The mood among Toronto’s major condo developers for 2014, according to a report in the Toronto Star, is also upbeat. Yes, there are cycles in the
real estate market and particularly in the new condo market, the developers agreed, but the key is to be prepared for these cycles. All
five of the developers who took part in a roundtable discussion at the newspaper have new projects being launched this year.
A number of factors support the developers’ optimism. The condo market plays a major role in providing new housing in the GTA.
Government policy that favours densification, along with the annual in-migration of about 80,000 new residents, plus the affordability of many condos, together make the condo an obvious housing choice for many.
As Jim Ritchie, vice president of sales and marketing at Tridel said, “We are the only affordable option.” More than half (59 per cent)
of all households in Toronto consist of two people or less, Ritchie noted, “so it’s a perfect marriage for what we build.”
Another factor at play in the Toronto condo market is the activity of investors. While it is not known exactly how many condos are
bought in any given period by investors, the developers say that no one owns more than one or two units per building. A person may,
of course, own units in several buildings. Though exact numbers are not available, a strong indication of the importance of investors
can be seen in the rental numbers in what is known as the “secondary” rental market. According to Urbanation, condo rentals increased by 28 per cent last year. There were more rentals (19,628 units) than resales (15,698 units) in 2013; this was the second year
running when rentals outpaced resales.
As for the coming year, the vice president of sales and marketing at Canderel, Riz Dhanji, said he expects an “exciting” year. “People
have been waiting two years for a market correction and they realize it’s not going to happen. There is pent-up demand and I think
everyone will be pleasantly surprised by the numbers at the end of the year.”
