer’s agent must
disclose to the buyer any material information known to the
agent.
IF THE BROKER ACTS AS AN INTERMEDIARY:
A broker may act as an intermediary between the parties
if the broker complies with The Texas Real Estate License
Act. The broker must obtain the written consent of each
party to the transaction to act as an intermediary. The
written consent must state who will pay the broker and, in
conspicuous bold or underlined print, set forth the broker’s
obligations as an intermediary. The broker is required to
treat each party honestly and fairly and to comply with
The Texas Real Estate License Act. A broker who acts
as an intermediary in a transaction:
(1) shall treat all parties honestly;
(2) may not disclose that the owner will accept a
price less than the asking price unless authorized in
writing to do so by the owner;
(3) may not disclose that the buyer will pay a price
greater than the price submitted in a written offer
unless authorized in writing to do so by the buyer; and
(4) may not disclose any confidential information or
any information that a party specifically instructs the
broker in writing not to disclose unless authorized in
writing to disclose the information or required to do so
by The Texas Real Estate License Act or a court
order or if the information materially relates to the
condition of the property.
With the parties’ consent, a broker acting as an
intermediary between the parties may appoint a person who
is licensed under The Texas Real Estate License Act
and associated with the broker to communicate with and
carry out instructions of one party and another person who
is licensed under that Act and associated with the broker
to communicate with and carry out instructions of the
other party.
If you choose to have a broker represent you,
you should enter into a written agreement with the broker
that clearly establishes the broker’s obligations and your
obligations. The agreement should state how and by
whom the broker will be paid. You have the right to
choose the type of representation, if any, you wish to
receive. Your payment of a fee to a broker does not
necessarily establish that the broker represents you. If you
have any questions regarding the duties and
responsibilities of the broker, you should resolve those
questions before proceeding.
