ACCC PROBES AQUIS CASINO BID
HONG KONG tycoon Tony Fung has been promised a

he said.
“The company has indicated this development could

AQUIS ON STATE AGENDA
Mr Seeney said in October last year the government

provision of world-class integrated resorts in regional
Queensland”.
AQUIS DESIGNED TO IMPRESS
Mr Seeney said the other four regional EOI participants
submitted proposals that were only in the early stages of
development and their projects needed a considerable
amount of work before they could meet the criteria set
down for this process.
“A number of projects faced challenges such as lack of
access to an international airport, which meant they could
not operate internationally competitive resorts or boost
international visitor numbers to Queensland,” he said.
“That said, the Queensland Government is happy to
continue to work with them to progress their projects.”
MP SPILLS ON AQUIS LICENCE BID
The plan is for the resort to sit on a 40ha island with
internal lagoons and surrounded by a 33ha lake with two
casinos, a convention centre in the middle and eight hotel
towers on the edges of the island. An 18-hole golf course
will surround the lake.

of retail space, a 2250sq m aquarium, landscaping, lagoons,

Cairns property market fast becoming new top
buying locale
JBIANCA KEEGAN | THE CAIRNS POST | APRIL
05, 2014
their slice of paradise amid reports Cairns will be
one of this year’s property hot spots.
Kinnon and Aaron Bellbecame part of the surge
of investors when they purchased a Trinity Park
property in October last year. Low vacancy rates,
infrastructure investments and market analysts
reporting a real estate recovery were the reasons
the couple bought in Cairns.
“Rental yields were quite attractive and vacancy
rates were quite low,’’ Mrs Bell said.
“I had been keeping a close eye on the market
for three or four years but haêdn’t had that
Since purchasing, the Bell’s decided to make the
sea change and move to Cairns from Melbourne.
“I am looking to purchase other (properties). My
investment strategy is to buy run-down places,
renovate them and either sell or rent them out.”
Hotspotting.com.au director Terry Ryder, who
analyses the Australian property market, Simon
Pressley of Propertyology Queensland and
director of an independent property advisory
Michael Matusik have all backed Cairns as a 2014
investment hot spot.
Mr Ryder said Cairns showed above average
growth in the medium to long-term markets
as prices still remained low.
National Manager of Property Club Troy
Gunasekera said a property hotspot referred
to an area with high rental and buyer demand
but low supply. “It results in more competition
for properties and pushes prices up,” he said.
North Queensland buyer’s agent Jennifer
Smith said the local economy had become
“Rents have been steadily increasing for some
time (and) stock on the market has been
steadily decreasing,’’ she said.
“Unit prices have bottomed out which means
prices are among the lowest and raw yields
are now among the highest in Australia.”
Ms Smith said demand was for three-bedroom
houses on the northern beaches, Earlville,
Mooroobool, White Rock and within new
housing developments.
SIX TIPS FOR SOURCING INVESTMENT HOT
SPOTS
1. Look beyond your comfort zone. Lose the
mindset that you need to invest in the area
you live in. You could be missing out on some
great areas experiencing capital growth and
rental demand.
2. Look for growth in infrastructure. It’s
important to look for areas experiencing
investment in infrastructure such as roads,
motorways and public transport.
3. Identify expansion of amenities. Investment
in infrastructure could be followed by
expansion of shopping centres, medical
centres, business districts, residential property
developments or new schools.
4. Consider areas that will undergo
transformation. Many suburbs that were once
considered run-down and undesirable have
since transformed into property hot spots.
5. Consider supply and demand. Invest in
areas with more demand for housing than
supply. A low vacancy rate means you will
more likely rent at an investment property
quickly.
6. Invest in surrounding suburbs. If you miss
out on a property in a booming area, consider
investing in a neighbouring suburb. You can
piggyback the success of the existing hot spot
while likely paying less for your investment.
