Welcome from the CEO Service Requests
I’m Riaz Mamdani, CEO of Strategic
Group. My vision is to create a company
that is unconventional and creative.
A company where our people are
committed to “creating value others
can’t by seeing what others don’t.”
We own, manage and develop office,
retail and apartment properties across
Canada and have been doing that for
more than 15 years.
This is the inaugural newsletter created by your Property
Management team in order to share useful information about
the building you occupy, about Strategic Group, as well as
the Team who are on the front-line delivering the service you
require and expect.
A main focus at Strategic Group is to make a difference.
We want to make a difference by being the best that we can
be. Our commitment includes reinvesting in our properties
through our refurbishment program. To date, 50 of our
buildings have been graded and certified BOMA BEST by the
Canadian Building Owner’s and Management Association
(BOMA). Our commitment to community programs include
inviting you - our customers - to participate and together
create an impact in the communities where we live and work.
We hope that you find this form of communication informative
and useful.

We are pleased to announce the new Strategic Group Service
Request web page. The site can be found at:
strategicgroup.ca/service-request
Strategic Group has recently updated the entire website and
added a new web page for Tenants, building occupants and the
public to place service requests. The web page is also mobile
device friendly and will self-populate after your first use. Each
request will be provided a service ticket which will assist us in
ensuring your request gets dealt with in a timely manner.
The benefits?
•Easy way to make a service request on a mobile device or
computer;
•Your service request is tracked and therefore is easier to follow
up;
•The questions will assist us in sending the correct person to
the right location to address your service request;
•You will receive a note when your request is received and
when it is completed; and
•You will have the option to respond and provide feedback
regarding the service.
Service requests submitted via Service Desk will be tracked
and will enable Strategic Group to provide timelier customer
service. Our service desk is available Monday-Friday, 8 a.m. - 5
p.m. Mountain Time; requests made outside of these times will
be responded to the next business day.

BOMA BEST
5/5 is BOMA BEST
Certified!
What is BOMA BEST? BOMA BEST is the Canadian Building
Owners and Managers Association industry standard
for commercial building sustainability certification. This
certification process consists of 5 levels: Certified, Bronze,
Silver, Gold and Platinum. Throughout the 2015 calendar year,
Strategic Group set forth to certify 50 Calgary commercial
buildings. It is with great pleasure we can announce that as of
October 2015 we obtained the certifications for all 50. Over
the next three years, we will be endeavoring to improve our
processes and efficiencies so that come recertification, we can
elevate all the building to at least the level above its current
certification.
Thank you for your commitment to Strategic Group’s green
initiatives. Together, we can continue to build a sustainable

Earth Day Challenge
Strategic Group’s Team Members stand proud at the BOMA
BEST awards luncheon.
In celebration of Earth Day on April 22, 2016. We
are asking all of our tenants to ensure that they
turn off their computer monitors, lights, photocopy
equipment and any office equipment using power
at the end of the work day. This will assist us in
analyzing our true building energy demands which
will in turn save you and your company money
while we all do our part in reducing our energy
wastage. The winning building will be recognized in
our next newsletter!

Meet Team 5/5
Bill Reeder - Property Manager
Time at Strategic Group: 7 years
Bill particularly enjoys the people both the Team Members at Strategic
Group and the clients who lease our
spaces. Out of the office, he enjoys
running and biking.
A new main floor exterior and lobby is coming to 5/5 soon.
Thank you for your patience while we transform the space into
an attractive, bright and contemporary building. The main floor
lobby will boast a functional meeting space, upgraded business
directory and welcoming design. Avec Bistro and Flatlands are
still open for business during renovations - go and check them
out!
Lila Botrie - Property Administrator
Time at Strategic Group: 2.5 years
Lila is an Assistant Property Manager as well as a Property
Administrator and is passionate about addressing tenant issues
resulting in tenant satisfaction. In her spare time she loves
spending time with family and friends.
Elevator modernization
Tyler Fladager - Building Operator
Time at Strategic Group: 3 years
Tyler is allocated to our Beltline portfolio and is committed to
making a difference. He takes pride in ensuring building issues
are dealt with in a timely manner. Tyler enjoys spending time
outside and taking his dogs to the dog park. When it’s time to
take a break, he loves to travel!
Strategic Group is currently under thje process of tendering the
job of elevator replacements and upgrades. A timeline has not
yet been set in place, but upgrades will begin in the next few
months.
Parking
Strategic Group is offering new incentive rates for parking.

Project Warmth
On behalf of Strategic Group, we would like to thank you for
your continued support of our Project Warmth campaign.
With your generous donations, we were able to provide 24
overflowing half-ton truckloads or 12,500 pieces of clothing to
Project Warmth! We more than doubled last year’s donations
and couldn’t have done it without you. Your donations will help
many individuals throughout Calgary stay warm this winter.
Trevor Armishaw - Operations Supervisor
Time at Strategic Group: 13 years
Trevor’s focus has always been to push for excellence,
personally, with the people he manages and the buildings he
operates. He was the winner of our Q4 Team Strategic Award
for his commitment to our company core values and excellence
in everything he does. Trevor hopes to learn how to ride a
motorcycle this year.
Jeff Landels - Leasing Manager
Time at Strategic Group: 1 month
Jeff joined Strategic Group mid-February as Senior Director,
Leasing. He has been in the industry for 11 years and is an
active member in the NAIOP, ICSC and BOMA associations.

Tenant Survey
Feedback
In October 2015, Strategic Group sent a 15 minute survey
to all key contacts for distribution to all commercial tenant
employees and building occupants. This survey was designed
to get feedback to assess the performance of the property,
cleanliness, temperature, quality of improvements or amenities,
service timeliness and overall quality.
Across the entire Strategic Group portfolio, the areas of focus
for 2016 and beyond will include:
•Elevator service
•Heating/cooling issues
•Energy management
•User-friendly web-based customer service interface
•Communications - particularly with respect to
environmental initiatives.
Given the survey responses, some portfolio-wide initiatives that
are being undertaken are:
•Retrofitting lighting from metal halide, halogen, T12 & T8
Florescent and 24/7 lighting to cost and energy saving LED
lights and fixtures;
•Adding automation to many base building heating and
cooling systems to help monitor and improve comfort,
reduce costs and reduce energy consumption;
•The addition of a new customer service request web page
that is mobile device friendly.
•Institution of a forthcoming new service and maintenance
protocol for all elevators within the Strategic portfolio.
Of note and across the Strategic Group
portfolio:
•85% felt Strategic Group was doing the same
(30%) or better (55%) than two years ago.
•84% were satisfied (41%) or very satisfied (43%)
with our response times.
•70% felt their specific needs both as a tenant and
as an occupant were being taken care of.
•66% would recommend their property to others.
•347 respondents provided their contact
information to win one of 5 $200 Gift Cards to Sassi
Kitchen and Bar, Avec Bistro and Famoso Pizza.

In addition to general feedback about Strategic Group, each
property received building specific feedback which is helping
the operations and property management teams focus their
efforts over the next 12 months. Each property is in the process
of instituting an action plan based on the results for the specific
property. These results include designating capital for future
years and directing which projects take precedence over
others.
