It gives me great pleasure to welcome you to this latest issue of Spotlight
The last 12 months
have been very
positive. All three
operating divisions
performed well,
contributing to an
increase in turnover
across the Group, and
future performance
continues to look
encouraging.
The UK residential market has been strong
throughout the year and steady economic
recovery, along with continued availability of
Government initiatives such as Help to Buy, has
given home buyers the confidence and ability to
purchase. Attention to detail, design quality and
excellent customer service has ensured that
Jones Homes’ UK Residential Division has been at
the forefront of the resurgent market and is set to
capitalise on demand moving forward.

I am pleased to report that an in-depth knowledge
of the market and an understanding of the factors
affecting potential customers has ensured Orbit
continues to maintain rental levels and achieve
very credible results. The acquisition of five new
properties in the North West with good rental
yields will provide excellent income.
Sound strategic decisions have also ensured
that Emerson International maintains occupancy
levels and continues to grow in Portugal. A switch
from sales to a focus on developing rentals at
Boavista Golf Resort has already paid dividends
and increased income over the last 12 months. In
the USA, land purchase over recent years has put
the Group in a strong position to satisfy demand
from a growing housing market and developments
continue at Eagle Creek which maintains its
position as one of the most desirable locations in
the Orlando region.
It’s encouraging to see that the UK recovery
appears to continue on an upward trend and that,
as a Group, we are well placed to take advantage
of a better environment for business. As always,
credit is due to the directors and staff of all three
operating divisions who consistently perform well
and continue to show hard work and dedication.
Although we do not rest on our laurels, we have
learned from the difficult times and hopefully these
are now behind us, leaving us free to focus on
another successful year ahead.

creates best first impression
Stockport’s largest commercial property landlord, Orbit Developments, has undertaken
a stylish refurbishment of the reception at its flagship building Regent House.
Orbit Developments called upon the
expertise of workplace interior design
specialists ADT, who were tasked with
creating a fresh, modern and inviting
reception area for the 103,000 sq ft
building.
The spacious reception now contains
bright colours, modern comfortable
furniture and lighting, and presents a
welcoming space for staff and visitors
in the building.

The revamp follows on from the introduction

customers located in Stockport town
centre, to give them extra benefits and
encourage them to use independent
local businesses.

Macclesfield office market bucks the trend
in South Manchester
Leading South Manchester commercial
property developers Orbit Developments
have announced a significant take up in
the office market in the Macclesfield area
following a stream of considerable activity
during 2013 and 2014, with a strong start
to 2015.
Orbit Developments are the landlord and
developer of the well-known Tytherington
Business Park located on the Silk Road
which was occupied by pharmaceutical
giant Astra Zeneca who were in 75,000 sq ft
of office space. Following the economic
downturn, Astra Zeneca consolidated
moving back to Alderley Park, leaving a
void at Orbit’s business park.
Orbit has since let close to 50,000 sq ft
of office space within their Macclesfield
office portfolio both at Tytherington
Business Park and Lyme Green Business
Park to both existing customers who
have expanded and to new businesses.
Customers range from start-up businesses
consisting of 1-4 people, to companies
with over 190 offices worldwide.
Recent existing customers who have
expanded within Orbit’s Macclesfield
portfolio include; top retail marketing
agency – Momentum Instore who have
relocated from Handforth Dean to
Tytherington Business Park and have
taken 8,500 sq ft of office space on a 10
year deal; the UK’s leading supplier of
drainage services – Metrorod who have
taken an additional 14,000 sq ft and
long-standing customer Bodycote plc
who have expanded head count and have
relocated staff to their Tytherington HQ
making a requirement for an additional
3,200 sq ft of space.
New customers to the portfolio include:
Uniscan Instruments who have taken
3,000 sq ft of office space after relocating
from the market town of Buxton, and
Teacher 2 Teacher who provide specialist
training for the education sector.

Morrisons opens
distribution centre
in Knowsley
The UK’s fourth largest food retailer
Morrisons has opened a 20,000 sq ft
distribution centre located on Academy
Business Park in Knowsley, owned
by South Manchester landlord Orbit
Developments.
Morrisons have taken a 15 year lease and
opened in November 2014. When fully
operational, Morrisons plan to create
around 200 jobs with 54 vans servicing
the Merseyside and North Wales area.

have chosen to open their Merseyside
distribution centre at Academy Business
Park, which is part of Knowsley Industrial
& Business Park. This will now lead to

consist of 260,000 sq ft of new build
industrial units.”

needed funds for the charity that aims to
make important first aid training available

track to record-breaking year for Orbit
Legendary athlete and TV presenter Kriss
Akabusi joined commercial property agents
at Orbit’s Regent House in Stockport on
Thursday 22nd January to get 2015 off to a
flying start.
Over 50 people, including the Mayor of
Stockport and the region’s leading property
agents, attended a special event with the
Orbit team and Olympian to get an update
on the recent changes that have taken place
in Stockport. Attendees also heard about
events and new attractions along with news
of positive changes in Orbit’s own portfolio
and benefits of choosing Stockport as a

The trio of sponsorships are part of Orbit

footfall to Cheadle Hulme Shopping Centre

Costa have opened a 2,500 sq ft new
store at Cheadle Hulme Shopping Centre,
which is owned and managed by Orbit
Developments. The brand new store which
opened its doors on the 25th October 2014
has been a welcome addition in the local
community with people queuing out of the
door on opening day. The Cheadle Hulme
store can seat 108 people, making the unit
one of the largest in the area.
Orbit is hoping to raise the bar for 2015
with a raft of incentives, quarterly prizes
and an overall top achiever award to the
property agents who display the strongest
performance in Stockport.

Fringe Festival
As part of its ongoing commitment to

Developments sponsored the first ever
Stockport Old Town Fringe Festival.
In a deal worth £8,500 over two years,
the firm has demonstrated its backing for
innovative community events which drive
people into the town and, as expected, the
event did not disappoint.
Over 10,000 people enjoyed a range of
unique activities and stalls at venues around
the town centre over the last weekend in
August 2014.
Live bands performed folk, indie and
traditional Irish music in and around The Old
Town, while an eclectic mix of artisan street
food was on offer in the market square.
Cheadle Hulme Shopping Centre has served
the local community for more than 40 years
and currently has a multitude of tenants
including retailers ASDA, Co-op Travel and
reputable Monkhouse’s who offer a range
of school wear and sportswear. Shahzad
Ahmed Costa franchisee for the Cheadle
Hulme store commented: “We have been
looking at opening within Cheadle Hulme for
some time. We snapped the unit up when it
became available due to the prominence of
the store fronting Station Road.”
He went on to say: “So far the store has
been a real success and we had over 1,000
people through the doors on the first two
days of opening. We plan to hold local
community events in the store over the
coming months and hope to offer
something for everyone who wants
to enjoy the Costa experience.”

Pets at Home has taken 9,598 sq ft of
office space at Stanley Court located on

Pets at Home who offer ‘the ultimate
pet shop experience’ already has a
headquarters building located on the
Handforth-based business park. Due to
ambitious growth, the retailer required office
space to accommodate up to 90 colleagues
The pet retailer has recently hailed strong
revenue growth driven by the success of its
customer membership scheme, VIP Club,
strength in sales of its Advanced Nutrition
food range, as well as growth in its pet
grooming business and vet practices.
The first half of the financial year 2015 saw
Pets at Home add 10 stores, 25 veterinary
practices and 23 Groom Rooms to its
portfolio. The full financial year target is for
25 new stores, 60 new veterinary practices
and 50 new Groom Room salons. Pets
at Home now have more than 380 stores
across the UK.

Wilmslow town centre

unveils Millfields
Village Centre
Jones Contracts, the Commercial Construction
Division of The Emerson Group, were
appointed last year to construct a shopping
precinct in Eccleston, Lancashire as part
of the wider Jones Homes Millfields
residential development.
The commercial development opened in
Autumn 2014 suitably positioned next to the
Jones Homes Eccleston Grange residential
development which offers residents a selection
of homes ranging from 2-5 bedrooms with
future development plans.
The commercial site now referred to as
Millfields Village Centre was previously part
of the St Helens Glass Factory. The village
centre consists of 10 new apartments and
3 retail units all built in style to complement
the neighbouring residential scheme.
Millfields Village Centre is anchored by
Sainsbury’s Local, the first of its kind in
the borough.
Sainsbury’s pre let a 4,000 sq ft unit along with
family-run veterinary practice White Cross Vets
who are due to open in Spring/Summer 2015.
The apartments situated above the retail
units have been sold to residential social
landlord Regenda.
It has been proposed that the adjacent part
of the village centre will become a doctor’s
surgery in due course with initial ground works
already being undertaken in advance.
Trojan Utilities confirm
New Year headquarters move
Trojan Utilities who specialise in the
installation and maintenance of domestic
Smart Meters throughout the UK have
confirmed an office move in the New
Year. Trojan have taken 8,460 sq ft of
office space at Stadium House based on
Middlebrook’s Retail, Leisure and Business
Park which is owned and managed by Orbit
Developments.
Launched in 2011 by Bolton born Managing
Director Gareth Openshaw, the business has
grown rapidly over a short period, doubling
turnover in 2013 and is set to do so again.
Stadium House is a two storey building
located on the renowned Middlebrook
mixed-use development offering the
ideal location for a thriving business with
ambitious growth plans. The building
benefits from excellent road and rail links
and Trojan’s 10 year lease at Stadium House
secures their commitment to Bolton for the

have opened an office in the heart
of Wilmslow town centre with Orbit
Developments. The full-service bank
with over 170 branches UK-wide and 800
branches worldwide have recently occupied
Orbit Developments’ impressive newly
completed glass fronted building – 48
Alderley Road occupying 2,141 sq ft as part
of their ongoing expansion programme.
Handelsbanken who are already an existing
customer of Orbit Developments in Bolton,
had an immediate requirement for an office
in Wilmslow with a highly visible location
being the critical factor. Orbit Developments
were able to offer Handelsbanken a short
term solution in Blackbox – another of
their properties in Wilmslow, while
48 Alderley Road was undergoing final
completion works.
Orbit Developments worked closely with
Handelsbanken to meet their requirements
for the new office, providing design,
specification and cost advice which
included creating natural light to the rear
of 48 Alderley Road by an innovative use
of structural glass, overall creating an
impressive corporate building.

Cancer Research has particular importance
to all of the staff in the region as one of the
valued team members was diagnosed with
Malignant Melanoma last year and has
been fighting this disease with courage and
bravery since.

John completed the course and in doing
so proudly raised £2,700 for St Catherine’s
