Steve Lieberman and Alan Shor joined together in the summer of 2003 with a shared vision to build a company
that would embody their high standards and team-oriented approach. On January 2, 2004, they launched
The Retail Connection, L.P. [“TRC”], immediately attracting and engaging top professionals throughout the
industry.
TRC combined Lieberman’s strategic vision with Shor’s operating and management strengths. Within six months,
TRC was a full-service retail real estate services and investment firm, had attracted two dozen of the industry’s
top players, represented over 40 retail chains & approximately 4 million SF of property listings. The Company
quickly expanded its infrastructure with seasoned professionals, state-of-the-art research, technology, and its
knowledge-driven platform. Today, the firm represents over 275 retail and restaurant clients including JC Penney,
Bed Bath & Beyond, buy buy Baby, Nordstrom Rack, Equinox, JoAnn’s, and JP Morgan Chase - more retailers than
its competition combined. TRC’s retail clients are the primary catalysts for the company’s business model and are
truly partners in the business.
On the project side, TRC represents many of the leading investment companies in the business. Currently,
TRC has 28 million SF of retail project assignments, including over 3 million SF of its own developments.
In addition to tenant and landlord representation, TRC completes its end-to-end resources through its four
investment divisions: Connected Development Services, Connected Management Services, Connected
Acquisition Services and Connected Capital.

Connected Development Services facilitates tenant-driven, ground-up development. Connected Acquisition
Services, buys and repositions existing retail properties. Connected Management Services provides retail
property management, construction management and corporate services. Connected Capital arranges
financing, operating, and strategic planning for regional and national retailers’ growth plans, including roll
out and expansion capital, as well as merchant banking services.

NORDSTROM RACK
TOP GOLF
The Topgolf founders envisioned a new kind of golf experience that combines
competition with entertainment. Players hit micro chipped golf balls at targets
onto an outfield and for a little friendly rivalry, the high-tech balls instantly
score each shot’s accuracy and distance. In other words, picture a larger-thanlife-sized outdoor dartboard – but tailor made for golf. Topgolf has evolved to
become a best-in-class entertainment venue, offering the customer dynamic
event spaces as well as restaurant quality food and a drink menu that would
rival any sports bar. The TRC team, [led by Luke Wilson & Terry Syler as the
national master broker] have completed 31 Topgolf transactions with several
more in the pipeline across multiple states representing over 50 U.S. markets.
Nordstrom Rack, which has been serving customers for over 40 years,
is the off-price division of Nordstrom, Inc. which serves customers in
39 states and Canada with over 121 full-line Nordstrom stores and
200 Nordstrom Rack locations. Nordstrom Rack offers shoes, clothing
and accessories for the entire family at considerable savings. Rack
stores are designed to be self-service with merchandise organized
to make it easy for customers to shop. Nordstrom Rack offers many
of the same brands carried in Nordstrom stores with most at savings
of 30 to 70 percent off—while the merchandise mix changes with
every new truck arrival, one thing remains constant: incredibly low
prices on great brands. TRC has completed over half a dozen stores
for Nordstrom Rack with another 2 -3 on the radar for completion
within the next 12 months
VISIONWORKS
Visionworks (formerly Eye Care Centers of America, Inc.) is a leading
provider of eye care services with more than 700 optical retail stores
in 42 states and the District of Columbia. Visionworks is committed to
providing their customers with an excellent shopping experience and
high quality products and services with the best value and selection
in the industry. All stores offer designer and exclusive brand frames,
lenses, sunglasses and accessories along with leading technology
in vision correction. Their comprehensive service offerings include
contact lens dispensing, in-store labs which provide one-hour service
on many prescriptions at many locations and doctors of optometry at

and private equity. To date the TRC team, [headed up by David Stukalin in

Founded in 1971, Bed Bath & Beyond Inc. and subsidiaries sells a wide
assortment of domestics and home furnishings operating a chain of
retail stores under the names Bed Bath & Beyond, Cost Plus World

and buybuyBABY. The company is also a partner in a joint venture which
operates retail stores in Mexico as well. Bed Bath & Beyond sells a wide

When developing merchandising plans for specific properties, retail areas within a city, or streetscapes, The Retail Connection prepares a comprehensive and in-depth market
analysis which includes a review of current retailers and the value they bring to the center, as well as the identification of the most properly-suited, best in class retailers for the
given project.
We take a strategic approach to determining why the center may not be capturing its share of retail sales, based on the potential of the trade area, future residential and|or visitor
growth projections, merchandise categories needed, and other factors that may be prohibiting maximum sales productivity of the center and | or its retailers. We apply state of
the art research, industry knowledge and local statistics to determine with clarity the best tenant mix for the project. Upon completion of the Retail Merchandising Mix Plan, a
