Tobey Wong oversees all the legal details involved in ¿nishing off your ¿le. She manages all of the

easier. Tobey’s attention to detail ensures your deposit information and full contract are forwarded to
your lawyer in a timely manner. On closing day she keeps the rest of the of¿ce informed as to when your
registration is of¿cial at the Land Titles Of¿ce.
Notary
Jimmy Chong attends to all legal paper work involved in transferring the title of your new home.
Jimmy has over 15 years’ experience acting in the best interest of our clients. Jimmy will search the
title to make sure it’s clear of all ¿nancial encumbrances before it becomes yours. In addition, he’ll
draw up the statement of adjustments and make sure any monies owed by the seller will be paid out
by the proceeds of the sale, not by you.
Insurance Broker
Rachel von Sturmer has helped many homeowners secure excellent mortgage coverage. She is an

Market Analysis
Photographs
I’ll provide you with a comparative market analysis
to enable you to correctly evaluate your home with
me. We’ll arrive at a realistic asking price together.
I’ll take photographs of your home
within a few days. These will be used in creating
the listing “highlight sheet” that I’ll prepare for
advertising and the web. They’ll also be used on my
website and internet marketing.
Property Search
I’ll obtain from the Land Titles Of¿ce a property
search. This is to ensure that any easements, liens,
right- of-ways, etc., are disclosed to the new buyers.
Full disclosure of these charges is mandatory
in this day and age. Liaising with your property
management company, I’ll order all the strata
documentation needed to complete your sale.
Realtors’ Opens
A real estate agent viewing day will be scheduled at
your convenience. This is an excellent opportunity
to provide your home with early, excellent exposure
to realtors that are working with buyers. I’ll also
allow them to preview the property and eliminate
any nonsense showings.
Data Sheet
I’ll prepare the pertinent information about your
home regarding age, lot size, property taxes, square
footage, room sizes, etc. for entry on the Multiple
Listing Service (MLS) and internet.
Multiple Listing Service
I’ll ensure that your property will be on the MLS
within a few days from when the listing was taken.
Buyers and realtors throughout the world will quickly
be aware that your home is available to purchase.
Signs
A company sign with my name on it will be
immediately placed on your property. A “For Sale”
sign is a de¿nite asset in attracting prospective buyers,
and many properties that sell are a direct result of this
form of advertising. If your building allows it, I’ll place
one at the front with my name and phone number on
it, ensuring people can contact me immediately if they
are driving around the neighbourhood.
Highlight Sheet
I’ll prepare a customized feature sheet on your
home, which provides MLS information plus an
array of additional data including age of roof, hot
water tank, eaves, etc. All improvements such as
double-glazed windows, new kitchen, new baths,
etc., will be mentioned here. Used as brochures on
your home, the highlight sheets are distributed to
buyers at “open houses” and “showings.”

Open Houses
If desired, and your building allows it, I’ll
hold regular open houses to give the public

Salespeople from all real estate companies,
including mine, will want to show your home. I’ll
ensure that all appointments are arranged through
me with an arrival time that does not compromise
your schedule.
Neighbourhood Blanket
Advertising
I’ll advertise your property to all the people
within your neighbourhood in the form of a blanket
mail-out inviting them to your open house.
Advertise within Social Media Groups
I’ll advertise your listing as well as all your open
houses through Twitter, on which I have 2500
people from around the world following me with
potential buyers. I also advertise on the Facebook
market place as well as on my Facebook “wall”.
Follow-up
I’ll follow up on showings to establish interest
and elicit any feedback from the showing realtor
whether positive or negative.
Communication
I’ll contact you on a regular basis to keep you
fully informed on what is transpiring
in my sales efforts.
Inter Of¿ce Advertising
Once your new listing is submitted to my of¿ce I’ll
advertise it within my of¿ce and my colleagues will
advertise it on their own databases. This ensures
complete exposure to the Prompton database.
Networking Advertising
In addition to serving a term as president with my
own Business Networking International chapter,
I hold membership in many similar groups. I’ll
advertise your listing through word of mouth to all

How to create the vision — inside and out
It’s essential to realize that for most buyers purchasing a home is
an emotional experience. Your home will sell more quickly and
pro¿tably if you just expend a bit of time, money and imagination
in appealing to those emotions. Contrary to popular belief, no home is perfect.
All of them have some shortcomings — even the most expensive ones. With this in mind, try to picture
your home with a critical eye, for after all, this is how the buyers will be viewing your pride and joy as they
walk through.
Interior
Cleaning & Organizing
Repairing
This is perhaps the most important “improvement”
of all and costs next to nothing:
Alas, all those minor Àaws you thought would ¿x
themselves haven’t. Don’t count on the buyers to
overlook these tiny imperfections — they won’t.
In fact, they’ll be looking for a “break” in the price
because of them. Those doors and windows that
stick, the leaky faucet, the unsightly caulking around
the tub, the doorbell that doesn’t work, the burntout light bulbs, the charred spot on the kitchen
countertop and doorknobs that come off in your
hand or don’t lock properly if they lock at all, are,
I’m sorry to say, potential deal breakers. Fix them.
• Windows must sparkle inside and out.
• Closets and cupboards should be orderly and
clutter free.
• Rugs should be shampooed and Àoors polished.
• This is the time to have that garage sale you’ve
been putting off.
• Give cluttered rooms a makeover by disposing
of large bulky furniture and bric-a-brac. Try to
create the illusion of spaciousness in your rooms.

Appliances should be cleaned inside and out
along with being in good working order. Keep
in mind that the buyer’s home inspector will be
testing them.
Painting
Paint and freshen your rooms with in-vogue
colours. “Dated” colours, quite simply, date your
home and make it appear neglected even if it isn’t.
Shocking colours aren’t desirable either. You don’t
want your chartreuse master bedroom with red
trim and doors to be the focal point of buyers’
conversations.
Tasteful Artwork
Even though you may love to see this month’s
Playboy bunny hanging in your hallway, most
people won’t. Buyers that bring their children to
view homes with them may be less than pleased
with your artistic taste, so please store questionable
items for the time being.
Accessorizing
Since you want your home to appeal to the broadest
spectrum of buyers, adding special touches to
create warmth and ambience is a de¿nite plus. A
vase of fresh cut Àowers, a plateful of cookies on the
kitchen counter or books and magazines carefully
displayed on the coffee table are pleasing to the eye.
Rooms can be too cluttered or too sterile. Try to be
objective and create a balance between the two.

Curb Appeal
Outside Cleaning
Does your home have it? When a prospective
buyer pulls up in front of your home is she visually
impressed with what she sees? Remember, a
buyer’s ¿rst impression will determine whether
or not she wants to walk through the front door.
Scrub or power wash away all
traces of moss, mildew or algae.
The siding on your home, the cement
or brick walkways, the roof or the sundeck may
need this attention. Green slime on the outside of
your house may give the appearance that it has
been neglected. Clean and repair any dripping
gutters. Power wash any dirt and grime from car
pads and driveways. Repair cracks and potholes.
Landscaping
If your yard is well landscaped and sculpted,
chances are your home will fetch a higher price.
Regularly water and mow your grass, clip hedges,
prune bushes and weed. Bring colour to your
garden if seasonally possible with Àoral baskets
and tubs of Àowers.
Pools & Hot Tubs
Keep your pool and hot tub covers off if possible.
A clean, clear swimming pool or a steaming and
bubbling hot tub can look irresistibly inviting.
Patio
Make your sundeck and/or patio stylish and
inviting with outdoor furniture. Repair any fencing
that needs mending. If you have a view property
make sure that any greenery is trimmed back to
allow for an unobstructed, full impact of your
view. Add a little fertilizer to your lawn for an
instant growth of fresh green shoots.
Garage
Ensure your garage is neat and orderly.
Discard virtually everything in
the garage that hasn’t been
used in years.
Front Door & Entry
This is the feature of your home that
the buyer sees ¿rst so extra attention
here is essential. Make it welcoming
by purchasing a new doormat
and mailbox. Polish the brass
doorknocker until it gleams or set
out pots of geraniums. A Àower
wreath on the door and a cedar
porch bench
(space permitting) would be
nice touches.
Most importantly and if
needed, repaint
or re-stain your door.
