year across Manning Stainton in 2015. At the start of the year we opened
our 18th high street branch in the busy town of Garforth. Just last month
on August 14th we were delighted to announce our acquisition of a local

With the second half of the year well and truly under way we can consider
the change in landscape this year has provided so far. To anyone active
in the market it’s clear that competition for the best homes is fierce.
What’s also been noticeable is the return to a more traditional pattern of
activity with a steady start in January building into late spring, a small lull
in the summer and the second surge we now expect to last through the
Autumn. This provides a welcome relief from the uncertainty we have
experienced in the market since the pre-recession days prior to 2007.

A general feeling of optimism seems to have returned and increased
demand has had to the inevitable of pushing prices up in many of the
markets we cover. Talking in general terms the average house price across
Manning Stainton has increased by 12% over the last year and Rightmove’s
own Asking Price Index has shown a national rise of 9% since the start of
2015.

If there is a challenge at present it’s the time a home spends from

Sweet Potato, Chilli & Lime Soup
As the nights draw in and the evenings start to feel damp and chilly,
there’s nothing quite like a huge pot of wonderful warming homemade
soup. Homemade soups are remarkably easy to make and a completely
different animal to even the best of the shop bought ones. This is one of
our favourites:
1 white onion, finely chopped
1. In a large saucepan, soften the onion and celery in the oil until
translucent but not browned
1 red chilli, deseeded and finely
chopped
2. Add the fresh chilli and red pepper followed by the stock and
sweet potatoes
1 red pepper, seeds removed
& diced
3. Cover with a lid & simmer until the potatoes are tender (approx 15 mins)
2 sweet potatoes, peeled and
roughly diced
4. Whizz in a food processor or with a hand held blender
5. Add the lime juice & seasoning. Add crushed dried chillies to taste
6. Serve with crusty white bread or a helping of cheese on toast

This year has been fruitful in providing the right conditions for the market to
build on the progress made in 2014. Speculation on the result of the General
Election had held some sellers in abeyance, but with a clear result comes a
mandate for the upper quartile of the market to continue its improvement.
This regional revival has also been noticed at a national level with Sophie
Haydock of the Sunday Times reporting on Leeds and surrounding areas as

Turkish (& Greek) Delight!
This unassuming family owned
restaurant in the heart of Headingley
(directly opposite the local branch of
Manning Stainton) was an excellent
find. However it was clearly already
popular with the locals as a steady
stream of diners arriving early one
Sunday evening proved.
Three busy and engaging front of house
staff offered a warm welcome and were
quick off the mark with our drinks order,
two bottles of Efes (Turkish lager), as we
surveyed the comprehensive menu.
As a prudent Yorkshireman I was
immediately drawn to the ‘special offer’,
a starter and a main course from the A La
Carte menu (except for a handful of clearly
identified dishes) at the attractive price of
just £13.95, available Sunday to Thursday.
Determined to throw myself into the spirit
of the surroundings and embrace the cuisine
on offer I chose Sucuk for starters, helpfully
described as a ‘special Turkish spicy sausage,
pan fried with fresh tomatoes and peppers’.
This proved a superb choice. Not overly
spicy, but with enough of a kick to awaken

the taste buds and the ample supply of
bread was perfect for mopping up the rich
sauce.
My companion played it slightly safer, opting
for whitebait, and reporting the large
serving as ‘delicious’.
For main course I went for Kleftiko, a joint
of lamb slowly cooked in the oven with
oregano, garlic and herbs - apparently a
speciality of Cyprus.
The dish was served with one lonely new
potato and a side plate of rice and salad.
The lamb was mouth-wateringly tender, but
in truth slightly bland. Your correspondent is
unsure whether mint sauce is part of Greek
culture but it would have made a useful
accompaniment, as would one or two
more potatoes.
Across the table arrived Mixed Souvlaki,
a skewer of marinated lamb and chicken,
char- grilled and served with salad and rice.
The drop in conversation and the clean
plate gave me all the evidence I required to
record this as ‘gorgeous.’

menu, selecting Greek yoghurt with
honey and blackberries (£3.95) on the
recommendation of our helpful waiter –
which more than matched his enthusiasm.
A cappuccino was the preferred choice of
my guest (£2.20).
The final bill of just over £40.00, excluding
tip, represented extremely good value for
money and arrived with a complimentary
ice cold Limoncello liqueur. Although we
did not have any wine, a limited menu
starts from around £15.00 per bottle.
The acid test of any first time visit to a
restaurant is of course would you return.
Without any doubt, on this experience,
the answer is yes and, with a second Agora
restaurant having opened on New Road
Side in Horsforth we don’t even have to
travel as far to enjoy the Turkish and Greek
delights again.
