THE ELYSIAN

D
esigned in 1960 by renowned
architect William Pereira, the
Metropolitan Water District building
was a landmark in Los Angeles’ Echo Park
neighborhood. After sitting empty for nearly
20 years, the iconic building went through a
$30 million renovation and was converted
into The Elysian—a luxurious multifamily
apartment complex with breathtaking 360°
views of Downtown Los Angeles and
surrounding areas.
Linear City Development brought their
proven experience renovating old buildings
into award-winning structures to The Elysian
adaptive reuse project. The company’s body
of work includes The Toy Factory Lofts and
Biscuit Company Lofts. With The Elysian,
Linear City envisioned a design that would
stay true to its original minimalist character
while adding contemporary flair. They
enlisted the services of David Lawrence Gray
Architects to carry out the vision.
Expansive views of the Downtown Los
Angeles skyline were a key element to the
property’s design. To realize this objective,
CRL-U.S. Aluminum’s Series 3250 Curtain
Wall System was specified and installed in
the 13 penthouses featuring 20-foot floor-toceiling windows. A standard in performance
for low to mid-rise applications, the Series
3250 Curtain Wall is thermally improved by a
continuous thermal spacer that is interlocked
within pressure plates. This helps maximize
thermal performance to improve energy
efficiency and maintain optimal interior
temperatures. The system is paired with
energy-efficient insulating glass to reduce
energy costs and increase comfort for
residents.

throughout The Elysian: Series 550 Wide
Stile Doors provide a gateway to spacious
patio decks on the first and second levels;
AWS Aluminum Windscreens offer privacy
and wind protection in outdoor common
areas; Geneva Series frameless shower door
hinges are utilized in apartment bathrooms;
and finally, CRL’s All Glass Door Rail System
outfits the main entrance. These systems
helped transform a neglected landmark into
a multifamily structure that redefines its
urban landscape.
The Elysian has added a modern aesthetic
to the bustling Echo Park neighborhood of
Los Angeles and has become a well-known
architectural gem. With its performance
enhancements, expansive views, and
upscale amenities such as an outdoor deck
complete with cabanas and kitchen, the
multifamily structure has become a symbol
of modern day living.

The Lofts has earned LEED Platinum Certification from the United States Green Building Council. It’s the first
multifamily complex in the state of Missouri to receive this recognition and CRL-U.S. Aluminum is pleased to
have played a role in its realization.

T
he Delmar Loop is a historic district that offers visitors seven blocks of retail
shops, savory dining destinations, and live entertainment. The Loop was selected
by neighboring Washington University to be the site for The Lofts—a new 4.5-acre
mixed-use residential complex for students. Designed by William Rawn Associates, The
Lofts at Washington University features 250 apartments, able to house up to 600
students. At a project cost of $80 million, construction of The Lofts was a significant
undertaking that took years of planning.
A primary goal during development was to create a mixed-use residential community
that would not only accentuate the surrounding area’s vibrant atmosphere, but also set
a standard for energy conservation and sustainable living. As part of a large-scale
collaborative effort led by PARIC Construction, CRL-U.S. Aluminum was commissioned
to supply energy-efficient glazing solutions.
The Lofts is lined with CRL’s Series TT601 Unit-Glazed Window Wall System. This
system utilizes molded corner sponge gaskets for superior air and water infiltration
performance. Series TT601 also offers improved thermal performance by employing
Poly-Aluminizer™ thermal break technology. Because it is a unit-glazed system,
additional benefits include faster installation times and reduced labor costs. Completing
the fenestration scheme are the Series 3250 Curtain Wall, Series FT451 Flush Front
Thermal Storefront, and Series 7600 Windows. Together, these systems reduce energy
usage by helping to maintain comfortable interior temperatures throughout the year.

amed for its two-story exterior
envelope of glass partitions in
various hues, Colours Condos is a
mixed-use residential tower that strikes
an optimal balance between performance
and aesthetics. Reputable manufacturers
were enlisted to supply specialized
components during the various phases of
development; among them was CRL-U.S.
Aluminum.
The versatile CRL Series 3250 Curtain
Wall System defines the building’s lower
level façade. Beautifully integrated with
the iconic colored glass panels for which
the building is named, the Series 3250
Curtain Wall serves to enhance existing
aesthetics by concealing the residential
parking units found within.
Because of the high foot traffic, CRL
Series 400 Medium Stile Entrance Doors
were specified for the ground floor.
Engineered for durability and rapid
production, Series 400 Entrance Doors
have widespread applications, and come
equipped with patented CORNER-LOC®
technology—the strongest door corner
assembly available.
The residential units spanning the
higher tower floors are enveloped in CRL
Series 3150 Curtain Wall. Using narrow,
silicone-glazed vertical mullions, the
curtain wall creates an all-glass
appearance that complements the floorto-ceiling fenestration scheme. For added
functionality, sections of the curtain wall
are accentuated with CRL Series 7400
Operable Windows. Finally, residential
units are outfitted with CRL Series 900
Terrace Doors, which serve as elegant
gateways to balconies that offer striking
views of the Downtown Calgary skyline.

ouston has given birth to numerous
multifamily housing developments.
One of the most impressive is 2727
Kirby. A visual focal point in the affluent
neighborhood of Upper Kirby, the 30-story
condominium tower offers residents
exceptional services and amenities that set
the standard for luxury living.
2727 Kirby features 143 balconies with
inspiring views of Downtown Houston and
surrounding areas. The challenge during its
renovation was specifying 3,500 linear feet
of glass railing that delivered performance,
quick installation, and high-end aesthetics
all in one. The solution? CRL’s GRS
TAPER-LOC® Guardrail System for
laminated tempered glass.
The GRS TAPER-LOC® Guardrail System
is the safest and strongest glass railing
system on the market, providing unparalleled
load and impact performance. With its
patented dry glaze assembly, installation
time can be reduced by as much as 50%,
and glass panel adjustment or replacement
is considerably simplified. Because of this,
the TAPER-LOC® System is ideal for retrofit
applications such as 2727 Kirby.
A key feature of the GRS TAPER-LOC®
Guardrail System is that it meets all IBC
standards. In 2015, stringent revisions were
made to the IBC requiring laminated glass in
guardrail applications. The GRS TAPERLOC® Guardrail System meets these code
revisions, and has taken it a step further by
being the only guardrail system pursuing ICC
Evaluation Service approval.
Performance, versatility, and ease of
installation are the cornerstones of the GRS
TAPER-LOC® Guardrail System, all of which
were effectively utilized in the 2727 Kirby
renovation.

Supported by BC Housing and the City of Vancouver, The Granville Mennonite /
More Than a Roof Housing Society developed the eleven-story Karis Place to provide
affordable housing for those suffering from mental and physical health issues, low
income, or homelessness. The building was designed to meet BC Housing's criteria
requiring that no more than 10% of end use energy be provided by fossil fuels, and
that it achieve LEED Gold Standard. SAB Magazine recognized Karis Place with the
distinguished Canadian Green Building Award.
