a pad site in front of Walmart. U.S. Route 50 is an arterial east-west
thoroughfare that spans from St. Louis, Missouri, to Kansas City, Missouri.
Kansas City, MO is the largest city in the U.S. state of Missouri and is the
anchor city of the Kansas City Metropolitan Area, the second largest
metropolitan area in Missouri. It encompasses 318-square miles in parts of
Jackson, Clay, Cass, and Platte counties. It is one of two county seats of
Jackson County, the other being Independence, which is to the city's east. As
of 2010, the population census was 459,787 with a metro area of 2.1 million.
The subject property is in an extremely dense retail area that is home to a wide
variety of national credit tenants. Tenants in the immediate trade area include

SEDALIA / PETTIS COUNTY, MISSOURI
The City of Sedalia, founded in October 1860, is the seat of Pettis County in
west-central Missouri. Located 90 miles east of Kansas City and 190 miles
west of St. Louis, Sedalia's location at the intersection of US routes 50 and 65
gives residents and businesses easy access to Interstate 70, state capital
Jefferson City and the Lake of the Ozarks recreational area. Since 1899,
Sedalia has been home to the Missouri State Fair - welcoming nearly 400,000
visitors every August to the third largest State Fairgrounds in the United States.
The nearly 400 acre site offers year-round facilities for camping, recreational
activities and community events. The city's economy continues to shift from the
railroad-based economy of the 1900's to the ever-diversifying manufacturing
and service economy of today. New and expanded manufacturing operations
continue to grow the service industry and to attract new businesses to the
community. Much of the area surrounding Sedalia continues to be active
farmland.
Pettis County is a prime location with a central U.S. location and transportation
network. Pettis County has tax and financial incentives with job training
assistance, business resources, a pro business climate, and business diversity.
Pettis County has advanced utility and telecommunication infrastructure,
available buildings, and fully developed industrial parks. Among the growth
seen by existing industry in the county, Starline completed a 15,000 SF, $2.3
million expansion, DeLong’s completed a 12,320 SF, $1.6 million facility, Sierra
Bullets completed a 20,000 SF, $3 million expansion, and Tyson Foods
remodeled their facility, with a $31 million renovation.
Greater Kansas City is headquarters to several Fortune 500 companies: Sprint
Nextel Corporation, H&R Block, YRC Worldwide Inc., and International Assets
Holding Corporation. Fortune 1000 corporations based in the Greater Kansas
City area include Great Plains Energy, Aquila, AMC Theatres, Applebee's, DST
Systems, Garmin International, Cerner, Seaboard Corporation, Russell Stover
Candies, and three international law firms. Ford Motor Company operates a
large manufacturing facility just outside of Kansas City in Claycomo at the Ford
Kansas City Assembly Plant, which currently builds the Ford Escape, Mazda
Tribute, Ford F-150, and Mercury Mariner. The General Motors Fairfax
Assembly Plant is located in adjacent Kansas City, Kansas. The Veterans of
Foreign Wars is headquartered just south of downtown.
