Report MarketClick 2 3 Officers and Directors 4-5 Education Flyers 6-11 Almost daily, members approach me with scenarios involving another member whom they state did not act “professionally.” Often we send out surveys asking members what we can do to make their job easier, and a common response is we should “work to increase professionalism.” So the focus of this month’s article is to determine what constitutes a “professional real estate agent” and what we can do to increase the level of “professionalism” among members. 3. delivers a high level of care for clients and puts clients’ interests truly first 4. is able to resist the seven deadly sins: lust, gluttony, greed, sloth, wrath, envy and pride 5. holds himself or herself to a higher standard of behavior and knowledge than an amateur Online research was conducted to ascertain the definition of a professional and how it applies to a real estate licensee. Some of the results are shown below: 1. an expert who has specialized knowledge in the field in which one is practicing professionally 2. one who exhibits a high standard of ethics, behavior and work activities while carrying out the professional work 3. one who engages in appropriate treatment of others when in a transaction with colleagues and sets an example of how to perpetuate the attitude of increasing one’s business without doing it or others harm SCR Convention Flyer 12 In the EQ Journal, Professor Bob states that a professional: NAR Convention Flyer 13 1. REPORT continued from page 1 Finally, in a response to a question posed on Answers.com, this description of a professional was given: “Like, I’m sure, that if your (sic) talking about a professional author or singer, it would probably have something to do if you had something like published or if you had been authorized (sic) in some way. But personally, I think its’ (sic) mostly about how famous u r n that profession”. Not a very professional way of defining a professional, right? As with many issues, everyone has his or her own definition of what makes a person appear “professional.” When working with others in a real estate transaction, using common courtesies would go a long way to increase professionalism. Such things as returning phone calls, using correct grammar, staying away from gossip, and remembering to say “please” and “thank you” are often lacking. In addition, staying educated to keep on top of the latest information, putting clients’ interests first, and treating others as they want to be treated form the basis of professionalism no matter the industry. As an association, we have the ability to work toward requiring a higher level of knowledge, adherence to rules, regulations and a code of ethics, and toward fostering a higher level of cooperation among members. We do not have the ability, however, to regulate whether or not an agent shows “professionalism” in his or her dealings with other agents or consumers. That basic commitment to treat the industry as a “profession” and to act “professionally” comes with commitment and dedication that is brought forth internally. Focusing on how you look, speak, behave, and even smell are individual decisions that can determine how both the public and your peers view you and your real estate activity. Make a personal commitment today to do what you can to “move the industry to a higher level of professionalism” by behaving “professionally” no matter the situation. Editor: Connie Winslow, e-Pro Director of Finance September - October 2012 GGAR Market Overview Manufacturing is back and Greater Greenville is being recognized as one of the brightest hubs for exports in the nation. According to Brookings’ report “Export Nation: 2012”, the Greenville-Mauldin-Easley metro area’s share of national exports was 14.9 percent, the 11th highest percentage for 2010. Upstate’s contribution to Gross Domestic Product grew 2.6 percent in Gross Domestic Product between 2009 and 2010. We owe such success to companies like AVX that chose Upstate back in 2009 to locate and expand manufacturing and research operations. AVX, which makes electronic components, just announced an additional $14 million investment in Greenville County with plans to generate 279 new jobs over the next few years. Supplies are back to normal with approximately six month’s inventory of homes for sale on hand. The number of transactions is higher, and prices are increasing. These are all signs of a strengthening marketplace and one that may be on its way to tightening. In June 2012, more homes were sold than at any time in the previous year, and increase of 12 percent to 700 units from 626 units sold in June of 2011. Encore Container just announced plans to locate its new manufacturing and recycling facility in Upstate with a 3.9 million investment and approximately nearly 90 new jobs. Between January and June, housing sales were up 12 percent, with median prices up 4.5 percent. By July 10, the number of listings were down 15.5 percent from the same period a year ago. Launching new business has the Greenville-Spartanburg International Airport humming. Year-to-date passenger traffic is up 15% over last year. Southwest Airlines reported double-digit percentage in- The number of days on the market - that time between a listing is published and sold shrank by nearly 12 percent in June over the previous year. Since January 2012, the number of homes that have sold has been consistently higher than the same month’s sales in the previous year. With interest rates reaching new record lows and lenders easing credit restrictions, it’s a great time to buy a home. Advice for buyers: As housing improves, the best deals are snapped up quickly. Get prequalified by a reputable lender so you are in the best position to grab the home you want while remaining comfortably in your affordable price range. Advice for sellers: As inventories shrink, prices inevitably rise. You can’t change the location of your home, but you can make it as attractive to buyers as possible. Put your home in top condition so you can command a higher price, but be careful - buyers and their banks are still sensitive to market prices. Dan Joyner to be inducted into the S.C. Housing Hall of Fame The Home Builders Association of South Carolina announced today that C. Dan Joyner will be inducted posthumously into the S.C. Housing Hall of Fame. Joyner, who died in January, was founder and CEO of Prudential C. Dan Joyner Realty. The induction ceremony will take place September 20 in Columbia, S.C. C. Dan Joyner’s contributions to the housing industry are varied and stem from his success in building one of the largest real estate brokerage firms in the United States. However, his business success is not the story that defines C. Dan Joyner. How he gave back is what defines C. Dan Joyner. No one knows how much he and his businesses contributed to various causes, but a conservative estimate would put his financial contributions in the millions. He supported efforts to boost Greenville, from community and economic development to tourism to human service. He supported his church, his profession and industry, and the arts. He led more than 20 community and professional organizations during his career. His community and his profession have been generous with their honors as well. He received more than a dozen significant honors; the highest was the Order of the Palmetto. Even as a young man, C. Dan Joyner was clearly destined to be a leader. His leadership and honors started at Greenville High School, followed him to Furman University where he was Student Body President, and then to the U.S. Army where he spent three years as an officer in military intelligence. C. Dan Joyner contributed directly to the HBA of Greenville with two terms as a Director. He also served on numerous committees and task forces and was instrumental in its growth during its early years. He is listed on the HBA of Greenville’s membership roles for as far back as records exist. He encouraged his agents and brokers to maintain memberships in the association. In addition, Prudential C. Dan Joyner has been a regular sponsor of HBA of Greenville events and fundraisers. C. Dan Joyner’s primary support to the housing industry was through his strong and unwavering support for the Association of Realtors at the local, state, and national levels, as well as the industry’s ambassador to dozens of community organizations in various leadership roles: • President, Greater Greenville Association of REALTORS® (two terms) • Regional Vice President and President of the South Carolina Association of Realtors • Regional Vice President and Director of the National Association of Realtors • President, Greenville Multiple Listing Service • President, Real Estate Education Foundation C. Dan Joyner is a lifelong resident of Greenville. He earned his college degree from Furman University. He devoted his life and career to building a successful real estate business that had a profound effect on the real estate market in the Upstate. He listed as one of is greatest accomplish- C. Dan Joyner ments, “finding homes for people.” His brokerage literally makes a market for real estate in the Upstate, which benefits home building and housing profoundly. More significant than his business success, C. Dan Joyner was the eternal optimist. Everyone was his “buddy,” and he was the Cheerleader and Chief of Greenville. No one was more passionate about Greenville than C. Dan Joyner. He was one of the driving forces behind elevating Greenville South Carolina from a sleepy textile town into one of the most admired communities in America. He would tell you, however, that his most fulfilling role was that of a devoted husband and father. He and his beloved wife, Kat, celebrated 53 years of marriage. They have three children; Danny Joyner, Lynn Freemon, and Beth Crigler; eight grandchildren, and two great grandchildren. He was a loving and caring man who enjoyed spending time with his family. C. Dan Joyner left an indelible mark on Greenville and the Upstate, and his passing has left a significant hole in our community. His legacy of leadership and giving is truly unmatched.
