General Summary:
The original wood framed single story gym was constructed in 1958 (628.5). Steel and concrete bl;ock two storey stand
alone building was constructed in 1971 (5,146.0 sq.m.).
Original building is a stand alone former gym (628.5 sq.m.). A separate new building of 5,146.0 sq.m. was built on site
in 1971.
The CTS shops area was modernized in 1990.

sq.m. was built on sire in 1971. The CTS shops area was modernized in 1990.
School building envelope is in reasonable condtition but the interior requires major modernization.
The original gym building is still owned by the school board but leased out to a theatre group and was modernized in
1991. One room within the original building is used for one class per school year. Essentially the entire interior are
leashold improvements undertaken by the theatre group and have been excluded from this evaluation.
Generally, the 1971 phase is in fair condition while 1958 phase is in poor condition.
Structural Summary:
Foundation system is typically concrete spread footings and grade beams with concrete slab on grade. Wood framed floor,
roof and walls in 1958 building while 1971 building is steel structure with metal decking and bearing on steel columns and
concrete blocks.
Building structural system is in good condition.
Envelope Summary:
Exterior finishes of 1958 building is predominately stucco while the 1971 building includes brick, concrete block, stucco
and metal siding.
Curtain wall and aluminum windows throughout the 1971 building in good condition; single wood framed window in 1958
building requires replacement. Aluminum entrances and hollow metal doors are in good condition. 1958 exterior wood
doors require replacement.
SBS membrane and bulk of built up roof membrane roofing is generally acceptable but the 1958 building roof requires
re-roofing. Permanent roof access has to be provided.
Generally, building envelope is in good condition.
Interior Summary:
Partitions are a combination of concrete block and metal stud with gypsum board.
Ceiling finishes are typically acoustic tile and gypsum board. Wall finishes are ceramic tile or paint and in good
condition. Floor finishes include vinyl tile, sheet vinyl, ceramic tile, hardwood gym flooring and carpet. Some carpet
requires replacement.

Mechanical Summary:
The school has had several modernizations and mechanical system upgrades. In 1990 new heating plant was installed
and provided hydronic heating for radiant panels, glycol heat exchanger and other terminal heating units. In 2001
heating system was extended to provide heating media for administration and gymnasium air systems mechanical
upgrades.
Ventilation provided by four low velocity air systems. Ceiling space used as return air plenum where appropriate.
Exhaust fans provided to exhaust rooms with activates requiring exhaust.
Fire prevention consists of fire extinguishers installed on hook or in cabinets.
BMCS system provides global control of the mechanical systems.
Items found during school review which should be addressed but not limited to:
- Upgrade plumbing fixtures.
- Conduct study related to administration area air system/underground ductwork.
- Conduct study related to gymnasium high/low occupancy.
- Relocate duct heater in Industrial Arts air system.
- Ventilate gasoline storage and paint storage.
- Conduct study related to exhaust hoods in Industrial Arts.
- Study alternate method of humidification for classroom air system.
Mechanical system components are in fair to good condition.
Electrical Summary:
120/208V/3PH/4W - 800 ampere main power service to building. T8 type fluorescent light fixtures, natural gas
emergency generator, and high pressure sodium lighting to building exterior. Electrical installation is getting older and
lighting, emergency power, and electrical devices need to be replaced in order to maintain continued service.
Electrical systems are in fair condition.

1958 stand alone building was originally a gym. Currently leased out to a theatre group which has done leasehold
improvements including adding second floor.
Architectural: Stucco over wood frame exterior walls. Glu-lam roof assembly with wood decking. Built up roof with gravel
ballast. No roof hatch available. Wood framed canopy at north entrance. Canvas canopy at main east entrance. Painted
metal flashings, wood framed window in kitchen, solid core wood doors set in wood frames. Building envelope is in fair
condition and roof requires replacement. Interior building components were not assessed but the leasehold improvements
appear to have concerns with building codes. A study is required for code compliance.
Mechanical:
Electrical: Fluorescent lighting with T12 lamps and magnetic ballasts, branch circuit panelboards, DC battery type
emergency lighting system with remote heads and exit signs, and ivory devices with stainless steel coverplates.
