Voit Development Company recently completed the redevelopment of
Hillside Professional Center and the development of Chula Vista
Commerce Center, both of which are located in San Diego County.
Hillside Professional Center is a 41,500 square-foot Class-A office condominium project in Mission Valley, California. The project is comprised
of 25 units, ranging in size from 959 to 2,007 square feet and offers
spectacular views of Mission Valley.

Voit Commercial Brokerage showed its creativity with its open house
to promote Crossroads Anaheim, a two building, 276,825 square-foot
manufacturing and distribution campus in Anaheim, California.

Voit Development Breaks Ground on
North Valley Commerce Center
Voit Development Company has broken ground on Phase I of the North
Valley Commerce Center, an industrial park totaling approximately
200,000 square feet in Sylmar, California.
Located at the intersection of Olden Street and San Fernando Road, the
center is in close proximity to the 5, 405 and 210 freeways.

Instead of a traditional open house, Voit Commercial Brokerage recruited
Matt Leinart, NFL quarterback for the Arizona Cardinals, to challenge
brokers in a “Pros vs. Joes”-themed open house.
Pros vs. Joes, a physical reality game show on Spike TV, features three
male amateur contestants (the “Joes”) matching themselves against five
professional athletes (the “Pros,” comprised mostly of retired male and
female pro-athletes) in a series of athletic feats related to the expertise
sport of the Pro they are facing.
For Voit’s event, brokers were selected in a random drawing to compete
against Leinart. The entire event took place within the walls of the project, which was developed by BPG Properties, Ltd.
“Our job is to attract as many brokers as possible to see the property.
This event more than met our goal,” explained Louis
Tomaselli, senior vice president of Voit Commercial Brokerage’s
Anaheim Metro office.

Crossroads Anaheim is comprised of a 122,600 square-foot distribution
building and a 154,225 square-foot manufacturing corporate headquarters building.

I’ve taken the whole
company to Catalina for
a summer weekend. It’s

but also their spouses or a friend, and all
their children. We have babysitting and
child care at night so the adults can go to
dinner. We have a special Saturday night
event with dinner and dancing. There are
no seminars, no speeches, and no one is
“forced” to attend. Why would we do that?
First, there is no better way to build a
group of people into a team than to
allow them to get to know each other on
a personal basis. When our brokers from
Las Vegas get to play a game of basketball with our construction people from
Sacramento, or when our development
people from Arizona eat breakfast with
our brokers from Anaheim, the bonding is
tremendous – and creates a relationship
that would never happen over email.
Second, companies thrive on traditions.
Not only have we had people who have
been to Catalina every year with us for 20
years, but some of the children who grew
up going to Catalina for face-painting and
pizza are now working in our firm and
attending the adult activities. The bond
between the children and the company,
and between the children themselves is
invaluable.
Ground Broken on Waterman Business Park
in San Bernardino
Voit Development has always been savvy, with developing quality product to meet specific
demands in each market.
“With the immense opportunities for growth in the Inland Empire, the need for small-tomedium sized business space was evident,” said James V. Camp, senior vice president of
development/acquistions for Voit Development Company.
In response to this opportunity, Voit Development Company has broken ground on Phase I
of Waterman Business Park, a 500,000 square-foot mixed-use business park situated on 31
acres in San Bernardino, California.
The complex will consist of industrial space and office product. Phase I is comprised of
seven mid-sized buildings ranging in size from 20,000 to 40,000 square feet, for a total of
180,000 square feet.
The project is located at 1335 Waterman Avenue in the city of San Bernardino, adjacent to
the 215 and 10 freeway interchange. The project is also in close proximity to the Tri-City
Corporate Center, a major office and retail hub.
The first phase of construction is anticipated for completion in Fall 2008. Valley Commercial Contractors will be handling the construction of the project.

Valley Commercial Contractors To Construct
26 Unit Business Park for Steadfast Companies
Valley Commercial Contractors has been selected to build Woodranch Professional
Center, an 85,000 square-foot medical and office project in Simi Valley, California. The
$12.1 million construction contract was awarded to Valley Commercial Contractors in
April 2007.
Woodranch Professional Center features 26 buildings comprised of condominium units
ranging in size from 1,700 to 8,000 square feet. The project is situated on a 10-acre
landscaped site which includes ornamental art work, fountains, decorative concrete and
common area meeting/meditation areas.
“Since this will be a geographically challenging development, the owner looked us to
overcome this challenge due to our track record of developing quality projects in the
region,” explained Bud Cummings, regional manager of Valley Commercial Contractors.
Cummings, Project Manager David Immel, and Superintendent Mark Aston represent
the Valley Commercial Contractors construction team. The anticipated groundbreaking is
July 2007. Completion is planned for summer 2008.

Before playing for the Arizona Cardinals, Leinart played college football

to an AP national championship in 2003, a BCS national championship

“This project represents the first new for-sale industrial product in
this area of the San Fernando Valley in many years,” said
Tim Regan, vice president of acquisition/development for Voit
Development Company. “With the submarket’s for-sale vacancy rate
at less that two percent, our firm has started receiving interest from
potential buyers/users prior to breaking ground.”
Phase I will consist of 90,000 square feet of for-sale industrial
units ranging from 2,300 to 30,000 square feet and is scheduled
for completion in the first quarter of 2008. Phase II will consist of
110,000 square feet of for-sale units ranging in size from 4,200 to
30,000 square feet. The entire project is anticipated for completion
by the second quarter of 2008.
The project was designed by Poliquin Kellogg Design Group and is
being constructed by Valley Commercial Contractors.
