What Lies Beneath – Septic Stories

Having grown up in a city, I never in my
wildest dreams thought I would own my own
septic system. But when my husband and I
purchased a little house in the country (it’s all
country around here!), we became the proud
owners of a 1000-gallon septic tank with a
leach field. It took some years, as well as getting into the real estate business, for me to
learn about these things and although I am
certainly no expert, I thought it might be useful to provide a bit of information.
First off, are you the kind of homeowner (or
renter, even) that is simply happy when things
are flushed or washed down a drain, never to
be seen again and “who cares where it goes
anyway?” I understand. That’s how we think
in the city with a municipal sewer system.
That’s their problem, right??
Do you even know what kind of system you
have? Do you know where it’s located? If you
are on town sewer — good for you — but if
you are like the majority of us, you need to
be able to answer these questions. When you
bought your house, did you have the septic pumped and inspected? That would have
been a good starting point. There are several,
reputable septic companies in town that will
do just that and can tell you what type and size
of tank you have and if the system appears to
be working properly.
Newer homes or those that have had repairs or replacements typically will have a
1000-gallon concrete septic tank, but it is
not uncommon to have a smaller, plastic one.
Older homes may have a metal tank, which
can be problematic as these things tend to rust
and disintegrate. You might even run across
a home with a mound system, a cesspool, or
one with only a holding tank or a dry well. All
good reasons to have that septic pumped prior
to a purchase.
What’s a tank for, you may be asking.
That’s where, ‘It’ all goes.” At least in the
beginning. From there the solids (we won’t
get into the details) will sink to the bottom
and the liquid will flow out of holes or baffles
that are located nearer to the top of the tank.
That’s where the leach field comes into play.
The liquid/wastewater leaches through a series
of perforated pipes that are laid down in gravel
filled trenches — ie: the field. From there the
wastewater seeps into the soil beneath. This
is the short and simple explanation of a septic
system.
The second thing you need to know is
how to maintain your system. Don’t take
this lightly with the notion that if you aren’t
having problems now, then everything must
be okay. There’s nothing cheap about replacing a septic system. Often times, when dealing
with matters such as a metal tank or maybe
a cracked concrete one, you are only having
to replace the tank. It’s when the leach field
gets damaged that you can find yourself in
deep you-know-what. (Sorry, couldn’t help
that one!)
In my opinion, maintenance is about what
NOT to put into your system. This is much
more than what gets flushed down the drain.
Again, in the city, everything goes down the
drain. Not so much in our situation. Generally speaking, the less water, the better your
tank and leachfield will work. Some older
homes may have a graywater system that
diverts the water from showers and laundry
to a drywell. These systems are no longer
allowed in Vermont but the ones in existence
are grandfathered in, unless or until it needs to
be replaced.
Another interesting bit of information I’ve
learned is to not use septic system additives,
especially enzymes that claim to save your
system from failure. Enzymes are naturally
present in sewage and these additives actually
break down the scum and sludge (solids) into
small particles, which are then readily flushed
out into the leach field, increasing possibility
of premature failure.
Lastly is to have your septic tank pumped
on a regular basis. The timing of this depends
on the size of your tank, the size of your
family, and its use. A septic professional can
advise you on a good time frame for your
situation. Pumping insures that the level of the
solids never reaches those baffles and flows
into your leach field.
This article is truly the short-and-sweet
version of this subject. There are numerous
types of systems determined by location,
types of soils, etc., and then there’s permitting,
engineering, designs, perk tests, and on and
on. To find more, really good information on
septic systems and other environmental subjects, be sure to check out Vermont’s website
- dec.vermont.gov.
Watch those solids. Don’t use a garbage
disposal as undigested food scraps take
longer to break down and can slow down the
bacterial action in your system. Grease and
oil — bad for your pipes and can disrupt
beneficial septic digestion by microorganisms. Sand and dirt! Anyone or anything that
is really dirty should be hosed down outside
to keep excess dirt out of the tank. Chemicals
such as drain cleaners, oven cleaners, latex
paint (don’t clean those brushes in the sink!),
excessive chlorine bleach, or toilet additives
are a no-no. These chemicals may not necessarily kill your system but to keep it running
smoothly, the less of these the better. The
bacterial population of tanks will recover in
time but better safe than sorry.
