TO DEVELOP AND ESTABLISH THEIR WORLD WIDE
HEAD OFFICES
The beginning of 2016 stood out for the signature of two major agreements:
the sale contract formalizing the construction start for Saint-Gobain Tower,
and a protocol equivalent to a sale commitment, regarding the establishment
of the head office of VINCI Group at the foot of the future Grand Paris Nanterre
Les Groues international hub.
Upholding the appeal of the business district as a choice real estate destination for major corporations, these developments mark a decisive step
forward in the implementation of EPADESA’s strategic orientations.
The Saint-Gobain Tower project, a leader in sustainable habitat, will propel
the modernization process in the business district by creating an international
showcase of its savoir-faire. At the same time, it will forge new links between
the La Défense business district and neighboring communities.
By establishing its head office at the foot of the future Grand Paris Nanterre
Les Groues international hub, VINCI Group, an internationally renowned
player in the fields of concessions and construction, is contributing to the
growing momentum in this emerging neighborhood. This program is fully in
line with EPADESA’s strategy of making Les Groues a laboratory for innovation
and experimentation of best practices in creating sustainable cities.

ADIA TO HEAD THE ALTO PROJECT
On February 24, 2016, the Abu Dhabi Investment Authority (ADIA) sovereign
wealth fund officially acquired the Alto development project from a fund
managed by UBS Asset Management Global Real Estate.
This major project will involve demolishing the existing Les Saisons building
and erecting a latest-generation 51,000 sq m (549,000 sq. ft.) office
tower at the entrance to La Défense.
Designed by the architectural firm IF Architectes, the Alto Tower will feature office space, a parking lot, ground-floor shops and a public square.
Bouygues Bâtiment Ile-de-France Construction Privée will carry out
construction work.
The developers will work closely with EPADESA to ensure that the Alto
Tower blends into the neighborhood, while contributing to the enhancement of the surrounding area and strengthening the appeal of the business district. Epadesa facilitates the implementation of such a project in
Paris La Defense.

PLAYGROUES: ONE OF THE MOST EXTENSIVE
DEVELOPMENT INITIATIVES FOR PARIS
AND ITS INNER SUBURBS
On Monday, April 25, EPADESA announced the launch on of a Call for
Expressions of Interest (CEI) called Play Groues.
This marks the start of one of the most extensive development initiatives for
Paris and its inner suburbs for the years to come. The project will allow the
adjacent La Défense business district to write a new chapter in its history. It
ushers in new uses through the creation of a new neighborhood in Nanterre.
The consultation process is made up of two parts:
ACTIVATE The first part, called “Activate,” is intended at once for investors,
creators, architects, cultural and community players, and in general anyone
with a taste for entrepreneurship. It aims to set into motion the renewal of
Les Groues by putting to use 20,000 sq m (215,250 sq. ft.) of developed
and undeveloped property owned by EPADESA and the city of Nanterre.
BUILD The second part of the CEI, entitled “Build,” is intended mainly for real
estate developers, who will respond together with one or more investors or
managers, an architectural and urban planning agency, as well as any
relevant design office. The goal of this section is to invent a new and more
iterative way of building cities, based on cooperation between real estate
actors, project initiators and EPADESA. It provides for the delivery of
150,000 sq m (1,614,500 sq. ft.) of new surfaces (housing, offices, shops
and facilities) by 2020.

neighborhood represents the continuation of the transformation that has
been underway since 2010 to extend
and diversify the district’s offering in
terms of offices, as well as housing

NEXT STEP June 27, 2016 will mark the end of the first phase of this
innovative consultation. 250 developers, investors, architects and
start-ups will have come together over the period to attend
workshops and discover the sites in question.
Following a phase of analysis and hearings, the consortia selected
to participate in the second round will be announced as of July
2016. They will have until the end of 2016 to finalize their project
proposals and confer with their partners.
