Tulum’s Land Price Growth Over Years
- The years 2008-2011 was when recession hit global markets, yet the land and estate prices
in Tulum remained stable.
- From 2012 till 2014 the beach land prices went from $75 USD for 1sq m up to $150 USD for
1sq m, while in 2007 the price was only $30-40 USD.
Example:
In 2012 the 1,000sq m land in Tulum village was priced at $31,000 USD; in 2013 the price went up to
$46,000 USD; in 2014 this land costs $77,000 USD.

INVESTING IN MEXICO:
Overview of land buying by foreigners
1. It is not necessary to be in Mexico to buy a property. Through Mexican consulates you can give a power of
attorney to someone you trust in Mexico with instructions to perform various operations necessary for the
purchase of land and/or property.
2. According to the Mexican Constitution (Article 27 ), in the Restricted area (area restringida - border areas and
coastal areas), foreigners can not own land or
property directly, thereof the process must be
carried out by a company
or a Trust (“Fideicomiso”).
3. However, on April 23, 2013 the reform of
Article 27 has been proposed to allow
foreigners the possibility to own property
(land and and houses) without having to use a
Trust (Fideicomiso), company or bank.
4. The law in question has already been
approved by the Chamber of Deputies and lacks
the approval by the House of Senators, but it is
expected - according to the official news - that
the approval and execution are imminent.*

Current legal procedures for foreigners
(till Article 27 is approved)
1. To make an investment, you can choose to have company, create a completely new one, or buy
existing one with bank accounts already open. However, if you choose the Trust (Fideicomiso), in
practice you have to make a header trust through which the land or the property becomes the
property of a Mexican Bank chosen by the buyer and all rights remain the holder of the foreign buyer
(Fideicomiso).
2. The Trustee (Fideicomiso) agreement
for foreigners who manage the estates
and properties in the Restricted area, is
valid for 50 years. As the initial period
expires, the Trustee must renew its
contract with the bank.

living and working in New York City and
often traveling to Mexico as an owner of
her PR company, Lilas Public Relations.
