With more than 30 years of experience, the principles have been responsible for the site acquisition, planning, design, development, financial oversight, marketing and management of over 10,000 luxury apartments and condominium units throughout South, Northeast and Central Florida. In keeping with this philosophy, we took a cautious approach while most others overbuilt and over committed during the real estate boom. Through exercising deliberate restraint, we are one of the few developers who, after the real estate market crash, remain financially stable. As a result, our reputation has remained intact and we continue to grow. Granvil Tracy President Lincoln Lopez Vice President Finance James Cuddy Vice President Construction Mr. Tracy joined American Land Ventures in 1994 to oversee the acquisition of new projects and new business opportunities, was named President in 1999, and subsequently acquired the interests of the existing partners to become sole owner. Mr. Tracy has more than 30 years of experience in all aspects of the Real Estate Development industry. Prior to working with ALV, Mr. Tracy was President of Residential Development for the Stiles Corporation. For the past 20 years he has been involved exclusively in the design, development, marketing and management of multi-family luxury apartments and condominiums, focusing on downtown, high-rise urban infill and mixed use developments. Mr. Tracy holds an MBA from Nova University in Real Estate Development, Construction and Management. Mr. Lopez is responsible for the accounting and financing activities of the company, including financial reporting, budgeting, tax matters, lender and investor relations. For the past 30 years he has held key financial management positions with leading commercial Real Estate operators, Managers and Developers in the South Florida area, including The Adler Group, Inc. and The Hogan Group, Inc. Prior to that Mr. Lopez was a manager with the accounting firm Coopers & Lybrand in Miami. Mr. Lopez, a 1979 graduate of Florida International University is a Certified Public Accountant and Real Estate Broker in the State of Florida. Mr. Cuddy has over 30 years of experience in construction and construction management. He has extensive experience in high-rise hotel, retail shopping centers, high-rise office buildings, high-rise apartment buildings, high-rise condominiums, garden apartments and infrastructure construction. Mr. Cuddy spent over 20 years with Charles E. Smith Construction, Inc. as a Construction Executive, managing seven superintendents at multiple high-rise projects. With Charles E. Smith he also reported on outside company projects as an owner representative, reviewed and approved requisitions, made and applied cost-saving recommendations, and applied field skills in office estimating for project budgets and company bids on outside work. Mr. Cuddy holds a Bachelor of Science degree in Civil Engineering from Virginia Polytechnic Institute and State University. Senior Executive Bios Our executive team possesses extensive development experience. In addition, each brings a unique focus of specialization to the company, which enhances the firm’s performance and creates organizational balance. These areas of specialization include acquisitions, planning & design, site development, construction management, financial management, property management and marketing. The unique horizontal structure of the firm gives it the flexibility and responsiveness to take advantage of the outstanding opportunities in the multi-family market. Senior Executive Bios Jason Robertson is a veteran real estate executive with extensive experience in the acquisitions and strategic development of commercial and multifamily real estate development and services. In 2002, Mr. Robertson was awarded the Builder of the Year honor by the Builder’s Association of South Florida. He has been a speaker at the Urban Land Institute, the National Association of Homebuilders, and Crittenden conferences. Prior to joining ALV, Mr. Robertson coordinated the development for several large developers such as KSL Hotels, Avatar Homes (“AVTR”), and Urban Habitats. Mr. Robertson holds a Bachelor of Architecture degree from the University of Miami. Jason M. Robertson Vice President of Development Tammy Britton Executive Director of Property Management Ms. Britton joined American Land in 1996 as a Property Manager and was soon promoted to Regional Manager where she successfully oversaw 6 properties totaling 1,610 units. In 2005 she was promoted to her current position of Executive Director and is responsible for overseeing all aspects of project management operations and marketing. Ms. Britton’s experience spans some 22 years, during which she has specialized in high-end lease-ups, condo sales operations and marketing. Prior to joining ALV she held similar positions with Worthing Southeast and Post Properties in Atlanta, Georgia. Ms. Britton holds a Bachelor of Science degree in Urban Studies from Georgia State University and is currently a CPM candidate. After successfully developing the first building and selling it to Equity Residential, ALV entitled the second phase and sold the land to a national apartment REIT. Jacaranda Development Plantation, Florida Completed: 1986 American Land acquired approximately 300 acres from Gulfstream Land in 1986. Within 6 months over 140 acres were sold with the remainder of the land successfully being marketed less than a year later. Tampa Palms Tampa, Florida Completed: 1989 In 1989, American Land acquired approximately 22 acres planned for multi-family development. The parcel was sold in 12 months. Chapel Trail Pembroke Pines, Florida Completed: 1990 American Land orchestrated the purchase of more than 240 acres in 1990. This land was developed and subdivided into 915 single-family residential lots. A successful marketing program resulted in a total sell out in less than 30 months. Once acquisition arrangements for an ideal site are underway, a comprehensive team of experienced planners, architects, and engineers are assembled to develop a detailed site plan. One of the company’s strengths is its ability to integrate the needs of the market with physical constraints of the site, articulating the appropriate product within those parameters. Construction Technology Our commitment to quality is incorporated into the architectural design, engineering, and construction of each property. Every unit is built to the most exacting specifications, using time tested techniques and quality materials. Case Studies Midtown 24 Apartments - RENT MAXIMIZATION Location: 700 SW 78th Avenue Plantation, FL 33324 The Challenge: # of Units: 251 Principals: American Land - Granvil Tracy, President Project Value: $85,000,000 Investment Partner: Jeff Tapley, Fidelity Investments Completed: 2010 The Solution: • Poor economic conditions created consumer fear and price resistance. • Concession driven market • Abundance of supply from shadow market The project design introduced the Residential Village living concept to Plantation, an exciting first for the area, resulting in our ability to command higher rents despite market conditions. ALV maintained senior level supervision onsite throughout the lease-up. We were first in the market to create additional value through the introduction of interactive audio visual marketing mediums. Successfully developed a loyal resident base through our personalized and highly responsive management approach and by fostering strong bonds between residents through regular interactive social functions both on and off site. The Results: RENT MAXIMIZATION: Midtown 24 led the market at $1.74 net effective rents compared to the competitive set average of $1.54 per ft. and achieved 9% renewal increases, the highest in the market. The Solution: ALV proposed using the land for the first residential high-rise development on the Southbank, and through a combination of negotiation, entitlements and city incentives, received approval to build 700+ mixed-use residential units and 150,000 sq. ft. of office space. Environmental issues were resolved through extensive negotiations with governmental agencies and Brownsfield site remediation agreements. The Results: MAXIMIZED ENTITLEMENTS & ECONOMIC INCENTIVES: Negotiated $19.5mm in economic incentives and effectively resolved issues. Increased the supply of downtown residences, transformed Jacksonville's skyline and rejuvenated the downtown district. The completed towers, The Strand & The Peninsula, are now the area’s most recognizable residences. The Solution: Oversaw all aspects of operations and bridged the gap while the new GC got up to speed. Maintained constant contact with each buyer and educated buyers to reinforce the value of their investment. Adopted flexible closing schedules to meet individual buyer’s needs. The Results: REDUCED BUYER DEFAULT & HELD PROJECT VALUE Significantly reduced buyer default by calming fears and completing construction within budget and on time. Limited closing incentives to an average of $6K per unit. Successfully closed 100% of the 234 units. Maintained low homeowner assessment delinquency at only 1%. First project in Jacksonville to qualify for and receive FNMA approval. Paid off Senior loan balance in November of 2008. The Solution: By collaborating with the land owner and city government, we purchased the land and ultimately gained approval from the city to construct 295+/- residential units and 16,000 sq. ft. of retail space. The Results: SECURED ECONOMIC INCENTIVES - Maximized development rights, negotiated a $5mm tax incentive package and eventually constructed the first residential high-rise in WPB in more than 25 years. West Palm Beach prospered as residents rediscovered downtown and we successfully transformed an unattractive parking lot into one of the area’s most recognizable residences. Lauderdale for more than 35 years. • Prior site-use proposed by other parties proved economically impractical and were abandoned. The Solution: ALV stepped in and reconceived the site-use as a residential village – the first of its kind in South Florida. Recognizing the demand for downtown housing, we increased the previous proposed concept from 276 to 902+/- residential units which proved to be economically viable. The Results: MAXIMIZED ENTITLEMENTS - By proposing an innovative and economically sound plan that was in-line with the city’s goals, we were able to creatively renegotiate entitlements and ultimately construct downtown Fort Lauderdale’s first new multi-family development in more than 35 years. As a result, residents of the city discovered a brand new take on urban living in South Florida.
