While there are changes you can make to your home and property without prior approval from the Covenants Committee, the majority of changes require prior approval. If you are unsure if you need approval for your project, please contact the on-site office at 891-0582. The Covenants Committee meets the 2nd Wednesday of each month at 7:00 p.m. at the South Community Center to review applications. The deadline for submitting applications for exterior changes is the 25th of each month, for review at the next month’s meeting (i.e. the deadline for the July 8th meeting is June 25th). Drop it off at the South Community Center Management Office Monday—Friday 8:30 a.m.—5:00 p.m. or drop it in the drop box located directly outside the entrance to the South Community Center 2. Mail it to: Lee’s Hill Community Association Cardinal Management Group, Inc. P.O. Box94857 Las Vegas, NV 89193-4857 3. Make your payment online at www.cardinalmanagementgroup.com (keep in mind there is a small service fee for this type of payment) Remember to make your payment before July 10th. “Our Trash is Lee’s Hill Lightning's Treasure" The photo on the front cover is a starting block used by swimmers as they begin swimming - either in practices or at official swim meets. The Lee's Hill community has a very active swim team filled with the youth of our communities. They practice and hold their swim meets at our North Community pool each summer and are generally self supporting. Earlier this year, the swim team approached the Lee's Hill Board of Directors asking us to consider funding permanent swim starting blocks as opposed to the portable, older ones that have been in use for a very long time and are becoming unusable. For safety and aesthetic reasons, the BOD voted to approve the starting blocks. It is noteworthy to inform the community that the money that will be rebated to Lee’s Hill from County Waste for our recycling efforts will be used toward the purchase of the starting blocks. Starting in August, 2013, we negotiated a deal with County Waste where they would pay our community $20 per ton for every ton of recycled material that is collected each week. As of April, 2015, we have received $15,114.00 - just for putting trash in a different container than we are used to. County Waste estimates that approximately 80% of our homes recycle. However, compared to similarly sized communities, they estimate that we recycle 50 percent less than those communities. Purchasing these starting blocks is proof of what we can achieve as a community with very little effort on our part. If everyone would make a conscientious effort to check their empty product containers for the recycle symbol, collapse their cardboard boxes and place them in the recycle container instead of the trash can, we could make many more improvements to the community with ZERO cost to the residents. It's simple. We pay to take trash to the dump. We get paid for recycling. Recycling containers come in different sizes just like our trash containers. If you would like a bigger recycling container or if you do not have one and would like to join us in recycling, please call Judy at the office at 540-891-0582 to have one delivered to your home. I have been a Director for the Lee’s Hill Community Association for five months now, and the journey has been gratifying. Of our nine Board members, I have witnessed commitment, diligence, and compassion as we all strive to maintain and improve our large community. I am impressed by the communal knowledge base, and feel privileged to be a part of this dedicated team, and am honored with the confidence and support from so many of you during our elections. Thank you, and I will do my best to uphold your wishes and dreams for our beautiful community. Caveat: we need to know your wishes and dreams. I encourage each and every one of you to attend a Board meeting as often as you get a chance. Sometimes the meetings can be a tad dry or dull, but they can also be lively and spirited. No matter, your Board strives to optimize Lee’s Hill in so many ways, and these meetings are your chance to voice your feelings, your objectives, your objections, or anything you deem important. With the exception of January and November, we meet the first Wednesday of every month at 7:00 p.m. in the South Community Clubhouse. In January, the Board holds their Annual Planning Session, and in November, the Annual Meeting, both of which I also encourage you to attend. We love to see your faces; we welcome your presence, so come be with us as we convene and work for YOUR community. You don’t even have to stay for the entirety. We just enjoy knowing that our constituents really care about their neighborhoods, and we can do an even better job for you. As for cleanup in our neighborhoods, we could do better. Understood that people work hard at their jobs, come home to raising families, and all the extras that are constantly popping. But as I walk the streets, I see far too many trash cans still at the curb. And let’s face it, they are way ugly. Please, just haul in those cans to out-of-sight locations. Plus you don’t want to get gigged by the covenants crew. We, as a community, should always be proud of ourselves and of each other, which we can achieve with just taking that extra little step to beautify our homes and surroundings. And of course it goes without saying to keep that poop picked up. Nothing worse than traipsing through dog dung, especially if we drag it unknown into our garage or house. If you have a dog on a leash, you should always have a baggie; no exceptions. All of us thank you for being responsible pet parents and obeying these absolute rules. On a safety note: let your neighbors know when you are out of town. Were a prowler to be casing the joint, and return masquerading as contractors to do their dirty work, no one would be the wiser if you don’t convey the information. Also consider forming a Neighborhood Watch, which have proven to be effective deterrents against crime. Also, pay attention to your garage clicker: if it could be accessible from your car in your driveway, a criminal could potentially have access to your home. The bad guys are definitely out there. In closing, remember that summer is essentially here, the pools are open, and kids will be out and about as of the 2nd week in June. Be extra careful and vigilant. Do not trust children to obey any rules or follow their teachings. Even though it might not be your fault whatsoever, damaging a child will haunt you for life, so keep it slow, under 25MPH, and be aware at all times. Wishing you a bright and joyous summer. Enjoy YOUR Lee’s Hill and all its special amenities! Vicki Crowder Director 6 Manager’s Message… It’s hard to believe, but summer is just around the corner. Schools will soon be letting out and the kids will be out and about in the community. This year, the Lee’s Hill Lightning Swim team has graciously volunteered to organize and run the Annual Summer Splash pool party. The event will be held at the South Pool on Friday, June 12th from 2:00 p.m. to 5:00 p.m. There will be games, prizes, music, and cool treats. There will be no pre-registration this year, so you will just need to pay $2.00 per child, at the gate. Please be aware that you will need to have your pool pass for this event. If you’ve not yet obtained your 2015 passes, you may do so on Tuesdays and Thursdays from noon to 4:00 p.m., all summer long. We would like to thank the Swim Team, as this year’s event would not be possible without them! The Board has recently approved several upgrades and improvements for the community. The South tennis courts will be getting a makeover. The courts will be resurfaced, using a synthetic surface. The new surface, called Nova ProBounce, has received great reviews and is a long-term “crack-free” surface. In addition, the fence around the courts will be replaced. Once the work is scheduled, we will post notices on the community website and Facebook page, post notices at the courts, and will send out a blast email. The re-surfacing is expected to take approximately 2 weeks to complete, depending on the weather. While we know it will be a bit of an inconvenience, we appreciate your patience as we work to improve the community. The North tennis courts and fencing were also inspected and Management is looking into whether some minor repairs will be needed. If the North courts do require repairs, a notice will be posted on the community website and a blast email will be sent out, once any required repairs are scheduled. The South Community Center will also be getting a bit of a facelift. The Board has approved renovations that include new lighting, ceiling fan and laminate flooring in the meeting room and new lighting in the hallway. In addition, the women’s restroom will be enlarged and both restrooms will be updated with new lighting fixtures, baseboards, countertops and the addition of baby changing tables and electrical outlets. Drywall repairs will be made in the meeting room, restrooms and hallway, and all will receive a fresh coat of paint. The Board previously expressed interest in a possible expansion of the North Community Center. If, for any reason, it cannot be expanded, renovations will be recommended. As the weather has warmed up and the grass is growing, I would like to remind residents that lawns need to be maintained on a regular basis. Grass should be cut regularly throughout the summer to ensure the grass height does not exceed six (6) inches. One of the most frequent complaints we receive during the summer months is that a resident has allowed their grass to grow too tall. Mowing your grass on a regular basis will help keep your neighbors happy, prevent you from receiving a violation notice, and could help keep snakes and other rodents away from your home. I would also like to take a moment to remind residents that the feeding of animals outdoors is prohibited in Lee’s Hill. This includes leaving food dishes outside for the purpose of providing a food source to any animals, domestic pets or otherwise. Placing food outdoors for domestic animals can have unintended consequences, such as attracting rodents or other wild animals, such as skunks, coyotes or raccoons, to your property and neighborhood. Wine, CMCA®, AMS® General Manager June 2015 Lee’s Hill 55 Club News On June 17th Meghann Cotter, executive servant leader for Micah Ecumenical Ministries, which help the homeless to find a way to permanent housing, will be our guest speaker. Currently, Micah is hoping to expand their facilities and their services. They have run into city laws which need to be adjusted according to Fredericksburg managers, which could cause additional costs and delays in Micah's attempts to move into larger quarters. Our meeting will begin at 7:00 PM in the Lee’s Hill South Clubhouse. Plan to attend this extra special meeting, refreshments will follow the presentation. For those of you 55 and over who are new to Lee's Hill, we invite you to join our organization. The purpose of the Club is organized for social, charitable and educational functions. Our objectives are to provide an opportunity for members to become acquainted with other members of the same age in our community. We provide a social atmosphere of friendliness, goodwill and helpful information to members. And we promote local charitable and civic causes. Social Activities June will be busting out all over as we board the bus on June 25th to travel north to Bethesda Music Center at Strathmore for an unforgettable afternoon of entertainment. Our first stop will be Mrs. K's Toll House Restaurant for lunch. Mrs. K's is an historic country inn built in 1930. It is an antique filled American Eatery. Lunch choices will appear in the 55 Club Newsletter. We will be entertained by the famous Mormon Tabernacle Choir. It is not often the renowned choir comes to the East Coast. President Ronald Reagan gave the group the name "America's Choir". Formed in 1847, the choir is world famous and instantly recognizable. Don't miss this rare opportunity to hear the choir in person. The all inclusive price is $154.00. The trip is currently full, but we always maintain a waiting list. In lieu of our regular July meeting we will be enjoying a Wednesday matinee performance of "The Wedding Singer" on July 15th. “The Wedding Singer” takes a look back at the time hair was big, greed was good, collars were up, and a wedding singer might just be the coolest guy in the room. Robbie Hart is New Jersey's favorite wedding singer. When his fiancé unexpectedly leaves him at the altar, heartbroken Robbie is forced to reexamine the meaning of love and marriage with the help of Julia, a waitress from one of his wedding singing venues. This show promises to be a great "feel good "summer musical. Total cost for this event is $52.00, tax and gratuity included. The doors open at 12:30 PM with seating beginning at 1:00. On Aug. 26th we will travel to the Swift Mill Creek theatre in Chesterfield for lunch and the comedy "Dixie Swim Club”; more info to follow for this event. Lee’s Hill Wednesday Ladies League The Ladies League is set up so that ladies of all abilities (beginners included) will be able to have fun and have an opportunity to win a prize. This is a perfect opportunity to come out; enjoy the company of other women, the weather, and the beautiful scenery here at Lee’s Hill. Interested? We hope that you will be able to join us. Most golf outings are fundraisers and will welcome your participation. There are a few tournaments on the calendar that will welcome our members, friends and families to participate in. These tournaments will be posted in our foyer, listed on line or you can email or call Cindi or Jamie. Playing in any of these tournaments is a great way to support our community and have fun at the same time. Remember they also welcome sponsorships; another great way to get your company information out to the community at a fraction of advertising costs. CIGARETTE BUTT ISSUES It is becoming an ongoing issue that cigarette butts are being left all over the community; on residents’ properties, on the common areas, and on totlots. Please keep in mind that Lee’s Hill is a community that prides itself on being a clean and well maintained community and we need everyone to do their part to keep it that way. Thank you. PET WASTE ISSUES As stated in the Lee’s Hill Declaration Section 8.2 (a) No waste will be committed on the Common Area. We have received numerous calls regarding residents not picking up their pet’s waste throughout the Community common areas and even on others residents’ private property. Please ensure that when you leave your home with your pet, even for a short walk, that you have the proper materials to pick up your pet’s waste and dispose of it properly. Thank you all for your attention to this matter. We all strive to live in a community that is clean and well maintained. Without them there would be no summer splash party this year! No rain date Wednesday, April 1, 2015, Board of Directors Meeting Summary I. Welcome: President Spring welcomed all residents in attendance at 7pm. II. Guest Speakers (Economic Development) - Duncan Cameron, along with other licensed realtors from his firm that were residents of Lee’s Hill, provided information to aid the Board in evaluating the value of our homes within the community. He stated it was hard (as a realtor) to pull up Lee’s Hill information. Another representative stated this was controlled by the Spotsylvania County Planning and Development Committee and provided a point of contact that this could be addressed to. He and his staff recommended considering a gated community; amenities, and keeping them maintained; pedestrian friendly streets; safety/security; common area provisions and proper maintenance; landscaping; and trash in streets which was a negative. - Mark Smith was licensed in real estate development and a member of the county’s Economic Development Authority. His recommendations were for a family friendly pool area that included the tot areas; sidewalks on main streets that lead to our amenities (i.e., pool, tennis courts); street lights on main streets; putting in a turf field or possibly a footsol court which is more expensive but a possible selling tool when competing with the soon to come 3,000 homes being built. He also encouraged us to stay in good communication with Gary Skinner who is not only our Lee’s Hill Board of Supervisor representative, but a Lee’s Hill resident as well. III. Call to Order: President Spring called the meeting to order at 7:47pm. IV. Approval of Meeting Minutes: Director Sollers MOVED and Director Hayes SECONDED the approval of the minutes. The motion PASSED unanimously (9-0). VII. Officers’ Reports. President Spring – Nothing to report Vice-President Adams – Addressed inferences in Director Welch’s Directors Message in the April 2015 Crier. She requested the minutes reflect that this Board has never had an automatic contract rollover. All contracts are reviewed and voted on. As an elected democracy, the Board has and always will act in the best interest of this community Secretary Hardy – Nothing to report. Treasurer Sollers – Nothing to report. On behalf of the Property Enhancements Committee, she wanted to address that she had been throughout our community and wanted to be sure and congratulate Alice Stryker as the chairperson, for her diligence and hard work. VIII. Directors’ Reports: -Director Hayes asked about tot lot areas on the North side of Lee’s Hill that no longer had baby swings. She said these lots used to have one but they were vandalized and taken down. The residents are asking they be replaced. Judy Roberts said CMG was looking into this to ensure we were in compliance with safety guidelines. Director Hayes also requested the North side have dog poop signs posted on the streets as well. Director Crowder – Nothing to report Director Rivellese – Apologized for prior absences due to work related issues and thanked the speakers who came to address us. He voice concerns over the roofing issues within The Greens and concurred that the Board should curtail requests to the management group. -Director Theriault provided an update to the culvert problem. Nothing continues to be known at this time as to who will assume responsibility but Gary Skinner had been out to look at it. He said he and Larry Weinberg had dug a trench around the culvert to aid water movement. -Director Welch stated the “inferences” referenced by Vice President Adams in Director Welch’s April report were not inferences, but actually happened during Director Welch’s tenure on the Lee’s Hill Board. 11 April 1st, Board of Directors Meeting Summary Continued IX. Standing Committee Reports Budget & Finance – Chairman MacLane stated she enjoyed the CMG CFO presentation. She also welcomed all to the B&F meetings held every 3rd Tuesday of the Monday Communications – Not in attendance Covenants – Larry Weinberg recommended something more be placed in The Crier to identify application deadlines Property Enhancements – Not present but Director Sollers addressed this committee in her report Recreation – Chairman MacLane stated she was excited about the swim team hopefully volunteering and stated there would be a meeting on April 21st to discuss/plan recreational activites. Welcome – Approximately 4 new residents received welcome baskets X. New Business – Director Welch MOVED and Director Crowder SECONDED to revisit researching collection alternatives in an effort to identify a more economic method of collecting monies, which would have a higher rate of return on investment. The motion PASSED unanimously (9-0). President Spring tasked Director Welch to look further into this. Director Hayes MOVED and Director Adams SECONDED to open for discussion, the cost of sending quarterly assessment invoices, as well as less expensive alternatives. Director Hardy made a friendly amendment to use coupon books beginning Jan 1, 2016. Director Hayes accepted the friendly amendment. The motion PASSED unanimously (9-0). Director Welch MOVED and Director Crowder SECONDED to require all contracted service providers that meet or exceed $100,000 annually, undergo a performance management review annually by the Board of Directors, with input from owner outreach two way communication. The motion FAILED (2-7 with Directors, Spring, Adams, Hardy, Sollers, Crowder, Theriault and Rivellese opposed) A friendly amendment was made by Director Sollers to place something in the Criers to garnish residential feedback. The parliamentarian stated that a friendly amendment could not be made to a motion without action/failed. Director Hardy MOVED and Director Theriault SECONDED to approve the lease of a postage machine from Neopost for a cost of $29.95 per month for a period of 36 months, to commence on October 1, 2015. The motion PASSED unanimously (9-0). Summer is finally here! The Lee's Hill Lightning Swim Team began their evening practice schedule on May 26 and we will begin our morning practice schedule on Monday, June 15. Don't worry though, you can still register to be on the team through Wednesday, June 17. Registration forms are available on the website: www.golightning.org. We kicked this year off to a great start at our Ice Cream Social which always means a fun and exciting season. If you’re not on the team, we still invite you to come to the north pool to cheer for the team. Each of our great families are required to volunteer 3 whole meets or 6 half meets each season to support the team! Thank you from the LHST Board! We appreciate your time, talent and commitment to the team! We still have opportunities to get trained by the RSL (Rappahannock Swim League) for some of the specialized volunteer positions. Without volunteers in these positions, the meets cannot be held, so please consider being trained. Shari Denecke [email protected] 540-220-3085 14 15 16 Summer Safety Tips for Kids The final school bell has rung, the pencils and notebooks are packed away and the kids are ready for some summer fun! Children love the hot summer months, because they provide the perfect opportunity to spend lots of time outside. Whether it’s swimming in the pool, hiking through the woods, taking long walks, or going for a bike ride, there is something for everyone, no matter how young or old. We hope that everyone enjoys this special time of year, but we want to also remind parents that there are potential dangers during the summer months, and it’s important to be aware of what they are. The more information one learns about how to prevent illnesses and injuries, the less likely they will occur. There are many areas to cover when it comes to summer safety, and we’ll review just a few here. Please keep in mind that this is a brief list of tips. For more information check out the web sites recommended at the end of this article. Tick Bites Ticks are responsible for a variety of illnesses including Lyme disease and Rocky Mountain Spotted Fever. These diseases can be very serious. Learn ways to protect your family. Some suggestions include: protective clothing (long sleeves, long pants, tucking pants into socks) calling the doctor for any concerns and questions tick/bug repellant insect repellant for pets staying in the center of paths, keeping away from overgrown areas and not sitting directly on the ground performing tick checks on all family members every day being aware of signs/symptoms of tick-related illnesses Helmet Safety An appropriate helmet must be worn whenever a child is “on wheels.” This means bicycles, scooters, skates, rollerblades, skateboards and more! The helmet must fit properly. Helmets can be life saving and can protect a child from serious injury. Moms and dads should wear helmets as well. Be sure the right type of helmet is being used. For example, a bike helmet needs to be used for biking. Pedestrian Safety Teach children to walk, not run, across the street. Children should cross only with an adult or an older, responsible child. Adults always need to set a good example! Whenever crossing the street, try to make eye contact with any drivers nearby, to be sure they see you. Teach children to avoid running out from between parked cars. Use sidewalks whenever possible. Always hold your child’s hand near any moving or parked vehicles. Water Safety Adult supervision is of paramount importance. Parents need to focus on their children 100% of the time. No distractions! Practice “touch supervision” (a term used by the American Academy of Pediatrics). This means that at all times, the supervising adult is within an arm’s length of the child being watched, when near or in the water. Remember, no child or adult is “drown proof.” Keep in mind that children can drown in many different water sources including: bathtubs, toilets, buckets, baby pools, backyard swimming pools, community pools, streams, creeks, lakes, rivers, oceans and other places. Sun Protection Avoid sun exposure during peak sun hours (10 AM – 6 PM). Wear protective clothing and a wide brimmed hat and sunglasses (with 99-100% UV protection). Summer Safety for Kids continued Sunscreen is a must (on sunny and cloudy days)! Look for products with UVA and UVB protection and an SPF of at least 15 (according to the American Academy of Pediatrics and American Association of Dermatology). Sunscreen should be applied liberally 30 minutes before going out in the sun, and reapplied every two hours or sooner if swimming, sweating or toweling off. Look for shade whenever possible. Poison Ivy, Oak and Sumac It’s the oil from the leaves of these plants that cause the potential allergic reaction. Consider wearing protective clothing to help decrease the amount of exposed skin. It’s also helpful to keep a first aid kit in the car and one to bring on trips. Children (and adults) must remember to drink. Learn how to recognize what poison ivy, oak and sumac look like, so that they can be avoided. Avoid bushy, overgrown areas and places which may contain these plants. Try to stay on paths. Summer First Aid Kit Every family should have at least one first aid kit at home which is well stocked and readily accessible. Kids get lots of cuts and scrapes during the warm summer months, so it’s nice to be prepared. Don’t forget to restock the kit once an item has been used. Be sure to keep a list of emergency numbers where they are easy to find. This list should include: emergency medical services (911), the doctor’s number, the dentist’s number, poison control, a number where mom and/or dad can be reached and any other important phone numbers. Dehydration and Heat-Related Illnesses Keeping well hydrated is very important. Do not wait until a child says he is thirsty before offering fluids. At this point, he is already dehydrated, so be sure to provide plenty of fluids before going outside, while out in the heat and afterwards. Playing in the hot summer sun means lots of fluid losses, so avoid strenuous activity during peak sun hours (10 am- 6 pm). Look for shade and take lots of breaks. Seek medical attention immediately for any signs of heat-related illness. Grilling Never let children near the grill. Remember, it can remain very hot even after it is no longer being used. Be sure to check the internal temperature of foods on the grill, to be sure everything has been cooked appropriately. If picnicking outdoors, avoid leaving out foods that require refrigeration and/or foods that can quickly spoil.
