Unit 4 residents will access the Unit 3 pool during January. The Unit 3 pool heater will be turned off during February and Unit 3 residents can use the Unit 4 pool. BYO beverage and snacks. 1 HOME OWNERS BOARD Management Office if exterior renovations in their neighborhood are started without the required work permits. John Rybka, President Pool Heating Exchange with Unit 4. As reported in the Courier, Unit 4 residents will access the Unit 3 pool during January. The heater is on when the temperature is 70 degrees or greater, which is the same procedure used by Unit 4. The Unit 3 pool heater will be turned off during February and Unit 3 residents can use the Unit 4 pool during that month. This exchange will help with the propane fuel expense for future years. Painting: Mr. Walker reviewed a colored coded map that shows the schedule of homes which will be painted and the roofs that will be painted during the coming years. The map will be posted on the Bulletin Board. A spreadsheet will also be posted showing, house-by-house, what will be painted and when. Pool: Mrs. Krumreich reported that the pool deck has been patched where needed and painting is anticipated yet this week. The new pool furniture will be delivered next Tuesday, December 14.. RESIDENTS REMINDED THAT HOUSE AND ROOF PAINTING BEGIN IN JANUARY Clubhouse: The Medical Building renovation is coming along now after delays in receiving permits from the city. Metal strapping to secure the roof must meet hurricane specifications. The doors will be installed in the next day or two and then the painting can begin. It is hoped that the work will be completed before Christmas. Child proof locks that do not require a key will be installed for the pool. On or about January 10, painting of homes and roofs will begin. Those residents whose homes will be painted this year have already received a letter describing what they need to do in order to properly prep their homes. Please remember to contact John Keating (10074 40th Street) in writing as to whether you wish your front door and/or garage door painted. Also, you need to notify John as to the color selection for your shutters. The color chart is in the club house. Please have your requests into John as soon as possible if you have not already done so--January 10 is fasting approaching!!! Flat Roofs: Around 50 percent of the flat roofs in Unit 3 were put on before 2000. Most were put on between 1987 and 1999. This will be an issue for the Roofing budget for coming years. In the last 2 months, 7 flat roofs have been found to be in bad shape with standing water on the roofs. Each roof replacement costs between $3,000 and $4,000. Ones with standing water are being slanted to avoid having to replace them again in a few years. NEW PAINT SCHEDULE POSTED The New Paint Schedule has been posted in the clubhouse. All residents are encouraged to review the schedule to determine when their homes, their roofs and their walls will be painted. As we stated in the December Courier, please contact Jack Rybka ([email protected]) or any of the Board Members (and the Management Office as well) of any issues that need our immediate attention. Thank you. SOCIAL CLUB Just a reminder to all clubs, please get your dates set for dinners, activities, etc. as the calendar fills up pretty fast; especially if you are looking for certain nights. The Christmas Eve Celebration had reservations for the most people to date. The New Years Eve dance and the brunch on New Years Day was a first for our unit. Painting classes will be starting this month and hopefully participation will be good. Dancing classes are working out just fine, as well as the new shuffleboard league. EXCERPTS OF BOARD OF DIRECTORS MEETING MINUTES Wednesday, December 8, 2010 7:00 PM Exterior renovations were made on a home in Unit 3 without a work permit and the work does not meet code requirements. The Board will direct the Management Office to prepare a letter to the resident indicating this work is against code and must come down. Editor’s note:The homeowners handbook clearly states the rules for doing any exterior work on our homes and all residents signed a statement that they understand and agree to comply with the rules. Residents are asked to contact Mr. Oberlin or the Flo Guimond, President BELT SANDER: An electric sanding tool commonly used to convert minor touch-up jobs into major refinishing jobs. 2 SKIL SAW: A portable cutting tool used to make studs too short. BINGO Flo Guimond Bingo is going along very well; would like to see attendance improve. Have noted some new residents out for an evening of fun. Super Bingo is scheduled for the 8th of January at 10:30am. We play a total of 19 games and our payouts range from $25 to $50 per regular game, and the evening totals were between $630 and $778 this past month. Of course that depends on the number of people that attend since there are four games that we pay back what is collected for that particular game. You could play all games for under $20. We have free coffee and snacks available for sale. MEN’S CLUB Lee Mascolo, President As the newly elected president of the Men's Club, I want to thank all who have contributed to making our group so active and meaningful in servicing Unit 3. Special thanks to Russell Ploesser, our past president, for his three years of service. Officers for the next term are Dale Krumreich, Vice President, Ed Hamburger, Secretary and Adan Garcia, Treasurer. On January 13th, we will start the new year with the Men's Club dinner for our spouse/significant other. A sign-up sheet will be on the board to add your name and that of a guest. Also, members, remember to jot down any suggestions for our upcoming meetings this year. So far some suggestions are speakers, hobby clubs, trips, and a game night. Finally, thanks to all those who paid their yearly dues last month. If you haven't paid please remember your $10 for 2011.
