BADALONA – TERMAS ROMANAS DEVELOPMENT BUILDING SPECIFICATIONS STRUCTURE Reinforced concrete framework. Reinforced concrete pillars and girders. FAÇADE Façade with continuous cladding and “STO”-type or similar thermal insulation and natural stone plinth with an interior reinforcement partition made from laminated plasterboard on a steel structure. Adjustable slats in the ground floor openings. INTERNAL PARTITIONS Internal layout: with traditional laminated plasterboard partitions on a supporting galvanised steel structure and internal rock wool insulation. Separation between flats: double structure made from two laminated plasterboards with galvanised steel structure and rock wool insulation, central part with laminated plasterboard, anti-intrusion galvanised sheet steel and air chamber. Separation from communal areas: perforated brick wall faced with plasterboard (Pladur or similar) on the internal side and plaster-coated on the external face of the dwelling. INTERNAL JOINERY Internal doors finished in white lacquer, fitted with a sealing gasket (rubber strip). Closing system based on a latch handle, with a lock in bathrooms and cloakroom. Entrance with smooth armour-plated leaf doors, finished like the internal doors. 3-point safety lock, handle and spyhole. ROOFS Flat roofs: walkable, finished in non-slip stoneware. Technical roofs: These will be inverted flat roofs finished off with gravel. EXTERNAL JOINERY External joinery in two-tone aluminium with thermal break. Double glazing and air chamber. Aluminium shutters in the bedrooms. Awning in living room. MAIN ENTRANCES AND STAIRWELLS Landings with natural stone flooring and doormat in front of flat entrances; rendered and painted facing. False plasterboard ceilings. Staircase area in rendered and painted facing, steps in grey granite. Flooring of main entrances in natural stone and walls rendered and painted in different colour hues. LIFT Electric lift without machine room, with capacity for 6 persons and maximum load of 450 Kg. Automatic internal and external doors, external steel doors for painting. FLOORING AND LINING Flooring: Synthetic AC4 floating parquet from PORCELANOSA GROUP; 45x45-cm Nimbus-type ceramic stoneware from PORCELANOSA GROUP in kitchens; in family bathroom and cloakroom (where one exists), 33.3 x 33.3-cm Nimbus Silver and in en-suite bathroom 44.3x44.3-cm Arizona Limestone model, both from PORCELANOSA GROUP. All terraces will be laid with non-slip stoneware. Lining: finished in smooth plastic paint in living room, bedrooms and passageways. In bathrooms, ceramic tiling from PORCELANOSA GROUP; in family bathroom, 31.6x44.6-cm Kingston Pearl and Deco models: 31.6x44.6-cm Jamaica Pearl. In en-suite bathroom, 31.6x44.6-cm Arizona Limestone and Deco models: 31.6x44.6-cm Arizona Limestone mosaic tiles. False ceilings: plasterboard in the flat’s interiors. In the bathroom, kitchen and technical room areas housing the air conditioning drive unit, the false ceiling can be opened for inspection. The rest of the flat’s ceilings will be rendered and painted. KITCHEN FITTINGS Fully fitted kitchen with embedded handles and with GREY QUARTZ work surface and splashback up to cabinets. Electrical appliances included: oven, vitreous ceramic hob, extractor hood; all of them BALAY brand. Franke single-basin stainless steel sink with monoblock taps from PORCELANOSA GROUP, City model. BATHROOM FITTINGS Family bathroom: City Eco white-coloured LAVATORY BOWL with Acore-model bath and washbasin from PORCELANOSA GROUP. Cloakroom with low unit and mirror. En-suite bathroom: White-coloured City Eco LAVATORY BOWL, Arquitect Basic model shower and washbasin from Porcelanosa Group; Cloakroom with low unit and mirror. Both with monoblock taps from PORCELANOSA GROUP, Mini Plus model. ELECTRICITY High-level electrification in each flat. Low-Voltage Directive (LVD). TELECOMMUNICATIONS Radio and TV, DAB/FM/DTT signal reception via communal aerials installed on a mast attached to the roof. Fibre optic access to User Access Point (AP). Coaxial cable access for broadband cable telecommunications service to AP. Access to publicly available telephone services (PATS) to AP. Radio and TV sockets in all rooms; star distribution via coaxial cable from User Access Point (AP) located at the flat’s entrance. Cable-ready broadband television in living room and master bedroom via coaxial cable. Broadband and telephony sockets in living room, kitchen and all bedrooms via category-6 UTP cable from AP. Installation of video entry system. PLUMBING Hot and cold water will be piped into kitchen and bathrooms. Hot- and cold-water tap installation for dishwasher and washing machine. General stopcock and stopcock in all wet rooms. RENEWABLE ENERGIES AND SUSTAINABILITY Production of 70% of domestic hot water (DHW) demand through renewable energies in compliance with regulations in force. The project incorporates the eco-efficiency and sustainability criteria required by the Regulations in Force in regard to water, energy, materials, construction systems and waste. Class D estimated energy rating. GARAGE Screed concrete floor finished in quartz sand and designated parking spaces. STOREROOM Metallic RF doors with expanding ventilation grille. Note: If at the time of building an unforeseen technical, supply-related or other event should arise that affects any of the materials or items listed in this report, the Developer may make any necessary changes provided the affected materials or items are replaced by others of similar or superior characteristics or qualities. The infographics and maquette for the development are for information purposes only and have no contractual value. They are subject to any non-substantial modifications that the project management may decide. All information regulated in Royal Decree 515/89 is at the buyer’s disposal. The Technical Report may be modified by the buyer within TWO MONTHS of signing the sales agreement, once they have viewed the different types of finishes that the Developer places at their disposal and they have chosen the ones they wish to have installed in their future flat.
