Just as the early days of the Plaza were exciting and
constantly changing, that excitement continues today.
Highwoods Properties acquired the Plaza in 1998.

The 1977 flood set the Plaza in motion for the ’80s,
’90s and today. The Plaza evolved and many celebrated
national stores joined the unique local shops. The Plaza

when a rainstorm left the Plaza ravaged from flooding
waters. In minutes, blocks of stores were destroyed,
shops gutted and millions of dollars in merchandise
was lost. Many wondered if the Plaza would survive, but
a massive cleanup campaign began the next day. The
annual Plaza Art Fair was to open in only ten days. Many
merchants opened in time while other merchants looked
to the tragedy as an opportunity to expand and update
their stores. The Plaza Art Fair was held and symbolized
the spirit of Kansas City.
J.C. Nichols died in early 1950, leaving behind a legacy.
that helped shape Kansas City. Miller Nichols, J.C.’s son,
became president of his father’s company and launched
the Plaza into new territory by adding apartments
and hotels. He continued to collect great works of
art to add to the Plaza’s landscape, including the J.C.
Nichols Memorial Fountain dedicated to his father.
The Plaza survived the Depression and the 1940’s
continued with retail growth. Some of the top stores of the time
opened including Sears-Roebuck, Kroger’s, Putsch’s 210,
Helzberg Diamonds, Emery, Bird & Thayer and Swanson’s
department store.
A number of promotions began during the Depression
as a way to generate business and attract customers. 1930
marked the first year of the Plaza Lighting Ceremony. The
Plaza Easter Bunnies made their debut in 1931. The first
Plaza Art Fair began in 1932.
When the 1929 Depression hit, many of the most
successful developers in the nation failed. Fortunately,
keeping the automobile in mind, there were nine filling
stations in the Plaza’s early days. They were the few
tenants to pay the rent. This allowed the Plaza to survive.

In 1925, a single strand of lights was hung over the
entr ance to the Suydam Building and this
star ted the tr adition of the Plaza Lights.
The Plaza’s first building was the Suydam Building
at 47th and Mill Creek Parkway, now renamed the Mill
Creek Building. Some of the Plaza’s first stores were
owned by women and included a photography studio,
millinery shop, beauty shop and baby shop. The early
days continued to be exciting as new buildings were
constructed. Fred Wolferman’s Grocery Company opened
in January 1924 and saw 10,000 shoppers during its first
week of business.

stagnated water covering the area. Nichols had worked
to acquire the land piece by piece from over 100 land
speculators from around the world. The process took 10
years and eventually 55 acres were accumulated at the
price of $1 million.

When the 1929 Depression hit, many of the most
successful developers in the nation failed. Fortunately,
keeping the automobile in mind, there were nine filling
stations in the Plaza’s early days. They were the few
tenants to pay the rent. This allowed the Plaza to survive.
Just as the early days of the Plaza were exciting and
constantly changing, that excitement continues today.
Highwoods Properties acquired the Plaza in 1998.
Highwoods continued J.C. Nichols’ vision and helped
launch a comprehensive redevelopment of the Plaza
including construction and new retail shops. Again, with
the automobile in mind, Highwoods added new parking

of this country’s architectural and cultural treasures.
However, when the Plaza’s plan was announced in 1922,
many of the city’s leaders called it “Nichols’ Folly.” The
land that Jesse Clyde (J.C.) Nichols planned to use for
the Plaza was nothing more than a dumping ground with
a hog farm and a brickyard with rundown shacks and
stagnated water covering the area. Nichols had worked
to acquire the land piece by piece from over 100 land
speculators from around the world. The process took 10
years and eventually 55 acres were accumulated at the
price of $1 million.

The Plaza survived the Depression and the 1940’s
continued with retail growth. Some of the top stores of the time
opened including Sears-Roebuck, Kroger’s, Putsch’s 210,

What the city’s leaders didn’t see was a development
that was to become the nation’s first master-planned
suburban center designed to accommodate people
arriving by automobile. Nichols believed that the
automobile was more than a fad and predicted that it
would lead to change in population density as well as
the status of future cities.

Once a neighborhood favorite in the West Plaza area, Balsano’s now offers the
tastiest gelato this side of Florence right here on the Plaza. Balsano’s is located

The course of the Plaza changed in September 1977
when a rainstorm left the Plaza ravaged from flooding
waters. In minutes, blocks of stores were destroyed,
shops gutted and millions of dollars in merchandise
was lost. Many wondered if the Plaza would survive, but
a massive cleanup campaign began the next day. The
annual Plaza Art Fair was to open in only ten days. Many
merchants opened in time while other merchants looked
to the tragedy as an opportunity to expand and update
their stores. The Plaza Art Fair was held and symbolized
the spirit of Kansas City.

The Plaza’s first building was the Suydam Building
at 47th and Mill Creek Parkway, now renamed the Mill
Creek Building. Some of the Plaza’s first stores were
owned by women and included a photography studio,
millinery shop, beauty shop and baby shop. The early
days continued to be exciting as new buildings were
constructed. Fred Wolferman’s Grocery Company opened
in January 1924 and saw 10,000 shoppers during its first
