Construction Insurance Qualifications
Barnes & Co. Insurance Services’ San Diego office
specializes in construction insurance. We have been
involved in the majority of condominium conversions in the
western United States. Barnes & Co is an affiliate agent of
Professional Insurance Associates, a purchasing cluster of
over 100 agents, giving us the purchasing power of the
largest privately owned agency in California.
Our office is fully automated and able to handle a large number of projects at any one
time. Our wrap administration services include:
 Reviewing the general contractors agreement with the developer/owner
 Reviewing the general contractors standard agreement with the trade contractors
 Incorporating the insurance requirements of the developer, owner, general contractor
into the Wrap manual
 Develop and provide Wrap manuals
 Perform contractor’s enrollment meetings
 Enroll contractors
 Certificate review of trade contractors as well as subcontractors and subsubcontractors
 Monitor the ongoing process
 Conduct monthly meetings with owner, developer and/or general contractor to
discuss all aspects of the program
Teri Barnes, CIC
Teri Barnes has utilized her Bachelor of Science
degree in Insurance combined with 35 years
experience to provide solutions to her clients’
volatile construction risk management needs. For
example, after the top 3 national insurance
agencies failed to procure coverage after 9-11,
Barnes was called in and she was able to provide a
Wrap-up policy that allowed the first high-rise out of
the ground in NYC that year. As Condo
Conversions began to evolve, Barnes developed
an expertise in negotiating the insurance and
indemnity sections of the real estate purchase agreement to the benefit of
both the converter and the apartment seller to minimize their risks and
taxes. Barnes has been an active advocate of the Building Industry
Association since 1986. She participates in IRMI’s construction
conferences and holds a designation of Certified Insurance Counselor.
