DOS & DON’TS FOR YOUR HOME LOAN CUSTOMERS CENTER FRONT OCTOBER 2014 As a mortgage professional, you’re well aware of the documentation needed and the financial stability required during the underwriting process — but many first time homebuyers are not. Our customers depend on us to guide them through securing their home loans. Share these helpful tips with your clients to help them reach their closing dates quickly and incident-free. DO DON’T • Do Stay Current On Existing Accounts Like your mortgage and car payments, one 30-day late notice will cost you. • Don’t Apply for New Credit of Any Kind If you do, that company will pull your credit report and this can have an adverse effect on your credit score. Likewise, don’t establish new lines of credit for furniture, appliances, computers, etc. • Do Continue to Use Your Credit as Normal Red flags are raised easily with the credit scoring system. If it appears that you are changing your pattern, it will raise a red flag and your score could go down. • Don’t Pay Off Collections or Charge Offs Generally, paying off old collections causes a drop in your credit score. Refrain from making pay offs unless you are specifically asked to in order to secure your new loan. • Do Keep Your Originals Update paystubs and bank statements if more than 30 days old prior to closing. • Don’t Close Credit Card Accounts If you close accounts, it can affect your ratio of debt to available credit, which has a substantial impact on your credit score. • Do Provide Documentation for the Sale of Your Current Home We will need a copy of your sales contract and closing statement (a.k.a. HUD I settlement statement) and documentation of your proceeds. • Don’t Make Any Adjustments or Transfer Your Assets Don’t change investments, close accounts, open new accounts or substantially change your asset picture without contacting us first. • Do Contact Us If Your Employment or Marital Status Changes If you change employment, get a raise or have a leave of absence, we need to know. If you get married, notify us. • Don’t Make Large Unexplainable Deposits into Bank Accounts Any non-payroll deposit will need to be explained and documented for underwriting. Cash deposits cannot be used. • Do Contact Your Loan Officer with Any Questions • Don’t Make Changes to Your Employment Employment stability is a big factor in the underwriting process. Quitting or changing jobs can endanger your loan approval. THE AMCAP SOCIAL SCENE PAPER PEN The AmCap corporate office was all abuzz on October 16, when over 100 AmCap employees and their guests gathered for the New Brand Launch Party. Attendees enjoyed food and drinks as they perused new marketing materials, watched a live graffiti artist craft custom hats and mixed & mingled. A Letter From Our CEO First and foremost, I’d like to thank all of you who were able to attend our “branding” launch party on October 16. For those of you unable to attend, I’m sure you’ve heard about what a great night it turned out. I’m sure you’ve also caught wind of the release of the exciting information and marketing materials, which will help all of us interact with our referral partners and our ultimate consumers. Our internal marketing manager, Noelle Hill, along with the really talented individuals on the Design At Work team, did an excellent job pulling the event together and is due a special thanks for a job well done. Going along with the theme of our rebranding, we’ll be changing our URL and domain names to myamcap.com effective November 15. Our goal at AmCap is to create a universal culture where every employee feels part of the team, and I think this is another big step in that direction. I understand many of you have marketing material on-order with the amcap1.com URL and domain names, but our IT Director, Mike Eichner, has assured us that our current email and URLs will link to the new site. On a different note, I’d like to be the first to formally welcome the formation of our newest division based in west Houston. As of October 15, TXL Mortgage has officially merged with AmCap and Dale Couch has been named our newest division president. Dale has owned and operated TXL for well over 20 years and brings with him an extremely deep and talented team of mortgage professionals. I’m very excited about the synergy created by the two companies combining forces. TXL specializes in builder business and construction lending, bringing us an “in-house” servicing department to complement AmCap’s continued effort to retain more of our borrowers’ servicing rights. Two of Dale’s VP’s, Matt Brodd and David Clements, will assist him in managing the division, as well as assist AmCap corporate’s continuing evolution as an elite mortgage company for years to come. In closing, I’d like to note AmCap’s ongoing mission to stay abreast of all state and federal regulations. We often joke that a few years ago we were a mortgage company that occasionally thought about compliance, and today we are a compliance company that just happens to originate loans. The truth is, most of the changes in our industry have been for the best. AmCap has dedicated substantial resources to stay ahead of the compliance curve, and I want to assure you that these materials and legal opinions are at your disposal. BOAST BRAG BRANCH HIGHLIGHT: North Houston Six years ago, the North Houston Branch joined the AmCap family with only two files to our name. Since then, our branch has grown in volume every month we’ve been part of the AmCap team, and, this month, we will close 30 lead deals for the first time in our history. Oh how times have changed! It’s been a strong year but winter is coming! Now is when you really need to start networking and marketing. As always, thanks so much for all you do. P. Together with our community, we helped to raise more than $1 million for breast cancer treatment. As AmCap’s regulatory officer, Kathy is the grease that keeps the wheels turning. From managing state licensing and registration to ensuring all outgoing marketing materials are in compliance, Kathy plays an essential role in the forward progression of our company, branches and loan officers. Through church I’m involved in a group working to establish a community garden kitchen. What do you enjoy most about working for AmCap? Every day is different. A big part of my job involves working with people when they first join the company, so I get to hear the stories of past careers and optimistic outlooks on the future now that they are part of the AmCap family. What is your favorite quote? “Failure to plan is a plan for failure.” What is one perfect pairing you cannot live without? Forgive & Forget — from the little stuff to the big, we’d all be so much happier. How do you spend your free time? I need to do a better job figuring that out. My husband Curtis and I just became “empty-nesters,” so our main focus is on our jobs to pay those college tuition bills (which cuts into free time considerably).
