A recent project involved 12,000 sq ft of premium offices in Tokyo costing £2 million. GVA assembled a team to develop the project brief through assessment of the requirements of the Shire’s in country team whilst delivering the corporate design message through workplace guidelines and global real estate standards. GVA engaged a local agent to identify and secure suitable premises. GVA provided Programme Management and co-ordination including client-managed work streams such as IT, Corporate Communications, HR and Facilities. GVA took responsibility for cost management and performance specifications for the building and service elements including rationalising with local standards and workplace expectations. GVA provided strategic support in the mobilisation and transition from the construction phase to the on-going facilities management of the whole space, including the procurement of a local FM provider. The project has been completed to budget and time table with staff confirming high satisfaction with the new space. Case studies Eversheds Clifford Chance White & Case Reed Smith LLP Legal & General Tenant representation Agency Tenant representation Workplace UK and EMEA UK UK and International UK Workplace, Facilities management UK GVA provides full CRE services in relation to Eversheds’ 25 EMEA properties (circa 750,000 sq ft) including: agency, building services, cost mitigation and value enhancement, lease consultancy, critical event management and the provision of a web-based property portfolio database. The team has secured continual year on year savings in property costs through subletting of surplus space and rent and property tax mitigation initiatives. GVA was appointed to dispose of 79,527 sq ft Grade A offices in Clifford Chance’s international headquarters in London. Intelligent positioning and marketing of the space delivered the required results and as a consequence GVA were appointed to market more space in the same property. GVA was appointed to dispose of a Grade A office space within the city of London. The team successfully let one floor and re-geared leases on another 10,000 sq ft. GVA worldwide also acquired a further 10,000 sq ft in Milan city centre (Piazza Diaz) during the early part of 2012. GVA is providing ongoing strategic advice on pan-European basis and has recently reported on the Istanbul and Madrid office markets. GVA provided Interim Operations and Relocation Managers to oversee Reed Smith’s UK headquarters move of 700 staff. GVA delivered project management services for the Cat C fit-out and relocation of 850 people to Legal & General’s new headquarters. The project has been completed to budget and time scale with minimal client resource/time consumed. One World Team Case studies Transamerica Life Insurance Company Tenant representation USA With Cassidy Turley’s assistance, Transamerica signed a ten-year lease for the company’s new 171,000 sq ft headquarters in Baltimore. The transaction reduced Transamerica’s footprint by 50% and brought two business units together, facilitating the client’s consolidation plan. The total value of the lease was $50 million, making it the largest office lease in Baltimore in 2010. The team negotiated an extremely competitive lease of 710 sq m modern grade A offices in South County Business Park, Dublin 18. The team successfully identified and advised Genworth on the purchase of Building 7,000, Westpark, a modern office block of approximately 96,000 sq m, for circa €6 million. GVA Redilco has advised Brioni on the identification of approximately 800 sq m of office and showroom new premises. GVA Redilco has been appointed as advisor for the relocation of Henkel’s headquarters, approximately 5,000 sq m. Owned by Morgan Stanley investment fund, Palazzo Campari has 5 floors above ground for approximately 8,000 sq m and was totally refurbished in 2012. The team provided cost saving, consolidation and space optimization services. GVA Redilco has advised Medtronic, the world’s leader in medical technology, for the relocation of their 5,000 sq m headquarters in Milan. The team successfully identified and acquired a fully fitted office of approximately 400 sq m in Dublin city centre. The team negotiated a very competitive lease with 30% savings for the client. Aguirre Newman assisted Aegis Media in the relocation of their office space in Tucumán building, located in Campo de las Naciones, Madrid. After conducting an in-depth market analysis, the team negotiated favourable lease terms for a 5,086 sq m space in a single building, delivering 40% cost savings. Aguirre Newman assisted Cuatrecasas, a legal services business in Spain and Portugal, in their headquarters relocation and office construction project in Madrid. The team relocated over 800 lawyers in a new 14,500 sq m prime location in Madrid. GVA Sawyer advised Coca-Cola Soft Drink Consulting in the leasing of approximately 3,000 sq m of office space in Kutuzoff Tower business centre, a 20 storey new office building in Moscow. Office Depot appointed Asia Pacific Properties (APP) to assist in establishing their Asia regional headquarters and a major sourcing office in Shenzhen – their first in China. Vinson & Elkins was a new entrant into the Hong Kong market, while Shearman & Sterling needed to restructure their lease. The APP team provided an integrated solution that resulted in HK$2 million in fit-out savings for Vinson & Elkins and a significant reduction in effective rent for Shearman & Sterling. After conducting an in-depth market analysis, the APP team negotiated highly favourable lease terms for both 435 sq m regional headquarters in Hong Kong and 1,115 sq m of prime office space in Shenzhen. Asia Pacific Properties (APP) assisted Siemens in the relocation of their regional headquarters in Shanghai. Mckinsey & Company appointed Partner Real Estate to advise on the acquisition of 2,500 sq m new offices in Zurich and 1,500 sq m in Geneva. APP completed the assignment on time and within budget and Siemens moved to an 8,200 sq m building, with an option to take expansion space. The instruction also required Partner Real Estate to renegotiate lease terms on existing premises Partner Real Estate received exclusive mandate to assist Goldman Sachs in the negotiation of a new lease in Zurich CBD (1,500 sq m). Ballerup Business Park Advisory Denmark GVA Nybolig Erhverv was instructed to sell 5 large office buildings totalling 39,299 sq m in Ballerup Business Park, just outside Copenhagen’s city centre. The team managed to successfully complete the sale within a short time frame, with great satisfaction for all parties involved in this large transaction. An additional 1,340 sq m of space was subsequently acquired in Munich-Riem. GVA Arthur Rubinstein is the exclusive leasing agent for approximately 25,000 sq m office space in WestendGate, one of Frankfurt’s highest skyscrapers. Portugal With the assistance of Foss & Co Næringsmegling AS (FCNM) Mastiff AS signed a lease for the company’s new 2,300 sq m headquarters in Oslo. The team negotiated a very competitive lease with over 22% savings for the client. Foss & Co Næringsmegling AS (FCNM) has been appointed by RiksTV as their tenant representation service provider. On behalf of the client, the team is negotiating new office space of approximately 2,200 sq m in prime locations in Oslo. Aguirre Newman assisted a leading Portuguese energy sector company in the relocation of its Business Solutions department to Parque das Nações, Lisbon, in the Explorer Office Building (3,800 sq m gross floor area). Brunel Nederland, a Dutch consultancy firm with offices in over 40 countries worldwide and listed at the Amsterdam Midkap Index (AMX), appointed Van Gool Elburg to advise on their real estate portfolio in the Netherlands. Van Gool Elburg renewed the lease of 11,000 sq m office space in the Ito Tower in Amsterdam on behalf of Houthoff Buruma, a Dutch law firm with offices in New York, Brussels and London, achieving a saving in excess of €7m. Van Gool Elburg assisted DAS, a Dutch insurance company operating in Europe, Korea and Canada, in the leasing of 15,281 sq m office space in Amsterdam. Sharman Church assisted Propex Global in the establishment of a new shared business services centre in Poznan, Poland to serve its broader European business further to Europe-wide business restructuring. The team will assist the client in the acquisition of new office space of approximately 4,000 sq m in Hamburg. Over the last few years Van Gool Elburg has leased over 10,000 sq m office space on their behalf. For the same client an additional €5.25 m was saved upon the renewal of their lease in Rotterdam.
