3) Introduction to Beacon Land Development
Overview of Bluejack National
 Bluejack National (“Bluejack”), the former Blaketree National Golf Club, is under development by Beacon Land Development into
the premier luxury-lifestyle community in North Houston and the top championship golf course in Texas. Bluejack will feature the
first Tiger Woods-designed course to open in the United States.
 Bluejack will offer up to 550 memberships, 386 residential sites, and an unparalleled amenity base.
 In addition to Tiger Woods Design, Beacon is working with Beau Welling Design, Nick Fullerton Architects, Jones and Carter
engineering, Medalist Golf and Houston premier home builder Justin Tipler, all leaders in the design and construction of exceptional
luxury communities.
 Blaketree was the vision of Thomas W. Blake, a wealthy Houstonian who chose the course location due to the unique rolling hills and
tall mature pines. Blake engaged Ben Crenshaw to build the course in 1986, but passed away before its eventual completion in August
2000. After his death, the newly completed Blaketree was turned over to his family, who after several years of operations decided to
exit the property in a transaction with the Seller.

Premier Location
 Irreplaceable site topography ideal for an exceptional golf course and residential community.
 Growing affluent population, numerous corporate relocations and significant infrastructure improvements (extension of Texas
Highway 249 to Bluejack, the “Aggie Expressway”) positions the property for the planned development.
Optimal Business Model
 The lifestyle community model at Bluejack provides a solution to the typical golf centric country club and community development
model
 Revenue streams from corporate membership plans, rental programs and a diverse offering of amenities creates a viable sustainable
community that does not rely exclusively on real estate sales or membership dues subsidies.
 Development team here to stay and manage for the long term, supporting multi-generational continuity.
 True commitment to member and guest service and creating memories for families and friends.
Experienced Management Team
 Beacon’s professionals are among the most talented and respected in the lifestyle community development and management segment.
The team has more than 50 years of experience with some of the world’s best luxury golf and lifestyle communities having developed
and operated communities for Discovery Land Company (e.g., Vaquero Club in Dallas/Fort Worth, Kuki’o Golf & Beach Club in
Kona, HI, El Dorado in Cabo, Mexico, etc.), Four Seasons, etc.
Strong Demand Meets Limited Supply for Luxury Lifestyle Golf Club
 Houston area provides limited choices for a growing population with existing clubs characterized by long wait lists and incapable of
delivering a full range of services and amenities

Vision for Bluejack National
Vision for Bluejack National
 In order to achieve the reputation as the best luxury, lifestyle community in Texas and the preferred luxury country club in Houston,
Beacon has programmed Bluejack to provide the highest levels of service and amenities to both families and corporate members alike.
 Beacon principals developed this level of service while either opening or operating Vaquero Club (Dallas / Ft. Worth), Kuki’o Golf &
Beach Club (Kona, HI), and nearly every other Discovery Land club created, all of which have been substantially sold out.
 Beacon’s management team is committed to fiscal discipline, providing confidence among members that their investment in the club
and real estate will stand the test of time, while delivering a consistent experience across generations.

Topography
 Set within the rolling hills and mature 100-foot pine trees, the new course will be unlike any other golf course in the Houston metro
area or even the Texas market at large
 The existing topography will be utilized to capture long range views and vistas and holes will have great variety with some playing
downhill and others uphill
 Large bodies of water will be utilized in the design of certain holes, which, coupled with brilliant white, high-faced sand bunkers will
create drama throughout the round of golf
 The site resembles the pinelands of the Carolinas and Georgia, where two of the nation’s premier destination private clubs have been
developed: Augusta National Golf Club and Sage Valley Golf Club

Houston Road Infrastructure Expansion

The Grand Parkway is currently under construction with final completion expected in 2015, the same approximate timeline the first
Bluejack residences and all club amenities will be completed.

The completion of the Grand Parkway and the 249 Extension will reduce driving times from Bluejack to the Exxon Mobile campus
from 45 minutes down to less than 30 minutes and the driving time from Bluejack to the I-10 west energy corridor projected to
decrease from 1 hour to 45 minutes.
Highway 249 Extension (“Aggie Expressway”) & Completion of the Grand Parkway

Houston is known nationwide for having some of the worst commute times in the country, trailing only Atlanta in the latest
national rankings. Average Houston commute time is nearly 30 minutes. There are however two significant projects in final approval
process and under construction.

Texas Department of Transportation has secured funding and approvals for the proposed extension of Highway 249 labeled on the
map below. Highway 249 currently originates at the north west corner of the Sam Houston Toll Road (Highway 8 on the map
below) and runs northwest through the town of Tomball. When the 249 extension is completed, it will reduce the driving time


Completion expected in 2017.

Key Professionals - Leadership
Michael Abbott
(President, Co-Founder of Beacon Land Development &
Director of Lantern Asset Management)
With more than twenty years of proven success, two-time “PGA Merchandiser of the Year,” Michael Abbott is one of the most
respected names in the golf and hospitality industry. A former ESPN Golf commentator as well as a swing coach to such noted
PGA players as Mark O’Meara, Paul Stankowski, Pat Perez and several others, Mr. Abbott is a solid communicator adept at
consensus management. Tommy Armour III said of Abbott, “Michael is the definition of creativity and service in the golf
industry.”
Recognizable in his white shirt, sweater, tie and converse shoes, Abbott’s colorful personality is reflected in his groundbreaking
service ideas for amenity enhancements and illusions. While at Discovery Land Company, Abbott was credited with the creation of
the “Comfort Station,” service and food areas strategically placed on the golf course offering guests an exotic snack or beverage.
At Gozzer Ranch in Coeur d’Alene, Idaho, golfers raved about Abbott’s, “Root Beer Float Station” as much as they did about the
golf. It was at the Madison Club in La Quinta, California that Abbott built the first ever on course fresh fruit farmers market to
stay in tune with the members desire to eat healthy. While at Diamante in Cabo San Lucas, Abbott built cabanas on the practice
facility for guests to enjoy before heading out on the course. It was when he was operating Vaquero Club in Texas that he piped in
music on the Practice facility, a trend that has now caught on at the most prestigious clubs in the world. And, in an effort to
preserve and respect the culture while at Bakers Bay, Abbott recreated true Bahamian service with the inclusion of daily lobster
spearing and Ceviche from the boat to the plate, all done right before the member’s eyes.
Although Abbott takes pride in his ingenuity, it’s his ability to create a service culture that makes visiting one of his properties
memorable. From consistent and appropriate staff uniforms to a detailed arrival and valet plan, Abbott believes that service is a
series of “handoffs” from one team member to the next. Abbott is often heard quoting Walt Disney, “Do what you do so well that
your guests will want to see it again and bring their friends.”
