Of course the key trend I see most of is outdoor

LAUNCH OF THE
LANES AT 101 ERSKINE
FROM TRIDEL AND BEAUX PROPERTIES
Y
onge and Eglinton has long been considered
to be among Toronto’s best neighbourhoods.
With its tree lined streets, bucolic parks and
charming single family houses, home buyers
have for decades targeted the surrounding residential
streets- like Erskine Avenue- as the place to live.
Understanding that Yonge and Eglinton remains a
highly desirable residential neighbourhood, savvy developers like Tridel have recently introduced condominium
living to the area, creating some of the city’s most successful new developments and iconic towers.
And while buyers in condominium communities
like The Republic and 101 Erskine realize that the residential appeal of Yonge and Eglinton can be found beyond its single family homes, some buyers attracted to
the neighbourhood are still looking for what real estate
insiders call a ‘ground related experience’.
“These buyers want a small garden, and the intimacy
and energy a street level home provides, all within the
Yonge and Eglinton neighbourhood,” says Tridel’s Senior
Vice President of Sales and Marketing, Jim Ritchie. “But
they are still excited by the amenities and conveniences
of a condo lifestyle.”
Recognizing this segment of the market, Tridel and
its partners at Beaux Properties were determined to deliver to Yonge and Eglinton the condominium lifestyle…
at ground level.
The result is a limited collection of one and two storey Garden Suites and Townhomes, called The Lanes at
101 Erskine. This limited
release of architecturally sophisticated Garden
Suites and Townhome
residences enjoy exclusive access from a private
laneway, private landscaped patios and a range
of layouts, from approximately 1,205 square feet
to 2,354 square feet,
starting from $695,000
to $1.95 million.
“The Lanes will
appeal to residents who

long for the feel of a traditional family home, with the
comforts and features of a condominium community,”
says Jim Ritchie. “Those living in a Garden Suite or
Townhome will be able to enjoy the feeling of living at
street level while enjoying the same amazing amenities
available to the residents of 101 Erskine.”
Both the Garden Suites and the Townhomes
will feature elegant, open floor plans with floor to
ceiling windows, and extra high ceilings. Exquisite
designer kitchens feature European Liebherr and
AEG energy efficient premium appliances, granite or
quartz countertops and backsplash, and stainless steel
undermount sinks. The residences will also boast spainspired bathrooms with signature cabinetry, choice
of quartz or marble vanity top, and choice of marble,
granite or porcelain tiles.
“Despite the amazing litany of fantastic indoor
and outdoor amenities, we know that the biggest
appeal for those living at 101 Erskine is its Yonge and
Eglinton location,” says Jim Ritchie, pointing to the area’s
abundance of restaurants and cafes, brand name retailers
and independent boutiques, grocery stores, movie
theatres, and unmatched transit access. “Just steps from
the existing Yonge subway line and the future Eglinton
Crosstown LRT, getting anywhere in the GTA- and back
home again- couldn’t be more convenient,” he adds.
With an unsurpassed location, great design,
unparalleled amenities and a chance to get into condo
lifestyle from the ground up, The Lanes at 101 Erskine
are continuing Yonge and
Eglinton’s reputation as
the place to live.

n some areas of the city, dining out
means slipping on a hoodie and trainers,
but Yorkville entails a sharper comportment – Louboutin leopard-print calf-hair
espadrilles for her, buttery Italian brogues for
him. Few addresses in Toronto evoke such instant
cachet as the dense tract of land bordered by
Davenport Road to the north, Yonge Street to the
east, Bloor Street to the south and Avenue Road
to the west.
That said, Yorkville has more than just a fancyschmancy side. J.P. Rasminsky, an investment

two years ago. “I love my place. The location is
amazing,” he says of his one-bedroom unit with
west-facing balcony, where Rasminsky opens the
day with his laptop and coffee. At night, he likes the option of being able to dine
upscale in the ’hood (Amber, Four Seasons, One), but prefers the vicinity’s hoi
polloi haunts (The Oxley Public House, Remys, Dimmi Bar & Trattoria, Trattoria
Nervosa and — a favourite — Carens Wine and Cheese Bar for its casually cool
outdoor patio and bistro menu).
“Everything you need is minutes away,” Rasminsky continues. “You’re at the
intersection of two major subways. If I want a grocery store, there’s Whole Foods or
Pusateri’s. And the area is saturated with coffee shops.”
But, it’s the fact that he can go car-less that has proven really convenient.
This past winter, while everyone was cursing Mother Nature, Rasminsky’s work
commute involved a quick dash across the street, often without a jacket over his
suit. “I didn’t have to worry about trudging through the snow. I just ran into
the Manulife Centre and I was underground the rest of the day,” he says of

Andrew Barnicke is also a proponent of Yorkville. The partner of
Camrost-Felcorp’s 40-storey Yorkville Plaza II: Cumberland Tower
(designed by WZMH Architects) has a business interest in the area and
is himself a local. “I call Yorkville ‘our mid-town New York,’...
the Path system. “I can
get all the way to Union
Station without ever
going outside.” He pauses
with a comedian’s timing: “but it is bad for your
Vitamin D count.”

Yorkville Plaza II: Cumberland Tower
(designed by WZMH
Architects) has a business interest in the area
and is himself a local. “I call Yorkville ‘our mid-town
New York,’ where you have a good combination of the
residential and cultural,” Barnicke says. He lists the
proximity of the dynamic Libeskind-designed ROM
and the Gardiner Museum by way of examples. “It’s a
location everybody in Canada and many people in the
world know because whenever they visit Toronto they
likely spend time here, having drinks or dinner at the
Four Seasons.”
As for demographics, Yorkville isn’t restricted
to bejewelled ladies toting their mini poodles to
lunch. Barnicke says his project is attracting a wide
mix. “We’re seeing domestic and overseas parents
who have kids at U of T and they want them to live
close (to school) in a safe area. You’ve also got people
who live or work in New York City and want a pied-àterre in Toronto. We also have empty nesters who have
a place in cottage country or Florida and want a good
size one- or two-bedroom for the shoulder seasons,
and of course investors who see the long-term value in
this location.”
In answer to the naysayers who would call Yorkville
an urban jungle, Barnicke cites Ramsden Park — a lovely
stretch of green that runs north of Pears Avenue, between
Avenue Road and Yonge Street. The park offers tennis
courts, skating rinks in winter, a kids’ wading pool and
an off-leash dog park. Additionally, there’s the modern
Yorkville Park, punctuated by The Rock, a 650-tonne
chunk of the Canadian Shield where visitors often perch
to snap selfies. Bistro tables are also set up nearby for
people-watching and ice-cream eating.
Rasminsky himself is a nature lover who praises
Yorkville’s greenery. “My condo is 10 minutes to U of T’s
Philosopher’s Walk,” he say of the leafy footpath located
in the St. George campus, where architectural aficionados
can also get their daily fix of 19th-century eye candy.
“The Annex is close and Rosedale ravine isn’t far, either. I
cycle there on weekends.”
Whether sporty on Saturday afternoons or snazzy
on Saturday nights, Yorkville, as most would agree,
epitomizes the good life. And you can’t argue for aspiring
to that.

THE ACADEMY
CONDOMINIUMS
NEW DEVELOPMENT TO
HELP SATISFY URGENT
HOUSING DEMAND
LEMINE INVESTMENT GROUP & DEVRON DEVELOPMENTS
W
hen Lemine Investment Group and
Devron Developments introduce
“The Academy Condominiums by
the University” at Morningside and
Ellesmere, they will help to satisfy the urgent demand
for new housing options in this growing and evolving
area. The University of Toronto Scarborough Campus
(UTSC) is attracting widespread media attention, as the
$248 million Toronto Pan Am Sports Centre (formerly
the Aquatic Centre and Field House) at Morningside
and Military Trail will open this fall to
students and the public, and will be used
for the Pan Am/ Para Pan American
Games next summer. This facility is
the largest investment in Canadian
amateur sport, and serves as a solid
anchor for the area revitalization
taking place.
The Academy Condominiums will offer much needed and value-packed suites
for those who wish to live
close to the University
and the other neighbourhood amenities such as
grocery stores, big-box
shopping, Morningside
National Park and Rouge
Valley Centenary Hospital. The Academy will
also appeal to investors,
who can be confident of
finding tenants in light of

UTSC. Enrolment is approaching 12,000 and is expected
to increase by 5,000 during the next two decades, yet the
onsite student residence includes just 765 beds, which are
available only to first-year students.
In addition to the demand for additional housing
being strong, so too, is the appeal of UTSC. It is the only
U of T campus that offers a co-op program and wellrespected business program. As part of the campus
expansion, a massive instructional centre opened in 2011
to house the Management, Computer and Mathematical
Sciences programs. The Co-op program, lecture halls
and restaurants; and a $65 million Environmental
Science and Chemistry building is under construction to
be completed in 2015. As a result, UTSC is attracting a
substantial number of international students who need
close, quiet and clean accommodations. With tuitions
of $40,000+ per year, these students desire apartments
within the “golden triangle” of Ellesmere/Military Trail/
Conlins Avenue. As it is now, many students commute
from other locations across the Greater Toronto Area.
Recognizing this dilemma, Lemine and Devron
selected a strategic property only minutes from UTSC
for The Academy. The building will rise to 26 storeys
and include 339 suites – an ideal scenario for students,
staff and faculty members at UTSC, as well as staff at
Centenary Hospital. Taking yet another a proactive
role in the area’s revitalization, Lemine is collaborating
with the UTSC Co-op office to employ students who are
working through their educational programs.
The Academy by the University is a major step in
fulfilling the energetic vision for this thriving area.
Prices start from $188,800. For more information, register

reinventing
the real estate
industry
If you spend time in the west end of
Toronto, you’ve probably spotted the blue
origami elephant on signs, in parks, and
in your social media feeds. What you may
not know however, is what it represents.
Blue Elephant Group is a fresh and
modern real estate team working out of
Right At Home Realty. Founded by Mark
Wadden and Blair Johnson, the brand puts
a focus on providing unforgettable real
estate experiences (after all, an elephant
never forgets!).
We work in an industry that is dominated by a
few powerful and well-established companies, but
that doesn’t scare us in the least bit. The room for
improvement in real estate is immense, and the size
and age of a company has no bearing on its ability to
innovate – in fact, often times it hinders it.
We don’t want to spend too much time explaining
what makes us different, because we believe in constant innovation. The way that we do things today
is not how we’ll be doing things a month from now.
What is important to note is how our culture and our
team benefit our clients.
Each and every one of us eat, breathe, and sleep
our brand, and we care deeply about leaving a mark
on the industry. The people that benefit most from
this are our clients. Buying or selling a home is one of
the most important decisions you make in your life,
and at Blue Elephant Group we ensure that experience
is unforgettable.
The distinction is very important. Our agents
often pair together to work with clients because
it’s the only way that we can add more hours
to a day. This dynamic gives our clients more
attention, and allows us to be accessible 24/7.
We believe in continuous education.
Education is the key to a smooth real estate
transaction. For example, we offer a buyer’s
guide which is an incredible resource for our
clients. It both educates on the buying process
and connects them with the people they need
along the way.
Our friends are your friends.
When we got into this business the first thing
that we did was align ourselves with partners
who treat our clients as well as we do. We
have put together a database of lawyers,
mortgage agents, contractors, movers, home
designers and more. When we say we are a
full service company, we mean it.

What are some solutions for condo dwellers looking to garden – from plants
to vegetables (herbs, tomatoes etc.)?
(Judy Shirriff, Category Business Manager, Live Goods, Gardening and Outdoor Tools, at
Canadian Tire)
At Canadian Tire we carry a range of gardening products and plants that are perfect
for enjoying summer on a balcony, terrace or courtyard; especially furnishings, storage,
tools and containers all designed for small space use. Here are some tricks for dealing
with smaller space gardening:
• Leverage your CUBIC footage – plant vertically for lots of impact in a small footprint. Vines or
columnar plants are great for creating privacy or blocking an unsightly view. Hanging baskets
add colour at eye level and can be enjoyed from inside the home. A big trend these days is to mix
ornamentals and edibles. Don’t be afraid to plant things together – herbs and lettuces can be tucked in
with annuals, perennials or shrubs. Hanging baskets can be filled with annuals or strawberries.
• There are fabulous small scale vegetables – look for varieties that promise good production
on smaller plants. And consider vegetables that allow harvesting a bit at a time –lettuces, cherry
tomatoes, small peppers, Patio Snacker cucumbers, small zucchinis, and peas. Most veggies need
good sun (5-6 hours a day). Some will survive with less but will give a smaller yield and some herbs,
lettuces and chards do quite well with less light.
• There are containers in every size, style, and material (think light weight for balconies!) for
any kind of gardening. Always make sure they have drainage, and always use a quality
container mix, not soil from the garden. And be ready to feed through the season.
• Make your watering as easy as possible (especially on a balcony – you’ll
need it). If you have an outdoor tap, use a hose that recoils; if not get a large
watering can. If you have an opportunity to collect water from a downspout there
are fabulous small scale and decorative rain barrels.

• We also have a great Char-Broil Electric Bistro Infrared BBQ/Grill–
perfect when you don’t have the option of propane or natural gas –
just plug it into an outlet and you are ready to go.

LES BEAUX ARTS
SINGER, SONGWRITER
AND ACTRESS
fefe
dobson
t has been said that when the
stars align, magical things
happen for those who take the
time to enjoy such wonders.
For singer, songwriter and
actress Fefe Dobson this couldn’t
be more fitting. With her third
studio album complete, Dobson is
prepared to leave a musical legacy
and make her mark as one of the
premiere voices in pop/rock music.
Following the success of her
sophomore studio album Joy
released in 2010 (21 Music), Dobson
earned two Canadian certified
platinum singles with “Ghost” and
“Stuttering” and a gold single for
“Can’t Breathe,” a collaboration with
legendary music producer Bob Ezrin
(KISS, Pink Floyd) and recording
artist Orianthi.
During this celebration of joy
in her life, Dobson reconciled with
her biological father who had been
absent for the majority of her adult
life. This was the beginning of
Dobson’s transformation towards
understanding who she was as a woman and who she
would like to be as an artist. The album debuted to
critical acclaim and also won several awards including a
Canadian Radio Music Award and a Much Music Video
Award voted on by her loyal fans. The joyful spirit carried
into all facets of Dobson’s life and helped her break down
barriers within the music industry as a Canadian, female
musician of a mixed background. Rather than conforming
to a specific look, sound or genre Dobson has successfully
carved a new lane for herself, while empowering other
female artists along the way.
In the Winter of 2011 Dobson joined the cast of an
independent film titled Home Again, in the supporting
role of Cherry C., a character of Jamaican descent. The
role allowed her to learn more about her family’s roots
and further explore where her legacy began. This feature
film acting role earned her a nomination at the 2012
Canadian Screen Award for Performance by an Actress
in a Supporting Role and debuted at TIFF in 2012 to great
reviews.
With a new perspective and refined direction,
Dobson began the recording process for her third studio
album Firebird. The first single, Legacy, reflects a fun,
light-hearted, pop-focused side of
Dobson, professing “If I die tonight,
at least I left a legacy.” Produced by
Sham & Motesart, the album’s lead
single offers a “stadium feel” with
a strong focus on instrumentation
and orchestration. The single is
both playful and aggressive, a
trademark of her signature sound.
Having a career spanning over 10
years, Dobson is able to successfully
reinvent herself with each new
musical adventure and maintains
her youthfulness and relevancy.
Legacy was featured on the season
premiere episode MuchMusic’s hit
teen series Degrassi where she also
guest starred as herself.
This free-spirited singersongwriter has quite the catalogue
of music under her belt including
songs she has penned for Miley
Cyrus and Jordin Sparks. Despite
her musical influences from the
60’s and 70’s, Dobson has a knack
for writing catchy pop hits for
today’s generation including Selena
Gomez & The Scene’s hit single “Round and Round”.
The new album Firebird is a collection of powerful
rock anthems, held together by pop melodies and
heartfelt and poetic narratives. Dobson co-penned many
of the tracks on the album, pouring her experiences and
heart into her songwriting during the recording process.
“It’s that album, for me, that I’ve been waiting to make”
says Dobson, “and now have finally got the chance and
the freedom to do”.
Determined to leave an imprint on the surface of
music history, Dobson has enlisted the help of some of
the industry’s biggest names including Sham & Motesart
(Melanie Fiona, Nelly Furtado), Dallas Austin (Carly Rae
Jepsen, Pink), Cook Classics (Miguel) while co-writers for
the album include Claude Kelly (Jessie J, Kelly Clarkson)
and Lil Eddie (K’Naan, JoJo). A more refined and mature
sounding album, Dobson dives deeper into her emotional
transformation from a girl to a woman while revealing
her true self. This album is poised to transcend time with
love songs that appeal to the universal masses.
Firebird surely marks a milestone in Dobson’s career
and contributes to her everlasting music legacy.

téphanie Rivet’s choices of
colour can easily be related to
fire and water elements. While
her compositions embody the
allure of a dense forest, it is the
obscure manner in which she manipulates these influences that keeps her
audience captivated. She draws her inspiration from nature, but her paintings
are deliberately abstract.
She applies the paint to the canvas
entirely with a palette knife, often mixing
the colour directly onto the canvas. This
method promotes spontaneity, and she
allows herself to be guided by intuition
as the artwork begins to take shape.
Bands of vivid colour are smoothed
onto the canvas in sections, and then
blended by the edge of her knife. Her
pigments dance vertically in rhythmic
columns of bold reds, oranges, and her
omnipresent turquoise blue. As in nature,
loose patterns form in her paintings,
which the mind is unintentionally drawn
to recognize.

“I do not simply paint a
forest. Instead, I try to capture the
wondrous emotion that it evokes.
Working in an abstract style
allows me to use my creativity
freely. For me, creativity is to
accept the unknown, to welcome
the unexpected as an opportunity,
and to not be afraid of failure.
Believing that the result will

encourages me to make exciting discoveries.”
This mindset has enabled the artist to create an engaging
and evolving body of work that has attracted art lovers from

condominiums:
Is Your Unit Properly
Insured?
BY MARTIN RUMACK,
E
B.A., L.L.B.
very owner and tenant of a unit should obtain their own
Standard Condominium Insurance Policy providing both
loss and liability coverage. That policy must be in effect the
day one becomes an owner, or the day one moves in as a tenant.
With this insurance in place, there will be no insurance coverage gap between the Condominium Corporation’s policy and that
of the owner or tenant. Otherwise, you’re at risk. Here’s why.
RESPONSIBILITY FOR INSURANCE DEDUCTIBLE
Owners should review their policies, and consult with their insurance brokers to confirm the extent of the coverage provided by
their policy. Similarly, if you rent out your unit to a tenant, ensure
that the tenant’s insurance policy provides this coverage.
Changes to the Condominium Act, 1998 also enabled a situation where, by by-law, a unit owner may be held liable for the
insurance deductible payable by the Condominium Corporation
under the insurance policy. In other words, the Corporation
may choose to transfer liability for paying the deductible to the
unit owner. Normally, each time the Condominium Corporation
makes a claim against its policy as a result of an insurable loss, a
deductible is charged and is payable – usually by the Condominium
Corporation via the monthly maintenance fees paid by all of
the owners. The payment of the deductible is made regardless of
whether the damage:
• is caused by an accident or careless act of an
owner or tenant of a unit;
• originates in a unit; or
• is caused by the neglect of an owner or tenant in
maintaining and repairing the unit.
Essentially, all owners subsidize the cost of the insurance deductible payable for insurable damage originating in a unit. But to ensure fairness amongst all owners, a properly drafted and enacted
by-law sets out the circumstances under which the Condominium
Corporation can transfer the responsibility for the deductible to
individual unit owners.
The by-law can permit the Condominium Corporation to
charge the lesser of the deductible payable and the actual cost of
EXPERT ADVICE
A STANDARD CONDOMINIUM
UNIT DEFINED
For buildings constructed after May 1,
2010, the Act requires builders to include
with their Agreements of Purchase and Sale
a schedule listing what a standard unit
consists of. However, in many cases these
schedules provide only bare-minimum levels of
compliance, are prepared for sales document
purposes only, and do not address equitable
matters. Any items subsequently added to a
unit but not contained in that builder’s schedule
(or one amended or newly-added by the
Board of Directors) constitute an “upgrade”
to the unit. This means that loss or damage
to these upgrades are not covered by the
Condominium Corporation’s insurance policy
and aren’t considered an “insurable loss”.
BEWARE OF GAPS IN COVERAGE
A major change introduced by the
Condominium Act, 1998 was to require
all Condominium Corporations to pass a
by-law, for insurance purposes, defining a
“standard unit” of the Condominium building.
Every Condominium Corporation must also
obtain and maintain insurance for both a
standard unit and the Common Elements. It is
important to note that improvements made to
the units are not covered. This means that the
Corporation’s insurance is not required to - and
does not - provide any insurance coverage for
any betterments, improvements, or upgrades
contained in a unit in the event of an insurable
loss, such as a fire or flood.
repairs to an owner whose unit is the source
of an insurable loss. It does not permit the
Condominium Corporation to transfer the
responsibility for paying the deductible to
any owner where damage originates from
the Common Elements, or where it is caused
by an act or an omission on the part of the
Condominium Corporation or any of its
employees, contractors, or agents.
The good news is that the typical comprehensive condominium owner’s insurance policy may include coverage for the corporation’s
deductible in the event it is transferred to a
unit owner pursuant to the by-law.

ownsizing is the new normal for many people who want to
simplify life and enjoy a lifestyle free of tedious chores, such
as mowing the lawn and shoveling snow. It’s often a big move,
and the transition can be easier with the help of condo design
expertise.
When I was approached to participate in the transformation of this client’s lifestyle from a traditional home to a snazzy contemporary condo, I was
delighted to embark on this journey with them. Naturally, they anticipated
missing the home they were very comfortable in. However, I was sure that my custom-created design suited to
their needs would leave them wondering why they did
not do it sooner.
The first step in an interior design project is the interview, where I gather all the needs, wishes and budgetary concerns of my clients. I wasn’t surprised that their
main concern was storage, because they were coming to
the condo from a larger house. Dishes, glasses and platters
for entertaining, books, home office, and clothing needed
to be hidden away, yet easily accessible. Built-ins are not
the most budget-friendly solution when renovating, but
are the best way to solve storage issues. In this case, I designed the main wall in the living room to house a new
contemporary fireplace, floating shelves and cabinetry
with touch-latch door mechanisms for a clean look.

The client’s second request was to make their new
condo home feel like a hotel
suite. This set the tone and
inspiration for the type of
furniture, colour scheme and
design style I would adopt for
this project.
Entertaining regularly,
these clients needed a sideboard with lined drawers for
their prized silver cutlery as
well as to serve as an area for
hotplates and drinks. A Cambria countertop was specified
for this area so that there
would be no concern of wear
and tear on the beautiful
deco-inspired piece. Mirrors
reflect the windows on the
opposite wall to expand the
area visually.
Off the entry hall a pocket door was installed into the
tiny room to create an area
for the home office. A built-in
unit was designed for a desk,
TV area, filing storage, and
speakers. Our favorite feature
in this room is a secret door
disguised within the shelving
to open into a small storage
room behind the built-in.
Though there was a walk
in closet in the master bedroom, a carefully crafted
built-in closet was designed
for the lady of the condo
with storage for purses, accessories and clothing. This
unit was designed to blend
into the existing architecture with crown mouldings and millwork details
to appear as though it was
always there. This condominum in uptown Toronto is
a perfect example of downsizing without compromise.

of transportation is crucial. Avoid purchasing convenient and unhealthy meals. When I travel, I pack a protein such as a turkey sandwich, bag of nuts, or protein
bar. These are fairly light in calories and keep me full.
BAL HARBOUR EXPERIENCE: At the five-star, AAA
five-diamond St. Regis Bal Harbour Resort, guests can
have their traditional mini-bar transformed into the Wellness Mini-Bar personalized by dietary needs, such as low
sodium, low fat, and high protein bars and shakes.
STAYING ENERGIZED
EXPERT: Sonie Boyce, Spa Director of Remède Spa,

TIP: Whether you are traveling long distances or going
across time zones, jetting around can be mentally and
physically exhausting. In addition to getting enough
sleep, exercising will help relieve jetlag symptoms and
fatigue, keeping you energized.
BAL HARBOUR EXPERIENCE: The St. Regis Bal Harbour
offers multiple wellness options. Following a yoga class
on the beach, health-conscious guests can indulge in
the luxurious services offered by the Remède Spa. The

TIP: For trips in-between climates, take a cashmere scarf
for colder evenings; layers and outfits that go from morning to night, and makeup that includes cool and sunny
shades. Also, I use my Olympia Le-Tan clutch to protect
jewelry in my luggage and as an accessory at night.
BAL HARBOUR EXPERIENCE: For travel essentials, The

TIP: Traveling dehydrates and dulls skin, especially when

A look at the latest splash — and
waterproof tech, just in time for
summer fun
BY MARC SALTZMAN
N
ow that summer is in
full swing, chances
are you’re spending
time near a beach, in
a pool or at a cottage.
So, why shouldn’t your gear go
wherever you go?
Perhaps it’s no surprise waterproof (or at least water-resistant)
gadgets are all the buzz this season.
And the good news is there’s no
shortage of products available,
whether you’re looking for a sleek
tablet, compact camera, wireless
speaker or fitness bracelet.
Water-friendly tech means you
can bring them wherever the fun is –
without fear of damage. They’re also
ideal in case of an unexpected sun
shower. Or perhaps if you’re worried
about sweating while wearing a
portable electronic device.
Here is a snapshot of a few wet
n’ wild models to consider.
SNAP HAPPY
Capture all of summer’s best
moments with the Canon PowerShot
D30 ($349.99), an “adventureproof ” point-and-shoot camera
you can take as deep as 25 metres.
In fact, this rugged camera is ideal
for all year round, as it works in
temperatures from -10°C to 40°C.

Point-and-Shoot camera
Yes, perfect for a fall mountain hike
or winter ski excursion. (Don’t try
that with your smartphone!)
Available in multiple cameras,
the D30 doesn’t skimp on features,
either, as it boasts a 12-megapixel
sensor, 5x optical zoom, image
stabilization (to avoid blurry shots)
and face-detection (by focusing and
lighting each person’s face).
Keep track of where you’ve
been thanks to built-in GPS tagging;
whenever you upload your pics or
HD videos, they’ll be “geo-stamped”
with your location, so you can see it
on a digital map like Google Earth.
LIGHTS, CAMERA, ACTION
Speaking of photography, while
GoPro has the lion’s share of the
“adventure camera” market, Sony’s
new high-end POV [point of
view] Action Cam offers a splashproof body — and includes a
waterproof case for underwater
action, too – along with 24p HD
video, high-speed shooting modes, a
high-quality still camera, improved
image stabilization and a ZEISS
Tessar lens that yields a 170-degree
viewing angle.
As with all other Action Cam
models, the HDR-AS100V ($299.99;
white or black) has built-in Wi-Fi
to instantly share your first-person
adventures with friends and family,
plus there’s a growing number of
accessories include a wrist-mounted
wireless LCD screen, pet harness,
helmet mount, and more.
SOUNDING OFF
Crafted from fiber-strengthened
resin, steel mesh and reinforced
aluminum, the aptly-named Fugoo

from 6 feet to concrete on all corners
and sides).
Simply pair your Bluetooth
phone, tablet or media player – be
it an Apple iOS product, Android
device, Windows or BlackBerry –
and you can enjoy loud and clear
music thanks to its six drivers,
positioned on all four sides for
360-degree sound. An integrated
microphone turns the Fugoo Tough
into a speakerphone should a call
come in.
Battery life tops an impressive
40 hours between charges.
The Fugoo Tough also supports
a number of optional accessories
including replaceable jackets to
change up the style, a wearable and
waterproof remote, and an integrated
mounting socket on the underside
that accepts various mounts, straps
or carabineer.
JAWBONE UP24
Wireless fitness bands are one of the
more popular tech toys this year –
especially for those looking to stay
informed and motivated when it
comes to getting fit.
The Jawbone UP24 ($149.99),
for example, lets you set a daily
goal – such as a certain number of
steps taken, distance traveled or
calories burned – and the lightweight
and water-resistant wristband will
keep track of your daily progress.
Then, wirelessly sync it with your
phone or tablet (Apple or Android)
to see how well you did visually,
plus, the app also makes it easy to
track your food and drink intake by
scanning a barcode or typing it in.
There’s also a sleep mode that
tells you when you woke up and for
how long, and a vibrating alarm to
get you out of bed without disturbing
a significant other.
KEEPING TABS
Want a durable tablet to carry
around this summer, and beyond?
At only 6.4mm thin and less
than 440 grams, Sony’s Xperia
Z2 (from $449.99) is billed as the
world’s slimmest and lightest 10inch tablet – and it’s waterproof,
dust and scratch-resistant, to boot.
Powered by a quad-core
processor and latest Android 4.4
(“KitKat”) platform, this 10.1-inch
Xperia Z2 packs a punch for all

Available in black or white, other
features include an 8-megapixel
camera with Exmor RS sensor (and
2-megapixel front-facing HD chat
camera), S-Force front surround
audio technology and ClearAudio+,
and wireless tech like DLNA,
Miracast, NFC, Bluetooth, Wi-Fi,
and more.
LITTLE R&R
Finally, the only thing more relaxing
than a hot bubble bath is when you
can rest your head on a vibrating
bath pillow at the same time.
Covered in plush material, the
battery-operated HoMedics Vibration Massage Bath Pillow ($29.99)
gently and simultaneously massages
your head, neck and shoulders.
Whether you’re flying solo
or sharing a romantic bath with a
significant other, suction cups are
included to ensure the high-tech
pillow stays exactly where you place
it in the tub.
Now, who said water and electronics don’t get along?

EXPERT ADVICE
r e a d y t o l e a s e t h at n e w c o n d o ?
ready to lease that
new condo?
YOU SHOULD KNOW THE FOLLOWING:
BY GERRY DILEO, The Rental Lifestyle Group Inc.
P
urchasing a condominium for rental purpose
has become an integral part of the investment
strategy for an increasingly large and diverse
group of people.
When we started reporting on the Toronto
condominium rental market in 2001, the city was
coming off a rental vacancy rate of 0.1 percent. Builders
were working hard to complete another 18,000 new units
that were under construction as reported by CMHC.
Investors and tenants alike were also waiting for the
completions, many of which would become rental units.
We predicted this cycle would continue for many years.
Since that time the market has rewarded most
investors with admirable and reliable returns.
In its March 2014 report, CMHC estimated that in
the City of Toronto alone, there were over 45,000 new
condo units under construction. Approximately 43 percent of the newly completed condo units added to the
market for 2013 were rented with the average rent up
9.5 percent from 2012.
WILL THIS TREND CONTINUE?
Do a quick search on the Toronto area Condo market and
you will find forecasts from a wide variety of reputable
sources. It can get confusing as the predictions range
from the most pessimistic to the most optimistic. One
thing is for sure though — the condo market will let us
know where it’s heading...when it gets there.
What we do know is that this category of housing
has continued its trajectory and looks poised to keep
performing well, albeit at different intervals of growth
and return for the stakeholders.
Rents have increased dramatically since early 2011
when a shortage of rental units resulted in bidding wars
on many of the available suites. Although this trend has
been diluted by a greater supply of rental condos hitting
the market in late 2013, we are still experiencing steady
rental demand and a solid rental rate increases in many
specific buildings.
BEFORE RENTING YOUR CONDO
You should be fully aware of the contents of the
declaration, by-laws and rules that govern the specific
condominium building for which you have an interest.
When you lease your unit, you are required to;
a) Notify the condo corporation, within its specified time
period that your unit is leased.
b) Provide the corporation with the lessee’s name, the
owner’s address, and a copy of the lease or summary
in a format prescribed by the corporation.
c) Provide your tenant with a copy of the declaration,
by-laws and rules.
As the unit owner you are required to take all reasonable
steps to ensure that your tenant complies with the
Condominium Act, the declaration, the by-laws & rules.
If you terminate the lease of your unit you are required to
notify the corporation in writing.
If you assume interim occupancy of a unit – that is, before
it becomes registered – the developer has the right to
withhold consent for you to rent it out, or in the alternative
may charge a fee for allowing you to rent the unit, prior
to the buildings’ registration.
It is imperative to have a comprehensive lease document
in place that reflects the mutual obligations of owner and
tenant.

My love affair with Wales began on the windswept links of the legendary Royal Porthcawl Golf
Club, where the rain was slanting in from the Irish Sea, as it often had for a century of sporting
royals. “It’s barely a drizzle unless it pours,” bantered Dylan Williams, my golf guide. By the last
green, I was anticipating hot tea when the sun suddenly beamed through the clouds, casting a
brilliant rainbow. When a trio of parasailors appeared, soaring over the light-splashed waves,
I stood mesmerized, eyes to the sky, putter in hand. “That’s our Wales,” Dylan quipped. “Sun’s
out. It’s a whole new day.” That was just the incentive I needed to score the perfect putt.

The first phase of Canary District, a midrise condominium and townhouses at Front and Cherry Streets, was

that success, the second phase – Canary Park Condominiums – is also in an advanced stage of construction,
with its two midrise towers recently topped-off.
Canary Park has a great location overlooking the

RESIDENCES OF
ROYAL CONNAUGHT
REBIRTH OF A HAMILTON LEGACY BY THE
SPALLACCI GROUP AND VALERY HOMES
E
mbracing the rebirth of downtown Hamilton’s
one-of-a-kind architectural icon, the Royal
Connaught has stood as a landmark in the
heart of Hamilton since 1916. Born in the era
of extravagant grand hotels, the Royal Connaught was
Hamilton’s answer to the Edwardian passion for luxury.
Paramount to the city’s downtown renewal plan, after
sitting empty for over a decade, the Spallacci Group and
Valery Homes will soon unveil the rebirth of the Hamilton
legacy, launching the Residences of Royal Connaught.
Echoing the transformation of the city’s core,
the destination address will introduce 700 residential
condominium units into the heart of the city. Preserving
the original Edwardian-facade of the existing buildings, a
complete interior reconstruction of the Connaught’s upper
floors will connect to three new residential point towers.
Showcasing a rich and unparalleled history, the
restored three-storey lobby will be revealed this June,
as the Residences of Royal Connaught presentation
centre. Inside, chandeliers hang from 23 ft. ceilings and
original columns frame the glass staircase ascending to
the mezzanine, highlighting a modern opulence. The
grand lobby will transition to become an entrance and
reception, welcoming residents home.
“The soaring columns, dramatic chandeliers,
intricate moulding, and the entire grandness of the space:
you won’t see anything like this come around again.
The Royal Connaught is truly a legacy and its rebirth
reinforces the excitement that everyone in this city feels:
that Hamilton is back,” says Ted Valeri, President of
Valery Homes.
Embracing an art deco aesthetic in the indelible
three-storey lobby, designer Lisa Boyer will play with rich
textures, symmetry and bold lines. Once a playground
for the rich and famous, the icon will return to a bustling
hub, the Gatsby-embellished lobby will become a place
for residents to welcome guests and socialize, complete
with a sleek coffee bar and baby grand piano.
“The Royal Connaught is something incredibly
unique, it is an architectural landmark with such a rich
and storied history. It truly cannot be replicated or

replaced so we wanted to get it right. We’re thrilled with
the progress and we can’t wait to share the excitement
with this incredible community at the June launch,” says
Rudi Spallacci, President of Spallacci Group.
Residents will enjoy every convenience within walking
distance, exiting out of the grand lobby into the revitalized
Gore Park. A new seven-storey podium designed to
complement the historical facade of the Connaught Hotel
will anchor the residential community and feature a
galleria including restaurants, cafes, and shops mixed with
pedestrian spaces at ground level, and a public square with
outdoor seating.
The June Phase 1 release will include 122 units set
behind the original Edwardian facades of the west portion
of the landmark building and are priced from the mid
$200,000s.
