PRESIDENT’S MESSAGE
As summer draws to a close, RCBOR has
been busy distributing and now collecting
the boxes for our annual back to school
program that we run in conjunction with
People to People. Hope each of you has
participated in some way. The students and
the donors can feel good about themselves.
It is a worthwhile program that offers
esteem to children.
Our next Realtor program is about Realtor
safety. This program is FREE to all
Rockland County Realtors and will include
a continental breakfast. It will be held on
Wednesday, September 19th at 9:00am, at
the Holiday Inn in Orangeburg and will be
taught by Roseanne Farrow. This program
is of vital importance for all Realtors. We
are living in uncertain times and safety is
essential for all of us.
At the beginning of September, our elected
directors will be going to the NYSAR
meetings in Saratoga Springs. Because
we are a large Board, we now have
eight delegate members who will be
participating, training and learning how to
operate a local board of Realtor office. This
is an increase of two more delegates than
last year and that is based on the increase in
our local membership.
And lastly, our Board office is finally being
renovated. It has been more than seventeen
years since anything has been done to the
office. The improvement is long overdue.
The renovations will improve the utilization
of the office space and bring our bathroom
up to code for people with disabilities.
We are making progress in many areas and
look forward to the new office and more
functional layout of the space.
Our Annual Monte Carlo Nite is in the
works for October and details will be
announced shortly.

License Law change
regarding continuing
education:
Any broker who does not have 15
years of consecutive licensure prior
to July 1, 2008 will not be eligible
for the continuing education
exemption. Any broker currently
exempt but lets their license lapse
will lose their exemption.
Fair housing component
to CE becomes law
Gov. Eliot Spitzer signed NYSAR
supported legislation into law that
requires at least 3 hours of fair
housing and anti-discrimination
coursework as part of the existing
22.5-hour requirement for real
estate
licensees.
This
new
requirement will ensure that
REALTORS are well prepared to
meet the diverse housing needs
of clients and customers. This
requirement will take effect on
July 1, 2008.
NAR and Habitat partner
for Gulf Coast recovery;
volunteers needed
The National Association of
REALTORS has entered into a
partnership with Habitat for
Humanity International (HFHI), in
which NAR and its state and local
REALTOR
associations
will
generate more than $4 million to
build as many as 54 homes along the
Gulf Coast. In addition to raising
$75,000 per home for land and
building materials, REALTORS will
volunteer their time and skills to
assist in the building of these
homes.
Through HFHI’s Global Village
Trips
program,
teams
of
REALTORS from across the
country will take week-long trips
to the Gulf Coast region where they
will work on homes sponsored by
REALTORS as well as other homes
being built through HFHI.
HFHI Global Village Team Leaders
Steven and Jacqlene Rose from
Sidney, NY, (Otsego-Delaware
Board of REALTORS) will lead a
team of NYSAR members in the
Gulf Coast, helping assist NAR and
HFHI in its efforts. The team will
consist of up to 20 energetic,
hard-working REALTORS who
wish to help rebuild the Gulf Coast
following the devastation of
Hurricane Katrina.
The NYSAR team is scheduled to
volunteer October 7-13 in Slidell,
LA, which is located approximately
30 minutes outside of New Orleans.
NAR will contribute $100 per
volunteer, with all additional costs
being incurred by the team member,
in conjunction with the team
leaders. It is anticipated that the cost
will be approximately $500 per
person, plus airfare. This cost will
cover shared team accommodations,
team site transportation and some
team meals. Interested REALTORS

information.
What Gen X wants

Once characterized as "cynical
slackers," Generation Xers--born
between 1965 and 1977--are proving to be tech-savvy home buyers
who turn to the Internet to look at
properties and know exactly what
they want by the time they make
contact with real estate agents.
According to the National
Association of REALTORS, buyers
aged 25 to 34 account for 51 percent
of first-time buyers, 30 percent of
total buyers, and 18 percent of
repeat buyers. A recent online poll
of 1,500-plus home buyers for
Century 21 by International
Communications Research reveals
that Gen Xers devote one-quarter of
their incomes to purchasing their
first homes, while baby boomers
spent only 20 percent. Most pay
close attention to the length of their
work commutes, while baby
boomers focused more on price
when buying their first homes.
Additionally, baby boomers made
their first home purchases to
accommodate a marriage or other
life change, while Gen Xers view
homeownership
as
a
good
investment. In terms of home
features, Gen Xers prefer open
floor plans, granite countertops,
flat
screen
televisions,
environmentally friendly and
energy-efficient components, and
high-tech appliances.
Despite Rising Gas Prices,
Home Buyers Want Big
Garages
Home buyers in increasing numbers
want garages with two or more
spaces in their homes, according to
the 2007 Profile of Buyers' Home
Feature Preferences, released this
week by NAR. Since the last survey
in 2004, oversize garages saw the
biggest growth in terms of what
recent buyers considered very
important in a home, gaining 16
percentage points to 57 percent.
Among buyers who purchased
homes without this feature, 56
percent of them said they would
have paid more for an oversize
garage, compared to only 6 percent
in the 2004 survey. Other priorities
for today's home buyers include air
conditioning, with three out of every
four respondents ranking this as
"very important," and a walk-in
closet in the master bedroom, which
was very important to 53 percent of
respondents. Hardwood floors and
granite counter tops each gained 7
percentage points from the 2004
survey, with 28 percent and 23
percent, respectively, of buyers
viewing these features as "very
important." Gaining 6 percentage
points was cable/satellite TV-ready,
at 46 percent.

PRESIDENT’S REPORT:
Nettie Price introduced Judy Andersen,
President of OCAR. Discussion regarding
the annual Orange & Rockland Convention.
Ms. Andersen reported that the not-forprofit gathering has been a 50/50 event in
its 10 years.
Attendance was much lower this year from
the Rockland Realtors. Some reasons
offered by board members were the
Orange County location; the mostly Orange
County vendors; the “tough market” and
the perceived emphasis on sales of C.E.
speakers, rather than education.

regionalization of realtor boards. Bill
Thorne motioned to establish a committee
to explore regionalization. It was second by
Marta Segarra-Allen and passed. Bill further motioned to have a seven member
committee. motion second by Adam Di
