Personally designed colorful brochures showcasing your property will be
distributed to all local Weichert and non-Weichert Real Estate offices for
additional exposure and placed on site for showings; with your approval
Financial information sheets, if applicable will be prepared and offered
to serious buyers with your approval;
GSMLS lockbox encoded for your protection will be placed on the
property, with your approval , or specific show instructions will be listed
to show through the listing agent only;
Follow through with all realtors for feedback from their potential buyer
and communicate the same to you on an on-going basis;
Send out letters/postcards to various types of business that your property
might be a match for to let them know the property is available;
Post listing information on office bulletin boards;
Announce and discuss your listing at weekly office meetings to all of our
agents; (120 agents in the Sparta office)

Will manage buy-sell process to ensure seamless transition, minimize potential
problems, and coordinate all events, including but not limited to inspections, mortgage
appraisals and mortgage commitment to closings.
We will negotiate to obtain the highest and best selling price and contract provisions
for the quickest close date for your property.
Provide you with direction as to all necessary processes via timely written and verbal
communications.
After an offer is made for sale of your property, retain your listing on active status
until the buyers inspection is complete and any inspection issues are resolved as per
time frame written into the contract and have received signoff by buyer and buyer’s
attorney to ensure no loss of time on the market. We will add contractual provisions in
your favor to insure same.

Coordinate final walk-through for buyers and resolve any resultant issues.
Ensure closing items are completed and in attorney’s possession prior to closing date so
all goes smoothly.
