Hello and welcome, to this the 45th cosecutive edition of
Freedom4Sale magazine, the most successful and longest running
specialist property publication in the Canary Islands.

You know, the current situation with the property market reminds
me of a joke we used to play at work a few years ago. If you want
to try it, heres´ how it goes; you get together with a few friends and
agree on who to target, then when they turn up for work, walk up
to them and say “Hey, are you alright, you look really pale!”
Then over the course of the next couple of hours, each person
involved does the same and then a strange thing happens. The target of this juvenile (but still highly amusing none-the-less!) prank,
will invariably begin to agree that they don´t in fact feel 100 percent
and may even end up by going home early on the grounds of feeling unwell!
What this little game proves is that we are all susceptible to suggestion, especially when it is negative suggestion; so as a result of
recent scaremongering in the press we have all seen a marked
change in people buying homes throughout the Canary Islands
over the past few weeks.

Great Time for Euro Investors
adjustments in their Euro sales price as they now
don’t need as many Euros to end up with the same
amount of Sterling.
Bucking the trend of the sceptics about the current
market conditions ‘now’ is actually a fabulous time
for investors according to John Killeen from
Lanzarote Investments. “We deal with a lot of
clients who have their money in Euros, such as
buyers from Ireland and other European countries,
so when we match them with a vendor who is selling his property and taking his money back to the
UK in Sterling they can get a great deal”
The reason for this is that sellers who want their
money back in Sterling are now prepared to make

amount of property as a year ago but we are now
starting to sell bigger more expensive properties
that were not moving last year. The reason behind
this is Sterling vendors being able to reduce the
prices by 10-15 percent and still gain the same
Sterling return whilst making a huge reduction in
the Euro sale amount”
He has only just finished building a beautiful villa in
the ever popular village of Triquiviate but the family
no longer plan to use the large house as they originally intended so they only need something much
smaller.
So if you own a property in Fuerteventura and would
ideally like to move up to something bigger and better, this could be the perfect way to do it. I should
point however that this will not be a straight swap

Thousands of Britons who have sold a property in
Spain between January 2004 and December 2006
could be owed a 20% tax rebate to the tune of
£37.5 million - £8,000 each, plus interest - as a
result of a Spanish Government Capital Gains Tax
(CGT) scam.
British non residents who sold their Spanish properties during this period paid a Spanish Non
Residents’ Income Tax rate of 35% on any capital
gains, compared to a rate of 15% paid by Spanish
nationals. This 20% overpayment not only totals a
profit somewhere in the region of £37.5 million, but
also contravenes European Community Treaty rules
on discrimination and therefore was illegally
charged by the Spanish Government.

thousands of people across Europe and in the UK.
Placing an actual figure on the amount of people
affected by this is very difficult, as the Spanish
Government understandably does not want to disclose this information. However, a conservative
estimate is in the region of 4,500 British people,
plus thousands more residents in other European
countries, each paying an average of £14,000 each
in capital gains, having sold property in Spain over
the 4 year period. People who sold property prior
to January 2004 have already missed out, as claims
can only be made dating back over a four year period, meaning millions more have become victim to
this tax trap.
“A change in the law at the start of 2007, which
saw the standard Capital Gains Tax for non residents being brought in line – a reduction from 35%
to 15% , passed by largely unnoticed. As a result,
thousands of people who had previously sold property in Spain are entitled to a 20% rebate, thought
to average at £8,000 each. Due to stringent legal
restrictions people who bought in 2003 have
already missed out, as claimants must register
within 4 years, but thousands of Brits can still join
forces and fight to get the Spanish tax authorities to
pay back the money owed.”
Commenting on the issue, Spanish Lawyer Emilio
Alvarez said: “Anyone who has sold a Spanish property between January 2003 and December 2006
will have been victim to this inflated capital gains

Ideal Homes & an Ideal Solution
The current financial crisis within the global banking
industry or “credit squeeze” as it is commonly
referred to is having a knock on effect on property
sales worldwide. Many would be buyers are now
finding that they cannot buy the property they want
as the banks have changed their lending requirements so greatly that they simply cannot secure a
mortgage.
In fact it appears to some extent that the old tongue
in cheek adage about banks and their lending habits
that “Banks will only lend you the money if you can
prove that you don’t need to borrow it in the first
place!” is almost a reality.

superb solution that in some cases is working out
well for both parties. When they find themselves in
a position where they have a client wanting to buy
a particular property, but the client simply cannot
secure a mortgage with a bank due to the current
turmoil, the buyer and seller are offered a rent to
buy option.
This comprises of a properly notarised 5 year agreement in which the buyer agrees to rent the property for up to five years with a good proportion of the
rent being eventually deducted from the cost of the
property when the sale can eventually go through
due to the banks easing their restrictions.
Whilst not suitable for everyone this could be just

Friends in high places!
OK here is a little brain teaser for you! What is the
connection between the late Pope John Paul II, a
new property owner on Amarilla Golf in Tenerife
and Martin Hofman from Property Alliance in
Tenerife?
Give in? Well it’s Poland! The late Pope whose real
name was Karol Wojtyla was Polish, Martin who is
actually Swedish was taught to speak Polish by his
Polish mother and one of Martins clients who is
just taking ownership of his new house right alongside the beautiful Amarilla Golf Course is also
Polish.
But how does that involve the Pope I hear you
scream? Well, it just so happens that the buyer in
question is also a film producer (no it’s not Roman
Polanski!) who was producing a film about the life
of the former Pope, with Jon Paul II being played by
veteran Hollywood actor Jon Voight.
Martin who is never one to miss a good party was
actually invited to the world premier of the movie
which is a great honour in itself but this was no
ordinary world premier. This premier was screened
inside the Vatican in the presence of the new Pope!

report that visitors from Poland to the Island are

I think it´s fair to say that you could
be considered a corner stone in your
chosen profession, but when you are
talking about being an Irish Real
Estate Agent in Lanzarote then
maybe a more appropriate
description would be ´A Founding

However, in this Agent Focus we are looking at
an extraordinary company called Tara, which
was founded almost 30 years ago by Josephine
Lambert de Pavon, an amazing lady who it must
be said has helped to shape the face of property sales in Lanzarote for approaching three
decades, making her perhaps a Matriarch of the
Lanzarote property scene as Founding Mother
simply doesn´t sound right.
Those of us who have only been around the
Canary Islands for a few years (7 in my case) can
only wonder at what it must have been like
opening a Real Estate Office in those days; back
home people were disco dancing to the Bee
Gees, the Eighties were still a distant promise
and most people had never even heard of
Lanzarote.
As Josephine explains “Things were very different then in many ways, for example, when it
came to setting up as a Real Estate Agent and
opening an office it was a very serious business.
Today anyone can simply rent an office, put out
a sign, and say they are Real Estate Agents;
back then we were very strictly regulated”
“For example we needed to have a qualified and
titled Spanish Lawyer as part of the firm and that
was just one of the requirements. The Spanish
authorities at the time took the whole business
of foreigners buying property very seriously and
frankly so did the Real Estate Agents and the
prospective purchasers”
“To be perfectly honest that is one of the greatest changes that I have witnessed over my time
here and I don´t think it´s a change for the better. I know there are other good responsible
agents out there but over the years, especially
after the regulation of Real Estate Companies

was relaxed, I have seen so many companies
come and go”
“Many people in the past have thought that it
was a quick and easy way to make money and I
guess in the really good times some of them did,
but sadly they often made their money at the
expense of the poor clients who wanted nothing
more than a dream home in the sun, but ended
up with a nightmare”
“I have to say however that the attitude of
prospective purchasers has also changed dramatically over the years and many of those that
have found themselves with problems need
look no further than the mirror to find the culprit!”
“People coming out to buy property in the early
days took the whole process very seriously, they
sought advice from proper, registered, qualified
professionals and then heeded that advice and
as a consequence very few transactions ever
had serious problems”
“Today however, everybody is an expert and the
vast majority of these experts can be found
most days propping up the bar in one of the
locals frequented by tourists. With no training,
no qualifications and very little if any relevant
experience, they seem to feel they are doing the
world a favour by sharing their (usually very
flawed!) opinions with those most in need of
proper professional advice”
“Yet, amazingly, we still see on a regular basis
that people actually listen to these bar room
experts "BAR FLIES!" instead of a qualified professional. The fallout however hurts all of us professionals as when things go wrong for these
people, it is the industry as a whole that receives
the blame not the ill informed gossip or the foolhardy purchaser”
Then suddenly in mid sentence Josephine starts
laughing; an infectious laugh which soon catches hold of everyone in the office. “I´m sorry”
She chortles “It´s just that I was imagining
somebody reading what I´ve been saying and it
must sound like I´m having a terrible rant about
everybody and everything and harking on about

the ´Good old days´ and how things were better back
then”
With her laughter now under control but a huge grin
on her face, she continues “It´s not a rant and wishing it was 30 years ago at all, it´s just that I have
always been passionate about this business and still
am all these years later and I get frustrated sometimes when I think about how things have changed;
but I suppose that progress is often a double edged
sword”
“Years ago there were less than a handful of us; we
were all regulated and did things by the book. But of
course back then, in comparison to today, there were
very few flights coming in and only small amounts of
individuals that were over to look at buying property
and as the Internet didn´t exist, we would need to
start from scratch with people as they wouldn´t know
anything about property here, prices, procedures, anything”
“That meant that the process of working with people
was fairly slow and involved and very methodical as
we needed to ensure they knew everything that was
involved in buying and owning a property in Lanzarote.
As I said earlier, buying a property in a foreign country
is no joke, it´s a very serious business and you need
to go into it well informed and with both eyes open”
“We would often spend weeks even longer with one
client; we knew we needed to invest that amount of
time and the clients were very grateful as they wanted and needed our knowledge and assistance. There
was always a mutual respect and trust that built up
between us and our clients as due to the amount of
time spent together you would get to know each
other very well”

of knowledge, real requirements and financial position”
“Without this detailed information it becomes very
difficult to actually advise clients and to be honest
many seem to not actually want advice; we are back
to the toaster syndrome again. Also, by taking this
approach the clients, I am sure quite unwittingly, actually set up an environment where they are least likely
to gain balanced advice and more likely to be ´sold´
something that may turn out to be inappropriate”
“Real Estate these days is a very competitive business and companies want and need sales to keep the
wheels turning. When faced with a client that is set
on seeing as many properties as possible, with every
agent in town, you don´t need to be Einstein to work
out that some agents are likely to try just about anything to secure a sale before one of their competitors
do”
“As a result of this approach; of both parties taking
the whole business equally seriously, I can honestly
say that we never had a ´bad´ deal. And despite the
changing times, we still endeavour to operate our
business in the same way, but you note I only said
endeavour”
“My advice to prospective purchasers therefore is to
think very carefully about how they approach the
whole endeavour. Take your time, do your research,
only take advice from proper, registered professionals
who have been established on the island for many
years. Buying a home in Lanzarote can be both a wonderful enjoyable experience as well as a very good
long term investment, but you do need to be careful”

approach and as a result we find it quite frustrating at

they should have been anyway”
“As for the future of Tara, well I hope our two offices

dream homes in another three decades although I
somehow doubt it will be me running the show then!
We have adapted in many ways with the changing
times but it´s true that some people do call us and our
approach to property sales old fashioned, and that we
should become more modern in our approach”

It’s a sad reflection on our society but the reality is bad news sells; everywhere you look
there are stories of people doing bad things to each other or things going wrong for
somebody. When it comes to people buying property overseas most people that you
meet are quick to throw out a cautionary tale of somebody that their friend down the pub
told them about, where they were let down etc.
Now whilst it’s true that on some occasions things
don’t go as smoothly as people had hoped they would
when buying their overseas property, the reality is that
9 times out of 10 everything goes just the way it
should, people have no problems and they end up with
just what they wanted.
The only problem is that nobody rushes out to say
“hey, some friends of mine just bought a property in
another country and everything is perfect and they are
completely happy!” Regardless of what you may have
thought of the song, the sentiment behind Don
Henley’s 1982 “Dirty Laundry” hit is spot on.

I have witnessed first hand over the years how negative media attention can really scare people out of making decisions that otherwise they would be very happy
to make. When you read this months case study then,
the thing that you should realise is that ‘this is the
norm’ and not ‘the exception to the rule’ when you deal
with a reputable company like Hipoclub.
Our story begins four years ago when Yvonne and
Eddie were still living in the UK. They were a typical
family with both of them working hard in full time jobs,
Eddie in the electrical trade and Yvonne in a solicitors
office. They had a son Steven who was still in school
and they felt, as many thousands of others do each and
every day, that there must be a better way.
As Yvonne says “We had no

real problems in our life, but we just felt we were really only existing, not living, we had very little quality of
life”. So they started to talk about the prospect of selling up and moving abroad to find the quality of life that
they craved. They had however, already decided on
two absolutes; they would only consider the Canary
Islands and they would do nothing until Steven had finished school.
As far as they were concerned the Canary Islands really was the only option. They had been coming to the
Islands for over 20 years on holidays and knew that the
life that they sought was to be found somewhere in the
stunning volcanic landscape of Lanzarote. So, prior to a
planned holiday to the Island that year, they searched
the Internet to get some ideas of property and prices.
One of the developments that they came across during
that first Internet ‘fishing’ session was a place called
Carabela, Faro Park, so during their family break in
Playa Blanca a few weeks later they decided to drop by
and take a look around. And of course, having previously been fed on a diet of woe and negativity, it was with
some trepidation that they ventured into the Hipoclub,
the promoters offices.
Imagine their surprise then when what they found
were not in fact horned devils waiting to separate them
from hard earned money, but genuine, honest, friendly,
helpful people. They sat down and had a nice relaxed
chat about the development and the houses and the ins
and outs of buying property in Lanzarote. This was followed by an equally relaxed inspection of the houses
on site and the general area.
They were both very taken with the whole set up; the
houses were fabulous quality, the location was
excellent with lovely sea views and
the staff were eager to help

but never pushy. They explained that they would not
consider buying until their son had finished his studies
in the UK which would be another 2 years. This again
was no problem to the Hipoclub staff who said they
were welcome to pop back in whenever they wished,
with no obligation.
So, fast forward almost 2 years; Steven has finished
school, the dream that Yvonne and Eddie share is as
clear and strong as ever, their property in the UK is on
the market and they are back on holiday in Playa
Blanca. They drop in again to the Hipoclub offices and
are delighted to find the same approachable and helpful staff waiting for them.
Things have moved on in the intervening 2 years but
they are delighted to see that everything they had been
told previously about the development has come to
fruition. They discuss their requirements with the
Hipoclub team and are shown around the available villas that may be suitable.
They are shown in to one that appears to tick all the
boxes; it’s detached with a large plot of around 700m2
and a build size of 133m2. It has 3 double bedrooms, 2
bathrooms, a separate dining room and fully fitted
kitchen plus a spacious lounge. There is a large private
pool and from the balcony that Yvonne always wanted
are simply fabulous views of the sea and
Fuerteventura.
They were both impressed with the design, the layout
and the build quality and the price was not only within
budget but was very good value when compared
against other property they had seen. But as Yvonne
explains, these were not the most compelling reasons
they decided on the spot to buy the house.
“Well to be honest it was strange, as we were walking
around the house we both kept looking at each other
and we both new exactly what the other one was thinking; ‘This is home’. And now it is!”
They placed a reservation deposit on their new home
with the understanding that they could not proceed
straight away as they had not yet sold their own property. This again ruffled no feathers with the Hipoclub
team who throughout had remained nothing but
relaxed thereby making the whole experience easy and
enjoyable.
However on returning home from their holiday, they
found that somebody had in fact placed an offer on
their house and 2 months later the sale completed and
they were free to start their new adventure. The time
that things really started to dawn on them however
that this was actually real was when they both had to
resign from their jobs.
“I must admit that was a bit frightening. You work your
whole life, every day, it’s such a big and important part
of your life and to walk in and say ‘right, that’s me done,
I’m off!’ well to be honest it was a bit nerve wracking”
But any nervousness felt at the time was brief and transient and was soon surpassed by the excitement of
realising that after all these years they were so close
now to fulfilling their dream and they wanted to ensure
they enjoyed every part of it.

at the Notary themselves and not just have their lawyer

do it for them. As Yvonne explains even that was simple and painless “Again we were a bit nervous as we
didn’t really know what to expect. We arrived at the
Notary building with our lawyer and were shown in to
his office. All the procedures were translated for us in
to English then everybody signed the documents and
that was it. We had a new home!”
Moving in was also a dream as the entire house was
spotlessly clean, everything worked and nothing was
missing. “If we ever needed anything from Hipoclub all
we did was ask and they were there. They were truly
wonderful and I would like to take this opportunity of
thanking all the staff at Hipoclub, especially Dori, Else,
Violeta and Eva”
So buying the property and moving in went according
to plan but how has it actually been, living in their new
home on their adopted Island for the last 2 years? Well
yet again, the headline writers for a tabloid newspaper
would be bitterly disappointed; they are all supremely
happy. Steven has made lots of new friends and loves
his new life and what of Yvonne and Eddie, does their
new reality match the dream they shared?
Eddie takes up the story ”well to be honest our dream
was quite simple really. What we wanted was a better
quality of life, to be able to enjoy our time together
away from the hustle and bustle and stresses and
strains that we had been living under. And yes, that is
exactly what we have now so I can say that we are definitely living our dream”
One of the other concerns shared by many people considering a move to live overseas is fitting in to a new
social scene and making friends. Obviously this is very
much down to the individual to decide the type of
social scene that they would like in the same way that
you would at home, so how have they found this
aspect of their new life?
“That’s interesting actually and not really what I expected. When you are coming out here you tend to think
that you are going to be on your own with no support
network at all, but you soon realise that needn’t be the
case for long.”
“The fact is that whilst there are obviously a great
many locals that were born and raised here they are
well used to new people arriving so are very accommodating. There are however a lot of others who have
moved here from somewhere else so have gone
through the same experience as us; they know what
it’s like and are generally eager to help out, probably in
the same way that someone helped them when they
first arrived.”
So, how do they see the future now that they are settled in? Yvonne explains “Well we are certain that we
made the right decision, we simply cannot see ourselves ever wanting to move back to the UK. We have
the house now exactly as we want it and have
designed and built ourselves a wonderful garden as
that is our main hobby these days. To be honest we
would quite like to start a little gardening business as it
has become quite a passion now”
And finally any words for those who are thinking about
following in your footsteps? “If you know it’s what you
want why wouldn’t you do it? It’s a wonderful life out
here but you do have to get off the fence in order to
start living it. And as for Hipoclub, well I can recommend them without any hesitation what-so-ever!”

When writing our case studies about people who have been brave
enough to take their world by the ears, shake it up and go out and find
the new life of their dreams that so many others only talk of, it is
always a heart-warming experience. But this particular true-life story
has even more to warm the heart than usual.
When writing our case studies about people who have

story has even more to warm the heart than usual.
Our story begins with Barry, who is in his early fifties,
when he was living in London and working as a pipe
work engineer. However, if you ever meet him don´t
make the same mistake I did and say “Oh you mean
you were a plumber!”

When I stood up again I asked him what the difference
was between a Plumber and a Pipe Work Engineer, his
first answer was “about 10 quid an hour” His second
answer however was far more detailed and technical
and I am happy to share with you now my somewhat
shortened version of the difference in case you ever
need to know. “Pipe work Engineers have bigger tools
than plumbers”
Barry however was not really content with his life and
desperately wanted to go out in search of a new one.
He lived alone, worked too hard and enjoyed life too little, so following an enjoyable holiday in Fuerteventura,
he decided to go home, sell his house, take early retirement and move out to the sun to finally begin enjoying
the quality of life he had been missing.

He had taken a real liking to the area around Caleta de
Fuste, which is only a short drive from the airport on
the Eastern side of the island. He therefore decided to
buy a one bedroom bungalow on a development called
Cocosol, which is a lovely little quiet and well-maintained complex in Costa Antigua, only around a kilometre from the centre of Caleta.
Everything went smoothly with the sale of his house in
the UK and the purchase if his new home in the sun, so
Barry settled in to begin his new life which was now
perfect with the exception of the fact that he was still
living alone so had no one to share his wonderful new
life with.
Our story now shifts a couple of thousand miles to the
North, to a house in Chester in England where Debbie
lived with her two young daughters, Nieve and Tamsyn
who are now aged 6 and 9. Debbie worked hard as a
special needs teacher; a rewarding occupation that she
loved, although with all such careers that require so
much dedication, it left her little time outside of looking
after her own girls to find much of a personal life for
herself.

So Debbie one day took the plunge and decided to try
and find the love of her life in the same place that so
many others currently do, and I don´t mean down the
pub or the supermarket. Debbie joined one of the growing number of very professional and discreet Internet
sites that provide so many people with the opportunity
to safely meet others like themselves.
Little did Debbie realise that at the same time, two
thousand miles to the South, on a small Island she had
barely heard of, just 100 km off the coast of West
Africa sat a man she had never met, reading the words
she had just written.
But, with a perfect mixture of the power of technology
and the Internet thrown in with large helpings of the
human spirits desire to find and follow the scent of true
love regardless of obstacles or geographic boundaries;
soon internet chats turned to phone calls and phone
calls turned into a life changing holiday for Debbie and
the girls when they made their first visit to
Fuerteventura.
The following 12 months saw an increasing number of
air miles being built up by both Barry and Debbie as
they took it in turns to visit one another. And as time
went on it became clear to both of them that they had
found what they were looking for in terms of someone
to share their life with.
However, along with the wonderful realisation that they
had both found the person they wanted to share their
life with, was the practical consideration of where they
would in fact share it, as their lives were still two thousand miles apart. Now Chester is a lovely place, but
when put to a family vote as to where Debbie, Tamsyn
and Nieve would each prefer to live, either Chester or
Fuerteventura, the answer was unanimous; the next
flights that they booked to Fuerteventura would be one
way only.
So fourteen months ago Debbie and the girls arrived to
begin their new life, as a new family on a new Island
but there was still one vital ingredient missing as whilst
Barry lived in a lovely bungalow, it was not the family
house that they now needed. So, they now had to go
off in search of a new family home as well.
During the time they had all spent there, they had all
grown to love the Costa Antigua area so they decided
that would be the ideal place to begin the search for
their family home. At this point they met with Bianca
from Carmen Villazans Real Estate Agency in Caleta de
Fuste and explained to her what they were looking for
and where they wanted to be based.
Now sometimes when looking for a property you can
look for weeks or months and find nothing that you
really want; you can look at lots of different options and
go back and buy the very first property that you saw or,
as in this case, you can be absolutely clear about what
you want, walk in to the right agent who understands
your requirements perfectly and be shown the right
house straight away.
And as it turns out, they didn´t have far to move as their
new home was only a stones throw from the bungalow
that Barry had been living in. Called Residencial Costa
Antigua, the new complex consists of three storey
town houses surrounding a large communal swimming

However there were a few teething problems! With

“In any new property that has never been lived in, you
don´t find out about everything until you move in and
actually start living in it and using things. Over the
course of the first few weeks I was in and out of
Biancas office on a regular basis, to report little problems as they came to light”
pool and is set only 200 metres from the sea, with a
pleasant stroll along the coastal path taking you in to
Caleta de Fuste.
The houses are perfect for a family being spacious
inside with terraces front and back, a kitchen, living
room and W.C. on the ground floor, two bedrooms and
a bathroom on the middle floor with the master bedroom and en-suite bathroom on the top floor as well as
a balcony. The whole family were happy with the house
so they told Bianca they would proceed with the purchase.
Bianca and the other staff at the office of Carmen
Villazan in the High Street in Caleta quickly and efficiently dealt with all the relevant paperwork, organised
the mortgage and without much delay got the sale
safely through Notary so Barry, Debbie and the girls
could move in and get on with their lives. However, the
work of the team at Carmen Villazans did not stop once
the deal was done.
Debbie takes up the story “We were delighted with the
house; it was every thing we wanted and brand new so
we could make our own mark on it. It was wonderful
starting out as a new family in a brand new home.
“There was never anything major, only niggly little problems with the water system and plug sockets, things
like that. I must admit I thought they might get a bit fed
up with me going in and out all the time, but it was our
new home and I wanted it to be perfect. I really needn´t
have worried though as each time Carmen, Bianca and
the team, just clarified exactly what the problem was,
then got it sorted out with builders. Quick, simple and
no fuss. It was great service”
Now during this time the pair had been busy with other
things as well; they had sold up some other property in
the UK and also started to rent out the bungalow in
Cocosol on holiday lets. They were handling the rental
and management of the bungalow themselves and
were having great success. So it wasn´t long before
they had another chat with Carmen Villazans office.
Knowing and loving the development they were living
on they decided it would also be the ideal place to own
another property to also rent out on holiday lets. So
being old hands now they quickly got down to business
and added property number three to their portfolio.
They quickly got the snagging problems sorted out
again and with the house spruced up and furnished
began to make more holiday bookings.
In a very short space of time they had met a number of
other locals who were impressed with how they were
looking after their own property rentals and were
offered more properties to rent out and manage on
behalf of other people. Pretty soon they realised that an
ideal business was being placed in their lap if they
wanted it, so yet another new adventure for the family
began.
Not long after this, they had a new addition to their family when Costa Antigua Total Care was born. Now just
a few short months after starting to successfully rent
out and manage their own properties to holiday makers, they have twelve other properties that they manage for other people and they are going from strength
to strength.
So how have they managed so many changes in such
a short space of time? Debbie explains “Well I guess
the last couple of years has been quite a whirlwind really, we have done so much. We have moved country,
began to live as a new family, sold property in the UK
and bought property here as well starting a new business”

However, with so much information, gossip, rumour and
talk of property crashes flying around its no wonder that
a lot of people are confused at the moment about what
is happening. So in this feature we are going to separate
fact from fiction and look specifically at the property market in the Canary Islands.
Mortgages
Firstly, where did these current global financial problems
stem from? Put simply, banks in many countries including Spain and the UK but mainly it must be said in
America, lent too much money to too many people who
couldn’t really afford it!
With a good mixture of stupidity and greed the banks
over exposed themselves to ‘risky’ loans which is fine
when everybody pays but throw in some inflation and
interest rate rises and all of a sudden you have millions
of people worldwide that can no longer afford the
monthly repayments.
The banks then start racking up billions in bad debt and
begin to bolt the doors and windows and pull up the
drawbridge even refusing to lend money to each other.
This then results in the so called ‘credit crunch’ or ´credit squeeze´ that we see now, but what do these terms
actually mean?
Well, all it really means is a return to sensible, responsible lending practises which is what the banks should
have been doing in the first place. Gone are the days
when the banks would accept a valuation way above
both reality and the actual purchase price and also gone
are the days of offering non residents 90 percent mortgages.
The fact is though that if you have a 30 percent deposit
a good credit rating and a provable income sufficient to
service the loan, the banks will lend to you. Now that
may mean that you need to buy a more modest property than you had hoped but surely knowing that you can
comfortably afford it rather than stretching or even over
stretching yourself is a good thing?
Currency
I shall not even attempt in this piece to look at all the
issues that may affect the exchange rate between
Sterling and the Euro or discuss whether the UK should
already be in the Euro. The fact remains that on the face
of it at least, if you are a Sterling buyer, the prices appear
to have gone up by 10-15 percent over the past few
months.
There are other factors relating to this perceived price
increase that I will discuss in the section on property
prices below but there is another way of looking at the
current exchange rate situation. There are always a large
number of UK residents looking to sell their property in
the Canary Island as well as others looking to buy.
When a UK resident sells they generally want to take
their money back to the UK and therefore will need to
exchange it back into Sterling. They can therefore com-

There are always constant reports on the Spanish
property market and yes it is absolutely true that at
the present time the property market in mainland Spain
has massive problems, FACT! It is however also a fact
that the property market in the Canary Islands is totally
different to the mainland and with the exception of the
issues covered in this piece, does not share the same
massive and serious problems.
The simple reason is that on the mainland they have built
too much property. Now some of you may say that there
has been too much property built in the Canary Islands
as well, but until you have spent some time driving along
the Costas in Spain and in other popular regions, you
have no idea whatsoever what TOO MUCH really looks
like.
Try and imagine what three quarters of a million new and
empty properties looks like and then compare that
against the Canaries. There really is no comparison so
whilst commentators may report on sweeping price
reductions throughout Spain you mustn’t think that this
will extend as far as the Canary Islands as whilst some
small adjustments are taking place, there are simply
always too many potential buyers for the volume of
property available for there to be meaningful across the
board price reductions.
Property Prices
As mentioned above, mainland Spain will see price
reductions in certain over stocked markets but it will still
take some time to mop up the excess of property that
currently exists.

As a result, what we are now
starting to see is these over ambitious vendors beginning to listen to professional advice regarding the true market
value of their property, with resulting price reductions bringing things more in line with reality and where
they should have been priced in the first place. But this
process in itself, whilst much needed, is also helping to
create a false impression.
Technology these days is so amazing that at the click of
a few buttons, any of us can, over the Internet find out
almost anything. Many property websites can be interrogated to provide average prices across the properties on
its site and these ´statistics´ are often then reported in
the media as “actual” figures and trends.
But there is of course a glaringly obvious problem with
this, which is not reported. Lets look at an example by
way of explanation:
When looking at the pricing throughout the Canary
Islands what we are seeing is a much needed and welcome adjustment. Prices have risen too high and too fast
for these constant increases to be sustainable so over
the next few years we should see modest, sustainable
growth.
Take a website with 1000 properties listed for sale. At
least 40 percent (400 properties) will have been on the
site for over 12 months as they were simply priced too
high in the first place. Now assume half of these (200
properties) have their prices reduced to the ´correct´
market price.
However there is another issue with regard to pricing
that now thankfully appears to be slowly changing. For
far too long, properties have not been valued by real
estate agents, they have been valued by the vendors.
