Updates
Treasurer’s update on Loan Status
We are very excited to report
that in December, 2013; the loan
relating to the pool at the Community
Center was paid off! This will save
the association $12,000 a year that is
now being spent on other projects in
The 5 Neighborhoods of Winterset.
The Community Association has two
remaining outstanding loans with
balances totaling about $366,000
as of April 1, 2014. One of these
loans relates to the Winterset Valley
Pool and the other loan relates to the
Community Center Building. These
loans are projected to be paid off
between 2017 and 2020. Of course,
the payoff is dependent on interest
rates since the loans are up for renewal
every three years. Therefore, should
interest rates increase the payoff may be
extended. Over the last three years, the
principal balances on the three loans
have decreased by $204,000. The low
interest rates have been very beneficial
in helping payoff these balances.
Treasurer’s update on
Homeowners Annual Dues In our next newsletter, we will
provide a listing of homeowners who
have delinquent amounts owed to the
Community Association for dues, fines,
etc. If you have a balance due and do
not want your name published, please
pay your balance promptly. If you are
unsure of your amount due, or want to
check the status of your account you
may contact the Winterset Coordinators
(Kathy or Michelle) and they will be

Natures Wildlife: One of the
lovely things about living in The 5
Neighborhoods of Winterset is the
natural beauty and the undisturbed
wildlife. We are lucky that we have
many amazing animals in our
community, such as: deer, red foxes,
coyote, raccoons, etc. It is important
to note NOT TO FEED these
animals, as we do want to keep them as
undisturbed wildlife creatures.
Paint Guns: It is against Lee’s
Summit’s city laws to use any kind of
paint guns unless on “approved courses
that are designed for this purpose”.
Please note and let your children know
that paint guns (or any type of gun)
are not permitted anywhere in The 5
Neighborhoods of Winterset.

(including golf carts, ATVs and
motorized bikes or scooters) on public
streets, or sidewalks. It is also against
Winterset Policy to drive these types
of vehicles on any of Winterset’s trails.
Whether you are old enough to have a
driver’s license or not, it is still against
the law. Anyone who sees this type of
activity is encouraged to call the police
and let them know.
The 51st Annual
Tour of Kansas City
The region’s largest three day
bicycling festival will be twice as big
this year with three days of bike races

night in New Longview and KC’s first
ever Gran Fondo on Saturday, which

Keeping Winterset Beautiful with
Brummel Lawn and Landscape
B
rummel Lawn and Landscape,
LLC was founded in the spring
of 2006. Nick Brummel met now
business partner Kyle Ford while both
were attending Northwest Missouri
State University in Maryville, MO.
After the duo graduated, their full
efforts we set on building their
business. In the beginning, Nick and
Kyle were the only Brummel Lawn
employees. From time to time they
would hire temporary workers, or
solicit friends and family to help them
out. Brummel Lawn and Landscape,
LLC has grown from the founding
two guys to over thirty members and
sixteen trucks. In the first season,
Brummel Lawn and Landscape, LLC
picked up Winterset Gardens and to
this day still service them as one of
their customers. In the summer of
2006, Brummel Lawn and Landscape,
LLC started doing some work in the
commons areas of Winterset that
consisted of anything from taking care
of the islands, to pulling weeds, to
mulching. By 2010 they started taking

care of all of Winterset Communities
Association’s needs. Some of the services
provided for the Winterset area are
mowing, fertilizing programs, installation of annual plants to complete
landscaping, retaining walls, paver
patios, and waterfalls. Brummel
Lawn takes extreme pride in its fleet
by keeping all equipment clean and
professional looking. They believe in

doing a fair and honest job, and will do
whatever it takes to ensure customer
service is their top priority. As
Brummel Lawn and Landscape, LLC
have grown they believe in continuing
their education, as the
owners have degrees
in Horticulture and
Business. They also
have employees with:
ICPI Certification,
Kansas Nursery
Certification, both Missouri and
Kansas Pesticide Certifications, and
they are a Hunter Preferred Contractor.
Brummel Lawn and Landscape,
LLC has offices in Blue Springs,
MO and service the entire Kansas
City Metro area. They also provide
landscaping services at The Lake of
The Ozarks. Don’t be surprised to see
their trucks at many of the Kansas City
Culver’s restaurants, as Brummel Lawn
maintains the facilities at seven of
their locations. They have also worked
with the franchise to
design and install the
landscaping at the
opening of three new
Culver’s restaurants.
Additionally, Brummel
Lawn maintains all of
the area Drury Inn properties in the
Kanas City Metro area.
Brummel Lawn and Landscape,
LLC has had the privilege of working
with the Winterset community for
eight years. We look forward to
continuing this great relationship for
years to come. n
Tips/Advice
From the Pros:
•In the spring wait as long as
you can to start watering.
Let the grass stress a little
to encourage deeper roots.
•Water in the morning and
not in evening to help limit
the exposure to wet leaves
that promote fungus growth.
•Apply two applications of
Pre-Emergent to prevent
crabgrass and other grassy
weeds, but Pre-Emergent
will not prevent broadleaf
weeds such as dandelions.
•Best time to treat weeds is
in the fall application or lateApril-May application if you
are not seeding. Warmer
days will help kill weeds
quicker. In early spring, it
is hard to kill weeds as the
plant (weeds) are not taking
up water or the chemical
quickly.
•When you seed your lawn,
make sure the seed stays
moist. A few light waterings
throughout the day is best to
make sure it does dry out; if
the seed dries out it could die
before it comes up.
•Not all bores are the
Emerald Ash Bore. At the
current time there have not
been any confirmed cases
of Emerald Ash Bore in
Jackson Country, Missouri
or the Winterset Area. The
only time that preventative
chemicals are effective is
in the spring. At the current
time there is not a cure other
than removal of the tree.

Winterset Special Event:
Political Forum
T
he 5 Neighborhoods of
Winterset sponsored a political
forum on Tuesday, March 18 at the
Community Center Building. The
event provided residents with the
opportunity to become better informed
of issues that would be on the ballot
for the upcoming City Election on
April 8; particularly with regard to the
City Council District 2 position. The
event started with a representative

from the City of Lee’s Summit. The
representative discussed the proposed
new M-291/Highway 50 interchange
that would be on the ballot and
residents were given the opportunity to
ask questions about the proposal.
Then the event progressed into a
political forum, in which developer,
Dave Gale, asked hard hitting intuitive
questions of each of the candidates
(Trish Carlyle, Tim Denker and Craig
Faith). Approximately, 50 residents
were in attendance and each was given
the chance to submit questions to
the candidates on subjects that most
concerned them. The forum was
very insightful for all residents who
attended; we have received nothing but
positive feedback and thankfulness for
hosting such an event that our residents
may easily attend and become better
informed before heading to the election
polls to vote.
More importantly, by hosting
such events The 5 Neighborhoods of
Winterset send an important strong
message to the City of Lee’s Summit
that we are an important community,
with a strong voting population, so it
is important that they hear our voice
and concerns. The 5 Neighborhoods
of Winterset plans on hosting more
forums in the future, as it is seen
beneficial to our residents. More
importantly, we encourage more of you
to attend such events to gain additional
insights into the issues and understand
the impact your vote can make.

ARCHITECTURAL REVIEW COMMITTEE
ARC Protects Environmental Design
M
any of you may not be familiar
with the Architectural Review
Committee (“ARC”). Every home in
Winterset Park is subject to Covenants,
Conditions and Restrictions (CC&R’s)
which, among other things, create the
ARC. The CC&R’s state:
The purpose of the ARC is to assure
that all proposed uses and any construction
or alteration of any Structure which takes
place on any Lot or any other Property
shall be performed in conformity with the
objective of high quality environmental
design and development as set forth in
the Development Plan. To carry out that
purpose, the ARC shall have… the right
to approve any and all proposed uses, site
plans and Structures to be constructed on
the Property. The ARC shall also have the
right to approve or disapprove any and all
proposed external alterations or use changes
for Lots.
The ARC is composed of your
friends and neighbors who volunteer
to serve. We don’t pretend to have all
the answers, but we do take our roles
and community seriously. Please be
assured that all issues that come before
us will be handled in a neighborly,
conscientious manner.
The Chair of the ARC is Paul
Hoffmann. The other members of the
ARC at this time are Charlie Fleenor,
Chris Tworkowsky, Brian Riegel, Dave
Lutz, Mike Pritchett, Chris Butler,
Vic Burke, Linda Stabenow, Dee
Bowles, Shawnna Fleenor, and Wendy
Fergerson. Most of these people have
been on the ARC for several years.

The most common issues addressed
by the ARC are exterior painting,
permanent basketball goals, fences,
satellite dishes, landscaping, decks,
patios, pools and playsets. However,
to be safe, any erection of a Structure
on, or alteration of, a Lot (including
landscaping) should be submitted
to the ARC for review and approval.
A few reasons to fill out an ARC request...
A good rule of thumb, when in doubt fill out a request.
• Any type of construction, such as fence, pool, retaining
walls, decks, patios, sunporches
• Landscaping changes/enhancements plants, trees, retaining
walls, fountains
• Home improvements that alter the appearance of a home…
paint (even if it is the existing color), new windows, roof
• Satellite dishes
• Playsets and basketball goals

Failure to get ARC approval can result
in fines, loss of privileges, liens, and
removal of the unapproved Structure,
all at your expense.
The ARC has a Submittal Form
which is available at the Winterset
website under association resources
and then under the document
library tab. Please use this form for
all Submittals. Most Submittals are
handled by email and it typically
takes about 10 days to complete the
process. However, questions about the
Submittal can delay the process.
The ARC also has a Report Form
which also is available at the Winterset
website under association resources
and then under the document library
tab. Use this from to report any issues
on any lots that you identify in the
community. However, please note that
the ARC generally does not respond to
complaints unless a Report is signed
by the reporting party. Also, please be
patient with the ARC in responding
to Reports. The ARC has a process for
communicating with homeowners that
are the subject of Reports, and it often
may take 30 days or more to see results.
As you travel around Winterset, you
will notice many kinds of structures,
fences, landscaping and other items.
Most of these items were approved by

the Developer or the ARC. However,
some have not been approved. Even
if they were approved, there may
have been special reasons for what
was done in a particular location,
or the Developer and/or ARC may
have developed different policies after
the item in question was installed.
Accordingly, please do not assume
that you may copy anything that
was done anywhere else in Winterset
Park. Instead, please always get prior
written approval from the ARC before
erecting any Structure, or altering your
Lot. n
Actions of the Architectural Review Committee:
As most of you know, the Architectural Review
Committee (“ARC”) is established to enforce certain
parts of the Covenants, Conditions and Restrictions
(“CC&Rs”) that apply to every house in Winterset. One
of the important functions of the ARC is the following:
No structure shall be commenced, erected, placed,
moved onto or permitted to remain on any Lot, nor shall
any existing Structure upon any Lot be altered in any
way which materially changes the exterior appearance
thereof, nor shall any new use be commenced, unless
plans and specifications (including a description of any
proposed new use) therefor shall have been submitted to
and approved in writing by the ARC.
Over the course of a typical year, the ARC receives a
few Reports of homeowners who may have violated the
CC&Rs, and the ARC so far has had tremendous success
in getting homeowners to comply without significant
fines or other enforcement action.
Unfortunately, the ARC has been dealing with Micah
Thomas, 2505 SW Winterbond Circle, about violations
of the CC&Rs for almost two years, to the point where
the ARC is now fining Mr. Thomas the highest fine
permitted under our current Fine Policy ($200/month)
for continuing violations regarding installation of a new
roof without prior ARC approval and otherwise of a
color that is unacceptable to the ARC.
Mr. Thomas has courteously asked the ARC to
reconsider its decision on at least three occasions,
pointing out such things as his history of living in
Winterset since 2000 without other ARC issues, his lack
of actual knowledge that he needed any ARC approval
of his new roof, he did pay some fines to the ARC over
his roof, and there are other homes in Winterset that
otherwise deviate from the Roof Policy or violate the
CC&Rs.
The ARC has discussed and declined his requests,
noting that the CC&Rs are clear about his roof needing
ARC approval; the Roof Policy is clear about his roof
needing ARC approval; the CC&Rs are recorded
documents shown on the title report for every home in

Winterset and have been the subject of annual articles
in the Winterset Newsletter regarding the need for ARC
approval; the Roof Policy was adopted in 2006 and has
been continuously posted on the Winterset website since
then; since the Roof Policy was adopted in 2006 over 40
residents have replaced their roofs in accordance with
the Roof Policy and no other residents have violated the
Roof Policy after it was adopted to the knowledge of
the ARC; the CC&Rs issue and the Roof Policy were
made known to Mr. Thomas by the Winterset Property
Manager the first day his roof work was performed and
Mr. Thomas chose not to follow up with the ARC; the
ARC has received several actual complaints about the
new roof; the location of the house, and the style of roof
on the house, makes the color of the roof conspicuous
in the community; and the ARC has not singled out
Mr. Thomas for enforcement action, having pursued
enforcement actions against many other residents over
the years.
In March, 2013, the ARC offered to resolve the
situation by refunding all fines paid by Mr. Thomas if
Mr. Thomas replaced his roof on or before April 1, 2014,
with a roof that either complied with the Roof Policy or
was otherwise approved by the ARC. The ARC noted
that this gave Mr. Thomas approximately 2.5 years of use
from his existing roof, and another 12 months (on top of
the 1.5 years he had known about this situation) to find
a way to pay for a replacement roof.
As of the date this article is going to press (April
27), the concerns identified by the ARC have not
been addressed. Accordingly, the ARC is reluctantly
publishing this article to let everyone in the community
know about this situation, the ARC’s efforts to address it,
and Mr. Thomas’s failure to resolve it to date.
The ARC sincerely hopes Mr. Thomas will
immediately address this matter. The ARC will continue
to pursue these matters with Mr. Thomas, including
notifying his mortgage lender and exercising other rights
under the CC&Rs. The ARC sincerely hopes it can
write another article in the next Newsletter thanking Mr.
Thomas for getting the work done. n

(4.33 GPA), Top Honors Chemistry
Student 2013, National Society of
High School Scholars (an Honor
Society that recognizes top academic
achievers from high schools around the
world), Rockhurst National Honors
Society and the President’s Gold Level
Community Service Award (150+
hours of community service). Alex was
a Master Tutor at Rockhurst, a member
of The League of Extraordinary
Gentleman, a member of the Spanish

Her parents are Becky and Steve
Culbertson. Lindsay was Senior Class
President, in the top 5% of class, and
a member of the National Honor
Society. She lettered in academics all
four years. Lindsay was the lead roll
her junior and senior year of her ballet
company productions of Cinderella
and The Nutcracker. She was named
Optimist of the Month, Intro to
Broadcasting Student of the Year and
Portrait of a Prominent Titan her
senior year. Lindsay will be attending
the University of Florida, majoring in
Biology with a focus of Pre-Vet.
Austin Dismond
Austin Dismond is the son of
Tim and Taunya Dismond. Austin
is graduating from Lee’s Summit
West High School. During high
school, he earned two academic
letters for achieving a 4.0 GPA. He
also participated in the Freshmen
Mentoring and Student Ambassador
programs. Austin was a member of
DECA where he placed 2nd in district
and 3rd in state competitions. Aside
from his academic accomplishments,
Austin earned a varsity letter in track
for three years and in football for two

2nd team All-Conference, 2nd team
All-State and 2nd team Elite 81. In

Keegan Emmendorfer is graduating

in May. He will be studying Health
Sciences at University of MissouriColumbia in the fall.
Hayden Hulver
Hayden Hulver is graduating from

parents are Greg Hulver and Ronda
& Gannon Brown. Hayden will be
attending the University of Central
Missouri with to pursue a degree in
Sport Management. He hopes to work
for an NFL or MLB team as an agent
in marketing, sales, or agent.

Crystal P. Lohr is graduating from
Rockhurst University/Research College
of Nursing with a BSN Degree. Her
parents are Gary and Cathy Lohr
Crystal is graduating with honors.
She served as Student Government
Association Class Secretary and was
a member of RSNA. Crystal was an
aide at the Research Hospital Learning

Loren McEntire is graduating
from Lee’s Summit West High
School in May. She will be attending
University of Central Missouri.
Loren has accepted a scholarship and
direct admission status to the school
of nursing. She hopes to apply her
nursing degree in the field of mental
health. While attending Lee’s Summit
West, she has been awarded academic
letters and maintained honor roll status
though out her high school career.

Megan McFarland
Megan McFarland is the daughter
of Todd and Myra McFarland. She is
a senior at Lee’s Summit West High
School. During her time at West,
Megan was very active. She played
four sports and lettered in three: cross
country, track, and soccer. She was
recognized as an All-Conference soccer
player, among other honors. She was
also involved in Student Senate, Titan
SMART, the Fellowship of Christian
Athletes, the Student Activities Advisory
Council, and National Honor Society.
Megan performed well academically too,
earning the Top One Percent award each
year and undertaking the IB Diploma.
She will be studying Biomedical
Engineering at the University of
Missouri in the fall with future plans to
attend medical school.
Madeline McFarland
Madeline McFarland is the daughter

Society, Future Business Leaders of
America, and National Honor Society.
She plans to attend the University of
Missouri and will major in Marketing

He is the son of Jim and Denise Van
Wormer. Alec was chosen as team
captain for the soccer team and was
named 1st team All-State, Western
Region Defender of the Year, and
two-time Conference Defender of the
Year. He will be studying Business/
Accounting and playing soccer at
Presbyterian College in South Carolina.

Academic Excellence Award and an
Academic Letter and was an IB Candidate. Dionne attended the Alpha Kappa
Alpha 2013 Debutante Ball. Dionne
plans to attend either the University of
Tampa or Florida Southern College,
majoring in International Business with
an emphasis in Marketing.
Bre’lahn Wyatt
Bre’lahn Wyatt is graduating from
Notre Dame de Sion High School.
Her parents are Brett and Sheilahn
Wyatt. Bre’lahn will attend either
the University of Missouri-Kansas
City 6-year Medical Program or
the University of Alabama Honors
College. Bre’lahn is a National Merit
Achievement Finalist, a Missouri
Scholar, and a member of the National
Honor Society. She is president of the
French Club and serves as Chair of the
Youth Mental Health Advisory Board
at Truman Medical Center. Bre’lahn
has been very involved in athletics
during high school and was the captain
of the volleyball and track teams
this year. She also played basketball
for school and for the CYO league.
Bre’lahn’s goal is to become a physician
specializing in Sports Medicine. n

Pool Season Finally Arrives!

ollowing a winter that just
wouldn’t quit, the end of another
school year and the start of pool
season is a welcome event for many
in the Winterset
community. A
new year brings
new challenges
and some changes,
including a change
in leadership on the
Pool Committee.
Winterset Valley
Jeff Chambers
Pool Chairman
Resident, Jeff
Chambers, has agreed to serve as
the chairperson for the 2014 season.
Jeff, his wife Dannah, and their three
children have lived in Winterset Valley
since building their home in 2009.
Some of the important changes and
improvements to note for the coming
season are as follows:
• The Pool Committee, with approval
from the Advisory Board, have
selected Kathy Beaven and her
team at Aquaticare as the pool
management company for 2014.
Aquaticare will not only provide
lifeguards, but will be charged with
opening and closing, pool deck and
chemical maintenance, restroom
supplies and cleaning and general
supervision. Aquaticare comes to

• The Winterset Valley Pool will
not only have a lifeguard on duty
during operating hours, a fulltime Gate Attendant also will be
present throughout the season.
Residents are asked to check-in
with the attendant upon arrival at
the pool with their Lot Number
and Address. The attendant will
have a full list of all resident names,
addresses and corresponding lot
numbers to guard against any
confusion. Additionally, the guards
at the Garden and Community
Center pools will have access to the
same list to verify residency in the
neighborhoods of Winterset and
to ensure that guests are indeed
accompanied by a resident.
• Residents may rent a pool for
a private party for $95, with
a required deposit of $150.
Lifeguards are provided and fully
covered by the rental fee. To rent
one of the three pools, contact the
Community Center Office at
816-524-4119.
• We will offer adult lap swim again
this year. Contact the coordinators
at 816-524-4119 for further details.
• New furniture was purchased
for each of the pools. All pools
will receive new lifeguard chairs,
storage cabinets and side tables.

Pool Rules and Information Revised 3/18/14
Parents: Please review these rules with your family before the pool season begins,
so we can all have a safe and enjoyable time at our 3 beautiful pools in Winterset.
1. SWIM AT YOUR OWN RISK!
All Winterset Swimming Pools are “Swim at your own risk pools.” A Pool
Attendant or Pool Committee member may or may not be on duty during
operating hours.
2. POOL MANAGEMENT COMPANY FOR THE 2014 POOL SEASON:
Aquaticare, LLC will manage the day-to-day operations of all community
swimming pools. This company is responsible for maintaining a safe and
enjoyable environment at the pools.
3. DATES OF OPERATION:
The Winterset Swimming Pools will be open from Saturday May 24th thru the
Monday of Labor Day Weekend September 2nd.
The Pool Committee reserves the right to change the length of the pool
season at any time.
4. HOURS OF OPERATION:
In order to best utilize our resources for the pool, the following schedule has
been adopted for the 2014 swim season. Please note that there are some time
variations throughout the season which were developed around the school
calendar and as a result of past usage. On any occasions where the pools have
been rented for a private party, they will close at 8:00pm.
ALL POOLS WILL BE CLOSED FOR THE SEASON AFTER SEPT. 2ND.
All three pools are available for private use rental during the late evening hours. Please
contact the office at 816-524-4119 for availability and to make your reservation.
The Pool Committee reserves the right to change the hours of operation at
any time. Please watch the newsletter, emails and signage at the pools for
any changes in operational dates and time.
5. All residents must sign in with last name and lot number. Guests must be
accompanied by the resident.
6. The pools are for Winterset residents (homeowners and legal residents,
e.g. children). Therefore, frequent and/or numerous (not more than 5 per
household) guests are NOT permitted. Sign-ins will be monitored and abuse of
guest privileges will be reviewed by the Pool Committee.
7. Children that are 13 years of age or under must be accompanied by a parent or
guardian that is a minimum age of 16 years old.
8. Children 5 years old and under may use the Family Garden splash play garden
and must be accompanied by an adult at all times.
9. Adult Swim (for ages 18 & over) will be during the last 10 minutes of each hour
except for the last hour of the evening when no adult swim will be called.
10. The use of Nerf, floatation devices and water guns will be at the discretion of the
lifeguard on duty. No Frisbees, tennis balls or hard balls of any kind are allowed.
11. Non-alcoholic beverages must be in plastic or aluminum containers. No alcoholic
beverages during regular operating hours.
12. No tobacco products, glass or pets allowed.
13. Water Slide Rules: Community Center Pool & Winterset Valley Pool
•Only one person on the slide at a time.
•Only one person on the ladder at a time.
•Do not dive, kneel or stop in the slide.
•After going down the slide, obey all instructions & exit the area quickly.
•No toys may be taken down the slide.
•‘Water Wings’ and life jackets are not allowed.
•Slide must be ridden with feet entering water first.
•Children are allowed to go down slide with a “Floatation Swimsuit” that has
foam inserts built into the swimsuit and are not removable. Swimwear cannot
have any hard plastic or metal buckles, buttons, zippers or strapping that
could damage the slide surface. *Floatation Swimsuit must be used with adult
supervision at all times.
14. All swim apparel must be tasteful. No cut-off jeans. Swim diapers are required for
infants.
15. No one will be admitted with open sores.
16. The Lifeguard on duty is responsible for maintaining a safe and enjoyable
environment to the residents and their guests. Inappropriate and/or unacceptable
behavior will not be tolerated. The lifeguard, management company and pool
committee reserves the right to maintain a safe and enjoyable environment
through the use of suspension of swimming privileges. Inappropriate or
unacceptable behavior will be handled at the discretion of the pool management
company.
Under-age swimmers with behavior issues will lose swimming privileges and
not be allowed to swim without parental support of all rules and regulations.
17. Residents are responsible for their guests and may have their swimming
privileges revoked due to the inappropriate or unacceptable behavior of their
guests. Inappropriate and unacceptable behavior includes, but not limited to, the
following:
• Holding under water
• Foul language
• Shoving
• Abusive behavior
• Horseplay
• Running
• Leaving trash: pool area must be kept clean.
• Choking
• Diving, flipping, splashing, dunking or riding on shoulders.
• Jumping off the dividing wall in the Community Center Pool or the Valley
Pool or the waterfall wall at the Valley Pool.
18. Incidents that cause the closing of a pool or additional work on the part of
the management company, i.e. treatment of the pool, will be reviewed with
the possibility of revocation of swimming privileges. If the incident results
in damage to the pool, pool area, or requires the treatment of pool, the
resident will be responsible for reimbursing the Community Association
before being re-admitted to the pool.

he 5 Neighborhoods of
Winterset held their annual
Easter egg hunt on Saturday, April
12 at the Winterset Community
Center. Approximately, 150 plus
residents gathered with their
children and grand children to
enjoy the event on a beautiful spring
day. Over 50 children participated
in the hunt. The children were as
cute as they could be with their
big eyes, smiles and giddiness as
they anxiously waited for the hunt
to begin. As soon as the hunt
started, they were off running and
enthusiastically looking for eggs
sprinkled and hidden about the
Winterset grounds. Laughter, smiles
and magic were in abundance as
the children hunted for eggs. After
the event everyone enjoyed cookies
with their fellow neighbors and the
children excitedly opened their eggs
to discover what hidden treasures
lay within. It was a beautiful day
and a wonderful event as families
and neighbors gathered together
to celebrate and enjoy each other’s
company. An extra special Thank
You goes out to Jen Serres (and her

have the opportunity to enjoy a variety of first
class amenities. However, many of us aren’t aware of all the
amenities that Winterset offers. Therefore, we are providing a
highlight of some of the larger more popular amenities. If you

The Winterset
Community Center
The Winterset Community
Center Building is located at 2505
SW Wintercreek Drive. It serves as
the office for our property manager,
Chuck Wainscott, and our Community
Coordinators (Kathy Biase and
Michelle Arreguin). The Community
Center is a venue for many of our
Association’s social and recreational
activities; such as the Easter Egg Hunt,
The Annual Winterset Blood Drive
and a polling place for elections.
However, even more importantly
the Community Center Building
is available to our residents to rent
out for any occasion they wish. The
Winterset Community Center has
played hosts to many important
events in our residents lives; such as:
birthday parties, anniversary parties,
graduation parties, baby showers,
wedding receptions, business meetings,
New Year’s Eve parties and even
family Thanksgivings and Christmas
celebrations. The Community Center’s
main level features a full kitchen, tables
and chairs to accommodate parties
up to 100 people, a BRAND NEW
55” Television, Boise sound system
and blue ray player, cable television
and fireplace. The main floor also
has French doors (that are slated to
be replaced this summer) that open
to a large desk with four picnic tables.

The Community Center also has a
large room downstairs that is perfect
for a DJ, dancing, entertainment or
additional seating for larger parties.
So remember to keep the Community
Center in mind when planning your
next event. You don’t need the added
stress that can come along with hosting
an event in your home, rent out the
Community Center and you will be
able to relax and enjoy your party.
The Community Center is available
for surprisingly low affordable rates
(compared to other venues) for
Winterset residents. Contact the
Winterset Coordinators for rental
information and to reserve your date;
but hurry because our rental calendar is
filling up quickly.
In addition, we have just installed
a brand new LED lighting system in
the lots of the Community Center and
the Tennis Courts. These new lights
are a welcome and exciting addition,
providing residents with extra safety
and convenience for an evening rental
at The Community Center or an
evening tennis match.

The Winterset Tennis Courts
are located on the west side of the
Community Center Building at the
intersection of Winterpark Boulevard
and Wintercreek Drive. Winterset has
two tennis courts that are open daily
until 10:00pm for tennis matches.
Please note that lights are set to
automatically go off at 10:00pm;
however if you are done with the courts
prior to that time please go ahead and
turn the lights off. Entry into the
tennis court requires an access code,
Winterset residents may get this code by
contacting the Winterset Community
Association office at 816-524-4119.
Appropriate tennis shoes or court
shoes are required and play should be
limited to one hour when others are
waiting. Please note and advise your
children not to sit on the nets, force
their way through the gate and that

no bikes, skateboards, rollerblades or
anything harmful to the court or nets is
prohibited. Please bring any concerns
to the attention of the Winterset
Property Manager or Coordinators.

The Winterset Multi-use field
is located on the west side of the
Community Center Building at the
intersection of Winterpark Boulevard
and Wintercreek Drive. It is a wideopen green space that provides a safe
and open space for soccer, kickball,
Frisbee, football, etc. The field is
available on a first come first serve basis
and we ask that you limit your activity
to one hour if others are waiting. Please
make sure your children are respectful
to the soccer nets and the field.

playground making them convenient
to the whole Winterset Community. If
you are looking for some new scenery,

set of play equipment.

lake, complete with an island that

Garden East and Garden West
Trails encircle Winterset Gardens. The
trail is crushed limestone and asphalt/
rock mix trail.
Woods Trail connects Winterset
Summit at the end
of Winterpark Lane
with Winterset
Woods. There are
three access points
for the trail at the
woods: in the culde-sac on Ashurst
Lane, off Riven
Rock Trail; between
Ashurst Lane and
Riven Point Circle
and between Riven Rock Circle and
Rockwood Court near the playground.
The trail is an earthen path trail.
Lake Trail circles the fishing lake in
Winterset Woods with access off Riven
Rock Trail at the lake and also off of

Ashurst Lane adjacent to the large
Island. The trail is a concrete path
trail.
Valley and Harry Stone Memorial
Trails boasts a network of trails, which
wind through the Valley Recreation
Area and around Lewis Lake as well as
other locations in the neighborhood.
The walking trail surfaces vary from
concrete sidewalk, to wood chips, bare
earth and crushed limestone rock.
100-Acre Woods Trail connects
with existing trails to the Winterset
Summit and Winterset Woods
neighborhoods. The 100-Acre woods
Trail head is in the Winterset Valley
neighborhood on the east side of NW
Morton Drive at the intersection of
NW Olmstead.
Both of the Winterset Valley
walking trails not only wind through
neighborhoods but also through “old
growth”, hardwood forests, unique
limestone rock formations, and
low wetlands with flowing streams
complete with crossings created
by using large Winterset limestone
rocks. Most of these feature many
opportunities to observe native wildlife.
Winterset Pools
With 3 distinctively different
pools, Winterset has a pool to meet
everyone’s needs. Additionally, each
of the pools are available for rental
by residents daily between the hours
of 8:00pm and 10:00pm. Renting
out a Winterset Pool is the perfect
atmosphere for a birthday party,
sporting team party, a family get
together or even a neighborhood
picnic. The pools are offered for rental
for a very reasonable fee. If you wish to
find out more about renting one of the
Winterset Pools contact the Winterset
Coordinators (816-524-4119) for
rental information and to reserve your
date; but hurry because our rental
calendar is filling up quickly.
Winterset Family Garden Pool
is the home to our swim team The
Winterset Sharks; however residents
April, May, June 2014
are welcome to enjoy the
pool during regular pool
hours. Because this pool is
the home to the swim team,
it has the added amenity of
a heater to keep the pool at
a comfortable temperature
during those chilly days.
This pool offers lanes for
adult swim (during special
hours), offers a large 3’
swim area with steps and
a seating ledge. The pool
also offers a children’s
spray garden. This pool is
located at the intersection
of Forestpark Boulevard and
Trail Park Drive.
Winterset Community
Center Pool is located
just south of the Winterset
Community Center
Building at the intersection
of Winterpark Boulevard
and Wintercreek Drive.
The pool is a family favorite with
its zero depth entry, children’s spray
“umbrella”, awesome water slide and
mother’s wall with bench. Best of all
there is a shaded area under the deck
where parents can congregate to keep
an eye on their little ones.
Winterset Valley Pool is located
at the intersection of SW Peale and
SW Lewis Drive and has become the
premiere pool for Winterset. This pool
features ample deck space and a “solar
shade” for added protection from the
sun. It also features a water slide with
twists and turns, a mother’s wall with
bench, and zero ground entry with
fountains.
Use of all Winterset amenities is
restricted to residents and their accompanied guests. Please help keep our
amenities in great condition! We count
on the efforts of all to exercise care and
consideration when using our amenities.
Please remember to pick up after yourself,
children and your pets (also remember
Lee’s Summit has a leash law for all pets).
Please use the amenities in a way that
assures longevity of the facilities for all to
enjoy now and in the future. n
