DeLorenzo International has prepared master plans for an array of
projects. The Navy and Marine Corps installations throughout the
West Coast won the National Master Plan of the Year Award for two
consecutive years. The firm master planned for many of Southern
California’s most successful communities such as Carmel Mountain
Ranch, Eastlake, Rolling Hills Ranch as well as numerous regional
parks, educational campuses and city-wide recreation projects.
DeLorenzo International projects include park and recreation master plans, sports fields, playgrounds, and a diverse range of specialty recreational facilities from skate parks to equestrian facilities and
trails. The firm emphasizes public participation as a major factor in
reaching a positive community consensus for the optional design
solution.

The diverse experience of DeLorenzo International was pivotal for
the Replacement Naval Hospital at Camp Pendleton. As a Certified
LEED Gold Project, it features native plants, utilization of recycled
water, restoration of a Waters of the U.S. channel, and a 1.5 acre Vegetated Roof. Other projects include the Emergency Department Expansion at Grossmont Hospital, and Orange Coast Medical Center.
Working with more than 15 school districts on more than 100 projects, DeLorenzo International has designed campus and recreation
facilities for day care, elementary, secondary and post-secondary
schools throughout Southern California. The firm assists universities
and campuses in the design of new facilities and develop cost effective maintenance programs for existing facilities.
DeLorenzo’s commercial and industrial projects include urban plazas, shopping complexes, public gathering areas, exhibit spaces,
and outlet malls. Projects range from master plans for a 300,000
square foot Tuscan-themed retail outlet center in Carlsbad, to
award winning planting designs for individual industrial buildings.
DeLorenzo International applies their Smart Landscape approach
to every project, assuring a beautiful and efficient design with low
cost maintenance. Their methods go far beyond superb irrigation
design and climate appropriate plant palettes. Specialized Guidelines and Plans have saved some clients as much as 50% on water
costs merely by following new recommended maintenance practices. La Mesa Cliffs is the largest graywater project in California.

DeLorenzo Smart Landscape
SAIC/Leidos Campus Renovation Master Plan

The DeLorenzo team has been providing landscape maintenance
and water savings consulting to SAIC/Leidos for over 20 years, resulting in a significant reduction in landscape water use and green
waste generation. The team also assisted with the conversion of a
majority of the campus to reclaimed water.
DeLorenzo restructured SAIC/Leidos’ site maintenance practices. Bimonthly shrub shearing was replaced with heavy structural pruning
every two to three years. This change rejuvenated old, overgrown
shrubs, reduced green waste and reduced time spent on shrub
maintenance. This “reclaimed” maintenance time was redirected
towards irrigation maintenance and water conservation improvements. High water use ground covers were replaced with composts and mulch, thereby improving the soil quality, minimizing the
evaporation of soil moisture and allowing less frequent watering. A
quarterly walk through program was instigated to ensure contactor
compliance with the new maintenance program. More sustainable
practices were incorporated throughout the campus.

DeLorenzo’s revitalization plan resulted not only in improved appearance and employee satisfaction, but water costs declined by
about half. By more effectively redirecting plant maintenance time
such as pruning and fertilizing, more time was available to make
irrigation repairs and to manage irrigation scheduling for greater
efficiency.

The relaxed beauty of the two Monterey Bay Military Housing (MBMH) communities is the result of the innovative landscape designed by DeLorenzo International. Monterey Bay Military Housing encompasses approximately 1,600 homes at Ord Military Communities, the former Fort
Ord site in Seaside, California, and 600 homes at the La Mesa Village neighborhood of the Naval Postgraduate School in Monterey, California.
Water reduction shown in the above
chart is due to two reasons:

and ongoing management by DeLorenzo International resulted in the reduction for both
projects from 2013 to 2014; Only the Doe Park
group was designed by DeLorenzo International using Smart Landscape Design.
Smart Landscape Design
In addition to planning and designing the
streetscape and residential yards, DeLorenzo International designed three sports
parks, numerous neighborhood parks and
playgrounds, as well as two community recreation and aquatic centers. DeLorenzo prepared Site Maintenance Guidelines that the
property management company uses for
the contracting and assessment of their site
maintenance contractors. On a quarterly basis, DeLorenzo meets with the maintenance
contractors and property managers. At these
meetings, the landscapes are inspected for
conformance of the maintenance practices,
procedures and our Guidelines.
Using the DeLorenzo Smart Landscape approach, the design objective for MBMH was
to look great, use less potable water and to
be low maintenance. Designed for low water use, less frequent pruning, easier weeding with no requirement for specialized
labor experts, reduced mowing, resulting
in the use of less fertilizer and higher pest
resistance, this plan succeeds in reducing
water and maintenance costs substantially.
Two neighborhoods are prime examples of
this approach – Doe Park and La Mesa Cliffs.
Doe Park is a 246-unit new home development of single family and duplex units at the
former Fort Ord site. Through careful selection of native and non-native drought tolerant plants and the design of over 25 acres
of subsurface drip irrigation, the Doe Park
neighborhood landscape, originally intalled
in 2010, is both low water use and low maintenance. Recent water costs, as compared
to the typical turf landscape it replaced, are
approximately 60% lower. When compared
to a nearby native-plant-only housing area,
water costs of the DeLorenzo-designed
landscape is still lower by approximately
62% due to the efficiency factors designed
into the irrigation system and our work with
the maintenance contractor to reduce overall water use.
La Mesa Cliffs Family Housing Neighborhood Open Space, Monterey, California
Alternate Water Supply
La Mesa Cliffs is part of the family housing for the Naval Postgraduate School. The
graywater generated from 50 single family
housing units irrigates just over 2.75 acres
of front and side yards, common areas and
passive park land. The graywater system
has eliminated the need for potable water
on most days. This system is significant
because it is one of the largest graywater
landscape systems in the state. With expert plant selection, the lush green look
belies the fact that water costs, similar to
Doe Park, are significantly lower than the
former traditional turf landscape.
The DeLorenzo office worked closely with
the developer, and the local water district
to implement this graywater system to
meet both local and California State standards. This was the first system commissioned in the region and included involvement by many stakeholders to ensure all
parties were comfortable with the process
to recycle residential graywater and apply
it to public areas. The DeLorenzo office
remains involved in the project through
ongoing system monitoring and meetings
with the client and property manager. In
addition, DeLorenzo is also involved in
outreach activities with the client aimed at
educating the local community residents
about this unique water supply system.

PROGRAMMING
Programming is an opportunity to go beyond
simple functional project requirements. At DeLorenzo International we carefully consider user
needs and concerns, community issues, local
governmental requirements and important environmental constraints in a the development
of our client’s projects . Programming can have
specific “deliverables” such as documentation for
EIR’s, Feasibility Studies, and Needs Assessments.
We utilize computer database and GIS capabilities and local research and participation experts.
Our process often identifies previously unnoticed community assets, opportunities and areas
of agreement that can lead to innovative project
planning and design.
PARTICIPATION
DeLorenzo International has developed special
expertise in public participation services. Before
we begin a project we conduct focus groups,
written and telephone surveys, community input meetings, planning and design workshops
and presentations before advisory committees,
City councils and Boards of Supervisors. Through
effective public participation ,we identify and
resolve important community issues early to assure that the project’s final planning and design
is broadly supported by the community it is intended to serve.
