DEER & WILDLIFE RANCH 99.333 ACRES GRAYSON COUNTY, TEXAS ADJACENT TO THE HAGERMAN NATIONAL WILDLIFE REFUGE LOCATION: HAGERMAN NATIONAL WILDLIFE REFUGE: The ranch is located approximately 85 miles north of Dallas in Grayson County, Texas. The ranch is adjacent to the Hagerman National Wildlife Refuge, and shares a common fence and boundary with the Refuge on the southern, eastern and a portion of the northern sides. The property address is 422 Siebman Road, and is four miles northeast of the community of Sadler, Texas, with easy access off of US Highway 82. The Refuge lies on the Big Mineral Creek arm at the southern end of Lake Texoma, and includes 3,000 acres of marsh and water and 8,000 acres of upland and farmland. The Refuge was established in 1946 by the U.S. Fish & Wildlife Service, and offers ideal habitat for a wide variety of wildlife including; Whitetail deer, hogs, dove, quail, squirrels, rabbits, ducks, geese and a multitude of other birds. HUNTING: Grayson County is a bow hunting county for Whitetail deer, and bow hunting is allowed in the Hagerman National Wildlife Refuge by permit only. Many of the largest deer in the state have been taken from this area, and in 2001 a buck known as “Big Boy”, was taken from Hagerman National Wildlife Refuge and scored gross 234-3/8 inches, net 225-7/8 inches. “Big Boy” is the Bow Hunting, Texas state record non-typical whitetail deer. Because of the shared boundary with the Hagerman National Wildlife Refuge, this property has the advantage of free range migration of the wildlife. IMPROVEMENTS: The ranch has an older two bedroom two bath home which will serve as a hunter’s cabin. The home is heated and air conditioned and is served by the Two Way Community Water System, Atmos Energy, and Grayson Collin Electric, Other improvements include a garage, barn, livestock pens, outbuildings and an underground water well. This well is not currently in use as community water is provided. LAND FEATURES/TERRAIN: The high point of the tract is in the northwest corner and the land gently slopes downward toward the southeast. A small tributary of Big Mineral Creek crosses the northeastern corner of the ranch. The northern and eastern portions of the ranch are heavily wooded with large hardwoods and pecans. There are three ponds on the ranch which are stocked with fish. MINERALS: One-fourth of the mineral interests which are owned by the Seller will be transferred with the sale, and the Seller is believed to own 50% of the total mineral interest. There is presently no oil or gas production on the ranch. CATTLE & HUNTING LEASES: PRICE: There is a temporary cattle lease on the ranch, which will support approximately 15 mother cows.
