INTRODUCTION
Lakin Ranch is a community born of its history as
an agricultural use. Engaging amenities, a variety of
residential products, and commercial development
are all supported by the backbone of the community;
Urban Agriculture. This unique development idea
will connect with the past and prepare for the future
through a creative design team with innovative
solutions. Each element of the project is a puzzle piece
that combines to form a timeless project that is true
to itself, and an asset to the surrounding community.
DOCUMENT PURPOSE
A Design Review Board (DRB) as defined in the
approved development agreement with City will be
established for the Lakin Ranch community. The
DRB will review all site plans, plats, and residential
architecture to compare against these Design
Guidelines, as approved by the City. The DRB will be
the sole reviewing body as it relates to aesthetics and
conformance to the Design Guidelines. The DRB will
not be responsible for reviewing submittals as they
relate to engineering.
These Guidelines will define the aesthetic character
and the following aspects of the entire Lakin Ranch
community: Site Planning; Parks and Open Space;
Monumentation; Landscape; Architecture; and
Signage. Where there is a conflict between the
Guidelines and any of the City requirements, the
Guidelines will supersede the City’s requirements.
These concepts are preliminary and subject to
change or be refined based on more detailed design,
planning and engineering study.
COMMUNITY ORGANIZATION
The regional context of Lakin Ranch along with the
current and anticipated marker demands, offers an
opportunity to create a community which strives to
meet the needs of the residents as well as those of the
City of Avondale.
The planning and design reflects a commitment to
creating a community and neighborhoods based on
timeless principles. Fundamentally, the goal is to
create a superior living environment, serving the
recreational, educational, retail and housing needs of
the residents.
The City of Avondale has a rich agricultural history
and has been an integral part of the valley’s growth
and success. Lakin Ranch, through it’s community
design and landscape framework, strives to exude
those characteristics which make Avondale special.
URBAN AGRICULTURE DEFINITION:
The practice of cultivating,
processing and distributing
food in or around a village,
town or city.
The primary identity of Lakin Ranch will be
established at the community level. At this level, the
physical design of the gateways, arterial roadways,
community architecture and landscape will create
continuity and unifying elements for Lakin Ranch.

SITE PLANNING
The neighborhoods are designed to accommodate various single-family residential
lots including, but not limited to, a cluster type product, and traditional single-family
lots of varying sizes. Neighborhoods are designed to be “park focused,” which is part of
the vernacular of Urban Agricultural planning principles. Promoting an active lifestyle
outdoors is the central anchor for the community with a traditional grid street network
promoting connectivity to all of the neighborhoods, which are oriented to take advantage
of the view of the Estrella Mountains to the south.
Primary Community Design Objectives and Guiding
Principles that Lakin Ranch Proposes:
• Create opportunities for Urban Farms that will connect the community to its historical
roots in agriculture;
• Emphasize a variety of land uses to provide housing (at many socio-economic levels),
services, recreation, and education opportunities;
• Create the physical facilities and establish soft infrastructure programs to encourage
“community” building;
• Provide a variety of housing types and densities in each Village and each phase to
serve a broad range of family types and demographics;
• Create clear hierarchies of open space, public spaces, and circulation patterns;
• Incorporate the dedicated Heritage Park Site which celebrates the agricultural history
of the region;
• Create neighborhood structures based on more traditional neighborhood forms;
• Offer diversity in home types and architectural styles;
• Incorporate alternative solutions to street edges, setbacks, and building forms;
• Organize neighborhoods around a centralized park or open space and provide
interconnectivity to adjacent neighborhoods;
• Emphasize climatic-responsive siting and materials;
• Balance low-water usage/native landscapes with agrarian/homestead landscape
concepts; and
• Create dual-usage open spaces that facilitate recreational use while functioning as
storm water retention and recharge opportunities.

ARCHITECTURE
Lakin Ranch responds to the future needs of the
community by providing residential products
characterized by high quality, diverse housing choices,
a broad range of amenities, and a significant amount of
open space.
Lakin Ranch will consist of Urban Agricultural style
neighborhoods and residential architecture that is
complementary to the overall theme of the community.
The architecture must consider compatibility with
surrounding context, including building style, form,
size, color, material and roofline. The architecture of the
community must maintain a truth to its defined style
(ex. Spanish Colonial homes must be easily identified
as Spanish Colonial style, etc.) and architectural design
elements shall include the following details as they
apply to the particular architectural style:
• Each builder should provide distinct architectural
styles compatible with the overall design and
development of the community;
• No adjacent home or home directly across the street
shall have the same floor plan and elevation;
• A variety of architectural floor plans should be
provided;
• All facades should be articulated, including variation
in massing, roof forms, and wall planes, as well as
surface articulation;
• Elements that add detail and visual interest, scale
and character should be incorporated; and
• Potential example styles include, but are not limited
to: craftsman/tudor; monterey; italian; and spanish
colonial.

PARKS/OPEN SPACE/RECREATION
Perhaps the single-most defining element of Lakin
Ranch is the open space structure. Lakin Ranch will be
designed around an extensive system of parks, trails,
urban farms, and open space providing a wide variety
of recreational opportunities for the residents. The
amenities will cater to adults and children alike and
are intended to promote organized activities as well as
encourage “free play”.
Lakin Ranch’s open spaces, landscaped areas, and
parks are designed to encourage a healthy lifestyle
by promoting land uses that foster an economically
sustainable and socially dynamic community. The
community recreational opportunities include: the
Urban Farm Network, Village Clubs, Pocket Parks, and
Regional and Local Trails.
The hierarchy of open space elements is intended
to provide a variety of recreational opportunities.
Community, village and neighborhood levels of open
space, each programmed to be complimentary to the
overall system, will be within easy walking distance of
the homes.

URBAN AGRICULTURE
The Urban Farm Network at Lakin Ranch will act as an
unprecedented variety of open space not only in the City
of Avondale but also in the Greater Phoenix Metro area.
Nowhere else has high quality commercialized farming
been integrated with residential and commercial
development as an open space amenity. These
areas utilize previously undevelopable land in SRP
easements by employing commercial farming practices
made accessible for recreational and educational
activities that enrich the community. As well, the urban
agriculture weaves throughout the community and acts
as the thread that ties the community together.
The Urban Farm Network, utilizing the major utility
easements, comprises over 70 acres of land and
generally orient in an east to west configuration
through the site. The design concept for the community
embraces these Urban Farm/open space corridors and
extends the parcel open spaces and connectivity into
this open space corridor. Amenities within the corridor
will include items such as:
• Urban farming;
• Circulation focused to promote walkability and the
opportunity for residents to use all of the parks, not
just the ones in their specific neighborhood;
• Seating/picnic areas;
• Quality shade along the edge conditions;
• Programed amenity areas;
• Connection to regional trail systems such as the Tres
Rios Greenway, as well as community trails weaving
throughout the entirety of Lakin Ranch, and
• Useable turf.

COMMUNITY LANDSCAPE CONCEPT
Fundamentally, the community landscape concept for Lakin
Ranch seeks to emphasize and articulate the agrarian and
rural heritage of Avondale, while responding to the regional
context and environment. The goal is to create a strong
landscape structure that relates to the hierarchy of land use
and open space.
The following are concepts intended to describe design intent
and proposed palette. Specific landscape design will occur in
subsequent phases.

LANDSCAPE ARCHITECTURAL
CONCEPTS
• Consider the use of materials, colors, textures,
layout, etc. to connect the phased developments as a
single, integral community.
• Emphasize the agrarian heritage which is the
predominant land use/landscape characteristic of
the site. Consider an agricultural landscape typified
through the use of materials, layout, water channels,
materials, groves, details, etc.
• Provide zonal transition through the organization
of the Lakin Ranch community. Consider a progression
of spaces through a “naturalized” landscape character;
an ordered, “agrarian” landscape character.
• Provide variations within the trail and drainage
areas to support and bisect the zonal transitions
within the community. Consider the trail system as a
predominant, natural, functional, and active drainage
“spine”, with landscaped paseos branching into the
structure of the individual neighborhoods.
• Maintain and enhance street continuity and
hierarchy as an overlay to link the landscape zones
and to organize the main boulevard as an activity area.
Consider the use of common landscape elements to
unify the streets.
• Strengthen individual neighborhood character and
diversity within the structure and zonal transitions
of the Lakin Ranch community. Consider the use of
themed neighborhoods, organized around/within
common, active, themed open space areas.
• Integrate a landscape character to accentuate the
community activity areas. Consider the hierarchy
of open spaces as an opportunity and amenity;
an integral thread in the fabric of the Lakin Ranch
community.
• Provide maximum penetration of the development
edges along the open space areas. Consider the use of
view walls/privacy walls; grade changes; cul-de-sac
treatments; layout; and zonal transitions.
• Consider microclimatic and visual features to
humanize the open space areas. Consider the use
of shade, water, visual identification of nodes,
architecture, sculpture, programmed spaces,
elements of surprise, etc.
